They make stuff up like charging you for a dirty oven. It was filthy when I moved in but they took off $350 of the SD when I moved out. I guarantee they did not clean it!! My wife and I had a three days to find an apartment before moving up from Atlanta. Our realtor that had been working with us bailed, another delayed an appointment, and the one place we got to see was a dump. Enter Josiah. He showed us a place right after an open house on what was supposed to be his one day off. He worked tirelessly to help move into our incredible apartment. In a day and change we had a signed lease on a gorgeous and spacious older apartment that had been expertly renovated. The building is professionally managed out of the same office so we knew who we were working with from the start. When the time comes to find a larger space I'm not wasting time with anyone else, I'm calling Josiah because he was kind, hardworking, thorough, and incredibly professional. It is December 8th and they havent turned the heat on for the past 2 days. It is currently 19 degrees outside so you can imagine how cold it is inside. They often don't turn the heat on so it is freezing. Other people in the building that I am friends with experience the same thing. We are all college students and they treat us like S**t. In October we had someone come by to check the actual radiators and they were perfectly fine, so it definitely isn't our fault for not opening the valves. DO NOT rent from these people, the building sucks anyways because it is so loud even with all the windows closed. read more

We started with Chris and Xavier when we were looking for someone to list are our apartment for rent, we had given it to two other realtors previously who guaranteed they could get someone but never had a single showing. The day after giving Chris and Xavier the keys they already had a few showing lined up. I ended up changing my mind with the hot market and decided to list it as I live in D.C now. Met Chris on a Thursday afternoon while I was in town for business accommodated my busy schedule and met me in Cambridge during rush hour(something you could not pay me to do). He had a very professional demeanor and seemed like a great guy, I ended up listing it with him, about 14 days later had an offer in hand. Being out of the state Chris helped get all the paperwork from association/inspections etc complete and over to the lawyer to close in 11 days. I would highly recommend both of them as they were very professional, know the Boston market really well and are just 2 really great guys to work with. Extremely reachable, return phone calls/e-mails asap. If/When we are back in Boston will definitely reach out to them for my next purchase. He was so helpful, and was one of the only realtors we met who really respected our budget and took time to get to know us and get a feel for what we like. I spent the past year searching for my first home, and Chris Taylor was enormously helpful, extremely responsive and endlessly patient throughout the process. First off, don't let the length of my search deter you, as that was my fault with my ever-changing parameters. Nevertheless, Chris stood patiently by my side as we bounced around from neighborhood to neighborhood (Allston, Brighton, Brookline, JP, Dorchester, Cambridge, Somerville, Medford). He also was very accommodating to my work schedule and would meet with me as late as 8pm in some instances. He walked me through every step of the home-buying process, and also had every resource that I needed along the way. All in all, Chris was just a pleasure to work with and I'd definitely work with him again in the future as soon as I pay off this mortgage. I should note, at some point, Chris had to take a week or so off, but in the interim, set me up with his colleague, Xavier, to continue showings. NEVER RENT WITH THIS COMPANY! No matter how bad your other choices are, I am positive they are better than this. I have never written a review in my life, but I feel compelled to write one now. Upon moving in I was told that I could only expect a sweep cleaned apartment. Then when I moved out, I received my security deposit back with a $250 deduction for cleaning. There is not a cleaner in the world who would charge $250 to merely sweep a two bedroom apartment. I had a number of other complaints, but was told that suddenly the only person who could handle my issues was the landlord who handled literally nothing else the entire time I rented. I had never spoken to him, and in fact I had a hard time even obtaining his information. I have been in the process of trying to contact him for almost three weeks and he has not responded to a single one of my attempts. Xavier has been absolutely useless during the whole process. After a year of only communicating with Xavier about renting from this landlord, suddenly he has no means of assisting the process or contacting the landlord. This is a SCAM to take your security deposit money. They are NOT reputable. This is not even to mention the problems I had earlier in the year that the landlord/real estate team took their sweet time dealing with. The living conditions at times were practically unlivable. In conclusion, NEVER EVER rent from these people. read more

This is the second time I've rented an apartment through advantage and each time I have found myself with a fantastic place to live. Josiah helped me out this time and found my roommate and I a place that I can confidently say is the steal of the North End. After a third roommate dropped out, Josiah switched gears quickly and found us a gorgeous two bedroom when quality options in the area were few and far between. This company reinforces the negative stereotypes of realtors. I've unfortunately had to go through them twice and have had similar experiences in both instances. When searching for housing, we found the place we wanted and went through Advantage Real Estate to get the background checks and the lease finalized. We were told at various parts of the application process that once we got the first month rent and the tenant applications sent in, the property would be taken off the market. When we achieved that, we were told that the property would not be taken off the market and that we needed to hurry to complete the next step in order for it to be taken off the market. This happened a few times, though it seemed pretty apparent to me that they were just trying to inject anxiety into an already pretty stressful housing search. Every email they sent to us was crafted with maybe 30% new information and 70% reminders that other people were looking at the property and that if we didn't hurry we would lose it. This was used at virtually every step of the process and it made every interaction unnecessarily stressful. The other big problem we ran into was the correctness of the information we were given. Moving the goal post for what we had to do to get the property off the market and secure it as our own was just one part of this. When asking about how to get the key for the apartment, we were told we would have to retrieve it from the management company office in Medford; a good 30 minute drive from where any of us were currently living and where the actual apartment was located. On move-in day, I rented a car to drive up to Medford to get the key only to be greeted by the landlord and told that the key was at the apartment. I had wasted time and money driving all the way to the management company's office when the key was only a walking distance away. We were told that the apartment would be ready for us to move in on the 1st of September. We built a lot of our moving plans around this data including reserving a moving van, setting move out dates for our previous living arrangements, and having furniture delivered. When the day came to move in, we were told by the landlord that we couldn't move in until the place was cleaned; they had professional cleaners coming and that the realtor should have notified us of this. On multiple occasions, the realtor would sidestep the group email and send texts directly to individuals with conflicting information, which caused much confusion in the group. This was all from my first dealings with them. My second engagement with Advantage Real Estate was much more brief (thankfully), but exhibited the same shady practices that they were using when we first moved in: lots of misinformation and deliberate attempts to inject uncertainty and stress into the process just so they can close the deal a little faster. I'm going to do all that I can to avoid them in the future. read more

Chris Taylor did not meet any of our expectations. He did not list our rental place until a month after we contacted him as our rental agent and that was because we could not find it when we searched online. He knew he was dealing with scheduled personal commitments but did not tell his colleagues to take care of my case when he was out of the office/on vacation. After contacting him, he listed the apartment but the street address was not listed, therefore making the apt search unable to be located correctly. He also reused some old pictures from when we bought the apartment, not the news ones. He took days to reply to emails and had not have a showing. Because of this delay, we missed the prime time for the rental and had to decrease the rental price to get it rented out before dragging it even longer after we went with a different agent. His coworker Chad is much more responsive and responsible, completely opposite of Chris. You will have much better luck with anyone else.. just not Chris. read more

My roommates and I worked with Chris at Advantage Real Estate. From the get go, Chis was extremely nice and accommodating to our busy schedules. Because none of us are from Boston or familiar with the area, he explained the areas well and told us all about the "hot spots" he thought we might be interested in. Chris assisted us on every step of the way during our process of renting, and was always quick in responding to emails. He even went out of his way to meet me at the apartment to drop off my keys on move in day instead of having me pick them up from his office. We couldn't be more happy with our apartment and location in Boston. In terms of Chris's generosity, months after we finished working together and I was settled into my apartment, he even was so willing as to be an interviewee for a school project I was doing. I wish there was an option to give 0 stars as I feel that is a more fitting rating. All the reviews are in favor of Chris Taylor, however, I moved in 3 years ago and all of the agents who were working for Advantage at the time have since left. Our experience with our real estate agent was horrendous as she made promises that were not kept. When the apartment was showed to us it was in unlivable conditions and my roommates and I were reassured that the apartment would be cleaned prior to the move in date. As you can imagine, this never happened. Chris Taylor has a poor negative attitude similar to the manager in charge of Advantage, TJ. The only thing this real estate office is on top of is fees, fees, and more fees. We were told that as we referred other tenants to use Advantage we would be compensated monetarily for our referrals. We never saw those referrals. All of the reviews for the Advantage Property Management apply to the real estate office as well. It was a horrible experience, I would never trust them with my real estate property, and if I could do it all over again I would never use Advantage again. Horrible customer service!!!! read more
