1 Star - Avoid at All Costs I've been a real estate agent for over 30 years, and I've never experienced anything as blatantly unprofessional as what I encountered with Counselors Title, LLC. In a recent transaction where I represented the seller, the buyer never submitted their earnest money deposit. Over and over, we asked the title company to confirm receipt -- a basic responsibility -- and Counselors Title repeatedly ignored us. Not only were they unresponsive, they effectively helped the buyer's agent hide the fact that the deposit was never made. While my client bent over backward to accommodate the buyer's numerous contract changes, the title company sat silent, knowing the buyer hadn't followed through on a fundamental obligation. Their refusal to communicate or act transparently was completely unethical. This is not just bad service -- it's a serious breach of professional integrity. I would never recommend Counselors Title to any buyer, seller, or fellow agent. There are plenty of competent, honest title companies out there. This is not one of them. read more

We used Counselors Title in the summer of 2017 to purchase our condo. Using Counselors was a request from the seller so we didn't know what to expect. We were purchasing a condo that had been rented out for many years and recent renters were living all over the world. Counselors was able to work with all of them to make sure we didn't end up with any DC TOPA issues. Everything went very smoothly. We are currently refinancing our condo so I contacted Counselors again. They were very responsive and their prices were good (though comparing title companies can be confusing because of the different charges). Ultimately we are working with another title company that our mortgage broker chose because it seemed like the least work for all involved. That said, I wanted to use Counselors Title because they were so great to work with the first time and were very responsive and kind and not pushy this time around. We found the whole experience unprofessional and extremely rude.My husband contacted Counselor's Title to assist us in re-titling our property. The attorney came into the conference, did not bother to introduce himself, gave us the paperwork and asked for our IDs and our signatures. He did not give us any time to review the paperwork , or ask if we had any questions. I asked for a few minutes to go over the paperwork, he was snidely replied: "Sure if you need time to look it over." Then he practically yanked it out of my hands. I told him he was rude at which he said: " You are welcome to leave. You can either finish this transaction now, or you can leave." We promptly left. No customer should be subjected to such rudeness. read more

Counselor's Title is not a company I would ever utilize again. Their work is sloppy, incomplete and has screwed up my family (and other families in my condominium) financially. Counselor's Title was negligent when checking past tax bills and fees on a property I was purchasing. Months after closing, I still had no title, no updated tax records and the previous owner was still receiving tax bills on the property. I received no help from Counselor's except to wait it out, or talk to the person you purchased the property from. After another month of research with DC, my Realtor and public records, we found out the previous owners had not paid a fine so none of our title documentation could go through. Their suggestion for THEIR mistake was infuriating: We should pay the bill. Even 11 Months from Closing, our title insurance is still trying to fix the problems that Counselor's Title wanted to hide and not admit was their fault. I'm still waiting on a title for a property i purchased 11 months ago... Unless you want your escrow, loan, tax bills and personal sanity screwed with. I'd suggest going to another Title Company. read more

I just settled one of my cases with Counselors Title. Since I represented the seller we signed in advance. Everything was fine until the actual day of settlement. I received a call from my client stating that Counselors Title called him and they agreed to hold $2900 in escrow. It was negotiate at the table while the buyers were signing. I should've been a part of that negotiation. When I expressed my dislike for how things were handled, I received a call from the person who conducted the settle with a "what's your problem attitude". I expressed my concerns again, only to have him lie by saying that I told him I was no longer involved in this case. What??? I was shocked! Wow! Had a simple refinance that Councelors Title was handling. We were closing today but ended up in the emergency room at Johns Hopkins in Baltimore where my husband ended up having emergency surgery. But It it didn't stop Bobby from getting us closed. Counselors Title in Gaithersburg is completely unsatifactory. They never returned the power of attorney used for the closing and they did not send the HUD-1 to the City of Rockville so I was charged months of water, sewer and refuse bills after I sold the house. Trying to untangle the mess that caused was not easy and ended up taking my time and effort while they got paid for what they never did. read more
