All these 1 Star reviews don't lie. I have been on the board of directors in my building since I have moved into the neighborhood. We were in dire need of a new property manager for our building and boy did we make a huge mistake in hiring Metropolitan Pacific Properties. They were horrible! They were not accountable for any mistakes made on their end such as incorrect monthly financial statements, missed building tax filings, ignoring tenant inquires or issues, and overall a horrible company to work with. If you're looking to screw up your building with state penalties for missed filings, unanswered questions, and just an overall headache feel free to hire MetPac as your property manager. Otherwise do yourself a favor and stay far far far away from this company. read more

I don't really leave bad reviews, but oh boy. There is not a single review above one star here, and this review is no outlier. I've lived in MetPac managed properties from my birth, and 20 years of cold water, ironic absences of heat during cold winter days, coupled with administration that lacks professionalism; make this review. The grounds-keep staff are terrific. If you have any qualms and politely bring it up with them, they address it efficiently. Security is also great, definitely has improved within the past year. In contrast, the staff inside the administrative building (21-77, are also are the ones that handle more serious concerns: no heat, hot water, leaks, etcetera) are argumentative and do not attempt to help whatsoever. If you're looking to rent property from a MetPac managed homeowner, do not. If you're a company looking for multi-unit management from them, do not. I would advise everyone I know to avoid MetPac, cut and dry. To avoid any legitimate concern of bias, a quick google search of "The Acropolis" can show numerous news articles and videos of the company and their illegal construction habits (brought to light when Con Edison shut them off, leading to residents not having heat or hot water for months, consequently leading to news organizations covering the story) to further highlight their poor public reception as a company, and what they entail when being associated to you: the potential customer. Until MetPac can have administrative employees that take accountability for the business they represent, or the property in question has homeowners that combine to take action (strength in numbers!) definitely avoid. 0/5 if possible. read more

0 stars if that were a choice!!! Metropolitan pacific does not pride in professionalism at all. In fact, they do the opposite. As a new homeowner, I had a lot of questions just to make sure I was following protocol and not inconvenience to anyone. I called several times, going out of my way, to make sure I wasn't breaking any rules. Instead of answering the questions in a calm professional manner, they were rude and inpatient. I felt discouraged for any questions i was asking. When there was a misunderstanding, they got fustrated quickly and wouldn't tended to your matters. I had even experience having a staff member yell at me and then hang up on me. The worst part of this company is just not how rude and unprofessional they are, but how they are incompentent and they just don't care. They won't own up to their incompetence and just blame it on you. Very unhelpful company. read more

Horrible horrible! My mom has been there for 40 years and they are constantly harassing her, trying to get her out, so they can overcharge a new tenant. Heat and hot water are a luxury to these people. If you call the emergency line (212-517-0919), they hang up on you. I grew up there and we were constantly in housing court. Guys, I seldom make these comments, but do not move here. My poor mother is freezing as I type this. Cruel mofos whose buildings are surrounded by trash, water bugs, and overall grossness. read more

These people are the absolute worst. I m so disgusted by the attitude I get every time I make a call there. Myself and all the other residents have been speaking to one another and we all figured out that we get blown off left and right by them. building buzzer has been broken for a year and a 1/2 at LEAST and they will do nothing about it. If I could give this place 0 stars I would. This is the worst property management company I've ever had. In the 3 years I've lived here I've never received a call back. If you have to leave a message I guarantee that no one will call back or be concerned with your issue. Our bedroom window has been leaking for over 2 years and we call regularly and they are still "waiting for the construction company to call them back"...supposedly they've left tons of messages. Every time it rains our window leaks and water damages everything in our bedroom. The caulking around the window has been crumbling all over our stuff, we have water damage to all of our furniture that is against the wall and there is mold growing in our bedroom. After more than a year of complaints they told us they are doing work to fix external building issues and would come to our apartment to assess the damage. We took the day off and no one ever showed up and that's the last we've heard from them in over 6 months (that wasn't the first time they said they would check the damage and didn't show.) There is no way to get a hold of anyone at the office, the voicemail is always full and cannot accept any new messages. The laundry room has had broken washers and dryers regularly but they take down the broken signs tenants put up so tenants keep using broken machines and waste their money or damage their clothes. I would never recommend this apartment to anyone and if I could afford to move I would. I can hear everything from my neighbors on all sides of me. There are also tenants who NEVER pick up their dog s*@! And no matter how much you complain and provide evidence they don't care. There is almost always dog s@!* outside my front door that I have to avoid as I walk to work so I don't step in it. I recommend finding somewhere else to live in this amazing neighborhood read more

As a renter here at the Acropolis Gardens, let me just say I am glad I am on a short-term lease. After a slew of incidences it has become clear to me this is the worst managed property and management I've experienced. If you're looking to make an investment, get back on the NQ and turn the other way. I would give this management a -5 stars if I could. It's not even worthy of calling it a star. Mind you, I love the neighborhood and never had issues with my neighbors. When it comes to the management taking responsibility for basic needs like hot water, gas, heat and hot water during Winter months, they could care less. They are penny pinchers and rumor has it they will cut corners just to get by. Now didn't you hate that kid in class who always cut corners but they were doing fine. DO NOT. USE THIS MANAGEMENT COMPANY. EVER. EVER EVER EVER EVER EVER. These are, without a doubt, the most horrible people on the face of the planet. At the time of this writing, I haven't had gas in my apartment for a month -- and MetPac Properties seriously could not care less. For the first two weeks, no one would even speak to me (in the two years I've lived here, I have NEVER received a call back from anyone at this entire company). Once I stopped leaving messages and decided to just keep calling over and over until someone condescended to speak to me, I have been treated with nothing but disdain (I'm looking at you, SCOTT). Like how dare I have the gall to want to cook food in my own apartment?? The nerve of these pesky tenants, trying to get all uppity while management is watching their stories or whatever it is they do instead of...you know...THE JOBS THEY ARE PAID MONEY TO DO. I assume I'll have gas eventually (maybe tomorrow, maybe next year), but Scott and Co. refuse to give me an exact timeline, instead telling me to "be patient" and that ConEd are "f**king liars" when they tell me that management hasn't submitted the proper paperwork. And while I have no love to spare for ConEd, I trust them a hell of a lot more than I trust this shady-as-fuck company. When we had bedbugs last year, we dealt with some other dude (Brandon), who also gave us the runaround and took weeks to even schedule the exterminator. When we tried to file a 311 complaint, he threatened us and told us if we dared to do that, it would slow down the whole process. You mean slower than three weeks of living with bugs in my bed? Sure Brandon, sure. Their emergency number is a joke too. You call, someone in a call center somewhere answers, takes down your name and number and then....nothing happens. The problem is not resolved, and no one calls you back. But by god, at least they have this emergency number to give us plebes the illusion that we're making progress. It sucks that my only recourse against these people is writing a Yelp review, but I have no other option. I rent directly from the owner of my apartment, not the management company -- if I rented from them, I would've stopped paying rent a long time ago. But my actual landlord is a sweetheart, and she does everything she can to help me in the Kafka-esque process of trying to get something from MetPac. So to conclude, if you have any sort of choice at all, do not rent from these people. If you have no other options, you'd best pray to God that not a single thing goes wrong while you live there, because I assure you that no one at MetPac gives a single shit about it. read more

We've worked with Metpac for many years, and they have been absolutely horrible. We've changed property managers, but nothing has changed. - The monthly reports they prepare are always inaccurate, bills are constantly paid late, they are never accountable for anything and always blame someone else for their mistakes and negligence, costing our building and shareholders thousands of dollars in fees and wasted time. - They are 100% useless, even worse, they are a liability. read more

Metropolitan Pacific Properties has been our property managers for several years. In that time I can say I have never had a satisfactory experience nor been treated as a tenant they actually care about. Whether it's their constant promises of repairs that never come to fruition, improvements that never materialize, or their inability to respond to complaints they simply fail as property managers. In the time I have lived here I have tried to contact them over a dozen times for various issues and am always met by a constantly full voicemail which they never check or excuses as to why they can't help me. If it wasn't for the super and custodial staff this place would be twice as crappy as it already is. Metropolitan cares nothing for the tenants preferring to upgrade their office rather then fix gates that have been broken for years, lights that constantly fail, and boiler problems that cause heating and hot water issues monthly. I would never suggest that anyone move here, if I could afford to leave I would leave in a moment. They do not care for the tenants and are only out for a profit. read more

RUN THE OTHER WAY! Unresponsive, paid bills late, and did the bare minimum to collect their fees. If you go with them anyway, better make sure you read your monthly financials carefully - they double bill. And their preferred vendors were uncompetitive - gee I wonder why. That office in Manhattan is a rent-an-office - they have no inhouse back office and any accounting mistake takes forever to get a response or correction for. Would give them NO stars if I could. The worst place ever to live! Constant issues with hot water, the buzzer hasn't been working for over 2 years, the door to the building is always broken because of that, no lights around the building. Laundry rooms are nasty. Nasty! Our building doesn't even have one after the fire. They put new gas pipes around the building last year and one pipe blew up. Coned turned the gas off for 6 months for our building because they were waiting for the management to do the repairs. And the management kept saying its Coned's fault. It's often cold in the apartment during the day and on the weekends too in winter and they only turn the heat on if people call and complain ( yet I agree it's mostly hot at night). 2 years ago there was a major bedbug problem. Last summer there was a lice problem in their basements. I can just keep going about everything that's wrong with these buildings and the management. Take your money elsewhere. My rent is not low at all but my landlord only blames management and says she can't do anything. Just letting you know even if you rent the apartment from the landlord in these buildings they will only collect the money and give you management number to deal with when any emergency happens or any repairs need to be done. And you can't rely on the Metropolitan Pacific management whatsoever! read more

I'm an owner in a condo managed by Metropolitan Pacific. I have struggled with Matroipolitan Pacific since a faulty oven caused a fire in my unit. Because of obscure house rules, I was not allowed to use my insurance company for structural repairs. Instead, the management company, represented by Arthur Baxter, was given free reign to choose their contractor. According to Mr. Baxter, the contractor they chose, M. Marin of Long Island, solicited them with a contract where the building would not have to pay a deductible, agreeing to do the work strictly for insurance payout; this is where the Metropolitan Pacific's negligent management clearly demonstrates a willingness to make fiduciary decisions that directly and negatively impact their owners. Mr. Baxter signed a contract in with a contractor in bad faith. Mr. Marin clearly wrote their compensation would be for insurance compensation only - based on the "restoration" I received, I can only suggest management willingly ignored their fiduciary responsibility by accepting such an offer that effectively does not compensate the contractor for the estimated amount, which just "smells funny." The contractors damaged common property (my balcony), and management also let them illegally use it for storing waste and power tools otherwise forbidden in the HOA rules. Marin left the job unfinished, will not do warrantied repairs, and is refusing to honor their contract by not correctly doing the following: the fire remediation was never done properly - the twice painted ceiling is cracking a second time; I have cracks in the walls over all 5 door frames in the apartment that extend from frame to ceiling; the contractors never finished their plumbing or electrical work; no cabinet was hung level, and they damaged the drywall in the process and refuse to fix it; all the taping on the ceiling is falling off; and that's just for starters. But Metropolitan Pacific, complicit in the hiring of Marin without considering his responsibility to unit owners and agreeing to a contract that would knowingly not pay the contractors the amount required for correct repair, refuses to do anything more on my behalf. The board may also be as complicit, as they have put off meeting with me, their constituent, for weeks. So beware - if you are looking at any building run by this Metropolitan Pacific, you are looking at ethically questionable management that did not act in good faith on the part of this constituent, costing me an estimated tens of thousands of dollars by not paying the deductible. I hope my own experience serves as a warning to anyone who considers a building managed by Metropolitan pacific. Had my real estate agent done his due diligence, I would have seen the mountains of violations and recurring fines found at their properties to begin with, which would have been a red flag (make sure your realtor checks into the history of building violations - you may be in for a shock!). Of course, this is all well documented with emails, photographs, video, receipts, and other media; everything stated above is a matter of provable fact. As such, threats of slander are of no concern, as the only such defense is the simple truth. read more

They are VERY bad at what they do. They bounce back and forth on the payment methods and have VERY bad accounting practices. They either are very under staffed or have VERY bad judgement in hiring people. I have had to higher a lawyer and threat to sue just to have a simple correction on payments. Having worked at a property management company, I know how impossibly hard it is to please 100% of the residents in a building. Also, those few people that may be upset are often the loudest on review sites such as these. Happy residents often do not review management companies, which is why I am here to praise this company because they really do deserve it, despite what some of the previous reviewers are saying. Many disgruntled residents do not realize that the management takes orders from the Board of Directors, and in many circumstances the PM has their hands tied. This company, Metropolitan Pacific Properties has managed my property for several years. I am not on the Board, but they still try their best to accommodate my requests. I know they are working with operating budgets that have been scaled back significantly due to the economic crash. Many buildings are in a low cash-flow situation and cannot afford major renovations, so I do not get on their case about issues I know they can't address at the moment. I trust that they will keep working to improve our building and make the residents happy to live here. read more
