    Beautiful buildings but property Management treats tenants with complete disrespect. They are…read moreextortionists. Please read the other reviews and save yourself the stress. Expect rent increases over market price and to be nickel and dimed over everything. EDIT: Based on the Owner's response, I'd like to clarify the reasons behind my rating. This feedback is not related to the lease break, as we fully acknowledge and agreed to the terms surrounding it. However, it's important to highlight that the lease break policies are extremely unreasonable, and I strongly advise anyone considering renting from City Suites to thoroughly review the lease, as management is unyielding--even if you're a responsible tenant. Here are some of the specific issues we encountered during our time there: Noise Complaints: For an entire year, our downstairs neighbors regularly played loud music with heavy bass until 4 AM on weekends. Despite trying to resolve it ourselves, we informed property management when it didn't stop. They insisted that the noise wasn't coming from the apartment below, even though it was obvious from both the noise and visible parties happening downstairs. After calling the police one night at 4 AM, the property manager became defensive, dismissing the issue and insisting it was coming from the building next door. He even told us not to call the police again. Laundry Costs: After moving in, we noticed a significant increase in the laundry fees, eventually costing us an additional $10 every time we did laundry. Temperature Control: Although heat is listed as "included," the property management controls the temperature. When we filed a maintenance request for broken heat or A/C, the issue was temporarily resolved, only for them to adjust the temperature back down after a few weeks. Maintenance Requests: The property manager once called to tell us that we were submitting too many maintenance requests and should stop. However, the requests were for issues that were either broken when we moved in (such as consistent ceiling leaks) or basic repairs. Considering the high rent for these "luxury" apartments, we expected appliances and systems to be functional. To be fair, the maintenance team was great--shout out to Jeremy, who always did his best. Rent Increases: The broker told us that City Suites never raises the rent, which was completely untrue. Over two years, our rent increased by $600/month, while market rates were either flat or declining. Property Manager's Attitude: Throughout our time living there, the property manager maintained a consistently accusatory, condescending tone. He clearly held a negative view of renters, treating us with a lack of respect. Despite our efforts to always be polite and responsible tenants, we were met with rude responses and dismissive behavior. In summary, while the location itself might seem appealing, the management's lack of responsiveness, unreasonable policies, and poor treatment of tenants overshadowed any positives. I would not recommend renting from City Suites. I lived in the North End for 5+ years under 3 different landlords and I am confident you can find something just as nice with a more respectful landlord.

He might be very responsive but always comes from a passive aggressive tone that lacks understanding. We had an issue where some of our livable space was inhabitable for over 6 months and we have to nickel and dime them to receive any rent reduction. When the city turned off our water for over 12 hours he expected us to contact the city which they told us was the landlord/management companies responsibility (this was during the COVID lockdown) When looking for places to live in Boston I would avoid this management company at all costs.

You can tell she really knows what she's doing, especially when things get competitive. When it was time to submit my offer, she helped me put together something strong and smart without making me feel like I was stretching too far, and she handled a lot behind the scenes that really made a difference. Overall, the brokerage was just as impressive. Buying in the North End is no joke and I was competing with multiple offers, so having a team that knew how to move quickly and effectively was huge. From the start, they made the process feel organized and manageable, which took a lot of stress off my shoulders. What stood out the most about Ally was how easy she was to work with. She's down to earth, straightforward, and at the same time extremely professional. I always felt like she had my best interests in mind and never once felt pressured into anything. The entire experience felt smooth and well handled from beginning to end. I ended up getting the home I wanted in the North End even with multiple offers on the table, which really speaks for itself. Over the past 10 years, I have had fortunate opportunities…read moreto move around the United States for my career, and often it has been within a month's notice. This move to Boston happened in two weeks - so it was an overwhelming situation to find a safe and decent place for an Asian female (this social climate has been often times stressful and triggering). I also had a budget and a maximum distance I could be for work because I wanted to walk since I don't drive and wasn't comfortable taking public transportation in the (hopefully) tail-end of a pandemic. Karla was so incredibly helpful! We had to conduct virtual tours as I was not in Boston yet, and Karla was able to accommodate that. Karla kindly explained the viewing/application process. Karla taught me that Boston realtors will typically ask for a deposit to go with the application (and an standard application fee) because people will often submit SEVERAL applications and not necessarily be serious about a rental. (Note: I asked because another Boston realtor had the same requirement, and it wasn't something I was accustomed to). But I can understand this approach because it does take quite a bit of time to process the paperwork. Anyway, the first apartment Karla showed me was one that I thought I would like, but it didn't speak to me on the tour. And let's be honest, with a two week timeline, I was desperate to find a place. I also only visited Boston once for a day-trip, so Karla was kind enough to keep me on a virtual tour of the area so I could see how the neighbor was like during the day. She completely understood my concerns of being in a safe neighborhood as I'm an Asian female. After expressing the desire to find something else, possibly in a specific building and neighborhood, Karla sent me an email an hour later with several listings. She specifically provided me with large open studios that were in very good shape (nothing was run-down) that were in my desired neighborhood. All were within my budget, several that were well under my budget. She was able to find two rentals in the specific building I was interested in, and we put our focus on one of those two rentals. Karla was able to hold a virtual tour the next morning, and even provided me a tour of the neighborhood so I could see how quiet and safe it is. Throughout this entire process, Karla was super quick and responsive with any questions I had and the entire process. The owner of this apartment had their own realtor, and Karla made sure the owner's realtor responded quickly specifically because I had a crazy short timeline. She understood the stress I was in and was extremely vital in being able to start an initial search, view apartments, and sign a lease within 3 days. She even texted me at 10pm on the 2nd day to let me know I was approved for the apartment just because she knew I was stressed out. SO, long story short: I found a great apartment in the building I was hoping to live in that was well in my budget and it's in a very safe, quiet, and very accessible neighborhood! I cannot thank Karla enough for this experience and the final outcome! I am so greatly appreciative of her and would highly recommend her to anyone looking to move to Boston!

    I have been very impressed with Kyle Cabral and his team in their high competencies in managing my…read morerental property. As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!
