Do not fall for the renovated look of 11 Queensberry St. The building is literally falling apart. The management is even more horrendous. - Cockroaches from the 1st week of move-in. The exterminator comes once in a while to clean up traps full of cockroaches and set up new ones - the problem will never, ever be fixed, trust me. They live in the walls and pipes. They run around the kitchen and bathroom at night. My mental health during this period, wow. - Water shut down for 8+hours at a time (during the day) with NO notice. This happens almost weekly. One time, it happened 3 days straight. - Washers/dryers are so dirty - I wash my whites separately and they turned brown the first time I washed them here. - Management entered my apartment without notice to "check" my fire alarm "quick just 10 minutes." They then proceeded to drill holes in my closet for 4 hours (I was kicked out of my own apt during work hours). All my clothes got dirty and there were crumbs/particles on my bed. - Walls are super thin. You can hear every conversation, cough, footstep. - You will run into rats daily in the hallways, trash area, entrance, etc. - There are people going through the trash every night. You will wake up to hearing bottles clinking together and being dragged on the floor. The Copley Group has no respect for tenants. They will never pick up your calls. They will change the lock on you without notice (I was locked out of my apartment when I got home at 9pm so had to stay at a friend's.) PLEASE RUN AWAY FROM THE COPLEY GROUP. God, where do I even start? If you are considering renting a Copley Group property, DON'T. Please do yourself a favor and DO NOT make the same mistake as me. The individual units themselves may look "renovated" at first sight, but the buildings are quite literally falling apart. I've been living on Queensberry St for the past year and a half and Copley has done absolutely nothing to address the countless issues with the building. Below is a list of all of the issues that I have dealt with: 1. Constant water shutdowns for extended periods of time - From Sept through Dec, my water was shutdown at least 2 times a week every single week for up to 6 hours each shutdown (this is how frequently shutdowns are happening at its peak). The pipe system is extremely outdated and is constantly failing leading to emergency water shutdowns in addition to shutdowns from their nonstop renovations & construction. Also maintenance is untimely/inefficient and does not even stick to the schedule for these shutdowns. Sometimes, they do not even provide 24 hour notice. 2. Constant construction/renovation - There is ALWAYS some form of construction happening. They do not care about how disruptive it is and will be drilling and hammering away as early as 7am. From unit renovations to building wide construction, the list is endless. They will tell you that they are done with construction and then start a new project shortly after. Do not believe their lies--the construction is in fact never over. 3. No heat in subfreezing temperatures - I went several weeks without heat this winter because maintenance would not properly inspect my radiator. It took me handholding maintenance and putting in 5 different requests for them to finally take a closer look and discover the root of the issue. 4. Complete disregard and lack of consideration for tenants - As the icing on the cake, Copley is forcing me to empty out my closet 2 months before I am scheduled to move out. They did not properly plan for their sprinkler installation and have discovered midway through the process that they need access to my closet in order to finish the installation. They did not consult me and could have worked around my move-out date, but instead opted to inconvenience me to fulfill their own agenda. 5. Elevator door does not open properly - This is still a recurring issue. On numerous occasions, I have taken the elevator down and the door did not open on the first floor. 6. Package Theft - This used to be a major issue when I first moved in. I've had at least $500 worth of merchandise stolen. This is less of an issue now, but packages still go missing from time to time. 7. Internet Shutdown - Copley has been really testing their limits on what utilities they can shut off. I didn't even know that they could shutdown the internet when I am paying for it separately, but alas, we have an internet shutdown scheduled for tomorrow in the middle of the day, when many people are working from home. Despite all of these issues, Copley has exorbitant rent prices and is unwilling to provide any form of compensation for the inconveniences caused. Residents are simply forced to deal with the circumstances because they are locked into their leases. The property management team only cares about their profit and has no consideration for the well-being of their residents. They offered me a measly $50 for my recent inconveniences and stated that they could not provide reparations for any inconveniences that I had experienced over the past year and a half because they were "previous issues." All in all, renting with the Copley Group has been a nightmare. Like mentioned in other reviews, Chloe and Jeff are the most incompetent property managers that I have dealt with. They will ignore your emails or only selectively respond to your concerns/questions. Now a resounding 5 stars! We rented from the Copley group for 2 years, and have nothing but good things to say. Prompt, professional, friendly service is the norm with this group. Buildings are clean, communication is frequent about maintenance, and when something goes wrong, they're kind and helpful. There is a monthly newsletter that goes out to all residents with info on upcoming neighborhood events, seasonal reminders, block parties, etc. really nice touch. They will first ask you to fill out information to pull your credit information, then they will give you a lease agreement of 27 pages which basically you will give them right to do anything they want to do with you. They will come to you apartment unannounced for non emergency matters, the keys opens every apartment and when you need security cameras footage they will not give that to you or police. There are tons of other management companies rent from them you are paying a considerable amount of monthly rent and you don't need to agree to bs demands of agreement. read more

I have lived here in Boston on Peterborough St since Sept 1st. Before winter came I had no water at all for two Mondays. The basement laundry room is routinely flooded. I had no heat and hot water for a full day in November. Today I have no heat and hot water and it is once again the dead of winter. I've lived in a Copley Group apartment for 3 years in the Fenway/Queensberry St area. If you are looking for a quiet apartment with proper working hot water and responsive managers, do no rent from The Copley Group. This includes the recently renovated apartments. For the past 6-7 months, there has been major construction to nearly all buildings under the Copley Group, despite the Property Managers initially stating it would be ~30 days. Recently, new construction in my building has been stopped due to illegal/non-permitted work being performed. Although my primary challenges have been regarding the hot water and dealing with the two Copley Group Property Managers, Neil Dang and Ryan Pittsley. As their response to the hot water concerns in the building for the past several months (no hot water in the building and extreme temperature fluctuations during showers) has been poorly addressed to say least. The response was so poor after having no proper hot water for months, I ended up recording multiple videos proving the issue was genuine. Their response was that having no hot water is considered an inconvenience. Then, upon speaking to other tenants in the building who also placed several maintenance requests for hot water issues, the response from Ryan was that it was "hearsay". Happy to expand on these types of responses from the Copley Group Managers as unfortunately there are several, all very similar in nature. In my recommendation, it's not worth renting from the Copley Group if you have to deal with the Property Managers, which is typically every lease/rental. read more

The worst management company that I have ever experienced. Claimed that they were renting me an apartment in a building of preofessionals. Not sure what type of professionals are able to be up all night, playing loud music and clearly using drugs/alcohol every day of the week... Completely and hopelessly inept and ineffective. Since it took over management of our Brighton condominium in January, it has been one misstep after another. The company is overwhelmed by even basic management tasks. The superintendent it hired has resigned in frustration, Copley never sent owners any notice or made interim coverage plans, so our pool has been locked shut since super's departure. And despite being given six months to establish a basic service from previous management groups -- on online portal for EFT payments, communication and maintenance requests -- it has proven incapable of doing that. Its policy to refuse building access codes to UPS/FedEx carriers is resulting in stolen and compromised packages -- one of which was found in our foyer covered with human excrement; a fitting visual for this group. read more

Pros: Flat $500 realtor fee (not 1 month's rent), friendly and helpful staff Cons: Limited availably of units I stopped by the Copley Group a couple of weeks ago to see if they had any 1 bedroom apartment units in Fenway. I met with Kyle McCrann who was friendly, attentive and helpful. I explained to him what I was looking for and he was able to pull up listings right away. In fact, he even had an apartment available for me to see. We walked over and saw the unit together and then further discussed other options. Kyle was very honest with me in stating that the Copley Group currently did not have anything available at that time. He did end up following up with me a few days later when a unit became available and this unit happened to match exactly what I was looking for. My experiences at the Copley group have been pretty positive thus far. The only disadvantage to working with the Copley Group is that they have very limited availability on apartment rentals. Therefore you may not find exactly what you are looking for. However if they do happen to have something, the $500 flat fee is totally affordable. Good luck with your apartment search :-) read more

I never had a bad experience with the Copley Group until I asked them to do something.... I would NOT recommend working or renting with the Copley Group. My husband and I lived in a high-rent, Beacon Hill apartment for over 2 and half years. It was originally managed by Bobson for the first two years we lived there. We enjoyed renting from the Bobson team, but as soon as the Copley Group took over, we encountered numerous issues. For starters, we put in a request to have our fireplace fixed in 2017 and it has yet to be fixed (12/7/2018). However, my main grievance with them is their complete disregard for any customer service. After two and a half years, we needed to unexpectedly break our lease. We understand how difficult it is to do that in Boston apartments, but we paid a fee and agreed to find replacement tenants at a HIGHER rent than what we paid. We brought several interested applicants to the Copley Group and the Copley employees made the process difficult and treated everyone involved with disrespect and rudeness. We even had an applicant tell us "We didn't feel comfortable with the management company in general, particularly after our talk with Kyle". The employees, specifically Kyle and Jeff, not only didn't assist us, but went out of their way to be as unhelpful as possible by not answering phone calls, voicemails, emails, texts, etc. They also provided us with incorrect information (lease terms) to make it more difficult for us to find replacements. While the apartments are large and spacious,quite a few of the the Copley Group staff are extremely rude and unprofessional people, particularly Karen Cipriani. They withhold information that they are required to give by law and refuse applicants without any reason and when they are refused they do not explain why, which is required by law. I got the feeling that they believe the are above the law because they own and rent so many apartments. I do not recommend this rental agency and I will be filing a formal complain against them as a group as well as certain staff members like Karen. Beware. read more

Let me preface by saying I have not personally lived in one of the Copley Group's residences, but my mother has, and I have been looped in on all of the rude, uncaring correspondences with them. Sewage has now backed up into my mother's apartment not once, but TWICE. Throughout the kitchen, in the dishwasher, all over the counter (ruining various appliances), and this last time there was so much it spilled out of the kitchen into the living room carpet as well. And remember, this isn't just sink water we're talking about... this is sewage. Although the maintenance/cleaning staff appears to have been nice and helpful (a big thanks to them), the actual property managers have been rude, defensive, and completely unhelpful from the get-go. They refused to reduce rent or compensate my mother in anyway for the time she has had to spend out of the apartment (for obvious health/safety reasons), and also refused to move her into another unit. Not only that, they are extremely unapologetic and act as if every renter should expect to have sewage poured into their homes twice in one month. I do not usually like to post negative reviews about any type of establishment, as I prefer to deal directly with the company and see if they will be kind enough to sort things out on their own. However, as the Copley Group has been completely unhelpful, I want to be able to notify future renters in Boston of the troubles they may encounter should they rent with Copley. And, perhaps the Copley Group will read this and decide to treat their renters with more common decency and respect. read more

I would say I NEVER have such a terrible experience living in their apartment. Very bad maintenance service. I requested replacing of a new door. It took me waiting for half of year to fix it. I really cannot believe it. Also, I got break-in happening I slept during night. They don't even care about just for a second. The leasing agent at the Copley Group accepted my application, received my last month's rent and deposit, but then refused to return my phone calls or give me a lease to sign over a four week period. When I sent a letter complaining of such, they retaliated by dismissing our application and then denied any responsibility for their part in providing a lease. Paying my rent on time for three years (Not that I love this place but because I am a surgeical resident and really have not time to move), I finally decide to move out. Apartment is on the markey on 3/20. I received 5 phone calls a day to show my apartment. I nicely explained to everyone call that this two weeks I would prefer you show this place when I am here, so my visitng Chinese-speaking parents would not be uncomfortable when some strangers walk into my studio apartment. Everyone has been very understanding. Except the Copley Group's own agents. Here is the conversation: "Copley: I want to show your apartment tomorrow at 3, 4 and 5 pm. Me: Sorry, my parents will be here for 6 more days, and then you can show it anytime you want. I am working then next week I really can't be there to translate. Copley: That's not acceptable. We have to show your apartment tomorrow. Me: As a tenant I have the right to say no. It's not convenient for me. Copley: You are wrong. We are the landlord. All we need is to give you notice. It doesn't matter what you say. We are showing it tomorrow. Me: You are kidding. Copley: No. We will show your apartment tomorrow. You cannot deny the prospective tenants' right to see your place. Me: I thought I am the one paying for this place. You have TWO months to show this place if you wait 6 days after my parents are gone. " I just couldn't believe it. I have put up with them for three years. Living in the studio, I tolerated mice running around my kitchen, my living room on a daily basis and their lack of response to it. I tolerated the fluctuating temperature in my shower (Ice cold for two minutes then burning hot for two minutes). I have tolerated the leaking ceiling right outside my apartment producing dripping sound over the winter (I have called 5 times with no repair). I have tolerated a completely useless dishwasher because the Copley group failed to fix it. I tried to be a good tenants. An understanding one. Now I asked for 6 days not to show my apartment when my parents are in town, the answer is that as a tenant you have no right. DO NOT RENT FROM COPLEY GROUP. All they care is money. My kitchen sink has multiple issues even though 3 different people have tried to fix it and they are very slow to respond. We have been with Copley for one year. This was the worst experience in our life ever. We have been treated very badly by this company. 1/ Mice and bugs in the flat (This has never been sorted out by Copley after sooo many emails) 2/ Unclean when we moved in. 3/ The alarms go on for no reason at least 5 times a month. One holiday weekend, the roof alarm went on for two days constantly without anyone answering the phone. It was a nightmare. 4/ We have 5 to 8 visits a day from brokers who have the key to our appartment since we said we'd moved out. They call or not and enter your appartment. A nightmare ! 5/ I agree with the comments from the person above..every letter from them seems to have been written by a lawyer. Very rude and unpersonal. 6/ The heating system is old, we had to live with the windows opened in the winter, it was sooo hot A very very high price for the quality of the flat and service. We rented an apartment managed by the Copley group for 2.5 years. We loved it. They cleaned and painted our apartment before we moved in. They were very fast with maintenance requests, always coming by within 24 hours to help us. They keep the buildings clean and safe. I moved into my current apartment with the Copley Group last March. I moved here from California and was very taken aback by the way the rental market works here in Boston. The staff at the Copley Group are very aggressive and once you sign your lease (and give them the cash, of course), that is where the service stops. Although they have a dedicated maintenance department, it sometimes takes multiple requests to get issues resolved. Their apartments are fairly expensive for the condition that they are in. (Walls not painted, uneven water temperature, very loud radiators in the winter time, etc) Although my lease is not due to expire for a few more months, I currently receive up to 5 (and sometimes more) calls per day from realtors (both Copley and outside) telling me that they will be coming inside my apartment. On a few instances, I have arrived home from work to find my apartment in a different state than when I left it. Sometimes they do not bother to call, and will just show up at the door and expect to be allowed to traipse through with perfect strangers, even though you may be asleep, in the shower, etc. All in all, I would say you would be better off with a private owner, rather than a management company such as Copley. If you are new to the area and your broker tries to steer you to a Copley apartment, I would NOT advise you to enter into a lease with this company. It means nothing to them that you pay rent on time and are a good tenant. They will treat you like they are doing you a favor by allowing you live in the apartment for which you pay good money. read more

If this review were based solely on Kyle McCrann it would be a 5+ star review. He has been absolutely incredible from the very start. Copley owns hundreds of apartments so I can only imagine how many prospective residents Kyle sees a day but he always makes you feel like you matter and is always very quick with responses and just very attentive overall. He is by far the best staff member at Copley and I have rented lots of apartments and have never had as good of an experience as I did with Kyle! That apartment features are nice although the windows could really use replacing. So much cold air comes through during the winter and it makes for really high heating bills. Staff in the leasing office are the complete opposite of Kyle. That's another reason why I didn't give this rating 5 stars. Also the rent increases over the 3 years we have been here have been very substantial. Location is absolutely amazing. There isn't a better neighborhood to live in! read more

I am currently renting in the 195 Commonwealth Apt. Outside there is a sign 'Luxury Condo'. My towel rack came off 2 months ago and I contacted management regarding this and every day I was told they will come tomorrow. Two months later, towel rack is still on the floor along with tiles that came off. There is nothing luxury about this living condition. All they care about is you paying your rent. They do not take any complain or repair seriously until I finally file a complaint on the Boston inspection services department. Been a tenant with the Copley Group for a year and now renting elsewhere. The Copley Group is only interested in their bottom line and are officious to deal with. The building I lived in on Queensberry Street is old and tired and even though the advertise it as renovated the renovations are years old. The building was old, tired and dirty. The apartment wasn't clean when I moved in; the old horsehair plaster walls are full of dust; the heating system is so archaic that there's no way to turn it off and the temperature control doesn't work, so get used to having your window open in the middle of winter to cool the place to a human standard. Oh, by the way, get a top floor apartment so that you can walk about and annoy the hell out of those neighbors below. There's no insulation in between the floors and ceilings so every time the people above walk around their apartment you can make the journey with them; every time the open drawer you can hear it roll open - ok during the day, but at 2 in the morning not what you want and Copley won't do a thing to help you. Beware of the rats - they love the area and especially the open refuse containers - they have nest next to it, but they're so numerous they run around everywhere and there's nothing you can do - even a call to the city pubic health desk won't bring any change. I would give them no stars if I could. Not only are they unhelpful, they break the law. I have been a tenant in Cambridge for almost 2 years. The apartment was not cleaned when we moved in--perpetual mouse problems. Then, the exterminator spread toxic tracking powder INSIDE our apartment, i the kitchen--a complete health hazard. The woman K. Cipriani, who we signed our lease with, was legalistic and difficult and made it very clear that there was no way to break our lease without being financially responsible for the full term of the lease. And then, when our lease is up at the end of May, and we thought we could take our time moving out, some scumbag Realtor must have told them and they CHANGED OUR LOCKS!! I have to say I disagree completely with the previous reviewer. I have had a very poor experience with Copley and would strongly recommend renting from another company. I have lived in my apartment for about 2 and a half years. Moving in itself was difficult, because the group would not accept signing the lease from afar, even if it was notarized. I lived in Seattle at the time, making a business-hour meeting with them just to sign the lease more than inconvenient. When I initially moved in, I was quite happy with Copley, and was particularly impressed with their maintenance services. Since that time, though, the way they have handled things has become frustrating, unprofessional, and down-right illegal. My kitchen floods every time it rains, and has done so for close to 4 months. I have yet to get anyone from Copley to look at it, let alone fix it. I have a handful of other maintenance issues that they continue to ignore as well. This has been handled so poorly by the group that I've been forced to involve and attorney. I have had mice in my apartment from day #1, and, although that's a tough issue for them to fix, they don't seem to care about it at all. The whole thing has become quite a nightmare. Can't be worse. There is a leaking in the laundry for several days and Copley just realized that on Dec 23 morning! Then they wanted to get into my apartment and work in my closet where I put all my clean clothes and personal stuffs. They called me and I told them to wait 15 min and I would take out my clothes to let them work. But they didn't wait! They just put some of my clean clothes on dirty window and threw away all my clean shoes! They even put their dirty clothes on my bed, which I just changed clean sheet for!!!! They still left my other clothes in the closet and started to work with the ceiling tile and dig holes on the wall, so all my personal stuffs were finally covered with dust!!! I have to spend all the Christmas weekend to do laundry!!! And Copley just told us they were all set that day, they would stop working after 12 pm to celebrate Christmas and come back after holiday. But my apartment will be a big mess for the whole holiday! read more

Attention potential Copley renters: Look elsewhere. Here's why: 1. Washing machine is always broken. It retains water leaving your clothes sopping wet. I've had to wring out my items by hand in the utility sink, it was that bad. Every time it's reported, gets fixed temporarily, and then breaks the same exact way. 2. Maintenance persons (I hope) arrive unannounced to "check" things. We get little "nice" notices that so-and-so was here to do something. I was once here, alone, and two men arrived to check the fire escape. Zero notice and I was in PJs. Not okay and illegal. 3. Bike room policies that are also illegal. After hearing nothing back from the bike room manager about my application (it had been weeks), I used my roommate's. Surprise! Copley confiscated my bike and held it hostage for $50 cash "fine". There is nothing in your lease saying that. 4. Somehow, there was an assault or something in the foyer on a Friday night. Blood and gloves from Boston EMTs everywhere. Copley didn't come to clean it up until MONDAY! Some other tenant hand wrote a note on the door saying to use the basement and that Copley was notified. 5. Front door to the building is also constantly broken (the important one - that should lock but doesn't). I can't count how many times we have called, it gets temporarily fixed, and then breaks again creating an insecure building. Do yourself a favor and find an apartment for rent by-owner and cross Copley off your list. read more

very disappointing. my apartment is basically very old, and when I first moved in there were cockroaches (huge), spiders, ants, and very tiny little bugs as well. also my apartment does not get any sunlight. Thought my apartment was relatively affordable near fenway area, but there were definitely reasons. I can hear anything the guy upstairs says, and I can also hear him walking around. Also there was a huge hole around pipes in my bathroom, and there was renovation going on upstairs when i first moved in but they didn't even let me know. So I had to bear the debris / noise coming through the holes from upstairs. basically my bathroom ceiling was collapsing. it's been there for a month or so. they say their service is very good but they just put something in the hole to block it but debris keep falling down. moreover, dirty water came down from the kitchen ceiling, which was pretty gross. I asked them if i could get any compensation for all those, but after all, only thing i got from them was increased rent for the next term. read more

I am about to go to court because of my nightmare experiences with the Copley Group. I should have listened when one of my friends told me she found a dead mouse under her bed while moving out of a Copley apartment and that she left because Copley was so rude and unresponsive and tried to tell her she didn't have any mice. I have suffered mice living IN THE STOVE and crawling across food I have cooked twice (no exaggeration) and mold/extensive water damage in the bathroom. I developed a rash that my doctor said was likely due to the mold. The fire department has come 3 times due to gas leaks and told me that my stove is in violation. Copley has done nothing. I literally have spent weeks of my life trying to get in touch with them. Finally, one of my friends advised that I go to court. I would much rather happily pay the rent and not have to go through this ordeal. I am posting this to save others... DO NOT EVER RENT FROM COPLEY! read more
