I would strongly caution anyone considering Lincoln Landing Apartments in Hayward. Our experience with the leasing office was extremely disorganized and stressful. I'm sharing this review so future renters understand what our leasing experience was like. We applied for a unit and then went about a week without hearing anything, despite calling and sending multiple emails. The only reason we eventually got information was because my boyfriend physically went to the leasing office to ask what was going on. At that point, the leasing agent told him that we had been approved and were just waiting for final manager approval. Since our scheduled move-in date was only two days away, he asked if he could see the apartment we were supposed to move into. The leasing agent took him upstairs, unlocked the door... and there was still a whole family living in the unit. They clearly had no idea anyone was coming to see the apartment. It was very concerning that the leasing staff didn't even know the actual status of the unit we were supposed to move into two days later. The day after our intended move in day, I received a call explaining that the unit would not actually be available for another three weeks, even though it had been advertised with an earlier move-in date. Thankfully we were able to remain in our previous living situation. Otherwise we could have been left without housing. Unfortunately, though, we had already scheduled movers and lost our deposit due to the last-minute change. A leasing agent later called me and told me the manager would approve a refund of the application fee because of the situation. However, getting the refund actually processed became another ordeal. It took an entire month of repeated emails and phone calls before the refund was finally issued. Most of the time the leasing office simply did not respond. I sent multiple follow-up emails over several weeks and never received a single reply from the property. It wasn't until I escalated the issue and included a corporate Greystar contact that the refund was finally processed through a third-party payment service. I also never received a single email response from the property acknowledging the issue, offering an explanation, or apologizing for the situation. Mistakes happen, but the lack of communication and organization from the leasing office made this situation unnecessarily stressful. Between the incorrect move-in timeline, discovering the unit was still occupied two days before our move, and the nearly month-long process to get a refund that had already been promised, the whole experience was incredibly frustrating. I hope management takes this feedback seriously and improves communication with prospective residents so that others don't have to go through a similar experience. Based on our experience, I would recommend future renters consider other properties.

Dumpster fire behind building

There was a dumpster fire one night and it is the perfect metaphor for this apartment complex. Here are some of the issues as follows: -the elevators are always filthy -the garage elevator doors in building b are covered in dog pee to the point it is leaching chemicals out of the paint that look like rusty slime. The basement is especially egregious. -the gate to the "secure parking garage" is broken and left open more often than not -the parking garage is filthy and covered in smushed dead birds and cigarette butts -people smoke pot in the garden, garage, and basement and it gets into our apartment regularly -the "secure" package room is always a gross mess and my husband and I have had at least 8 packages stolen totaling almost $700, including Christmas presents for our nephews. We aren't the only one with this issue as there are notes from tenants all over the package room scolding the thieves. -the door to the package room breaks at least once a week -due to the design of this place taking a while to egress there is dog pee in the elevator at least a few times a month -the carpet in the hallways is filthy and stained -people are always leaving the garbage chute room gross and it is often absolutely overflowing with trash -nothing is well made in this building and our pg&e bill reflects it. The baseboards are painted cardboard. -the smoke alarm goes off so often that the residents have become desensitized to it and no longer bother leaving their apartments. -when husband lost job, we considered moving out to downsize to smaller, cheaper place. They wanted some 20k in fees and rent to break the lease, plus 2 months notice and would be allowed to start showing the apartment as soon as we gave notice while we were still living in it. It was cheaper to just stay for the 5 month remainder of our lease. -when Greystar took over they closed down the payment portal and we needed to pay by check for January and February. They lost the record of us having paid for January despite having cashed our check. When my husband went to pay our February rent they incorrectly had our January rent listed as unpaid and said we owed over 8k. My husband paid via check for the full month February on the basis if getting a refund for anything after our move out date of Feb. 8th. -we moved out in February and still have not received our deposit back, or overpayment of February rent, or heard back about the results of the walkthrough of our vacated unit, despite attempting to contact them over a dozen times via phone. Don't move here.

Front desk people try their best but management is horrible, no response. Moved in August 2025. Parking door for garage hasn't worked since ($100/month parking), management says its a vendor issue, takes time plus the stairwell pedestrian entrance door to garage does not fully close or lock, allowing homeless inside easily. (Saying that here to see if they fix it soon or not.) Seen multiple homeless inside doing drugs / broken glass etc. They have security guards sometimes but not 24/7. Bad response from management or maintenance, have to call directly or go down to office in person to get maintenance requests looked at. Stained carpets everywhere in hallways. Gym has had broken equipment and multiple work orders do not fix it. High mandatory utility costs ($250+ monthly) given its not fully rented out and charge per unit, my trash + valet bill alone was $140/month and water for common area charge was almost as much as personal water usage. There has been major leaks and flooding issues last few months so no working gym or coworking space but no refund in rent because of it and we will likely have to pay the bill for the water. Package room is a mess and lost many packages after living here for only 6 months, ask to see it on a tour. Ask for more free rent credit if you do move here. The owner is Greystar who has 1 star on better business bureau reviews out of 550+ reviews. Maybe posting a review will make them do changes but doubtful given other 1 star reviews.

Open storage units. Security cameras are not working. Garbage everywhere homeless people have been living inside the unit.

BEWARE: Bad management, UNSAFE, you deserve better! Don't be fooled by the pictures…read more Bad Absentee Management: I was a tenant at City Centre for a little over 3 years, during this tenure I witnessed a steep decline in the quality of management. There used to be a leasing office and an on site community manager, during the pandemic they closed the office and you will rarely see an employee on the premise other than than maintenance. You'll need to call (they never answer the phone) or email management (you'll wait DAYS for a response to unless you're a potential tenant they want to money from). High Turnover: City Centre had no less than 5 different managers during the time I lived here. You'll be met with a rotating cast of anonymous employees via email who will copy and paste canned unhelpful responses. This is a red flag that it's not a good place to work in addition to not a good place to live. Predatory Towing Relationship: City Centre has an agreement with a tow company for the property. My car was towed TWICE when I had my issued parking permit in the car each time. The tow company damaged my car during the transit, concealed the damages, and eventual apologize and paid for it. Please don't subject yourself to this if you don't have to. Live elsewhere Crime: Due to the proximity to Hayward BART which is is right over the fence, homeless and criminals frequently find their way into the property breaking into cars and dumpster diving. A couple of months before our moved out there was a manhunt with police who had automatic weapons in the city centre parking lot. Moving Out: You aren't getting your security deposit back, period. I was charged almost $400 in mysterious "admin fees" which sucked up the majority of the deposit. These evil private equity groups that own large properties will take your money and hide behind anonymous emails with canned response and complete dismiss you.

They were not parked inside of the apartments, they were parked across the street. When we were looking into these apartments, we were told that we'd be able to purchase extra assigned parking or garage but when we called to do that, we're told there is a long wait list, 8 people ahead of us.. I really wish the person we spoke with would've been more transparent on some things with us because we know how much crime there is in Hayward, especially this area filled with homeless and we only chose it because we thought we could purchase more parking inside. Another issue was that the place was not very clean when we moved in, we had to do most of the cleaning which was unfortunate. We left the previous apartment we lived in cleaner than how we got this one. For example, behind the toilet was very dirty, I put in a request and was told by Aman (maintenance worker) that it was just trapped dust and very hard to reach, we cleaned it but it was not hard at all to reach.. why was it not cleaned before we moved in?! Makes me wonder if anyone from management came to look at the place before we moved in.. A positive, Renato (maintenance supervisor) is great at his job. Very responsive, quick and educates you.

I recently visited Paseo Gardens after relocating from out of state, as someone I know recommended…read morethe community. Unfortunately, my experience with the leasing office left a very negative impression. When I walked in, the staff member was on a personal phone call and eating. From the start, her demeanor made it seem like I was interrupting her. When I tried to ask about touring a unit, she abruptly cut me off to repeatedly ask if I had an appointment, in a tone that felt more dismissive than helpful. What made the situation more uncomfortable was that she took another personal call while I was standing there and spoke in Spanish, saying she would call the person back. This added to the feeling that assisting me was not a priority. Overall, her attitude and tone came across as unwelcoming and unprofessional. I was told that certain units were not available, yet when I later checked online, there appeared to be upcoming availability that matched what I was looking for. The lack of clear communication only added to the frustration. I understand that appointments may be required, but the interaction could have been handled with much more courtesy and professionalism. A more welcoming approach would have made a big difference, especially for someone new to the area. Because of this experience, I chose not to move forward with Paseo Gardens.

Dishwasher didn't work for 5 months. Bath tub doesn't drain. Bathroom fan doesn't work. Garbage disposal just leaks it's been replaced and fixed twice. Door fell of the hinges. Bathroom rod for towels just fell down. New tenant smokes cigarettes and weed 24/7. All the office does is send out an email as a reminder to not smoke. Super helpful. Parents don't parent their shitty kids or dogs. Orion security is a joke. Kids under 18 are screaming and playing in the courtyard. Security is onsite yet nothing is done even if you call. Dogs are allowed off leash. Homeless people wonder around the inside of complex. This whole place is a joke and a waste of money. Naima is useless. She is in a no contact list for me because of her shitty attitude and communication. No Jared I'm not interested in speaking to someone I had to threaten police with.
