I had a home inspection done in January on a home that I purchased. Closed in mid February…read more Work on the house began immediately and stove was removed and gas shut off at the stove. No structural repairs were done on the house. Moved in late May. Stove was installed and there was a smell of gas. Called Nicor and they discovered the entire gas line was leaking gas at every joint! Nicor immediately turned off the gas and an emergency repair was necessary. The cost was $2350! I contacted the home inspector and they were unsympathetic to say the least. They advised me that it was not leaking at the time of inspection and said they used the same gas detection meter that Nicor uses. I find this highly unlikely as every joint on the gas line was leaking! I was flabbergasted and quite upset that the inspector did not catch this highly dangerous and life threatening flaw! The lack of accountability for their negligence was appalling!

I'm a first time buyer on a shoe-string budget and I am looking at the world's biggest fixer-upper…read more~ in other words, I'm a complete idiot who knows nothing about everything and god help me if anything unforeseen occurs because I'll be beyond screwed. Therefore, I am thanking every deity in existence that Bill and Jan of Advanced Home Inspections exist! This is a husband and wife team, with Bill doing all the climbing, poking and prodding and Jan typing in information as they go on a laptop cleverly rigged around her neck. When Bill goes into crawl spaces and such, they use radios to relay information back and forth. When the inspection is done, they print up a very nice hard bound report for you on the spot, then take you on a walk through of the house to explain the results. Both of them are really great about explaining things and answering questions, and the report itself is incredibly thorough, clear and easy to understand. The report includes Bill's credentials (he is a member of ASHI and is licensed by the state), an incredibly easy to read room by room breakdown of the home, detailed information on home preservation and maintenance, and the standards for both ASHI and Illinois licensed home inspectors. Furthermore, Bill makes sure to give you EPA guides related to any issues located in the house and e-mails you pictures he takes as he moves through the house that detail any issues he locates. They spent nearly four hours working with me and walking me through the issues and only charged me $250 - well worth every last penny. For an incredibly thorough, non-sugarcoated, and professional home inspection, give these wonderful and friendly folks a call. Sure, the house I'm looking at has some issues and I'll be spending every cent I have for the next 5 years fixing it up, but at least I know that there won't be any surprises!

I used Chris Pasten as my home inspector since 2021, giving him deal after deal over the years…read more Despite sending him consistent business, I never once received a referral in return. On top of that, I often found myself doing the legwork to coordinate inspections, after handing him clients directly. I wish someone would do that for my business, but I don't have that luxury. Today, I asked him to call my client directly to schedule. Instead, at 12:29 PM, he texted me a proposed time and waited for me to confirm it. I replied one minute later, just needing to double check with the buyer, since she works weekends. I also asked if he had any other time slots available, just in case. At 12:57 PM, he said, "Oh ok, Monday 1pm or 4:30pm?" I called my client immediately. She said Sunday is perfect. I texted him back at 1:01 PM: "She said Sunday is good." At 1:02 PM, he replied that he had already given that slot away. I told him how frustrating this pattern has become, how I'm the one bringing him business and expected to coordinate it like I'm his assistant, even after I send him their phone number and address. All he had to do was make the call I initially asked for. That alone was already disrespectful, but this is 95% of the time. Today, I got fed up with his entitled attitude. But here's the biggest issue, during the inspection at my personal property, Chris looked at my wife in a way that crossed the line. She was newly pregnant at the time, with my daughter. I never said anything before, but today, I did, after telling him respectfully that I'm not his secretary. I texted him exactly, "I know you're single, but next time when you see my wife, don't ever look at her like that again. Respect boundaries." Instead of clearing the air, denying it, or offering any sort of apology, Chris doubled down. He accused me of being "borderline abusive," claimed I was the problem, and said he would no longer work with me. Textbook... tried to gaslight me when I raise my concerns as a client. He completely ignored the concern I raised, and chose confrontation over accountability. I did not curse, threaten, or attack him. I asked for mutual respect after four years of being a loyal, reliable source of business. The way Chris chose to respond, by confronting me instead of addressing the issue, tells me everything I need to know. That kind of reaction speaks louder than any denial ever could. It confirmed what I had felt all along, and validated that my instincts were 100% spot on. My wife agrees. I've kept a full record of our text exchange and prior incidents. If needed, or if there's retaliation or misrepresentation, I'm more than willing to share the screenshots. If you're a fellow agent or investor and want to verify the details, feel free to message me privately. Chris expects a handout, and doesn't respect the Realtors who hand him business on a silver platter, due to his personal biases and differences. Has zero accountability.

I met Beverly several years ago when she came out to do an inspection on a piece of investment…read moreproperty I was considering purchasing. She contracts with Domicile Consulting and I was fortunate enough that they sent her out to do my inspection. The realtor I had at the time had recommended Domicile because of their stellar reputation. I ended up not buying that piece of property based on Beverly's inspection. During that initial inspection I found Beverly extremely knowledgable and thorough. She doesn't just conduct the inspection in silence like a lot of inspectors. She encourages her clients to engage in the process. We walked around with her as she conducted the inspection and she pointed everything she felt was noteworthy. She has a way with people and can explain foreign concepts in layman's terms. She really impressed me, my sister and our mom that day. My mom was especially taken with Beverly and would casually make reference to her over the years if something related to home improvement came up. Fast forward to present day... I purchased a condo last year and made the mistake of hiring someone else to do the inspection. We started having an issue that really concerned me so I decided to have another inspection done. I called Beverly directly this time rather than going through Domicile Consulting. Beverly came out and was just as detailed as she'd been during that first inspection. She walked us through the entire unit pointing out the how, what and why... She even took the time to show me how to change the filter in my humidifier and explained why it was important to change it regularly. She took photos and had a thermal imaging camera on hand to identify potential moisture issues. She also had a backpack full of tools at her disposal and was ready to use them if necessary. When my previous inspector surveyed my current property he refused to examine the roof or any of the common areas in the building. He said he could only examine inside of the unit. When I mentioned this to Beverly she seemed surprised. She said that she always examines the entire property even if is a condo building. Beverly noted several things that she felt the previous inspector missed and either told us how to repair it or who to call in order to have it serviced by a professional. I honestly can't say enough about Beverly. She truly goes above and beyond the call of duty for her clients. You can tell that it's not about the money for her. She knows her business and is happy to share that knowledge. I jokingly told her that I wanted to be her apprentice just so I could learn from her! I've already told several neighbors about her and will continue to mention her name whenever someone is looking to have a home inspection completed.
