We owned a 2 bedroom condo unit in Coolidge Corner in Brookline. The building is in an excellent…read morelocation with good rental prospect. When we decided to sell the property, we discussed the strategy with our agent Tatyana Anokhina and she came up with a timing and pricing strategy. The strategy was to put in on the market for a short time and if the offer didn't meet our expectation, we would take it off the market within a week and list it for rental. For the pricing strategy, Tatyana, recommended to list the unit at a lower price to attract more foot traffic. Her suggested listing price was actually much lower than we would like. At the beginning, we were not too sure if the strategies would work but we agreed that we would defer to Tatyana's knowledge of the area and her expertise and followed Tatyana's recommendations. All through the process, Tatyana provided us with a lot of information of sales and listing of comparable units in the area as well as the rental market to help us to make informed decisions. The unit was listed two days after the tenant moved out and the first open house was on Saturday. Tatyana worked tirelessly to help us get the unit ready for showing by organizing cleaners, recommending handyman etc. all within one day after the tenant moved out. The first offer was lower than our target. The next offer jumped up $60,000 and reached our target. To our surprise, with Tatyana's amazing insight, selling and negotiating skill, she got us an even better offer. This buyer attorney was astute and requesting lots of information but Tatyana has a good knowledge of the building, location characteristics and condo association rules and regulations. She was able to educate the buyer about the advantage of the Coolidge Corner area, the price and the specific of the buildings. It took 2 days of negotiation to convince the buyer to agree to the terms and conditions and waive detailed review and contingency. The whole negotiation was done to everyone's satisfaction in three days. The condo unit was sold at a price significantly higher ($96,000) than the list price. The P&S agreement was signed in a week and the closing was completed two weeks later. It is a fast pace execution and we thank Tatyana's diligence, attention to details, persistence and perseverance to close out this deal.

Afterwards, I reached out to my previous roommate who had moved to a different unit within the same building, only to find out that it was Diana who let the painters into the unit herself and the painters left the windows and the door open to dry the paint after they had done the job. Also, my roommate had informed Diana that the keys cannot be left with the concierge, hence my roommate had it with him. I'm really unsure how she was not able to connect the dots here instead of having to resort to misguided judgements to respectable tenants who have vacated the unit on time in a cordial fashion. I would not recommend working with her.
