Oooooooh the fail. The buckets and buckets of fail. Where to begin?
Advance TL;DR: shady agents with shadier landlords, stay away.
Checked out a three bed for $1500 with another agent (not from this place) on Friday, November 23rd. Beautiful stuff, but the smaller bedrooms are pink and purple and will need to be painted. Wrote the deposit check on the spot. I get a call from that agent a couple hours later asking to meet up with her again and re-write the check to Boston Brokerage Group instead of her agency - they manage the building and won't stop showing the place unless they get the check made out in their name. A hassle, but whatevs.
The next day (Saturday): the BBG agent managing the place wants to hustle us into his office on a Saturday to sign the lease, to which the landlord has added an addendum. We wait and wait and wait to receive this addendum, as we have no intention of heading in to sign the lease without reading this thing first. Finally, we receive it via email - three pages of utter nonsense aimed at raucous 18-year-olds with their parents' money who are willing to sign anything. Fees for week-late rent ($50), clogged disposals ($100), roommate changes ($500), **renewing the lease(!!)** ($250) ... "no parties", tenants responsible for all snow removal, must declare intention to renew lease four months in advance, no notice whatsoever required before landlord/agent enters the apartment. We managed to talk him out of some of the more egregious points, but sucked it up and signed with many still remaining - the place was lovely and we were in a hurry to move.
THEN. Our own lovely landlord informs us that many of these addendum provisions (the week-late fee, the snow removal) are, in fact, ILLEGAL under Boston housing law, and a quick perusal of the City of Boston website confirms it. So take your pick: are BBG's agents ignorant of Boston housing laws, or are they scumbags?
We call the BBG agent to ask that the illegal provisions be removed from the addendum, and when he calls the landlord, SUPRISE: the landlord has decided that he doesn't want to rent to us. Tenants who require legal dealings are simply too much hassle, I suppose.
Not to mention: in between the signing of the lease and the landlord terminating the deal, the BBG agent who had hurried us into signing a lease to move a week later then delayed our progress in every way possible - insisted we couldn't have keys until multiple checks cleared into his account, which for some reason seemed to take several days after they had cleared OUT of my account; first asked for the faxed copy of a co-signed letter, then said we couldn't have keys until he got the original as well. At that rate, we would have been lucky to get keys the morning we were supposed to move in, never mind hoping to paint two rooms in advance. Now, after the termination, the agent won't write me a check back for the deposit despite me sending him proof that the money left my account. Plenty of effort made to cover their own asses financially, none whatsoever to ensure legal dealings by the landlords they associate with.
Now don't get me wrong, BBG's agent was not the only problem here - the other agent and the landlord were obviously issues as well. But he was absolutely shady, tried to hustle us into an apartment in a week but then threw up roadblocks every step of the way. I see his initials in another review here, so clearly this was not an isolated incident.
