I'd like to start off with the fact that I contacted this firm to request a viewing an apartment…read morethat I saw on craigslist. When I got the space, Derek, of Foley & Soule, showed me an entirely different apartment that was not only not listed, but it was in complete disarray. The flooring had been torn up and there was no stove, and the refrigerator was moldy and old on the inside. I was told, oh no, he could not possibly show the photos of the place in the condition that it was in, so instead, he used a photo of an apartment that was listed from 10 years ago! This seemed odd, however, I needed the space so I continued to explore the option of renting this space. I gave him above and beyond what would be needed to rent a space, because while I have an excellent track record for a rental history and excellent references, not to mention I make 4x the rent, I am still a work in progress when it comes to my credit. I was told that I needed to fill out their application and then he would have an answer for me by Monday. I had all my paperwork completed on Sunday night. When I got a response from Derek on Monday, it was to say that the landlord decided against my application due to my credit. Strange, because I have been continuously checking my credit report and there has not been an inquiry on all three reports since 2023! Prior to checking this information, I attempted one last time to see if the landlord would offer some flexibility and have not heard back from Derek since, although his ad says he responds to emails exceptionally quickly. I don't know what to make of this. This is my first experience with something like this ever, let alone, my very first rejection of an application regardless of my credit score. Something seemed off and dishonest from the initial showing, but I needed an apartment desperately, so I still moved forward. This may, in fact, be a blessing in disguise, but I will (and advise others to do the same), steer clear of Derek and this firm. Dishonesty at its finest, in my opinion.

I loved the apartment from the basement to the balconies it was great. What I didn't appreciate was the experience with Edge. First incident: My roommate and I lived there for 2 years and we didn't have window screens so mosquitos and flies were flying into the apartment by the masses. We sent a request to have them added in the Summer. It never happened. My roommate and I logged into the portal we use with them and saw our request was canceled. We never requested that. Yet somehow months later in the WINTER, maintenance, who came to replace a door for us that had a hole in it, came to check the windows as well for screens... We said that would have to wait for the warm weather again because we had to insulate the windows which was recommended since the apartment had drafts from everywhere and had poor insulation. Yet they never came back. And according to "Section 410.551 - Screens for Windows The owner shall provide screens for all windows designed to be opened on the first four floors opening directly to the outside from any dwelling unit or room unit provided, that in an owner-occupied unit, the owner need provide screens for only those windows used for ventilation." We have been like that for two years... Second incident: I reached out through their portal and called their emergency number when a faulty smoke alarm was triggering all the alarms in my apartment. It was a wired alarm and didn't know what to do. When reaching out to the two emergency options (a phone number to call or a message in the portal to submit), no one replied until the next day. The faulty alarm kept going on for hours into the night and I didn't want to break it and be liable for something that isn't mine. My question is why have an emergency contact number and portal if they don't work? And judging from the other comment on this page it seems someone had a similar issue of no response. Last incident: When we were about to move from that place we had some realtors notifying us via text that they would be taking pictures of the apartment. The thing is they texted my roommate and another number that wasn't mine. I never got that notification and my roommate was traveling at the time. So while using the restroom, two women were walking around the apartment and knocked on my BATHROOM door. I was both shocked and embarrassed. After discussing it they realized the mistake and apologized although I must admit they didn't seem to care about it all that much. I was upset but mistakes happen so I brushed it off. But in the upcoming weeks my roommate texted me two more times on different days telling me that they had texted the wrong number again to show off the apartment. Do they not have the information correct in their system or are they that careless with it? She had to text them back stating they were texting the wrong number. When they finally got it right, I was exchanging messages with one realtor who asked if they could come in at 1130 AM one day. I agreed on the time, yet they walked into the apartment at 1105. I was upset because I was working from home and had important information out. So I brought up the time and she stated that she was correct. But after checking her texts she saw she made the mistake. I am giving it two stars just because the portal feature was great, but I've moved around Boston and this was my least favorite experience on management. Part of me feels it was because the apartment was located in an area filled with college students and brushed it off as just other kids coming and going. But hopefully, this may provide some insight into the areas that need work.

I felt very unwelcome and as if I was bothering him despite this being his job. Thankfully the tenants were there to answer my questions because Nate had no idea at all. Later on, I requested a second showing and his retort was also rude and unhelpful. I am exhausted of entitled brokers who do the minimum so they can get paid. Broker fees should be illegal because clearly, they do not contribute much to the apartment searching process. Because of his attitude, I will not be moving forward with this company. I would never recommend this company to anyone.

The unit reeked of cigarettes, but we were assured it would be thoroughly cleaned before we (non-smokers with small children) move-in. He repeatedly told us that the complex used "to have a lot of riff raff, but the new landlord chased them all out" and we were "just the kind of people" the landlord wanted. Fine, the complex was in a location we liked. We then paid a fee, half months rent, through Venmo to Boston Premier. Per Phil's instructions it was sent as a regular payment, not as "goods and services". Later we found out we got the apartment. However; over the weekend our circumstances changed and on Monday we let him know we no longer were interested. He told us he'd let the landlord know and get back to us. On the return call he let us know the landlord was "extremely upset" and would not be returning our fee (over 1k). The landlord or management company was never identified. We had never met the landlord or signed a lease. Just were told our application was accepted, which is odd as to my knowledge landlords aren't allowed to accept application fees and we paid Boston Premier. Any attempt to get the company to clarify or give us a receipt was met with silence. I left a negative review on Yelp to alert other potential renters and moved on. 20 days later Phil found the review and proceeded to contact my boyfriend to get it taken down. To my knowledge he has both our contact information, but chose to reach out to him instead. When asked why Boston Premier never responded to my email he claimed that the email, which is the one found on the website and the email our applications were sent from, was defunct and nobody checked that. At this time we are supposedly receiving half of our "fee" (still no receipt or clarification) back after he "fought for us" with "the landlord" and he still wants this taken down. I wouldn't know for sure though. The "landlord" who is holding our money is a mystery. No one has contacted me personally. Just the male in my life.
