After responding to the post, I was invited to a viewing. The day before the viewing, one of their agents sent an email saying that 50 groups were interested and they would like the viewing to go as folllows: 1. submit an application and write a check for $50 per person 2. list the price you were willing to pay in rent Because this was a four person house, this was essentially like paying $200 to enter a BLIND AUCTION. Not entirely sure that is legal.... We were the first people to submit an application and indicated that we would be willing to beat or match any price. We have near perfect crudentials and credit history. We figured we'd have a fair shot. One of their agents contacted us this week saying we didn't get the place. THEY REFUSED TO TELL US WHY OR WHAT THE PLACE WAS RENTED FOR. Needless to say, I immediately cancelled my checks before they could cash them. Do not bother visiting a place being shown by City Houses LLC (Jo Ricks, Karl Operle). It is a waste of time and you could lose substancial money in application fees.

Ray could speak to the population mix in various neighborhoods, and also the historical trends at work. It was just awesome. When we finally settled on a place, there was a competitive bid on the house already. Ray had some extremely clever ideas for ways to keep us in the running, and ultimately we won the house *at the offering price*. Be careful if you are a seller! I closed with Allied at their Ashburn office for a property I was…read moreselling, and saw all the paperwork ahead of time, except inserted later was an "Owners Affadavit" to sign which attempts to place all liability for title problems on the seller, so Atlas can blame the seller if their own title work was faulty or incomplete! The most ridiculous was number eighteen on this list of demands, which requires that the seller swear to "hold Atlas harmless for ANY defects, liens, encumbrances or ANY other matter". What? Isn't that what they are supposed to do? After lengthy discussion with one of their lawyers, they crossed out some of the items and made edits to others, which shows they know it is a big scam and they are just trying to see how much they can get away with at closing. You will see five star reviews from real estate agents, who make fat commissions from Allied's high cost and who don't have to deal with the "Owners Affadavit" if something goes wrong. Be careful of this operation.

The tenant lived in the property for a long time and somewhere along the way forgot that she was not the owner. The staff at HA Gill dealt with her patiently and effectively. When I went to sell the property HA Gill helped us navigate the process and was unfailingly helpful in the face of multiple challenges. This company, quite laughably, wrote a post pretending to be an outside reviewer starting the post by referring to H. A. Gill & Son as "this firm" and "their clients." It is obvious that this post (and likely all of the favorable posts that mention the firm's "over 188 year in business" were written by John Gill. He ends the fake review by saying, "THIS firm currently has over 800 tenants in the properties IT manages. WE have pleasant relationships with 99% of them." And the very last sentence is a classic John Gill quote...other reviewers have mentioned this in their posts about the condescending emails he sends tenants. He likes to refer to any person that requires him to fix a problem or do any work as bas apples. John says "Unfortunately, there are always a few bad apples with whom we do the best we can." The truth is, no John and company, you do not do the best you can. You are extremely unpleasant to work with, you are arrogant, condescending and outright combative and rude to your tenants. If I had more time I would be filing any and all official complaints I could against you. My partner and I rented from you for 2.5 years and every interaction I ever had to have with you was shocking. I am perplexed why anyone choses to continue working with you. The home we rented was lovely and well priced, but putting up with John's disparaging emails was more than I was willing to put up with. Good luck to any current and future tenants... Delayed our closing by 2 full weeks- which ultimately translates to money for all involved. For us, we had to pay a rate lock to keep our interest rate. $1000s for a delay outside of our control. Unacceptable. The day were were supposed to close, they continued to tell our title company that the papers were coming. A couple hours before, they finally admitted they had many things outstanding. Things like running a credit report, checking liens, and getting the proper signatures. Literally that's the entire job of a title company.... what were they doing!? All that and not being honest about it!? Completely shady business practice. Then when our agent continued to try and push us to close and keep on top of them- RGS people stop answering her! DO NOT TRUST THEM AND DO NOT RECOMMEND WORKING WITH THEM.
