Upon meeting Dan, his knowledge of the orange-line housing market was very impressive. This guy lives in the neighborhood and certainly knows the comps. In an era of multiple bids, Dan helped us realize that beyond just throwing money at a new home, there are others ways to write a very competitive offer. Additionally, Dan was also able to get us several viewings of townhomes before they came on the market - something I think gave him a huge edge over other realtors in the area. Because of the shortage of inventory (especially townhomes) in Arlington County, this makes all the difference in the world. Dan also offers a "one-percent off" for buyers guarantee (check out his website) which we thought was a great touch. Throughout the whole process, Dan was extremely responsive (which is very important to a first-time home buyer) - even helping us through a mortgage crisis while he was on his honeymoon. In the end, we couldn't be happier with our new home. And we'll certainly be contacting Dan and his team down the road when we start thinking about selling :) BONUS: "Orange-line living open house" sign twirlers by the Clarendon metro.     When my Mortgage Refinance Loan Officer told me I could select my own closing company I started my…read moresearch on Google which led to a Washington Post article on selecting a title company. The article included interviews with senior executives from three companies, including the CEO of Federal Title & Escrow. More research led to other articles, reviews, and ratings for Federal Title and other companies. Federal Title had a large number of 5-star reviews on Redfin, Google, Birdeye, and Yelp. Needless to say, after comparing with other local title companies, I was sold on Federal Title & Escrow. They also had a number of office locations in the D.C. Metro area. I passed my choice on to my Loan Officer and sent an email to Federal Title at 4:54 pm. Within three minutes, Connie Chang from Federal Title replied and copied my Loan Officer. It took off quickly from there. At 5:20 pm the same day I received an email from Evan Habib who would be my settlement coordinator for the mortgage refinance. He included information on the types of documents I would need to review, including the loan terms and links to examples of several other documents. This gave me a good idea of what to expect. At all times I received very quick replies to any questions from both Connie and Evan ensuring as the closing date neared I knew where the closing would be held, and where parking was located (right next to the building and they validate). Having selected the offices nearest my home, Luke Bacigalupo, Settlement Agent, would meet me at that office for final signatures. I arrived at the Arlington location early to be sure I avoided any traffic surprises. They have the entire 12th floor with a beautiful view from the conference room. The gentleman at the front desk was friendly, told me Luke would be there shortly, and showed me where I could get coffee, water, etc. Very comfortable setting. When Luke arrived, as I had already read most of the documents over the previous week or so, the closing went quickly. It had been a number of years since I attended a closing, there seems to be a lot more paperwork now, but we managed to get through it quickly. Luke answered all my questions and gave me options where appropriate. I was very pleased with the entire process and very impressed with the thoroughness and attention to detail Connie, Evan and Luke demonstrated. Yes, I highly recommend Federal Title & Escrow.

They sent a professional photographer out, who was probably the most skilled and courteous photographer I've ever seen. Their agents are also really smart and responsive. Their ownership is great, Keri Shull runs them really well. They also have a very catchy and effective blue yard sign, that really entices potential buyers and highlights your home well. They always go above and beyond the call of duty. I was also very impressed with the post closing support. I hadn't expected to hear much from the realtor after closing, but Helena and the team came through with a nice welcome basket, pizza delivery for moving day, and the use of their 14' box truck to finish out the move. We are also looking forward to the house warming the offered to host, complete with bounce house for the kids and adult beverages!

Most of the building's owners bought when it first opened (so I'm told), so they're competitive with rents. It's more "classic" than modern, so you're not walking into some insanely hip place, but stately in its own right. Rooftop is nice, gym is ok, and the pool seems well maintained (haven't been on that deck yet). But if you're looking to move/buy here, get something away from the west (N Vermont) side. This part of Ballston is the loudest effing place on earth. I used to live on the wharf with 10,000 people a day passing outside my window, and I rarely heard a peep. I even had a concert hall in my building a few floors down and didn't hear a thing! Here, it's garbage/recycling, engines revving, pile drivers, back up alarms, leaf blowers at 7 am (even when there isn't a leaf to be found) and deliveries to the local bars ALL. THE. TIME. I'd finally had enough of it back in January and confronted some of the US Food and Waste Management guys in my pajamas after yet another insanely loud 0300 garbage pickup. The security guys working overnight at the commerical place across the street (Arlington Gateway) gave me the building manager's name and, with coordination with our own HOA, they agreed to stop (most) activity between 12-5 AM, and I actually slept through the night for the first time since like October. I can't believe I was the first to complain about it, but it's a million times better than it was. FFS, there's city noise, and then there's constant rackets that continually and deliberately violate Arlington's own noise ordinances. Anyway, a testament to the quick actions of the HOA here. That all said, I'm hoping some other apts have soundproof windows and more efficient AC units that don't vibrate, bc it can add up and get annoying quick. So much better than it was, but be prepared. Other than all this, great location and a quiet building....inside at least! Oh and if you're coming here, get a tiny car. Nearly every spot here is for a compact.
