Exceptional Real Estate Partner - Phil Delivers Results…read more I've had the pleasure of working with Phil at Park Hou Group through Splice on multiple transactions over the years. Phil helped me purchase a single-family home in Cambridge, buy a townhouse condo in Somerville, and later sell the condo. Each experience exceeded my expectations. Going Above and Beyond from Day One For my Cambridge purchase, Phil's team secured an early showing before the open house, allowing me to submit a competitive offer ahead of the crowd. In Cambridge's cutthroat market, this strategic move made all the difference--I'm confident I wouldn't have gotten the house otherwise. Phil provided an incredibly detailed comparative market analysis (CMA) that gave me the confidence to make a strong but justified offer. Expert Advice That Pays Dividends One of Phil's best recommendations was converting my 2-bed, 1.5-bath home into a 3-bed, 2-bath. This renovation created a versatile home office and guest room, and when I relocated, significantly increased the property's rental value. It's rare to find a realtor who thinks so strategically about long-term value. Unmatched Expertise and Resources Phil's personal experience with rental properties and renovations sets him apart. As a first-time renovator, I had countless questions, and Phil never hesitated to share his knowledge--even well after closing. I later learned he develops properties himself and manages investment properties for other clients, which explains his deep understanding of what to buy, what to avoid, and how to maximize ROI on improvements. A Full-Service Team with Vetted Professionals Phil has built an impressive network of trusted vendors--inspectors, architects, contractors, loan officers, attorneys, photographers, stagers, and more. When he makes a recommendation, I don't waste time researching alternatives because I know they're competent and fairly priced. This network is invaluable and saves tremendous time and stress. Proactive Marketing That Gets Results When selling my condo, Phil convinced me to stage the property (excellent advice) and staffed the open house with multiple team members to ensure every visitor felt attended to. What impressed me most was his follow-through--he personally called every prospective buyer multiple times for feedback and to maintain engagement. Phil doesn't just list properties; he actively sells them. Always Available, Always Professional Throughout every transaction, Phil was accessible via text and phone, answering questions and easing anxieties. His communication style is both professional and reassuring during what can be a stressful process. I've recommended Phil to all my friends because I genuinely believe you won't find a better realtor in the Boston area. His combination of market knowledge, strategic thinking, and exceptional service makes him an invaluable partner in any real estate transaction.

*this review is for Valerie Foster Filiberto*…read more As a first-time homebuyer, I came to Val with an ambitious goal: find and close on a condo within two months to avoid renewing my lease. It was a tall order, but Val and I got to work immediately, and she delivered! We searched listings together, and Val connected me with properties and opportunities I wouldn't have found on my own ~ she has access to a private network of properties not yet listed on MLS that only the elite top 10% of sellers are invited into, super cool! She guided me through every step, from tours and offers to inspections, negotiations, and closing. What stood out most was how strongly she advocated for me. She never pressured me beyond my budget, welcomed every question, and made sure my concerns were addressed. Val was knowledgeable, approachable, and incredibly responsive--often calling me back immediately and sending follow-up emails before we even finished our conversation. My attorney and father were also impressed by her communication and professionalism. Val made an intimidating process feel manageable and protected my interests throughout. We successfully closed within my timeline (even earlier!), and on closing day, she surprised me with cookies and a beautiful jar--the sweetest first gift for my new home :) I couldn't recommend her more highly to anyone looking to purchase a home. she truly cares about her clients and does honest business with all involved parties. I'm so grateful she was recommended to me! thank you so much for everything Val!!!

I had first called Ed a few years ago when I was thinking about selling me place. He gave me good advice, was always happy to speak with me, always responded in a timely manner, and I decided not to sell my place. So when I did decide to finally sell my place, I called Ed and he still responded in a timely manner and was happy to meet with me. He was one of three realtors I met with and he came in with the best action plan on how to sell my place. The entire process was quick, incredibly efficient and best of all, took very little work on my part. He has very good knowledge of the market, the area, and is a problem solver. On top of it all, he is a darn nice person and very easy to work with! I could not have asked for a less stressful and positive real estate experience and Ed is a very big factor in that.

Impossible you say?! Well to that, I assure you that you have not yet met Chrissy. Not only was she very easy to speak to over the phone, but she was empathetic and accommodating with regards my constraints (I emphasize this as it was a holiday). I have a habit of moving at a fast pace, which was pushed into overdrive considering flight-determined deadline. While this can, from time to time, throw most people off or be a little overwhelming, she managed to get everything done with the highest level of professionalism and in record time. As for my new home, it is day 9 of my occupancy and I couldn't be happier. Really, I couldn't have found a better place to live. Thanks Chrissy!

He's professional, yet laid back so all the time we spent together was actually enjoyable and not a gigantic pain in the ass like most apartment searches are. Plus, he's honest. One of the worst places I've ever stayed & definitely not worth what we paid…read more ONLY PRO was the location - a double edge sword. Centered in a great area HOWEVER - CONs would be the location as well. Directly across the street is a homeless shelter and we got to enjoy a ton of arguing and fights at all times of the night and early morning. Lots of ambulances and every morning between 6:30-6:45 AM. we woke up to construction right outside the bedroom window. The building is poorly insulated and you get to hear everything. Hope you're not a light sleeper! DAY 1 the bathroom flooded due to the toilet not operating/flushing properly. The maintenance guy who came to look at it just put the lid on top of it and walked away. DAY 2 another maintenance guy came who admitted he was not a plumber so I helped him. Showed him the toilet needs a trip lever and a float for the flapper chain, which is on the instructions that is directly underneath the lid of every Kohler toilet. He swapped the trip lever and quickly left so we had to assume it was fixed. That would be a big NO. I adjusted the fill valve to the proper height. I bent the new trip lever so that it would work since it was the wrong one. Adjusted the flapper chain and made it so it will flush just have to hold the trip lever down the whole time. I alerted the property manager, they said they would send out another person. DAY 3 an older disgruntled man shows up, he was arrogant, condescending, and extremely rude. Making comments about me being a plumber longer than me and not knowing what I'm doing, even though the directions for the toilet are directly under the lid and I showed them that. He continue to insult me even though he was incorrect so I told him to go ahead and leave. I called management asked them to have a supervisor or someone important to give me a call about the way I was treated and crickets. They were supposed to send me the check in instructions. They didn't. I called and left several messages. I texted the phone number several times. For an entire hour I got no response. I walked into one of the buildings where the address was supposed to be and that building's desk person knew exactly who I was supposed to talk to and ended up getting me a hold of somebody right away. They completely ignored me, but this guy had a different number for them. They misplaced my info & online info form so I had to do that again. They falsely advertised this place. They gave us an address in between 2 buildings. They have over 200 pictures online and 3 of them belong to this crappy condo and of course they only put the best pictures of this dump online. This condo is subpar, it's got lipstick on the pig. It needs a serious renovation, a lot of things don't work correctly or at all. This place is gross and the management is absolutely horrible.

Thayer & Associates (Thayer) has managed my condominium for many years & they are an organization…read moreof competent, professional staff...from the property managers to the accountants, to the on-site maintenance personnel. Some of the negative posts on this website are suprising & don't seem representative at all - I suspect some people are taking out personal issues on Thayer...possibly based on the enforcement of condo rules & regulations or Board decisions, that Thayer had no control over and had to enforce because that's their job. If you choose Thayer your property management company, you will find that they are reliable, knowledgeable, and there when you need them. They have their phone number posted in every building of my complex because the want residents to call them about any problems or questions. They respond REALLY quickly to urgent/emergency calls, at any time of day (in the evening they have an answering service take your calls and notify them of an emergency, even if it's 1am). And I've found that for non-urgent questions, they typically respond within 48hrs which is reasonable. Thayer is also great about advising the condo board & allowing the Board to be as involved or un-involved as they want to be in managing the condo. Thayer leverages their years worth of experiences with contractors to the benefit of any property...it's really helpful to have a property manager sharing their knowledge with Board members so that the Board can make decisions that are in the best interest of all residents at the property. Most people living in a condo managed by Thayer have no idea how much work they do "behind the scenes" to make your condo run smoothly. In my time on the Board of my condo, I've worked with many of Thayer's staff and had good experiences. We even had one property manager donate some spare plants from her own yard for us to plant on our condo grounds - that's just above & beyond! There's not much more you can ask for from a property management company...they do their job well, they're pleasant to deal with and they're actually good people too.
