No new email or notification, nothing. Now that the 3 months were coming to an end, I inquired about how to terminate and our options just to find out that it was renewed for a year instead, so we're practically trapped here unless we want to terminate early. Don't trust Essex apartments. Absolute scam with poor communication. Unrelated to this if you are curious about the living conditions here, the walls are thin, you can hear people talking and opening draws upstairs. The gate to the gated community is consistently broken, so random people can just wander in and out. Packages get stolen constantly. Someone literally ripped open my package, stole what was inside, and left the box for me to clean up. Dog poop everywhere and no one aside from maintenance works onsite so good luck getting ahold of anyone. I witnessed a homeless man bathing in the hot tub area one morning while walking my foster dog. Full shopping cart of random stuff along with him. Don't be fooled by the pictures…read more Bad Absentee Management: I was a tenant at City Centre for a little over 3 years, during this tenure I witnessed a steep decline in the quality of management. There used to be a leasing office and an on site community manager, during the pandemic they closed the office and you will rarely see an employee on the premise other than than maintenance. You'll need to call (they never answer the phone) or email management (you'll wait DAYS for a response to unless you're a potential tenant they want to money from). High Turnover: City Centre had no less than 5 different managers during the time I lived here. You'll be met with a rotating cast of anonymous employees via email who will copy and paste canned unhelpful responses. This is a red flag that it's not a good place to work in addition to not a good place to live. Predatory Towing Relationship: City Centre has an agreement with a tow company for the property. My car was towed TWICE when I had my issued parking permit in the car each time. The tow company damaged my car during the transit, concealed the damages, and eventual apologize and paid for it. Please don't subject yourself to this if you don't have to. Live elsewhere Crime: Due to the proximity to Hayward BART which is is right over the fence, homeless and criminals frequently find their way into the property breaking into cars and dumpster diving. A couple of months before our moved out there was a manhunt with police who had automatic weapons in the city centre parking lot. Moving Out: You aren't getting your security deposit back, period. I was charged almost $400 in mysterious "admin fees" which sucked up the majority of the deposit. In May of 2026, we received an email that the staffed office on site would be "temporarily" closed effective immediately. Four months later, the office is still closed with no signs of it ever being opened again. In addition to the loss of speaking to management face-to-face, the Summerhill phone number routes directly to an AI bot that hears issues and promises to report them to management. I have never had an issue resolved or received a call back. The site has also has significant plumbing issues that seem to be getting worse over time. I have had my unit's water turned off all day twice in 2026 without prior notice. The shared laundry room has hot water settings shown on the units, but the hot water is not connected and cannot be used to properly clean clothes. The laundry room was closed without any notice on 8/21/2026 and is listed to be returned to use for residents "upon further notice". I have not received any notice from Summerhill staff since they closed their office, so I am unconfident that it will ever be returned. The AI helper at the office phone number says that the laundry room is in service. Overall, it looks like this complex is trying to operate on exclusively AI management and life here is progressively getting worse because of it.

Most tenants have lived here for DECADES, resulting in a lack of vacancy, and when there is a spot no advertising is needed because word of mouth is sufficient. That's a sign of a good apartment community. Perfect for families. Good sized apartments, decent rent w/most utilities included, and a small, safe area for kids to play outside. The pool is gated and maintained, though the "jacuzzi" hasn't worked since I've lived here so everyone just uses it as a kids' pool. Laundry room doesn't get too crowded & everyone is pretty respectful of eachother. Any maintenance issue I've had has been fixed within 24 hrs. 4, not 5, stars only because the apartments are a little older & there aren't many amenities (no gym, tot lot, etc).

Unfortunately, my experience with the leasing office left a very negative impression. When I walked in, the staff member was on a personal phone call and eating. From the start, her demeanor made it seem like I was interrupting her. When I tried to ask about touring a unit, she abruptly cut me off to repeatedly ask if I had an appointment, in a tone that felt more dismissive than helpful. What made the situation more uncomfortable was that she took another personal call while I was standing there and spoke in Spanish, saying she would call the person back. This added to the feeling that assisting me was not a priority. Overall, her attitude and tone came across as unwelcoming and unprofessional. I was told that certain units were not available, yet when I later checked online, there appeared to be upcoming availability that matched what I was looking for. The lack of clear communication only added to the frustration. I understand that appointments may be required, but the interaction could have been handled with much more courtesy and professionalism. A more welcoming approach would have made a big difference, especially for someone new to the area. Because of this experience, I chose not to move forward with Paseo Gardens.

Management responded to this review with a "." Took me 3 weeks to get a response from management and they said they tried calling but my voicemail was full which it wasn't, and didn't tell me what day/time they called me at. The price I was told over the phone was different than the contract. Takes a lot of effort to get any response from staff, they have never responded to a voicemail or email. Front desk & maintenance staff try their best but management is horrible, no response, hard to get a hold of and don't support their team well. The owner is Greystar who has 1 star on better business bureau reviews out of 550+ reviews. Lobby area has constant beeping noise issues. Trash in hallways. Management locked the trash chutes so you either have to leave trash out in a 2 hour window but if out for too long get fined, or you can take your garbage into the elevator down tot the garage and into the dirty large dumpsters that are heavy to open. Dirty carpets even though management said they'd do a deep cleaning and asked everyone to take in things outside their doors, but that was just to get people to try to cleanup their trash cans/bags. Random people can sneak into lobby and common areas easily given doors are propped open often. Moved in August 2025. Parking door for garage has been on and off working consistently, ($100/month parking). Management says its a vendor issue, takes time plus the stairwell pedestrian entrance door to garage does not fully close or lock, allowing homeless inside easily. Seen multiple homeless inside doing drugs / broken glass etc. They have security guards sometimes but not 24/7. At one point the doors and gates were locked for 2 weeks and was hard to access cars as keys they gave us no longer worked, went to front desk and they couldn't even access their own garage. No answer from calling office and maintenance emergency number wasn't connected/just hung up. Gym has had broken equipment and multiple work orders and calls to get a response. High mandatory utility costs ($250+ monthly) given its not fully rented out and some costs are shared among renters. My trash + valet bill alone was $140/month and water for common area charge was almost as much as personal water usage. There has been major leaks and flooding issues but no comms from management when the entire wall and ceiling was gutted, large water bill that month. No working gym or coworking space for weeks but no refund in rent because of it. There have been multiple fire alarms, one was at 2:30 am and had to stand outside and wait for fire department but never heard if it was a fire or just an accident, again no comms from management. Package room is a mess and lost many packages than anywhere else I've lived, ask to see it on a tour. I've cleaned it up before given there was just yogurt spilled everywhere and labeled the shelves to try to help organize it. Ask for more free rent credit if you do move here.
