Great appraisers, fast turnaround and very professional! If I need another appraisal I would definitely use them again!

Our friend said hands down Nicole Brule-Fisher When we first started looking we were thinking second house. We exchanged emails with Nicole and made arrangements to drive and look at houses. Nicole spent all weekend with us showing homes, connecting with other agents to give us more options. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.

They made, what can typically be a difficult, process quick and easy. Their knowledge of, and experience in, the Tucson real estate market made it easy getting to an acceptable offer and navigating through the various steps to close. Their efforts even included working tirelessly to find a home for all the furniture we chose not to take with us. Both Nicole and Nick and friendly, easy to talk to and understood the emotions that accompanied saying goodbye to our home. We have absolutely no complaints working with Nicole and Nick and highly recommend them to anyone looking for the very best in help selling their home.

This company honestly should not be in business. In my experience, they are extremely…read moreunprofessional and difficult to deal with. Once you move in, it becomes almost impossible to get in contact with management. When our AC went out during the summer, our apartment reached 101 degrees and stayed that way for a week. We were not offered a hotel or any temporary solution. We ended up paying out of pocket to fix the AC ourselves, and nothing was deducted from our rent to compensate us. When it came time to move out, communication became even worse. They ignored calls and messages, making the process unnecessarily difficult and seemingly trying to force us to continue paying rent for additional months. Safety is also a major concern. There are frequent break-ins, especially in the laundry room. Strangers regularly attempt to enter the property. I've witnessed ongoing fights, drug activity, and needles and other dangerous items left on the ground where children play. Children are often left unsupervised at the pool. This is not a safe or family-friendly environment. Management is dismissive when concerns are raised. I personally saw a neighbor assaulted by another resident, and nothing meaningful was done. Instead, it felt like management targeted and pressured residents who spoke up. The facilities are poorly maintained, safety is ignored, and the only thing that seems to matter is collecting rent. I would strongly advise anyone considering renting here to look elsewhere.

This property management company, EMS, has many bad reviews. I am writing this to counter that. As…read moreI read the reviews, I do see the property OWNERS are happier with EMS than property RENTERS. My review is as a RENTER/TENANT. Part of the confusion is that some landlords/property owners hire EMS to only perform PART of the rental process, so EMS gets blamed when it is really the decision or responsibility of the landlord, or some other entity. I have been renting with them almost a year, and I have found EMS staff to be courteous and responsive during my many complaints living in an older property. It seemed like something broke every day! I would submit a repair request via the EMS portal, and I usually received a communication in response on the same day! I would consider them very responsive to my concerns. Delays would occur because the property owners had to approve repairs in excess of a certain amount of money. During an extensive bathroom plumbing repair, the plumbers kept finding new problems and many issues had to be approved before they could continue. It took weeks to complete, but I was kept in the loop, and it was not EMS's fault that the plumbing was old and in terrible shape. It was finally resolved and I am satisfied with the outcome. The apartment is immaculate. It could have been maintained better, but most of the issues are cosmetic. For example, they painted over drawer pulls, hinges, and window fixture hardware instead of masking, and then painting, or removing and replacing hardware, which is how it is supposed to be performed. At this price point, I am happy with the apartment and EMS, the property management company.

So that meant our son, who is a freshmen in college (just graduated from high school last year) had to fill out an application as well. He is living with us to save money and only have to pay tuition. My husband and I both have credit scores in the 800s. Our son, who really doesn't have any credit yet due to his age and recently graduating high school, does not have any credit right now; therefore, his score is low. They denied our rental request due to our son's credit score. FYI, we spent $55 per applicant ($165 total) as well as $60 for both of our pets' "application." Also, our realtor reached out as well, since we recently sold our house, to help us with this situation. This company refuses to call our realtor back and he has called three times. This is extremely unprofessional. I do not agree with this policy, especially since there is no way to fill out another form to explain the situation. However, even if I did understand the policy, they should be more up front with the information. When we emailed the representative about our 19 year old son still living with us, she could have easily told us that there was a high chance we wouldn't get approved due to our young adult son not having a credit score. DO NOT DO BUSINESS WITH THIS COMPANY!! They will take your application fee(s) and not have any cares about extenuating circumstances or any customer service decency.

I'm extremely disappointed with the way this entire rental experience was handled. I've rented from…read moremultiple companies over the years, and this has by far been the most unprofessional and frustrating process I've ever dealt with. First of all- your office is for appoint only. In which you refuse to meet your tenants and I'm assuming it's due to the shady practices you guys are known for. I've been to your actual "unmarked" office- about 8 offices down from where it's says you guys are on google- where you all hide and brag about how "property owner" comes first but the tenant doesn't matter. The tenant is the one paying your bills- may want to rethink and restructure. From day one, communication was inconsistent, and when issues arose, it always felt like the responsibility was pushed back onto the tenant, even when we followed every step required of us. The sliding glass door situation is a perfect example -- we reported it, waited for a response, were ignored, and then somehow became responsible for a drastically inflated repair bill from the same vendor who quoted us $700 directly. Being charged $2,100 for the exact same repair is unacceptable and absolutely feels like taking advantage of tenants. Regarding my security deposit of $2,992: The home was brand new when we moved in, and we took excellent care of it. The house was still in great condition when we left -- cleaned, maintained, and without any damage beyond normal wear. The charges you've submitted do not reflect the actual condition of the home, and I do not accept the validity of the invoices you provided. I know for a fact the move-out repairs did not cost anywhere close to the deposit amount. This entire experience -- the communication, the handling of maintenance issues, the inflated charges, and the lack of accountability -- has left an extremely negative impression. I will not be recommending your company to anyone, and I will be advising friends, family, coworkers, and anyone seeking housing to avoid renting from you
