Extremely unprofessional management company. I was locked out of my unit for hours because they claimed to have a working key on file--only to discover when their technician arrived that no key existed. Instead of checking this beforehand, I wasted hours waiting, then had to hire and pay for my own locksmith to regain access. The worst part? Management still tried to bill me for a "service call," even though they provided no solution and left me locked out until I fixed the issue myself. Rather than taking responsibility, they deflected blame onto the prior owner and me as the new resident--showing zero accountability and no interest in actually solving the problem. This company demonstrates poor preparation, poor communication, and no sense of customer service. If you value your time, money, or basic professionalism, look elsewhere for property management. read more

There is a reason they have so many bad reviews. Very lazy management of the building we lived in. Emails would not get a response at times and some of the office staff were rude. Every Interaction is a Confrontation. This company manages the building where one of my offices is. From the very beginning, not only have they not been helpful, but outwardly rude, incompetent and dismissive. I walk away from every interaction with a heavy weight of negative energy. The latest incident happened when the upstairs neighbor had a leak that damaged our floor. It's been over a month and we are still dealing with the ramifications. We're having to close the office for a week for floor renovations. Instead of helping us through this very stressful process, they decided to give us false information about insurance claims and infantilize us during the renovation process as if this was somehow our choice to do such a big project. I will be voting for a new company to manage our building the first chance I get. read more

Our condo changed over management company just under a year ago and we can definitely assess that it was right decision to choose Urban. Specifically the team working for our condo, they are responsive, understanding, and more importantly reasonable when situations arise. As a former board member and current owner in a building managed by Urban, I am very happy with Urban's responsive and effective management. They proactively bring issues to the board's attention, providing cost-effective solutions and excellent advice. Building management is a difficult job that involves balancing different needs including maintenance of a building, controlling cost, working with and managing our other vendors, running projects, managing the common facilities of the building, supporting the board in its management and oversight role, etc. As an owner, I appreciate that the building is well maintained, clean, and that issues I report are addressed appropriately and cost-effectively. They have a moving policy which charged you $250 whenever you moved in/out and $500 for failing to do that. And this policy is NOT STATED in my lease at all. Do not use this company for your college aged children. They take advantage of kids. My son signed a lease and paid a deposit on a house a year in advance with 10 other BC classmates. The weekend they were to move in they found that it had been double booked to another group of students. Now two days before the start of school, he and his friends are homeless. We live in California and a scrambling to find him a place to live. And, this company could care less. We still don't have our money back either. read more

I'm actually surprised by some of the reviews...I've only had good experiences with them. When I've had issues, they've been responsive and attentive. But I'd expect that from a management company. Unfortunately, I've had some really asinine problems and they took the time to work on and handled them with the empathy of a saint. I'd even say they were way more proactive than reactive as many of the other management companies tend to be. I also appreciate working with a small company - on the one occasion I had to stop by their office, it almost had a family feel to it (somebody even had their dog in that day.) They're savvy about project management, thoughtful on financial matters, and very responsive. Rents to Cafe Madeleine - allows overnight bakers though hours of operation on the bakery/coffee shop clearly state 6:30 am until 6:30 pm. Machinery is going all night, staff members are constantly running up and down the stairs. We have questioned management but they seem perplexed by our complaints. Had an issue with a water leak from the HVAC unit today, urban sent over 2 people to look at it, they suggested that the company that makes the unit come to take a look at it after they had examined the water heater and pump. After the rep from the HVAC company fixed the unit and everyone left we noticed that there was no water pressure coming when we turned the hot water on in all of the faucets in the apartment, and that the shower had no water pressure. By the way when i say no pressure i mean nothing came out. Called the HVAC company back, they walked me through what they did again in a fairly systematic way and then asked if anyone could possibly have been examining the hot water tank. What a relief, I thought, as i called urban. much to my dismay i was directed to the person on call, jeff. Jeff was as condescending, unprofessional, and rude as anyone I've ever heard. In fact, I didnt think it was possible to earn money by being an ignorant ****, but i suppose i learned a life lesson today. anyways Jeff insisted that the problem did not have to do with urban, and when i asked for some simple continuity in service, since they had taken a look at it earlier in the day, he said he would charge me $175 to take a look at it earlier regardless of whether he could do anything about it. when i asked if i could speak with the man who had come to look at the water heater in the afternoon, he said no because people don't work on weekends and because he wouldn't want anyone to call him regarding work when he wasn't at work. i agree with alexis y,: rude unprofessional and condescending only scratched the surface. absolutely piss poor form urban, shame on you. read more

Absolutely awful customer service. I own two units in the building they manage. They other day they debited my ACH account twice for condo fees in error, which caused my bank account to go into overdraft and I was then responsible for a whole bunch of fees. I called the billing department and although they recognized their error, they were not very apologetic, and brushed it off as no big deal....but having to pay overdraft fees as a result of their error doesnt seem very fair to me... read more

The maintenance workers are good, but the management is awful - we own two condos that are both unfortunately managed by Urban. They can't get their scheduling correct to save their lives. Don't expect any of your requests such as gas shutoff to be completed on the day you schedule contractors and plumbers to come in. Don't expect snow and ice removal on common areas to happen until someone falls and goes to the ER with a concussion. Expect the trash room to fill up to its bursting point before someone empties it. If you are looking at condos in South End, and you find out it is managed by Urban - run away, don't walk. read more

I have been in the services business my entire professional career and I have NEVER worked with a services company that is as awful as Urban Property Management. We hired Urban almost a year ago to help us manage a small owner occupied building. It has been a constant struggle getting them to answer, act, and deliver. I am not trying to be hateful but I honestly cannot say they execute on anything and want prospective buyers of their service to be warned. They do not pay the building's bills on time, which has caused a strained relationship with our contractors. As a result our service suffers because our contractors are not paid with any degree of regularity as they should. Urban does not fulfill the building's requests and we have to constantly hound them to get things done. Despite our constant badgering they still can't seem to get the job done - and these are simple tasks such as hanging a sign or two or even changing a light bulb. What's worse is that they have authorized payments without consulting the building's board of directors. This has amounted to a situation where we are constantly asking Urban to provide us updates on how we are going to get our our money back. Unfortunately the communication is non-existent as well. They never provide status updates and even when we ask them for an update it takes weeks before you hear back. I will warn you that you are asking for trouble if you sign up with Urban. read more

We have lived in Boston for the past 14 years and are now in our fourth condominium building. Over the years we have had six management companies and can say that without a doubt Urban has been the best, by far. Urban is the management company at our former building and, exited to say, the management company at our new building. The Urban staff is a friendly, helpful and very knowledgeable group of people. When you call their office you always speak with a real person, an increasing rarity. The property managers are accessible and follow-up is timely. We had the unfortunate experience of dealing with a flood disaster a few years ago. Urban was instrumental in the immediate clean-up, reconstruction and insurance process. They did not always tell us what we wanted or hoped to hear but were honest and clear with what needed to be done and how to move forward. I think that the mark of a solid organization is how well they handle the very hardest of situations and from our experience this is were Urban truly shines. read more

I'm with Michael C. here. They're very knowledgeable and helpful. Their only fault, in my experience, is in not always replying immediately to lower-priority issues when sending a quick "got your message, will get to it" email would be the right thing to do. They have never (in my experience, anyway) been unresponsive to serious issues, nor have they ever been rude. I have been a condo owner in 3 buildings within Boston Proper over the past 18 years; with each building having approximately 130-150 units. I can honestly say it's a thankless job. Nobody calls the Management Company to say "hi you are doing a great job" and often times they field issues and complaints which have absolutely nothing do to with the management company at all. I can easily say that Urban never loses their cool. Bill in particular has patience regardless of what you throw at him, and I know because I have had my own moments with him! Professional, polite and patient backed with the knowledge to handle large buildings and all that brings. To me that sums it up. It's not only important to be professional and courteous in building management, but understanding the nuances of big buildings; taking into consideration when they were built, what heating/cooling systems (to name a few) are in place and how the systems work and knowing how best to fix/service/maintain them all while keeping costs in mind is huge. You have no idea until you have experienced it, what an inexperienced management company can do to condo reserves and often times you find out when it is too late. read more
