Knowing in advance that I would realistically have to rely on virtual tours of apartments, I knew looking for an apartment was going to be challenging. I found an apartment listing managed by Live Realty Boston and it specifically mentioned to call Brandon which was different than my interactions with other realtors up to the point. Brandon communicated and updated me regularly on the status of the apartment I was interested in. He made sure that the current tenants created a virtual tour for us and was tenacious in getting a floor plan for the unit from the landlord. Not being able to see apartments in person wasn't ideal, but Brandon stepped up, answered my questions, contacted the landlord and tenants to get what I needed so I could feel comfortable signing a lease. Zhenpeng Xiang (Raphael), was a fantastic guy to work with! I found an apartment on zillow and was immediately interested and called Raphael. I live in Texas and apartment shopping in Boston had been a difficult task until I found his information. I didn't have roommates set yet, but definitely wanted to lock down this apartment. I had let him know that I would get back to him after a short conversation that we had. A day or two later, I called Raphael to let him know that I had two roommates ready to move forward. He immediately answered the call and had greeted me with my name only after having talked to him for a short amount of time and I was completely unprepared. Here is the catch, I live in Texas, one lives in China, and the other is living in Africa. He organized the entire process, FaceTime toured the apartment for us, answered multiple questions at all hours from both roommates and parents of roommates, understood payment errors, negotiated a renewal cap for the next year, and did it all without any hesitation. In one week, we had an apartment! Patience, efficiency, friendly, and all around fantastic service that we received. I would recommend him 1,000 times over. read more

As many others have stated, once I paid my broker fee communication pretty much halted. Questions weren't answered, and many emails were either ignored or took over 2 weeks to reply. I'm only giving 2 stars because Chris Smith was great but was unfortunately unavailable during this Covid crisis. For example I was told the leasing manager made a mistake on the lease and I would have to re-sign it, and then never heard anything back... sketchy? Not happy that I paid $2400 for 1 hour of apartment viewing and terrible service ever since. The only time I got reached out to promptly was when a payment was due. So apparently they're available, but only to get your money. Have had much better experience with other Realty groups. read more

This place is trash. The broker promised us the unit would be professionally cleaned before move in, and it was not. Upon move out, I reached out via email for a receipt of my former transactions to determine whether last months rent was paid up front, the email was ignored. When I called, I was told they had no records and to reach out to my Landlord. Whats the point of going through a broker, if they offer absolutely no added value service? Go elsewhere read more

We thought that everything was going well, we signed for an apartment with a June move in in late January, well in advance. When I called the management company for our apartment they told us that they had not received our cosigner form that we had completed in February and sent to Live Realty to handle (because that is literally what we paid them a whole month's rent to do) and it is a week before our move in date. The management company also told us that they have reached out to our agent to get the cosigner form to no avail. Response time from our agent has been very slow (understandably so due to COVID-19), but no one was handling our account in the meantime and when we have emailed the main email there has been no response at all. We also found that in the process there were many sloppy errors made which we had to point out ourselves. I'm actually writing this review to get some attention because I have tried calling Live Realty's phone number and the number on their website does not work at all and the number on yelp, which is different, does not work either. read more

I had the pleasure of working with both Nick L and Will S from Live Realty, who I found via Trulia cold reach-outs independently of each other. In my search, I ended up dealing with over a dozen realtors and Nick & Will were by far the best! I felt that both of them were responsive & really took into consideration the full list of needs/wants my boyfriend & I wanted in an apartment, rather than just robotically entering neighborhood, price, & # bedrooms as most realtors seem to. (I have a cat, and several agents from other companies would send me listings that blatantly said "No pets" in the listing!) As for how they're individually superb: Nick is clearly very people-driven, with his main objective to help people find their future homes. He accomplishes this by taking time to get to know you and what you like/dislike with his disarmingly chill vibe. I appreciate also that he was very transparent & flexible. Nick is the closest I've felt to having a trustworthy friend help with my search, as opposed to a salesman trying to land a deal. He ultimately found us our apartment, which ended up meeting 99% of our criteria for $700/mo cheaper than our max budget! Will really does his research & prepared for our showings, even having our commute times/routes written down for each unit we saw. Where he wasn't able to get keys (because leasing offices were closed on the weekend of July 4th), he pulled up video tours for us & set up additional showings for the units we weren't able to see. My partner and I recently found the need to move from a non-pet friendly building to a pet-friendly building. I found Charles H. through Trulia to search in the Brookline T area and he was responsive, attentive and thorough from start to finish. He would answer my emails/questions within hours (if not minutes)! He was also very flexible with his time. Charles took the unit we were interested in seeing, our budget and needs (parking, pet-friendly, T stop, etc.) into consideration and provided alternate unit/building options that factored in other costs (parking, utilities, etc.) that would allow us to stay within budget instead of suggesting units at the max end of our budget plus additional costs (which most rental brokers do). We ultimately ended up not having to move; however, if we do move in the future we would contact Charles/Live Realty again :) read more

We had a great experience with Live Realty. My boyfriend and I worked with Will S who really payed attention to what we wanted. At first we gave him a low budget to work with, and when we were disappointed with the units and decided we were able to go a bit higher he rearranged his schedule to show us some more. He also helped find us a unit that didn't require a brokers fee or security deposit which was huge. We ended up with a great, affordable (for Boston) apartment in Brighton that we love! We were generally just super happy to be working with someone who respected our budget but also took the time to show us units that he thought we would like. read more

I was looking for an apartment in the off-season and looked online for what I wanted/needed. I had Benjamin Mandel help me with what I was looking for, even though my wants were pretty specific concerning the terms of the lease. He was able to quickly secure the place I wanted and showed me the apartment that very day. I think Ben was very easy to work with and helpful when it came to what I needed. The only "dislike" about the process was I felt like I needed to reach out to him more than he reached out to me. This didn't result in a problem, but just felt like I needed to be proactive. Overall, I would use Live Realty again, and would ask Ben again for help. I've had numerous problems with realtors in Boston, and I think Ben has been the best one yet. read more

So Benjamin called me up today (a Sunday afternoon) to "talk" about my Yelp review. I told him that I had no wish to do business with him (I might have had some choice words about his behavior) and hung up. He called back, I blocked the number. He called on a different number. I answered, confirmed it was him, and blocked that number. He then called on a third number. Well, I didn't answer but I assume it was him. It was within minutes of the second call. When I ignored that, he called my roommate (who happened to be sitting next to me). He did not leave a voice mail. Don't go to these guys. There's a reason their only 5 star reviews are from people who have never rented in Boston before. We've talked to some other realtors in the area who are a bit sleazy, but this firm takes the cake. read more

A day after writing the initial review (7/19), the owner Sam reached out to me. We got in contact the following day when we had time in our work schedule to phone each other. He wanted me to explain what happened and what could be done to fix the issue. He did listen to everything I had to say but once I mentioned that I had emailed him twice over 10 days ago and never heard a reply, he said he never saw an email from me. This was odd as Tony Fun wrote us an apology based off that email I sent directly to Sam. He eventually went searching and was able to find it but said he hadn't seen it before and will review the email, which stated everything I had mentioned to him and more. He said Tony won't be showing our unit but the unit was rented shortly after the initial issues occurred so that didn't really help. Sam was apologetic and offered to give us a gift certificate that would be mailed to us as a way to show how sorry he was for the situation. It has now been nearly two weeks and no gift certificate has come in the mail to us. I wanted to give ample time before I made an update to see if it would come but no luck. Sam had also asked if we would take down our review or even edit it. My roommates and I did not want to take it down but were open to add an update. But after this wait for a false promised gift card, we have nothing really positive to add to the review. The fact that a public review was the only way to get an owner to contact us after emailing twice should give future warning to anyone who tries to work with this company. Personally will be avoiding using this company in the future and will be giving heads up to all future landlords of this practice and avoiding Tony at all costs if he ever request a showing of a unit I am living in. read more

This has to do with the company's ability to follow MA tenant laws: I am in the midst of moving out of my apartment, and one of the companies showing my apartment is Live Realty....or at least it was until I complained to my landlord. MA law states that realtors are required to give 'reasonable notice' before showing an apartment, but Live Realty figures that most people moving are college students and don't know the law, because they have repeatedly failed to give me more than a few hour notice before coming in. One realtor even tried to give *10 MINUTES* notice before showing. If they are this bad about following MA law and showing tenant respect, I'd hate to see what other ways they try to skirt the law in order to make a deal. read more

So, let me tell you about my experience working with Live realty Boston. If you are looking to rent in Boston, or are new to the city, I highly recommend that you stay away from Live Realty. I have never met with such pushy brokers before, especially Benjamin in particular. And the kinder agents that I did work with were fired shortly after I would meet with them (which is telling). I'm sorry, but I don't need a broker (Benjamin) telling me in an email "be prepared to bring your checkbook and ID". After Benjamin had shown me a few apartments, I wanted to make sure that my roommates would be on board (which is a common sense thing to do). But Benjamin pushed me to make a deposit (on apartments that I didn't even care for) and when I told him that I would need to get in touch with my roommates, he insisted that I call them right then and there. He would act offended if I told him that I didn't care for a specific apartment; he would grill me and ask "why don't you like it?" over and over again. It got to the point where I was starting to feel uncomfortable around him. Being pushed into making a deal isn't right, and that's exactly what Live Realty Boston is good at. There are much better real estate agencies in the area. Do your homework folks! read more

Nicco DeLorenzo had a showing appointment with me to view my apartment. Both of us confirmed the appointment earlier in the day. I also told him to call or text me if anything changes. He was a NO SHOW and did not notify me at all! When I texted him on the scheduled appointment so see if he was still coming, he didn't have the decency to text me back. Landlords, do not deal with the agents from this office, they are extremely unprofessional. Update: Nicco texted me back 1/2 hour after I texted him to apologize that his clients canceled "last minute." It's obvious he had forgotten about our appointment. read more

Since my last review, I will admit that Sam, the owner of the business, has been extremely understanding, patient, and kind with my roommate and I. He intervened on my issues with agent Ben, and extended thoughtful communication where there was none. Thanks to his listening and efforts, we were able to agree to a discounted broker's fee (from previous unsatisfying realtor behavior). Sam has taken over our account and is always a quick phone call away from answering our questions. He isn't shy to help me or listen to my concerns. If working with this agency, I would recommend requesting Sam personally as your agent. While original issues should have never occurred in the first place, Sam did reach out to me and has attempted several times to bridge gaps in communication. I had to find an apartment before I moved to Boston and Jen at Live Realty Boston had a listing at apartment.com. I contacted Jen and confirmed an appointment time where I had to send my friend in Boston to go. But Jen was not available and they dispatched Liam Pierre to "work" on my case. It turned out neither of them was even aware which apartment I contacted them for in the first place, which I emphasized at least once during the communication. So my friend was shown only one random apartment that was above my budget that day and I had to reschedule on a very inconvenient day to be shown through Facetime. Also it turned out the apartment listed on apartment.com was in the wrong address (even though the pictures are the room) and the actual rent was 2% more than listed. But that was not the end. Liam whipped me into settling on a deal, o the promise that the apartment I am signing with will be professionally cleaned before the move-in. But once I paid his agency fee, he literally stopped replying to email and text when I tried to confirm with him when he was going to send the cleaning crew. But after getting into contact with the current tenant, I realize there was no contact whatsoever between the current tenant and Live Realty Boston in terms of anything related to transition. For example, Liam himself did not even know when the current tenant is expected to move out so that he can schedule the clean-up. So I ended up having to contact the cleaning crew myself, which is an additional $ 200 for the studio. I do not mind paying the agency fee which is one month rent. But I expect at least a worthwhile service. This entire experience is not only traumatizing, but truly reminds me of the scam agents back in China that I tried to avoid in my entire life. I don't know how some people give such a good review and it might be just a Liam thing. But I would strongly suggest you avoiding BLR for any type of service. read more

After sending out a number of emails to craigslist postings, I got in touch with Chase from Live Realty about a potential apartment. Out of all my replies and viewings, Chase was the only non-sketchy/non-pushy person I spoke to. He was very attentive and put in a lot of work to line up apartments within our price range and area preference. After a couple of so-so visits, we landed at a perfect apartment and the application/move-in process was seamless. When our landlord hired Live Realty, Sam and Raphael came to tour the property and introduce themselves. Both were very pleasant and professional. Unfortunately, Tony Fun was assigned to our apartment soon after. "Tony Fun" was so incredibly last minute, unprofessional and erratic in all business interactions that I cannot think of one positive quality Sam might have seen in him when hiring. Tony introduced himself through an email so poorly written that I initially disregarded it as spam. He followed that first impression up with another latenight, poorly written email, (to only 1 of our 5 roomates on her old college email) explaining the new method of payment. Tony wanted us to pay in person the very next day, ending the email with a threatening reference to late fees if we were unable to accomodate his erratic scheduling and last minute notification of this in person payment. Not only did this contradict my initial conversation with Sam(during which he informed me all about the online method we would be using to pay our rent going forward), but it also disregarded the working schedules we very clearly informed Tony of during our first interaction. I seriously cannot fathom how this man has managed to be so bad at his job that he has interfered with our working schedules, and with such disregard. Definitely not the kind of person to be representing a realty company. I hope Sam can either re-evaluate this hire or find a way to turn him into a fraction of what I would expect from any semi-decent employee working in the front end of a company. read more

These guys try to scam you online. If you contact them about any of their listings online they will ignore whatever you say and spam you daily with a canned response asking for more information about what you're looking for. Then if you reply they'll tell you the apartment you were asking about in the first place is unavailable and will try to sell you on something else. Despite asking to be removed from their lists I'm still getting spam emails from some of these brokers, including requests for me to fill out rental applications and background check info for apartments I never saw or asked about. read more

After searching online for an apartment, my roommate and I contacted Live Realty to help us find an apartment in the Cleveland Circle area. Kandia and Charles were the two agents that took us to numerous apartments, went out of their way to make time for us and ensure we got the a place we wanted and met all our criteria. They were extremely professional, and patient throughout the whole process, and helped us find a great place, that we love!! They were never pushy and were very accommodating to our busy schedules - they made the process so easy and enjoyable!! I will definitely be referring all my friends to them!!! My experience with Chase at Live Realty was terrible. He was unorganized and did not respond to me/my roommates in an efficient amount of time. To start off, when we looked at apartments he ended up getting in a fender bender with us in the car. He lost our paperwork, did not communicate with the property manager in a timely manner, and tried to have us sign two different documents- not explaining what they were or why we needed to sign them (turned out they were TWO DIFFERENT leases). Before we made our last payments on our apartment, he tried to say we owed more than we really did, when in fact we had actually over-paid. He said he would write us a refund check. After we had signed on the apartment and moved in, he called a few weeks later to say that we still owed $50. He was going out of town when I responded to his call, telling him I would be happy to show him all of the receipts to prove we did not owe them anything. He said that he would call us back when he got back in town and never did. I don't know how the entire realty company is, but Chase was not professional or organized at all. Not to mention he tried to scam us out of our money by paying more than we had to. We still have not received the refund check. Overall not impressed and WOULD NOT recommend. read more
