Our assigned estimator Kimball came by for the initial walk through on July 3rd. We walked the property and I pointed out areas that we wanted cleared and bark added to suppress new growth. He left us with a video of him walking the property and shortly thereafter we had an estimate. My wife and I reviewed it, and wanted to see what it would cost to add landscaping fabric and rocks to some of the areas on the initial estimate. I responded to Kimball and he asked for a Google image of the home with the areas we wanted the work done marked. I then sent him the requested materials via a color coded aerial image. Kimball then asked to come out for a second look to make sure his measurements were correct. I was unable to accompany him for that walk, but he did do the checkup. We had a second open ended estimate shortly thereafter showing what the added rocks and fabric would run per square yard. We then decided on just doing bark (simplest install) - no landscaping fabric or rocks, but in all of the same areas marked on the aerial photo. To be doubly safe, I sent him a second aerial photo marking where we wanted the bark. Kimball's final estimate included a breakdown of what 4 yards, 6 yards, 8 yards or 10 yards bark would cost to procure and install. He told me that they would start at 6 yards with our property per his assessment, and if more were needed, they would request the additional amount day of the job. 7/25/26. The day of the job. Lee's arrived, I walked the grounds with the foreman and they got to work. Late in the day, I got a call from Kimball saying that the 6 cubic yards of bark he'd ordered wasn't enough to cover everything and that they needed another 2 cubic yards to the tune of several hundred dollars to complete all areas we wanted covered. I agreed to the up charge and Lee's crew completed the job. About 10 days went by, and our very nice looking yard started to sprout weeds all over the place. Naturally, I was expecting to see obvious weed growth here and there pop up, but this seemed like a lot. Regardless, I got to work pulling the weeds every 3-4 days or so, added some more bagged bark I purchased from Carpenitos here and there, and as I tackled each section of the yard on various days. Then, they exploded. By the 6th week, we were overrun and I couldn't keep up. I did some checking, and found that for successful weed suppression, you need at least 3-4 inches of bark coverage to prevent light from reaching the newly cleared topsoil. Lee's quote stated they they lay down "at least 2-3 inches" of bark - not the gold standard 3-4 inches, but fairly adequate. So, I got out there with a yardstick and started measuring. Low and behold, most of the front and back yard had as little as 1/2 an inch to 1.5 inches bark coverage. The areas I'd hit with bags as I weeded were barely pushing 2 inches, which means they too were initially VERY thin. I then photo'd the explosion of overgrowth and sent it to Lee's general email with a concerned message attached. Kimball replied to the message, but he refused to acknowledge any error had been made on his part or Lees in terms of the estimated coverage vs. completed work. Ultimately, he refused to remedy the situation without charging us thousands of dollars more. We went back and forth multiple times via email, and he would not budge - not even to cover labor only to rake back, and remove the overgrowth. He also refused to connect me to a senior manager or owner - eg: a 3rd party in the company whom could objectively review the situation, stating that he was a manager and partial owner and in charge of our estimate. We were charged over $3200.00 after tax for the job. It will likely cost us thousands of additional dollars to remedy the overgrowth resultant of Lee's error, and for which they refuse to acknowledge or accept responsibility. I'm personally kinda shocked considering their reputation and long standing place in the community. We used their services for lawn mowing and occasional yard work in Seattle many years ago without issue. My how times have changed.

PROFESSIONALISM - every day the team was on time and left the area cleaned up. They laid and re-laid pavers until they were satisfied with the look. They spent a lot of time leveling and fixing places where water pooled on my lawn/old patio. They improved the downspout drains and crawlspace vents. After 2 years living in our Issaquah rambler, we were tired of our grubby back yard. With a very…read moresloping hillside slumping into it, the constant roll of rocks, and puddling of runoff made the space not very enjoyable. Our small deck, and a big dirt patch was also not a clean or functional space for us or our dog - so it was time for a change. Once we set our minds to investing in a renovation, I met with 7 (yes 7!) concrete, rockery, and paver providers to discuss the projected heat their ideas, and solicit quotes. A number of the providers were visionless, one was rude, and another was wildly expensive (twice as much as any of the others). Enter Jose and J Zamora Construction. While my initial vision for the space was admittedly to have a concrete patio, with a paver retaining wall - after meeting with Jose, my mind changed. In the most genuine and non-pressuring tone possible, he educated me about the benefits of using pavers (repairability, less cracking risk, better drainage, etc). That, combined with both his understanding of the challenges of my property, as well as his unique lense on a design for our space - made Jose a stand out. I also greatly appreciated that when I expressed specific wishes, he did not take offense when those ideas didn't align with his initial recommendation. When some providers acted put-off when I said "I don't want to take out this tree" (etc.), Jose took it in stride and offered solutions rather than trying to convince me that my preference was unreasonable. After viewing our property, he was prompt, kind, and fair in his quote to us. His documentation was thorough and clear. That, along with his truly aesthetically, and functionally minded vision for our space convinced me to completely pivot from "I'm doing concrete", to "let's go with pavers". After hiring Jose, he recommended products that suited our combined vision for my yard, was transparent about potential overages, and ultimately executed a project that is beyond my dreams for our difficult space. His crew of 6 busted their behinds for 4 solid days to crack it out. They were prompt, respectful of my property and neighbors; and thorough in their daily, and end of project cleanup. They even went above and beyond to carefully re-lay our dog's invisible fence line, which was displaced in the underground drainage portion of our project. Ultimately, we're left with the addition of nearly 1000 square feet to our livable space. An area that started as a grubby dirt patch has become a clean and stunning use of space. It flows with the natural landscape, and looks cohesive with our very mid century home. We have had neighbors (known to us and new introductions) stop by with their jaws on the floor - one even saying "you've made this yard the showpiece of the mountain". He and his assistant arrived promptly and worked energetically; in two days the job was done. Bill takes pride in his work. The new sections are solid and well made, unlike the patch that I'd tried to make on my own. One of the thin wooden forms which he left embedded between sections of cement sticks up too high and might be tripped on. I think that as he gains experience his quality is bound to improve.

They worked late into the day to get the job done. The work was not very good. It appears the concrete started hardening before they were done. It looks terrible in some places. Rough surfaces in places. Some of the small joint corners are not filled. The cost was comparable to many other bids. He's got a great sales video of happy customers. I'm just not one of those. I'm not recommending NELSON CONCRETE.

After collecting our payment Jason called at the last minute to say they couldn't return on the promised day because of a conflict on his part. We rescheduled for two weeks layer because we were out of town the next week. They never showed up and ignored text messages. When we finally got to speak with him almost 4 weeks later, he kept rudely talking over the top of my husband, yelling that it was our fault because we were out of town on that ONE day, then eventually he hung up on us. When we asked for a return of the funds if he had no intention of doing the work he kept insisting that he knows his rights and that we'd be wasting out time in court. He also let us know that (and I quote) "You are not a priority for me". I'd think that you taking my money makes me a prioritybut what do I know. On further examination of the small print on his contract, he does insert language that says he can take your money and do nothing. Buyer beware- this is outright fraud!!!

I would not recommend Jason Pachenker or Able Concrete to anyone. There were some red flags from…read morethe start that I should have listened to. Once underway, the workmanship was extremely poor. Jason wanted to skip using rebar and use only concrete that was fiber-reinforced. I said no, rebar is a must. Everything was an argument with this guy. Jason eventually demanded payment for work he hadn't done yet. When I said no, he left my project screaming obscenities and never came back. After a couple weeks I told him that if he didn't come back I consider it that he abandoned my project. I mailed him Breach of Contract documents. I ended up having to hire someone else to complete the job. The other crew laughed at Jason's formwork and said they doubted it would have held the concrete pour without rupturing. Search for Jason's prior company Knuckle Down Concrete - all horrible reviews and it looks like the Department of Labor and Industries shut it down. Looks like he also runs a possibly illegal pitbull breeding company. Don't trust this guy. Don't give him any of your money.
