Upon meeting with Alex regarding our inquiry, he did not take any of our concerns and apartment specifications into consideration. We had determined our specific location interest of only FiDi, LES, and the Washington Square Park area, and he disregarded us and kept pressing for an apt on 19th st and another in Alphabet City. Not only this, but he also disregarded our amenities/price (laundry, transit, etc) concerns and asked us what we are going to sacrifice amenities wise. I was very uninterested after the first couple minutes of talking to him as he also REFUSED to show us any places in FiDi and argued with me, the customer, about the layout of the places. I'm sure other brokers from this company would be much better in assistance, but I will not be returning to this service. read more

I had a great experience with The Modern Group and, specifically, broker Moshe Kanarfogel. I found a listing on streeteasy and met with Moshe who took his time showing me the place and being honest and upfront about everything inquired (importantly, both the good and the bad). I really liked the place but wanted to think about it for a little bit and Moshe did not try to pressure me at all. He was honest about no other people seeing it that day so that I had the night to think about it (other brokers will tell you about all the other people coming in to see it to try to pressure you). He told me exactly when the next day he was scheduled to show it again so that I knew exactly when I had to make a decision. It was very stress-relieving to say the least. Once I made the decision to take it, he cancelled the other viewings and devoted his time exclusively to me to work out the details. I asked if he could get the rent and brokers fee reduced and he was honest about how he would try but could not guarantee anything. While I can't promise that he can do this for everyone, he was also able to get both the brokers fee and the rent reduced by a small but fair amount. Obviously those kinds of things really depend on the specific apartment and what the owner is willing to do but Moshe definitely tried for me (and was successful). Most importantly, Moshe was always available to speak about any questions I had. Even if he was on the phone, he always texted me to just let me that he saw that I had called and would call me back after he was done. Very professional and courteous. This review is specifically for Danielle Parraud. I saw a beautiful apartment with her and loved it so much, I put down a deposit to take it off market for 48 hours so I could get my application and roommate finalized. After putting my deposit down, no more than 4 hours later I was told that there were bedbugs. It was not specified to me if it was the unit or the building, but I was not interested in dealing with bedbugs so I told her to withdraw my deposit. She said the unit was going to be taken off market to be fumigated. Fast forward to the next day, I still see the unit online in my other searches. I figured maybe it just hadn't been taken down yet, but decided to contact another real estate agent just in case. Turns out, it was never even taken off market. And to make it better THERE ARE NO BEDBUGS and the building was NOT being fumigated. So not only is my deposit from this unit still tied up with Mdrn, I've lost the apartment I would have rented because for whatever reason-this agent lied to me. Renting in NY is hard enough as it is, and now I've lost the unit I really loved because of false information. I would say work with any other one of these agents who have great reviews, but kick this girl to the curb. read more

I had contacted the office, but was put on hold and then no one followed up with me. I had recently applied for an apartment with Joel Juarbe and Danielle was the showing agent. This process was as close to a true renters nightmare as one gets in NYC. To keep it succinct here are the issues I encountered with them through a rental process: were initially told 1 month security, 1 month rent and 1 month fee to move in; then after applying, we were told that although we had a strong application, the owner requested an additional month rent. Red flag one; why would we provide additional months as qualified applicants? He then finally claims to negotiate the owner to the original mentioned move in cost. Ok great. We asked two questions about the property when we viewed; both of which were falsely answered to us (our questions were about how many of the apartments were occupied and wether the owner lived on site). Unfortunately, Danielle although very sweet, was the one who answered these questions. Wether dishonestly or just from lack of information, she mislead us. I also asked Joel: "this apartment has been on the market for 4 months, can you honestly tell us why?" To which is answer, was due to bad applications...at this point i can recognize this as another tactic to mislead us. We only found out the truth after being approved, the owner met with us and disclaimed the entire property was being renovated (that each and every unit was being worked on minus the one we were applying for), and that there is no expected completion timeline and that the owner was in fact is going to occupy a unit below. Being caught off guard we asked to think it over. Next morning we decide to overlook all the red flags from misdirection to straight up lies, and we loved the apartment so much we decided that were going to deal with the issues. Follow up with Joel and all of a sudden we are rejected. I guess needing a night to think through the various deceptions we encountered ruled us out as strong applicants. Honestly it's just disappointing to have your time wasted which such an egregious lack of care to the fiduciary responsibility of an agent, albeit a dual agent, to his clients. The neglect we encountered through this process is borderline abysmal and as an agent myself this is exactly what i aim NOT to have my clients go through. Lastly the fact that he did not even care enough to suggest additional properties or an explanation to why we got rejected after being approved demonstrates shows that absolute lack of effort on their behalf. had the displeasure of "working" with Jonathan Cole here. It started to go downhill when he was 45 minutes late to the open house, not even knowing which unit we were seeing. After seeing he was completely ignorant about the apartment, including price (He had to ask us for the rent pricing to tell the other person viewing the place) utilities and information about the building, we decided to take the risk and apply. it was then where he told us we were his first ever clients- and it showed in his lack of experience, professionalism and demeanor. His lack of information and the rate of misinformation was appalling. Between his horrible grammar and spelling skills and his incompetency with gathering our documents, we knew it was going to be a no go. We were also overcharged for the application fee and deposit. Our guarantors were charged application fees even though their information was not run through the system. I don't want to seem salty for getting denied, because I'd be very willing to work if my broker were an actual professional, but I will never use this company again. They should use better discretion when hiring- Just because one is licensed, does not mean they should be in the position and does not mean that they have the personality/organizational skills to do.
