We interviewed 5 local realtors and picked Josh due to his very prompt responsiveness and the fact that he has personal "skin in the game" with his own rental properties in the area. He excels in identifying properties with a strong price-to-rent ratio, accurately estimating rent prices, and knowing the right neighborhoods to focus on. Josh's knack for spotting properties with potential, even if they need repairs (creating an even better deal for us investors), was invaluable. His extensive network in the industry brought us great deals from surrounding markets. Josh's dedication, availability, and market expertise made the entire process seamless. We highly recommend Josh, particularly for his expertise and commitment to helping us secure a fantastic property that will be fantastic to live in and turn in to a great rental property. Josh will be our go-to for all future purchases (or advise) and our recommendation for anybody purchasing in the area.

I think the problem was there were many foreclosures throughout the Rancho Del Lago community in previous years and HOA couldn't do much...with the return of the housing market...entire area is looking pretty good now since majority of the foreclosure wave is over. Additionally, Del Webb at Rancho Del Lago is listed as a 55+ community, but they allow 20% to be 45+....it was a great choice for my 48 year old wife and I empty nesters....great pools, hot tub, tennis courts, clubhouse (pool tables, cooking classes, events etc), and one of best features is the gym!

The tenant they placed complained about seemingly minor issues constantly, and rather than handling routine matters themselves, Jesus repeatedly passed those complaints along to me, creating unnecessary stress and making me feel like I was managing the property myself. I also found Don's attitude extremely condescending. Although I was the client who had hired the company, his interactions often gave me the impression that I was working for him rather than the other way around. Ultimately, the company quit managing my property without notice, leaving me to deal with the situation on my own. While I appreciate that they found a tenant quickly, good property management involves much more than filling a vacancy. Communication, professionalism, responsiveness, and actually managing the property are equally important. Based on my experience, I would definitely recommend looking elsewhere for a property management company.
