He was great about texting back details and was able to show us the place the same day. The market is crazy in Boston (especially because we have a dog), and Chris helped us to find a place we're excited about. After signing he even made time for us to go back to the unit to take measurements to help us plan for the space. Thanks Chris!

I have been very impressed with Kyle Cabral and his team in their high competencies in managing my…read morerental property. As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

These guys are the WINNERS! - or more importantly, we are the winners for hiring them. The best way for me to describe how good they are is to compare Platinum to our previous property manger is to list all the things they do right: 1. They provide organized and detailed financial statements, budgets, long-term planning in order to maintain property value, and they keep a good eye on the reserves of the future. 2. They have construction knowledge and know what to do when things break. 3. They have a comprehensive list of professional service providers and repair consultants so when things do go wrong, they can call someone over quickly - roofs, elevator, cleaners, gardeners, alarm services, etc. 4. They are able to do the legwork to get detailed bids, negotiate, and oversee projects so that we are using the best service people. They are responsive by email and phone when they are needed. 5. They even helped me source a service person to do some work inside my unit 6. The understand insurance and contracts. The property manager we had before Platinum was disorganized, inexperienced, and useless. Two years into that contract and we knew we need to find another property manager. We have been with Platinum for a little more than 2 years and we are so grateful to have found them. And finally, we are a small building with just 8 units. Most property managers didn't want to work with us because of our size, but we are thrilled that Platinum took us on as a client.

We were early in our search for a first home and hadn't yet found a real estate agent to work with, but after meeting Collin we knew he was the right match. Straight from the get-go and throughout our entire home-buying adventure, Collin was warm, patient, supportive, informative, responsive, and approachable. He was the best possible guide and advocate we could have hoped for, explaining each step of the process so we'd know what to expect and when, providing well-informed insight when we were preparing to make offers or negotiations, and folding helpful questions into conversations with seller's agents, home inspectors, builders, and HVAC professionals, that we wouldn't have thought to ask. On top of all this, Collin was invaluable when it came to helping us make connections with other professionals we needed. Home insurance agent on short notice? Done. Amazing interior designer? Boom. Sharp-as-a-tack real estate attorney? Wish granted. Collaborating with Collin was such an enjoyable experience; he always had our backs and was ready to skillfully shepherd us through whatever unfolded. I can say with confidence that if Collin had been captain of the Titanic, it would have arrived in New York City ahead of schedule AND unscathed. Luckily for us (unluckily for them), he was born a bit too late for that and chose to navigate real estate deals instead of oceans. We truly cannot say enough positive things about working alongside Collin and are beyond grateful for the big role he played in putting us in our new home!

I loved the apartment from the basement to the balconies it was great. What I didn't appreciate was the experience with Edge. First incident: My roommate and I lived there for 2 years and we didn't have window screens so mosquitos and flies were flying into the apartment by the masses. We sent a request to have them added in the Summer. It never happened. My roommate and I logged into the portal we use with them and saw our request was canceled. We never requested that. Yet somehow months later in the WINTER, maintenance, who came to replace a door for us that had a hole in it, came to check the windows as well for screens... We said that would have to wait for the warm weather again because we had to insulate the windows which was recommended since the apartment had drafts from everywhere and had poor insulation. Yet they never came back. And according to "Section 410.551 - Screens for Windows The owner shall provide screens for all windows designed to be opened on the first four floors opening directly to the outside from any dwelling unit or room unit provided, that in an owner-occupied unit, the owner need provide screens for only those windows used for ventilation." We have been like that for two years... Second incident: I reached out through their portal and called their emergency number when a faulty smoke alarm was triggering all the alarms in my apartment. It was a wired alarm and didn't know what to do. When reaching out to the two emergency options (a phone number to call or a message in the portal to submit), no one replied until the next day. The faulty alarm kept going on for hours into the night and I didn't want to break it and be liable for something that isn't mine. My question is why have an emergency contact number and portal if they don't work? And judging from the other comment on this page it seems someone had a similar issue of no response. Last incident: When we were about to move from that place we had some realtors notifying us via text that they would be taking pictures of the apartment. The thing is they texted my roommate and another number that wasn't mine. I never got that notification and my roommate was traveling at the time. So while using the restroom, two women were walking around the apartment and knocked on my BATHROOM door. I was both shocked and embarrassed. After discussing it they realized the mistake and apologized although I must admit they didn't seem to care about it all that much. I was upset but mistakes happen so I brushed it off. But in the upcoming weeks my roommate texted me two more times on different days telling me that they had texted the wrong number again to show off the apartment. Do they not have the information correct in their system or are they that careless with it? She had to text them back stating they were texting the wrong number. When they finally got it right, I was exchanging messages with one realtor who asked if they could come in at 1130 AM one day. I agreed on the time, yet they walked into the apartment at 1105. I was upset because I was working from home and had important information out. So I brought up the time and she stated that she was correct. But after checking her texts she saw she made the mistake. I am giving it two stars just because the portal feature was great, but I've moved around Boston and this was my least favorite experience on management. Part of me feels it was because the apartment was located in an area filled with college students and brushed it off as just other kids coming and going. But hopefully, this may provide some insight into the areas that need work.
