Ultimately they just stopped paying for the emergency phone in the building elevator seemingly because they just forgot? There was never an explanation or apology. That led to a failed elevator inspection with 90 days to reactivate the phone and install working fire extinguishers. A truly horrendous company, and I have no idea how they're still in business. Late on association payments, won't answer any phone calls or emails, can't manage simple upkeep/maintenance (i.e. routine systems inspections), and wouldn't provide consistent or timely financials to the owners of our association. They never provided our contract after multiple requests from multiple owners. We parted with this company about a year ago now, and we are still receiving notices for failed inspections they did not inform us about. Their negligence created thousands of dollars of damage, and numerous safety issues that have since been rectified with a new company. I am currently a tenant in one of the buildings "managed" by this company. The conditions are absolutely horrific in this building. There are homeless people sleeping in the entryway, trash scattered about all the common areas, on all floors. The paint is peeling off the walls, every surface is absolutely filthy, and during my 6 months renting here I have NEVER seen anyone come into clean. Most importantly, we have seen the temperature drop to 20 degrees at night and THE HEAT HAS NOT BEEN TURNED ON IN MY UNIT. I've had to stay elsewhere the last few weeks because my unit is so cold. I have called PPS almost 10 times and have made zero progress due to their horrendous customer service. On top of all this, my oven hasnt worked since i've moved in--despite having someone "come in to fix it" three times. HEAT DURING THE WINTER AND THE ABILITY TO COOK FOOD ARE BASIC RIGHTS FOR LIVING. I have filed a case with the Tenants Rights Association of Boston (and whoever is currently experiencing something similar should too). Premier Property Solutions is negligent and approaching criminal in terms of their "management" of this property. I'm paying almost 2000/month for an absolute slum. I had the misfortune of living in an apartment on park drive, where the rental charge was the same range as luxury buildings in Fenway, the service at park drive however was garbage. After I told them I was not renewing my lease, I was charged a $400 expense for a maintenance request that I never filed and that was never completed. Unfortunately they charged me this on my last month there, so if I didn't pay it, they were just going to take it out of my deposit. One of the days water was leaking through the ceilings in the lobby and on 1st and 2nd floor. When me and several others contacted management, they didnt even pick up the phone. Lived at one of the Premier properties managed in Fenway from 2018-2020 and I can easily say it has been such a good experience for me. Kevin R. (who was the property manager for my building) was very prompt in replies to both emails/calls when we had any issues or inquiries even after-hours which honestly is rare and impressive for property managers. On top of that, the building itself was very well maintained with cleaners/landscapers coming regularly and also secure. Never witnessed any packages being stolen/mail being opened which again is rare for Fenway. Not sure why there are so many negative reviews as I myself am a picky person and I was happy with the way my building was being managed (perhaps just scornful tenants?). Overall being the first apartment I've ever rented, I can say that now say I have very high expectations for property managers in the future. Thanks Premier!! read more

I'm not sure who is most to blame for my recent apartment woes: the new owners of my building or their property management company. But this review is for the management company. My apartment building was sold last year but for a while nothing changed. Then early one Saturday morning they started knocking down the walls next door. I went over to complain but the contractors spoke only Mandarin (I think it was Mandarin). Still, they understood enough to call their boss and hand me the phone. "I live next door and this work has been going on for 6 hours now. How long is this going to go on?" "This work will go on all year. We are sorry for the inconvenience." A year? WTF? "You're going to be knocking those walls down for an entire year?" "Work will go on all year." It turns out they were converting the building to an Air BnB. For months the contractors were knocking down the walls and ripping up the carpets all around me. No one heard a word from the new landlords until they called up my friend one day: "So you're all moved out now, right?" This was the first he knew that he was supposed to move out. They probably spoke to a lawyer after that because they seemed to be trying harder by the time they got to me. At the end of January they sent me a 30-day notice. Unfortunately they waited 2 weeks to mail the 30-day notice. When I received the letter on February 20 it was 8 days' notice. "Please vacate the premises by February 28." 2 weeks before this had I tripped on the jagged Boston sidewalk and broke my arm. As luck would have it, this required surgery. When I got the letter I was lying on my couch, arm in a sling, knocked out on Dilaudid and eating Advil like jelly beans. "Look," I said to my cat. "It's an 8-day notice." I emailed Premier and told them I got the letter late and would need more than 8 days to vacate the premises. Around this time the lock to my apt. was somehow broken. One day it was working fine; the next it was broken. Against all odds, I was able to find an apartment in 2 weeks (full disclosure: I have a friend who's a realtor) and hire a moving company to drag my stuff to the new place. The movers left a lot of things behind. I had to go back and get it all myself. Of course the movers left behind valuable things like antique vases and china teacups. I went back to my old apt. and carried out as much as I could, dragging my stuff to the new apt. by subway or taxi, staggering under the weight of the bags until I nearly fell over in the street. This was only a few weeks post-surgery so I was carrying 20 something pound bags across town with a recently broken arm. It was too much. I took a couple of days off. When I went back to my old apartment to get the rest of my stuff, the room was completely gutted, the walls were knocked down, the carpet was ripped out. The apartment was empty. All my things were gone. I contacted Premier Property and asked about my stuff. Nobody knew where it was, though someone suggested that they were supposed to be tearing up the apt. next door but ripped mine up by mistake. Premier promised they would look into this situation for me. Days went by. I sent emails to follow up. I sent a spreadsheet listing my lost items. (Total value: about $1000). But I heard nothing back. Nothing. Finally I got an email saying that "clearly" I had "abandoned" the possessions in my apt. so they were thrown out with the trash. Never mind that legally I was still the tenant. I hadn't even returned the key yet. No one tried to contact me. Nobody asked me to come get my things. They didn't even try to set them aside somewhere in case I came to get them. They just threw them in the trash. I should have reported this to the police when I had the chance but I thought civility was possible. I was wrong. read more

I lived in a unit managed by Premier Property Solutions (PPS) that was affected by the water main break on the corner of Exeter and Comm Ave in March 2019. The flood happened at night while I was at a friends place. I came home to about 3 inches of water on the floor. The carpets were completely submerged and soaked, and I could tell that the floors were going to need to be completely replaced. I grabbed my cat, and packed a bag, then left a voice mail and email for PPS. Overnight, they showed up with industrial strength dehumidifiers and immediately got to work clearing the water out. It took about 3-4 days for the floors to be dried out by the dehumidifiers (PPS reimbursed me for the electricity bill that the dehumidifiers accumulated). After that, it took about 3 weeks to get the carpets torn up, floor boards replaced, and then new carpet installed. It felt like a while but when I was finally able to return in April, I was very impressed by the quality of the work that had taken place. Living elsewhere during the repairs wasn't easy and I definitely sent my fair share of frustrated emails to PPS, but they consistently responded quickly. The team took care of things very professionally and I was very happy with the state of things for the last few months I lived there. Although it may have felt like it took a while, PPS did wonderful work of getting the apartment back in shape and even accommodated my living expenses which was above and beyond. During the last few days of my lease, the PPS representatives that were showing the apartment to prospective tenants were polite and professional when they showed up. Big kudos to them - they were not intrusive at all while I was packing and moving out. read more

I can honestly say this is the worst company I have ever worked with. They claim they do inspections prior to new tenants moving in, but I was met with filth and a clogged sink that wasn't fixed until more than a week later. I wasn't able to cook or wash dishes during that time. The bathroom was disgusting and I continued to have plumbing problems throughout my entire year which they billed me for. They tried to keep most of my security deposit for a defect I wrote down during my apartment inspection. Emails were frequently ignored and left unanswered unless they were deemed urgent enough. I often had to send multiple emails and was only given my security deposit back after researching and citing the law. My friend who rented from the same company had a big hole in her ceiling for months that they only deemed important enough to fix when they had potential tenants visiting. Premiere Properties is the most irresponsible, incompetent, and unethical company I have ever dealt with. Every interaction with them is a gas-lit adventure into the depths of insanity. Attempting to have Premiere live up to their contractual obligations is a ceaseless nightmare of frustration and angst. On several occasions they failed to oversee actions as simple as coordinating fire inspections. when these inspections didn't happen due to Premiere's incompetence, they would then lie and tell the board that everything was OK. These failures exposed the building not only to fire danger, but to insurance liabilities or lack of coverage when it came to light that these oversights were never corrected. They also failed to actually pay our insurance dues, further exposing everyone in the building to massive liability and danger. After their services were no longer needed (we fired them for total incompetence) they held on to our reserve funds (all the money held by the condo association - some $30k) for months before requiring the threat of litigation to simply forward the check to our new management. They failed in every respect to live up to their contractual terms, frequently mishandling our finances, often billing us for work that was never done. In one especially entertaining instance, we were billed for work done AT ANOTHER BUILDING totally unrelated to our property in name or fact. their conspicuous ineptitude and negligence made its final appearance now, a year or more after we fired them, as we discovered that, despite having charged us for it, our taxes were not filed by them. Again, after multiple emails promising action, it was only the threat of litigation that spurred them to complete this task and reimburse us for their incompetently handled billing from months ago. They also charged the condo association an installation fee for sending a truck and workman to our property to install a 5"x8" plaque advertising their services in our entryway without our permission. The magnitude of their hubris is outshone only by their complete lack of intellectual, practical, or moral qualifications to manage anything more complicated than filling a diaper. I purchased a condominium complex in Plymouth, MA (Summer Hill) in May 2019. From the outset, it was clear that Premier couldn't have cared less about the property. Neither did the Trustees. Within 5 months, I learned that the property was riddled with black mold, especially on the first floor of all 5 buildings. I watched a company (Shiretown) take the clapboard off the building across from me. They were vinyl siding the building. They took off the worst sheathing in terms of mold but covered most of it up. They did not treat the studs or sheathing. My unit had a smell of mold and I had management come look at it. I had my unit tested, I was breathing mold and the studs in the front of my unit were soaking wet, black and moldy. Shiretown was covering the soaking wet, moldy studs and I had a fit. Catherine MacAlpine of Premier Property instructed Shiretown to cover the wet, moldy studs before my mold test company could get there. I called the Plymouth Building Inspector who came down and said he couldn't do anything because he couldn't see the mold. I told him to tell Shiretown to take down the 4 pieces of vinyl siding so he could see it. He said "I can't do that." Premier intentionally had a contractor cover wet, moldy studs knowing that it would damage my property and create a serious health risk. All the drywall on my exterior walls has to be changed. Premier doesn't want to do anything according to industry standards. They'd rather force you to sue them. I also have problems with water outside my unit. The water pools right outside my walkway, creating a mud pool. The pitch of the ground is off. They either need a drain or adjust the grading with actual grass. I've had 3 years of broken promises from Premier. They're always going to address it "tomorrow" and tomorrow never comes. With MacAlpine, there were only 2 answers to any complaint: 1) NO (we're not doing anything) and 2) It's your fault. They'll delay, lie, delay, lie some more and so on. The point is: the problem never gets addressed. Premier Property is a disgrace. There should have to be licensing for property management to avoid disasters like Premier. read more

I lived in a "Premier" building from 2017-2019. If I could give zero stars, I would. Here are the reasons why: -Nearly impossible to get in contact with property managers. They seem to be very phone-averse, and didn't respond to emails. When we did get in contact with them, they were defensive, agitated, passive aggressive, and unsympathetic. -Alcoholic beverages were stolen from our fridge during a maintenance visit. -Hallways and stairwells were in constant disrepair. Flickering lights, broken windows, trash, holes in the ceiling, peeling/stained carpets. -No smoking rule was not enforced. -Outer doors were not secure. They didn't latch and were not repaired promptly. This resulted in multiple break-ins - it was not unusual to find homeless people sleeping in the basement or entryway. Even worse, there were folks found shooting up in the boiler room. -The back alley was not safe. It was a gathering place for drug addicts and is frequently used for elicit activity. Premier did not seem interested in installing a locked gate or camera system. -The back alley flooded with any steady rain. This meant we couldn't take out our trash. It also meant we had to choose whether to go through the entryway in which a homeless person was asleep, or through back alley sludge in the rain. Not fun, not safe. -There were at least 12 heat/hot water outages in the 2 years I lived in the building. -There were regular package thefts. It got to the point where I shipped things to work instead of home. -There were 4-6 Airbnbs operating in the building. We had bed bugs that were traced back to the unit below us, which was an Airbnb. -We found roaches regularly. **Premier will claim they deal with problems promptly. This is often true, but their fixes aren't thorough or lasting. Even escalating the issue to upper level management did not yield improvements. **This review does not pertain to the receptionists - all of whom were pleasant, empathetic, helpful! read more

I lived in a unit within a building managed by Premier Property Solutions (116 Marlborough) for a year, and it was one of the worst years of my life. My upstairs neighbor, a former employee of Premier, played music so loud all night long that I couldn't sleep in the apartment I was paying to live in. After trying repeatedly to resolve the issue on my own, I reached out to Premier for help. From that point forward, my upstairs neighbor harassed me with deliberate stomping, absurdly loud music, and verbal abuse until I was able to find someone to take over my lease and move out of the apartment two months early. Premier was aware of the entire situation and chose to let me suffer months of harassment and sleep deprivation because of their personal relationship with the other tenant and business connections with her family, which I determined after 30 seconds of Googling. Upon my departure, Premier refused to complete a walkthrough of the apartment with me present and refused to return my security deposit. I'm now suing Premier in housing court and look forward to holding this company accountable for the laws it has broken. read more

I had to rent a hotel to shower so I could go to work. My kitchen cabinets fell off the walls overnight. When I called them the emergency line... They came 2 days later... I have lived here 3 years. And the last 2 years we haven't had heat.... Because the management controls it. We, all the tenants, were freezing last year! I called management because I spotted a mouse. I'd give them one star only because this website does not allow for less. The property managers in this company are wildly incompetent. My roommate and I have been living in our new apartment for over three months. We were so excited to be paying less rent than most other apartments in Boston. We should have realized there was a reason for this... When we moved in, the apartment was a disaster. We were told that it had been cleaned. Instead we spent the first week of our residence cleaning up dust, mold, mildew, even old toenail clippings and trash left behind the previous residents. There has been a moldy piece of packing tape holding a mechanism in our shower together since day one. Despite months of emailing, no one has come by to take a look at our tub. For every 10 emails my roommate and I send, we get about 2 responses. We signed a rent agreement that the lessor must provide reasonable heat and hot water. According to the Boston landlord responsibilities, the quality of these utilities has not been met. Despite being in clear violation of the lease for our entire stay so far- no one refuses to take action for their negligence. I know 11 year olds that could do a better job of putting in a work order and actually getting something fixed. Our property manager has been aware of our drafty windows that do not lock since day one. It is now over three months into our lease and that problem is yet to be fixed, despite numerous repairmen showing up to our unit (often unannounced). We have been trying relentlessly to remedy this directly with our property manager, but he is unresponsive and negligent and frankly, incredibly demeaning in his emails (for lack of a better word, when we told him our kitchen sink only produced scalding water he "mansplained" that in order to change the temperature we must adjust the faucet). In accordance with the lease, if the requirements on behalf of the lessor are not being met (they aren't being met in accordance with the responsibilities put forth by the City of Boston, let alone the lease) then the rent should be prorated accordingly. When we brought this to the property manager's attention, he threatened us with eviction. This problem has escalated to the point where my roommate and I decided to call in for an inspection on behalf of the city. Our property manager denied his clear negligence, so we have turned to higher powers in order to achieve justice... or at the very least living conditions that equate fairly to the rent we pay every month. Living here has been a massive headache. Communication, customer service, common curtesy, and timeliness are qualities Premier Property Solutions, LLC lacks in their entirety. Not only should you stay away from leasing with this company, but their operations are violating legal contracts and codes put forth by the state of Massachusetts and should be shut down entirely or heavily re-organized. read more

They use to be called JB Property Solutions. Not much has changed other than the name. The reviews you may find under that name are pretty much the same. I'm not sure if it is because our association is located in Salem and not Back Bay that they drop the ball so much for us, but common issues experienced with this company have been, and are not limited to: - Ignoring requests/emails completely without a reply. - Not seeing projects through to completion. For example, we still have a hallway yet to be fully repaired from a pipe burst last January. Not to mention any preventative measures yet to be installed so it doesn't happen for a 3rd year in a row under their watch. - Being completely unfamiliar with our condo docs as well as the property itself. Once as a trustee, I remember having to basically micro-manage THEM... the management company. - Switching property managers on us without notice. and more... We're not a big association and maybe not the most profitable client for them, however that's not really an excuse for these issues. They took over from our old management company and what a breath of fresh air. We live in an 11 building condo in the Fenway/Backbay area. A couple of things happened after we switched: 1. Our condo fees went DOWN - yes, DOWN. By about $100/month. 2. Our service went UP - yes UP. No more burnt out bulbs in hallways. Trash promptly removed, common areas sparkling clean. 3. Always reachable via email (I think they live on their blackberry/iphones). 4. And when it REALLY counts - they're there. We had a major fire a couple years ago in a building on our block and Chris from our management company worked AROUND the clock to get power restored, building cleaned out, painted, and allowed us to return to our homes within days. Other buildings weren't as lucky. Not sure about some of these other reviewers - they don't seem to have written enough reviews to be legit reviewers... read more

Well I am glad its not just me that realized this is one of the worst companies in Massachusetts. Condsending, incompetent, arrogant, rude managment. They are in actuality, petty property babysitters. I have seen better slum lords. They charge for EVERYTHING I've easily spent over $5,000. Have three serious leaks that are causing mold and severe water damage in my unit,nothing I can do to fix them as they are on the exterior of the building. This is their responsibility and they continue to do nothing. Was woken up by moldy water pouring from the ceiling onto my bed at 2am. The "emergency" number said they would send someone right out to address the issue. I waited up till 4am ...they did not call till the following day at ten. When he did finally come It was a bullshit band aid job putting up plastic sheets to better funel the water into a bucket I already had out. Worst part is that they had been aware of these multiple leaks for YEARS and did nothing about it. Can't tell if its negligence, incompence, or just giving zero fucks. I never review places, but I've had to make an exception for this place because the management is so incredibly incompetent. Ever since they changed names I've had so many issues with their employees. Right now I've been fighting for months to get my security deposit back. On top of that, everyone at that company is rude. I was trying to explain my situation to someone and in the middle of me talking she says, "You need to stop talking." I was taken aback by this obviously and I told her she shouldn't speak to customers like that. In return she says, "Well you're not my customer." WOW GREAT JOB representing your company. As a college student, my roommates and I were constantly disappointed by the lack of communication and blatant disregard we were treated with by premier property. Problems with the apartment regarding our safety, quality of living space, electricity, heating, cooling were dealt with in untimely manners and often required constant emailing and calling before anything was dealt with. On one particular occasion, our fridge broke and we did not receive a functional fridge for 2.5 weeks leading us to throw away all of our food and have no ability to eat in the apartment. Emails would not be responded to for weeks on end and calling the office proved to be useless as managers continued to be "unavailable". I was always told that he was "out of office" and the best way to reach him would be emails -- left unread for days on end. If I could give this "company" negative stars I would. I have not had a single good experience with them. Let me start by saying that I just moved to the area and am paying top dollar for an apartment in the city. They had us sign a limited lease, with the "promise" that we could extend another year after that. Wrong! We had to find out through the crappy handyman that they were going to renovate. Angry? Yes. We start looking for new places and what do we see 2 months later sitting on our front porch? A lease renewal!! WHAT??!! who just drops off something like that on the front porch? Oh and here's the kicker...they raised our rent $500!! We've had maintenance issues in the apartment since day one, never fixed... Emails are returned with one line answers like "yea we got your check -sent from iphone" -- What?? Now that's professionalism right there. Phone calls are super short because no one is ever there! Seriously, no one is ever working. I went into the office once and there were like 10 people there and the only person working was the receptionist, who appeared to be massively overworked. While all the "managers" were playing with their iPhones and tablets. One time I submitted my rent through the online bill pay system, not only does it charge you a $125 fee for doing so (a fee for paying your rent??) but they also lost the payment. They charged my card and sent me an eviction notice, pretty sweet right? Thank god I keep all my emails otherwise I would have been evicted. Same thing happened to a friend who rents through these people and they had to get their lawyer involved. AVOID THIS COMPANY AT ALL COSTS!!!!! read more

Horrible, unethical, no integrity. They do the bare minimum and did not properly maintain our building. They are also argumentative and not helpful when needed. They managed the budget poorly, and as a result would not perform maintenance properly. I had damage to my unit due to a common area issue and the manager, Bill Dempsey, would provide negative 'not my problem' responses when I would request information like, 'Can you tell me what happened so I can inform the insurance company?' Absolutely shameful. At one point the electric company put a notice under all the doors to say the common area electricity was being shut off for non-payment. I thought it was a fake until the next day when Premier told us they'd paid the bill and needed to increase the condo fees. DO NOT USE THEM!! read more

Premier was my condo Assocation's property manager for 18 months. Over that time, they ran our Association into the ground. They actively looked to exploit and upcharge us for their services. They charged exorbitant amounts for maintenance services, which violated our contract terms because they charged well over our agreed upon condo budget without first getting our approval. We had four different points of contact over the course of our relationship. They were unprofessional and poor communicators as well. I recommend that you stay far away. Within one month of switching companies, we were on a positive track towards improvement and now our Association is flourishing. read more

Horrible communication, late delivering rent owed, extremely shoddy repairs, and unprofessional in every sense of the word. Please take these compliants in strides. I was taken back to see so many negative reviews until I realized many renters were complaining about there landlord NOT management. PPS has maanged my building forever. Our building is not in the best financial state but they have worked hard to keep us in line with our current, ongoing bills and our future goals. We have had a few different property managers but all were responsive, friendly and took care of our issues quickly. Our building looks great and we havn't had any crazy or unexpected assesments. If I could give zero stars I would. Absolutely horrible customer service, never responds to texts/calls. We've had broken glass all over and windows busted since the derecho months ago. People shooting up in our garage. Bryant Nicholson entered my unit with an inspector while I wasn't home without correct notice, told us it would be Wednesday and came on Tuesday. Also rude in responses that we did receive. Bryant knowingly allowed a man with warrants out for his arrest to live below me and never did anything about the complaints of him being here until cops busted our doors down to find him.
