1 Star - Avoid at All Costs…read more I've been a real estate agent for over 30 years, and I've never experienced anything as blatantly unprofessional as what I encountered with Counselors Title, LLC. In a recent transaction where I represented the seller, the buyer never submitted their earnest money deposit. Over and over, we asked the title company to confirm receipt -- a basic responsibility -- and Counselors Title repeatedly ignored us. Not only were they unresponsive, they effectively helped the buyer's agent hide the fact that the deposit was never made. While my client bent over backward to accommodate the buyer's numerous contract changes, the title company sat silent, knowing the buyer hadn't followed through on a fundamental obligation. Their refusal to communicate or act transparently was completely unethical. This is not just bad service -- it's a serious breach of professional integrity. I would never recommend Counselors Title to any buyer, seller, or fellow agent. There are plenty of competent, honest title companies out there. This is not one of them.

Such a bad experience!…read more In March we refinanced our house, pulling out a large amount of cash so that we could buy a rental property, which we bought in May. Both closings went really well, thanks to Andrea Beddingfield, who did the closing. FOUR MONTHS after our refi, Eric Nesheim, the attorney for Title One, called to tell me that due to an error on his part, he had shorted our cash-out by $10,000! This was only discovered by an internal audit. He also let it slip that the audit had found a similar error in another client's settlement. I asked Mr. Nesheim to reimburse me for the interest I had paid for the four months that I did not have the $10,000. He replied that it was my fault for not noticing the discrepancy and that he didn't see "how that could work." He was very curt and not at all apologetic about making the error. I admit that I was an idiot for not noticing the error, but between the refi, the new purchase and getting it fixed up to rent, I missed it. And, of course, I thought I was dealing with an honorable company.

Delayed our closing by 2 full weeks- which ultimately translates to money for all involved. For us, we had to pay a rate lock to keep our interest rate. $1000s for a delay outside of our control. Unacceptable. The day were were supposed to close, they continued to tell our title company that the papers were coming. A couple hours before, they finally admitted they had many things outstanding. Things like running a credit report, checking liens, and getting the proper signatures. Literally that's the entire job of a title company.... what were they doing!? All that and not being honest about it!? Completely shady business practice. Then when our agent continued to try and push us to close and keep on top of them- RGS people stop answering her! DO NOT TRUST THEM AND DO NOT RECOMMEND WORKING WITH THEM.

Some other closing attorney told me that these gyes normally earn some interest on your funds. They lied o me that funds will be release soon over and over and cited wire issues. When I told them I work for a bank and I know how wires work, they changed the story to funds not yet recieved form buyers. On my second closing i made sure the realtor is not using this scam of a business. Really disappointed and would suggest to anyone who is thinking of using this business to entrust their funds.

They made my first buying experience horrible by assigning the wrong address taxes to my condo…read more They told my lender I have to reimburse the seller semi annual taxes $2352. it didnt make sense because my semi annual taxes are $1100. I reached out to them for 2 weeks with the issue. I asked for the math, I provided the seller's taxes found on the county website. They refused to listen to me and belittled my concerns. at first they were barely responsive then when they responded, they didn't look into the issue but simply reiterated the same information as If i were a dummy that do not understand the meaning of the word " proration ". they finally admitted to making a mistake and giving my lender the taxes to another address 30 minutes before settlement. They gave me a $250 credit to apologize for the headache they caused me. What is that compared the bad experience I had? I wasn't at peace for 2 weeks, doubting my commitment to buying my first condo, considering losing my EMD, hearing that the seller would take me court, having numerous calls with the lender, sending emails... even now when I m in the new home, it doesn't feel right. There is now a pain attached to my first home and bad souvenirs.

The release the funds to the seller holding funds from the seller's proceeds without first receive the signed document from the seller AND issuing a revised ALTA. Nothing about the experience with CLA Title has been up to the level of good title companies I have worked with in my over 22 year career. I will avoid working with them at all costs in the future.
