The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints.

I got in really quick, despite a waiting room full. Everyone was really friendly, with the slight exception of one of the ladies up front, but everyone has a bad day. There was even a glitch with my blood pressure, and they reassured me "don't worry, just come back and let's check again." I did and everything was fine (those two cups of coffee before I went in probably didn't help). Then Dr. Wall even explained why it was really common. No place is going to be perfect, but when you think of having to go to clinic of any kind, this is as good as it gets. Hopefully the previous reviewer will give them another chance. Shortly after moving into the home, I discovered several issues that were not identified in the inspection report, including a dishwasher door that drops open without proper resistance and a noticeably sloped kitchen countertop that causes water to run off the counter and onto the floor. I contacted Elite Group, provided photos, videos, and the seller's disclosures, and gave them an opportunity to review my concerns. Their response was essentially that the dishwasher appeared to operate normally during the inspection and that evaluating a countertop for slope is outside the scope of their inspection. They ultimately denied my claim and declined even a partial or goodwill refund of the inspection fee. I understand that a home inspection cannot uncover every hidden defect or predict future failures. However, these concerns were particularly disappointing because they involve readily accessible areas and components. In the case of the dishwasher, the company confirmed that the inspector actually opened and operated it during the inspection, yet the door issue was not identified. What disappointed me most is that I paid for a professional inspection specifically to help identify potential issues before closing, when I still had an opportunity to negotiate repairs or credits with the seller. Discovering these problems only after taking possession meant that opportunity was gone. Based on my experience, I did not feel that the inspection provided the level of thoroughness or peace of mind I expected from a professional pre-purchase inspection. I also found the company's resolution disappointing, as they ultimately relied on the limitations of the inspection to deny responsibility and offered no refund or goodwill accommodation. I would recommend that future buyers carefully understand exactly what is and is not included in the inspection and independently test important appliances and other functional items before removing contingencies or closing.
