Albertcorp is great! They listen, respond and give the best advice for every situation.

Can't go higher than this. To the positive side, they are responsive and generally get things taken care of very efficiently. To the negative, they are extremely surly with which to deal and they selectively enforce building rules. In our building alone, (i) illegal parking in the buildings rear which compromises safe egress remains unaddressed, (ii) allowing some owners to AIrBNB their units is not allowed by charter and compromises resident safety remains unaddressed and (iii) they are inordinately slow and even neglect in their duties to act if the enforceable issue involves the condo board members (who are responsible for their ongoing contract). read more

Apartment was delivered on very poor condition, with food sediment all over the kitchen and fridge, insects both living and dead scattered around the apartment, and several parts of the apartment in disrepair. Carpet emits an intense pet waste odor and has holes exposing tack strips, window net has holes allowing for insect access, and the front door to the building won't lock. Communication was awful and misleading about the condition of the apartment before the move and could not tackle these issues in a timely manner. read more

I currently rent through Albert Corporation and couldn't be more pleased with how well they've treated my roommate and I! Working with Dan has been very easy. If there's even a minor problem he's quick to respond and help out. He always keeps us in the loop if there's work being done around our complex, etc. I'm glad I was able to find a place as nice as this, with people who care about keeping me happy. They manage a multi unit condo HOA in Brookline my family is moving into - to date they gave themselves 1.5-2 weeks to fill out a single form and have not done so more than 2 weeks later. Update: Moving this to 2-stars from 1 because, after getting the seller/lawyer of seller involved and several unanswered attempts to reach out to the person whose job it was to do the work, finally the job got done. read more

Somehow this man always finds a way to put the blame elsewhere-- so long as it's not himself. He's lied to us and becomes very defensive for no reason. I absolutely do NOT recommend anyone purchase or rent a property managed by the Albert Corp. In the three years that I have lived in an Albert Corp. apartment in Brighton (on the Brookline border), they have done everything they possibly can to avoid actually managing this building. It's all just excuses, excuses, excuses. The biggest issue that we have is with our hot water: the water system only produces enough hot water for around 50% of the units, so between 7:00-10:00am, the hot water has run out and the shower is cold (or lukewarm if you're lucky). How has this issue been handled over the last three years? Year 1: we reported the issue and received a response that it was not their fault and that it was an individual unit issue. Of course, it was not. Albert refused to take responsibility. Year 2: enough tenants spoke to one another to realize the issue is widespread and that we were all getting the runaround from Albert. There were several complaints filed but, for the full winter season, we all received a generic response of "We are aware of the issue and committed to fixing it as soon as possible". Albert did admit that the issue was their fault and their responsibility -- the water heater system needed to be replaced -- but noted that that would be an "expensive fix." Right...so use the significant sum of money that each unit pays you each month to maintain the building to actually maintain the building. In the end, no repairs were made. It's now Year 3, we have the same water issues, and we are getting the same generic response. No repairs have been made. No repairs will be made. The Albert Corp. is just once again waiting until spring arrives, the weather turns warm, and the complaints die down to avoid taking responsibility for their property. TLDR: if you like taking a hot shower in the morning, do not pursue an apartment or condo managed by the Albert Corp. Also: the parking lot is not maintained; the lines and numbers separating the spaces have faded so no one can see where their spots are. Random people and their friends will park in your spot and you're on your own to get them moved or towed. read more

I rented with the albert corporation when I used to live in Boston and my experience was smooth and easy. I would have some issues with the apartment but Dan made the fixes quick and easy! Not sure why the ratings are so low... must be from all of the divas from beverly hills. Absolutely terrible service, if you have better alternative avoid Albert Corp. It is impossible to get anything fixed in a reasonable time. At the start of the lease, the locks to my apartment had to be changed. Every time we schedule any service to our apartment, the handy man is given the wrong set of keys. This has happened at least 5 times now, making an already delayed service visit even longer. Our property manager, Dan Vendland, is totally incompetent. No matter how many times we tell him that our locks have been updated he never seems to get the message. Recently my roommate and I resigned our lease, not because of any fondness for Albert Corp, but because our apartment is in a perfect location and neither of us want to go through the hassle of moving again. Albert Corp cashed our check with the resigned lease so we assumed we would have the apartment for next year. We found out today that Albert Corp has been touring our apartment under the impression that we are moving out. They never notified my roommate or myself regarding the tours, which is a blatant violation of landlord tenant laws, AND WE JUST RESIGNED OUR LEASE. If you ever have a problem it is impossible to get anyone on the phone. If you can avoid Albert Corp like the plague. read more

DO NOT do business or live in a property managed by the Albert Corporation if you can help it. Dan V in particular is VERY unorganized, unprofessional, and ineffective, as he did not even address or respond to me about certain major repairs for the entire 18 months of my residency. The repairs that they did do were shoddy at best, such as painting over peeling paint without removing the old layer. This only led to more paint chips flaking down from the ceiling. "Why do the job right when you can do it cheap?" seems to be their mentality when approaching even the simplest of issues. The HUGE issue though was with our oven. Upon moving in, the oven was rusted completely through the inside and the ignition would leak gas throughout our unit. Even after being issued a hazard label from National Grid for this oven, we had to avoid using our oven for 9 MONTHS before they finally replaced it. When it did get replaced, the stovetop would not ignite properly. They refused to repair it or even respond to my calls for 7 MONTHS. To this day it is still not repaired. read more

My overall experience with the Albert Corporation has been very mixed for the past decade. If the Albert Corporation were Jay Z, then most days I feel like Solange Knowles. Often times the property manager and the onsite super can be unresponsive for days if not weeks. And a simple word of advice: don't use any of their "recommended" contractors - A&K Plumbing, Bay State Drain, or Pearson Electric. A&K Plumbing fleeced me a couple of years ago with their overpriced shoddy work on the unit's radiators. They basically used duct tape and chewing gum to plug up a leak in the radiators. read more

Items keep getting stolen from our building- including food, packages, etc. Management is NOT responsive to the point where it seems intentional. The Albert Corporation and the landlord, Nilesh Patel, were fine until we asked them to do their jobs. We lived in the apartment 1 year completely comfortably. We decided to renew the lease. The 2nd year we started having a few building issues. That is when we realized the incompetence of this building management. When we first moved in, 3 days after the lease started, the apartment was disgusting. Actual grime and filth on the walls and floor. Appliances and windows broken. When we reported this to The Albert Corporation and our landlord we were told that they were too busy to come and clean it. Being a basement apartment, our one fire escape besides the hall was a window leading out to the trash alley. The window was always blocked by a dumpster. After numerous complaints to our landlord and The Albert Corporation, the problem was still unresolved and we had to report it to The City of Boston. The shower had a handle to lean on when getting in and out. One day when my roommate was getting out of the shower it ripped out of the wall and tiles flew out. It sliced his arm badly and he had to get stitches. We reported it to the landlord and The Albert Corporation. It took them 8 months and countless reminders to send someone over to fix the hole in the wall. Probably the worst problem was the bed bugs. We had bed bugs in our unit. When first reported, we were made to believe that it is not the building's responsibility to pay for the extermination, it was the tenants. This is wrong. It wasn't until we checked out rights as tenants were they forced to hire an exterminator. We had to have 4 exterminations until the bed bugs were gone. It took 3 months. This is because The Albert Corporation was to cheap to get the correct method of extermination for our situation and refused to hire an inspector to come and determine where the bed bugs were coming from. It was neglectful and gross. If you are going to rent here, be aware of your rights as tenants and be prepared to keep hassling The Albert Corporation if you have an issue. Overall my experience living in their buildings was uncomfortable and dangerous. read more

I believe this company takes advantage of the fact that most of the tenants are recent grads and therefor not very experienced with renting. I have several complaints but my main ones are: 1. Rodent infestation - Terminex came to our apartment when we first moved in and pretty much told us there wasn't much we could do but manage the rodents coming into our unit because the building is infested. No form of treatment can actually work when its a building wide problem. When I called Albert corp I just get told to "call you landlord" or "thats your landlord responsibility"....ugh no. No one actually listens. The only actions I have seen the building take is by entering our apartments during the work day and laying out sticky traps all over the place, in sight for any guests to see or pets to step on. A lot of owners here have dogs and this is very poor protocol! We see mice almost everyday in the summer. Its been horrible. I don't even feel comfortable cooking when my boyfriend isn't home. During the Fall they were present only once or twice per month, winter they must have died off, but Spring & Summer they are back. I'm pretty sure if I walked into the living room in the middle of the night in the summer I will see a mouse in the kitchen or living room. 2. The Super is unknown. In most rentals the super is well known throughout the building and everyone has his name, number, and even knows which unit he or she lives in. In case anyone is thinking about renting an Albert Corp managed place in Brighton/Allston and wants to know which buildings to avoid for mice purposes should feel free to send me a private message and I'll gladly let you know which buildings I have experience with. read more

The year after having a nightmare of a management company I rented from Albert Corp. I was much more happy with them. The staff was very helpful and accommodating with any questions I had. Anything that needed to be fixed or replaced was done so in a prompt and professional matter. I even had an issue where they did not have to be understanding at all but they were. For this, I give them high props. I can't give them five stars because they were a little intense about the cleaning. I had accidentally left some dust on certain corners of the floor boards and was told I needed to come back and wipe it up or face a $100 dollar cleaning charge. Annoying and unnecessary. I would give 0 star for sure if there is such an option. Today is Monday and the second storm this winter hit the city. The heating system hasn't been working since Saturday. The temperature is around 58F inside while the lowest temperature required by State law is 68F during the day. When I called them it said office closed due to bad weather conditions. I then dialed the emergency number but the lady answering the phone kept trying to transfer my call to that closed office, although I told her it would not work! It is simply unbelievable that any reasonable management company could do this. Even shelters are warmer. read more

This company is a complete and utter disgrace. My fiancées car was illegally towed out of a "fire lane". There was no posting of this fire lane and not did anything say there was one. Multiple other cars have parked there overnight and for days at a time. When trying to work with Nik, the person in "charge" of this property, he became incredibly defensive and hostile. We explained to him that there is no way of knowing that it's a fire lane without posting. He then backed down and said it wasn't a fire lane. He went back and forth multiple times on all of his stories, which were then relayed to police. After he backed himself into a corner of lies he told my fiancée to "fuck off you bitch" then proceeded to hang up the phone. This whole ordeal resulted in a towed car and money out that will never be seen again. read more

I live at 119-137 Freeman Street in Brookline and we have been using The Albert Corporation (TAC) as our management company now for 6 or 7 years, after having to get rid of a guy who almost made our condo association go bankrupt. We started at about $30,000 in reserves and we are now at $200,000 and many many projects on the condominium have been completed. In the overall big picture, TAC has done an excellent job of managing our finances, helping our board meet and make decisions, managing vendors around projects, and fixing small problems as they come up. I was on the board here at one time so I have had intimate and direct experience with them. I don't think you're going to find any management company that is perfect, and TAC is not always perfectly responsive, but I think they know their stuff and do a very good job overall. I would recommend them to any condo association. Updated 12/2016: from 4 stars to 5 stars. Our new account manager, Greg, is even better than the last one. He is super responsive, calm, solution oriented, detail oriented, and capable. We have had a number of successful projects led by Greg and our board that have increased the value of the condo and made it a nicer place to live. I strongly recommend TAC! read more

CONDESCENDING SCUMBAGS! Living in my car would have been an upgrade over staying in their building. 6 months of headaches was topped off when I was traveling and a pipe burst in the building, ruining half my belongings and then the Albert Corp left all my appliances running overnight (AC, fan and for some reason all my lights) to try and "dry the place out." When I returned the next day a lightbulb exploded on me (that they had left on) cutting my arm and hand. The property manager Dan V didn't acknowledge or apologise for any of this and the President, Bob finally chimed in just to say "your lease ends soon, good luck in life I hope you become someone significant." I've rented/ lived in 6 different places (3 in Brighton) all of which are better priced and far better managed. read more

I lived in an AlbertCorp-managed building for 2 years. I have no complaints! It was a great experience. Our property manager, Greg, was always really helpful. We had a couple minor issues over the course of two years, of course, but they were always handled very well. A phone call about a troublesome toilet was returned quickly and the issue was remedied that same day. We had a small problem with our door's lock one morning and even though I had the right key, the door refused to open. Fortunately, Greg came over within 20 minutes of my calling him and fixed the situation right up --- and I even managed to get to work on time. I would definitely work with the Albert Corporation again, and I'll gladly recommend them to friends. read more

Honestly haven't had a great experience with them. I live in a building managed by their company, and it's less than impressive. For starters, they should do a better job of screening their landlords, because mine is one of the worst of all time and they don't even seem to be in contact with her. There has been leaking in my individual apartment, and it took them 5 days to get it fixed-which I got the sense was quick for them. The quarter slot for the one communal washer gets jammed more often than not, and one of the two dryers really doesn't dry. When I spoke to a representative on the phone he seemed like a nice man, but overall they need to take more pride in their work. read more

Funny how they were so quick to respond on this one, when it took only 6 months to actually get their attention. In addition it was demeaning comments, like calling my HUSBAND my "boyfriend", that was always apparent in dealing with the corportation. They seem to be age discriminant. Additionally, it was never about the unit, it was about the complex as a whole. One of our friends who lives in a different complex, also managed by the albert corp had months of problems with the corporation and their poor management. Once again do not rent or buy. I am glad that the other reviewer had a positive experience with the Albert Corporation, maybe he owned and worked with them? I rent from a landlord and the managing company is Albert Corporation. The building superintendent hired for my building and multiple others is an absolute nightmare. His family is extremely loud in the building with the loud banging music starting at 9am on Saturdays and 2pm on weekdays. Despite numerous calls to the Albert Corporation, the noise won't stop and the super's family often just turns up the sound once you ask them to turn it down. Then the super won't fix anything because you've called and complained about his family. Does Albert Corporation really tell the super who complains?!?! Besides the noise, the building's upkeep is disgraceful for the amount I pay in rent and the back safety light was out for 1.5 years until some owners actually moved in. Weird it got fixed after they complained... I can't see that the company does very much except take down your complaint and then do nothing about it. I do take issue with their handling of company personal. I don't know if the super is a friend or something but I'm utterly fed up with this management company. Not only am I never renting from another Albert Corporation managed unit, but I'm telling everyone else too. They are unreliable and rarely fix anything requested. read more

rats are inside the walls rats are living int he courtyard staff always has an attitude and are rude we have lost heat and hot water MULTIPLE times throughout the worst winter in years. unresponsive property management doesn't communicate effectively... this is 2015.... flyers on one door of a building isn't good tenant communication......... telephone wires hanging touching the ground were left there for 3 days (cars couldn't even drive on that side of the parking lot... I suggested a wellness check on my 90 year old neighbor because he was screaming in agony one night. The management put in a noise complaint instead of checking on him. A 90 YEAR OLD MAN! Stomaching turning and disgusting... These people obviously hate their jobs. In addition to rat infestation, horrible tenant treatment, and constantly being without heat - the fire alarms in the building went of three times in one night. We live on the top floor and the entire hallway/staircase was full of smoke - seeping into our apartment. With the fire alarm sounds multiple times, we were wanting to know when the fire department would show up. I called the after hours emergency line. The lady at the on call company dispatched to Albert Corps on call person. I've dealt with him before when we were our of heat and he was useless so I expected nothing different this time around. He told the lady that I need to call the fire department myself (um WTF is the point of having fire alarms if they don't dispatch????? Makes you feel REAL safe that the building wouldn't burn to the ground if no one was home. This is not up to code.) Since I requested to talk to him directly, rather than him just brushing off the issue, he told the lady that he'd call me back with information rather than just being transferred over to me directly. Twenty minutes later.. no phone call. So I call the emergency after hours line again. This time he actually transferred through to me rather than avoiding his job. He irately screamed at me telling me to call the fire department myself. Through screaming, he said that it's not his job, nor his problem. He could provide no information on whether the fire alarms dispatch to the fire department but continued to repeat it's not his problem and doesn't give "a sh$% if the building burns to the ground". Great customer service! Their properties are rodent infested and are not up to emergency codes. DO NOT LIVE HERE. read more

I own a condo in a property managed by Albert. They seem to make strange decisions about managing the property. A while ago they installed a buzz system that was supposed to ring to a phone number. That made no sense, since many people don't have a land line anymore. In my family there are four cell phones and no land line. So whose phone should ring when a UPS delivery guy comes to the entrance? What if that person with that cell phone is not at home, but three other family members are? read more

Horrible experience! I cannot wait to move out of this building! On more than one occasion I have come home to find things misplaced, holes in the ceiling, patches of walls repainted with the wrong color and layers of dust and dirt only to find out that without my knowledge a crew had come into my apartment to repair a mysterious plumbing issue they can never explain. On one of these occasions when I called to find out what had happened I was told they did "repairs" in the wrong unit because the worker had sleep deprivation. On another occasion they were supposed to be fixing the wood floor in one area of the unit (due to another massive mistake made during another mystery visit) and they left the entire unit looking like a construction zone, covered in sawdust, everything misplaced, AND they had done something in the bathroom (no wood floor in there) that left the drain smelling like sewer, a hole in the ceiling and the bath mat soaking wet with who knows what. If you don't want random people letting themselves into your apartment, rummaging through your things and cutting into the walls without explanation then I would advise against living in one if their properties. read more
