She was responsive and followed my lead with communication preferences (text, calls and emails). She did not flood me with communications but responded to my inquiries quickly. My favorite aspect of working with Elizabeth was that she was direct and precise in her communications. She provided requested information in a friendly, professional and clear manner. I have worked with several other Realtors and their cloudy, rambling communications made transactions REALLY difficult. Elizabeth wasn't like that at all. I trusted the information she provided and any inconsistencies were due to other Realtors and not her. I told Elizabeth my home and neighborhood preferences and she stuck to my guidelines. I loved that she knew about the area and could advise me on what was a good deal or not. I also appreciated that she communicated with seller realtors and got an idea about offers and negotiable items. I also value that Elizabeth drove around and did video call showings with me around my schedule. She had excellent knowledge of structural components and told me why certain things were significant. She was candid when places looked better in listing pictures than in person. As a bonus, Elizabeth was also super helpful when I was having problems with my short-term rental. She let me know about reasonable expectations with my landlord and my responsibilities as a tenant.

We had contacted numerous agents about various apartments, but we ended up working exclusively with Eric because he knew the market well and was eager to help us find the right apartment. Over the course of two days, he personally drove us to see five different apartments. He was very helpful and knew all the right questions to ask to understand what we were looking for. In fact, Eric understood us so well that he found us the perfect apartment in a neighborhood we hadn't even considered! When we asked to sign the lease later that day, Eric even stayed at work late so we could see the apartment one more time (just to be sure) and complete the lease signing. Based on our excellent experience (and the wonderful apartment that Eric found for us!), we would highly recommend Eric Raynor (Eric at apartmentx.com) to anyone looking for an apartment in the Cambridge area.

An example of one passive-aggressive thing he said was "Why do I care more about finding this place than you do?" Furthermore, based on his other reviews (look them up), we had strong reason to believe he lied about other people trying to sign the lease to pressure us into signing quicker.     So a friend of mine once asked 'Why the heck would you spend money on a realtor - they don't do…read moreanything for that 5%' That friend never met Charles. Here's the deal. Charles is in it for the realty experience, not in it for the sale. Sure, he wants to get your place sold, or get you into your new home - but he wont do it just to get another transaction. As a buyer, when I suggested I might want to consider areas outside of Cambridge/Somerville (i.e. maybe Boston or Brookline), he respectfully told me that he would be happy to refer us to someone who knew those neighborhoods. He knows his area so well, and wanted us to have someone who knew other areas just as well as he did. That focus on Cambridge/Somerville showed even stronger as a seller's agent, where he was able give us all the necessary guidance to prepare, show, and sell our condo for a price we were very happy with - and in around 40 days. take in that last statement. Yes, we got a price we were happy with and a list-to-offer of 40 DAYS.... this year..... And while some of that has to do with the property, a lot of it was helped by Charles' input, suggestions, and diligence in getting the property staged, marketed, and represented - allowing me to actually experience a minimal impact of the whole process. this - plus everything that happened during negotiation, paperwork, and closing - is the reason that a realtor is essential. Scratch that - it's the reason that an awesome realtor is essential. Trust me, when you end up with someone subpar (and sadly I have several times), it is a whole different deal.
