RENTERS BEWARE! My boyfriend and I signed an application via Phil Ragusa on a Friday for a complex on Schoosett Street in Pembroke. The unit reeked of cigarettes, but we were assured it would be thoroughly cleaned before we (non-smokers with small children) move-in. He repeatedly told us that the complex used "to have a lot of riff raff, but the new landlord chased them all out" and we were "just the kind of people" the landlord wanted. Fine, the complex was in a location we liked. We then paid a fee, half months rent, through Venmo to Boston Premier. Per Phil's instructions it was sent as a regular payment, not as "goods and services". Later we found out we got the apartment. However; over the weekend our circumstances changed and on Monday we let him know we no longer were interested. He told us he'd let the landlord know and get back to us. On the return call he let us know the landlord was "extremely upset" and would not be returning our fee (over 1k). The landlord or management company was never identified. We had never met the landlord or signed a lease. Just were told our application was accepted, which is odd as to my knowledge landlords aren't allowed to accept application fees and we paid Boston Premier. Any attempt to get the company to clarify or give us a receipt was met with silence. I left a negative review on Yelp to alert other potential renters and moved on. 20 days later Phil found the review and proceeded to contact my boyfriend to get it taken down. To my knowledge he has both our contact information, but chose to reach out to him instead. When asked why Boston Premier never responded to my email he claimed that the email, which is the one found on the website and the email our applications were sent from, was defunct and nobody checked that. At this time we are supposedly receiving half of our "fee" (still no receipt or clarification) back after he "fought for us" with "the landlord" and he still wants this taken down. I wouldn't know for sure though. The "landlord" who is holding our money is a mystery. No one has contacted me personally. Just the male in my life. read more

Bad neighbor to properties surrounding Ashland Street Condo Assoc, Watertown MA. There is a tree of theirs damaging surrounding homes, yards, gardens & fences. (Not) premiere properties forced an 80 year old woman to pay for her yard cleaning of the tree's amazing mess and is refusing to pay to replace fence & patio ruined by this tree. My girlfirend and I looked at two apartments with Brian. In both cases, he seemed to lack basic knowledge about the properties he was showing and had to make phone calls in the middle of the showing to answer simple questions (what utilities are included, is there a washer/dryer in the building, etc). The lack of professionalism and their requirement of a full security deposit just to apply should have been red flags for us, but we were pressed for time and decided to sign a lease on an apartment in Quincy. When we moved in we found that the apartment had not been cleaned or refurbished as agreed in our lease. By this point, Brian and Boston Premier were out if the picture and we were left to negotiate with our landlord on our own. TL;DR Sleazy and unprofessional. Stay away at all costs. read more

I had a terrible experience with these people. First of all, they couldn't even tell us the right address for the apt-- our lease had the WRONG address and we set things up under that and ended up being a disaster to change back. I told our agent about this and she came back with the wrong address AGAIN. Next- we were told the place would be cleaned when we moved in-- WRONG. We found this agency very unprofessional and unreliable. Our problems with this agency started after we signed the lease to the apartment. The agency promised us a move-in date a couple days earlier than the 1st of the month since we needed to move in on the weekend. So on Sunday we rented a Uhaul van and packed up our apartment and waited for a call. No call came, and multiple attempts to reach Boston Premier Properties were met unanswered. We didn't find out until the evening that the tenants were not able to move out. They made a promise they could not keep, and what was worse was that they said they would mail us a check for $100 to cover the extra costs (we had to rent the Uhaul one more day). I found a great place on craigslist and these people were the brokers. I saw the place once and was very interested in the place. I have been emailing to no avail for weeks the "Realtor". She reposted the add a day ago and has yet to reply to me. I dont expect to hear back. I had a good experience with Mark however when seeing another property. He was helpful. But the woman.... she couldve at least responded and said whether the place was available or not. If I do somehow get this place, her fee needs to be reduced, or voided all together. she is not doing her job professionally at all! We ended up waiting in the office until almost 6 without another call before deciding to leave. read more

The move-in process was smooth enough. The broker Erik showed me the place and I got moved in in a reasonable pace. The problems arose after I moved in. In my building, the units aren't numbered. Erik insisted I was moving into unit 2 when it was actually unit 1. It became a problem when signing up for utilities. What ended up happening was that I was paying utilities for the guy above me instead of my own, and I didn't realize it until one day the landlord came knocking on my door telling me my unit had a bunch of unpaid utility bills. Thankfully National Grid was good about sorting the whole thing out. I decided I wanted to move out, and was under the impression I signed a one-year lease. Looking through my email chain with Erik (thankfully I don't delete emails), I saw that I already paid my last month's rent and figured I didn't have to write a check for it for my last month. I got a phone call from my landlord asking where my rent was and I told him about my last month's rent; he seemed surprised that I was moving and told me that the lease has no end and that I should have given him 30 days notice before doing so. I flipped through my copy of the lease to see if there was any such stipulation, of which there was none. I also found the lease full of mistakes, like the lease describing the wrong address or still reading "month to month" where it was supposed to show beginning and end dates for the lease. All in all, I felt Boston Premier Properties showed itself to be extremely unprofessional. If I made mistakes such as what they made, I would very likely get fired from my job instead of collecting a cool $500 for every apartment I negotiated. More than tenants, I think landlords should be wary of working with BPP. Thanks to mistakes BPP made, my landlord very likely got mad at me because he thought I was just being a difficult tenant. read more

This is the second time I've found a rental through BPP and for the second time in a row Phil was an immense help. It took him a grand total of 8hrs to find us a unit that perfectly fit our requirements and to have us signed and good to go once renovations are complete. My boyfriend and I recently went through the non-stop stress of the process of trying to find an apartment in Quincy. We are both in graduate school and have jobs, but we are unable to work full-time because of the internship requirements of our program (24 hours a week of unpaid work along with classes...). Besides that we have great credit and many reliable references. We responded to dozens of ads on craigslist which put us in contact with several realty companies, and Boston Premier was the ONLY one that was willing to listen to our situation and advocate for us with landlords. They were much more responsive than any other agency, and willing to arrange appointments with us quickly. I don't have anything negative to say...worked with Phil and Billy throughout this process and I will only work with Boston Premier Properties when looking for an apartment in the future. And in response to people's negative comments, I will share that each time I was driven to apartments by the agents they received dozens of calls in a very short period of time while in the middle of trying to manage the in-person appointments they have scheduled, that's just the reality of looking for an apartment- you are in competition with SO many other people and all the agency can do is try to best manage all of the people who are competing for the same apartment. I'm very glad I didn't check Yelp before I decided to go to Boston Premier Properties because we might have missed out on getting our great apartment. Phil (who I think is the owner) was great to work with and I'm surprised at the negative reviews. He showed us a lot of places in our targeted price range and really listened to what our needs were. One thing that Phil did that we really appreciated was that when we went to look at a place we were the only people viewing the place and he took a lot of time to show us places and we never felt rushed. Told me several times they could show me an advertised apartment and to call him on a particular day/time at which time he didn't answer his phone. This happened on three different days.
