Unfortunately, Mesa Verde HOA has seen a large increase in crime. Despite the gates, it's actually very easy for criminals to come in, either driving or walking. In the past year, there have been catalytic converter thefts, armed home burglaries, and even a shooting happened, that ended in a car chase and a crash. There was also a crazy driver, a resident, who began driving erratically in the parking area, crashing into cars, with the result of a low-speed police chase through the HOA! It was pretty wild, being woken up in the middle of the night with sirens and squealing tires IN THE HOA!
Also, the smell of marijuana is potent all around. If you're into Pot and Weed, I suppose this would be the hippy's paradise, but if you like to smell the fresh air with windows open, be prepared to be greeted by the smell of weed instead. Some folks will just hang out in the parking areas smoking
As for living in the HOA, the HOA rules are incredibly strict, and there are key residents who love to tattle on anyone breaking a random rule, even if the resident is not effected at all. You would think, no victim, no crime, but that's not at all how it is in this HOA. There are enough residents who are very particular about the rules, that it makes living here be a bit on edge.
In addition, there are almost 50% renters here, if not more, so lots of people coming in and out, new neighbors, etc. Parking is usually jammed packed, and in addition, lots of cars get randomly towed.
Another point to note is that it gets very hot inside in the summer, due to no AC, and the way the condos are built. You would think living on the top floor is the best, but actually that's where the sun makes things almost unbearable. Last summer it go to be 98 degrees INSIDE!
Finally, the HOA fees are continually increasing, with inflation and all, despite the fact that home values have been incredibly stagnant. Given that even after paying off the purchase price and mortgage, the owner will still have to pay an ever-increasing monthly fee, and annual taxes, and yet see a very slow increase in home value, any owner looking for a good investment may wish to look elsewhere.
Oh, and one more thing. The buildings are all quite outdated. It was probably nice in it's time, but they are constantly having to repair things. read more
