These guys are the WINNERS! - or more importantly, we are the winners for hiring them. The best way for me to describe how good they are is to compare Platinum to our previous property manger is to list all the things they do right: 1. They provide organized and detailed financial statements, budgets, long-term planning in order to maintain property value, and they keep a good eye on the reserves of the future. 2. They have construction knowledge and know what to do when things break. 3. They have a comprehensive list of professional service providers and repair consultants so when things do go wrong, they can call someone over quickly - roofs, elevator, cleaners, gardeners, alarm services, etc. 4. They are able to do the legwork to get detailed bids, negotiate, and oversee projects so that we are using the best service people. They are responsive by email and phone when they are needed. 5. They even helped me source a service person to do some work inside my unit 6. The understand insurance and contracts. The property manager we had before Platinum was disorganized, inexperienced, and useless. Two years into that contract and we knew we need to find another property manager. We have been with Platinum for a little more than 2 years and we are so grateful to have found them. And finally, we are a small building with just 8 units. Most property managers didn't want to work with us because of our size, but we are thrilled that Platinum took us on as a client.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

Real Property Management Commonwealth is one of the most pathetic property managers I have ever…read moredealt with in my decade of living in the Boston area. The landlord hired RPM-C after we first moved into our apartment (within days) because of multiple issues - including Central AC needing to be replaced, pipes leaking, and washer/dryer leaking and broken. Over 3 months later, none of the above issues were fully addressed. Specifically the Central HVAC needing to be replaced (above upstairs bathroom). All the while, communication was horrible. Contractors were showing up at 7 AM unannounced, property manager nowhere to be found, texts messages unanswered. We were forced to manage the property and manage the project, all the while without access to an upstairs bathroom and AC during hottest months of the year. We eventually ended our lease early due to the ongoing feud with landlord (landlord refused to discount; was likely fed false information from the property manager). Upon exodus, the property management group had the audacity to blame us, the tenants, for all of the issues, byproducts of the issues that we inherited upon entering the lease only 3 months prior. They covered themselves by blaming us, and we did not received our security deposit. You are better off managing a property yourself than employing this pathetic excuse for an organization.

Our awesome real estate attorney Ellie Vining referred us to realtor Norman O'Grady at Prime Realty…read morewhen it came time for us to start looking for a condo. Norman was really wonderful to work with! He moves fast- you've gotta keep up! I mean that literally. The man is always buzzing about. He knows just what to look for when you're seeing a home. While you're there deciding if there's enough closet space, Norman's the one asking about the electrical wattage and pointing out little things you may have overlooked. He's great at what I called "kicking the tires." It's your decision, but he's there to help you and look out for you. Norman was there every step of the way and I always felt well-informed. He even made me feel ok about withdrawing an offer when it wasn't exactly the right move for us. I felt like I could call him anytime- he was always there to answer my questions and if not then, just a few minutes later. Yet at the same time, I never felt like I was not the focus of his attention when we were meeting. If you've never looked for a condo before, just know that you're looking at the same listings all the agents get, so it's on you to point out the ones you want to see and the agent will set it up for you. They're not going to comb through the listings for you and suggest what you should see. Norman was our buyer's agent- meaning that he was there to help us, the buyers, purchase a home (he gets paid through the bank, not you). He was there to walk us through the process, deal with the seller's agent and translate the homebuying language for us. He did all that- Norman is fantastic at his job. He's a straight shooter. You're in good hands if you choose Norman to help you buy your home! I'd recommend him to anyone who's looking!

My experience was fantastic from the start. Jeff sat down with me himself to go over the entire lease in detail and discuss how things would work in different scenarios (if I decided to add a roommate, if I needed to break the lease, etc.). I felt respected as an individual and appreciated the additional effort to ensure that we had a clear mutual understanding of the contract - especially as a single woman. Everything went smoothly from the processing of my deposit (and receipt that my security was deposited in the appropriate type of account) to hand-off of keys. The apartment was reasonably clean at move-in and the building itself well-maintained throughout my tenancy. All my fellow tenants were tidy and respectful. There were water issues twice during my time there: once, the upstairs neighbor's kitchen leaked, causing water to come through my ceiling. They had someone there to fix it within half an hour. The second occasion occurred when I was away visiting family: a radiator valve in my apartment had an issue which caused water to come through the ceiling of the tenant below me; Michael and Jeff were very respectful and communicative with me about entering my apartment then, asking about my pets, and letting me know what had been done. This was overall a 10/10 renting experience. Any time I had a question or concern, I received a response in under an hour. And, when I had to break my newly-signed second year lease due to personal circumstances, Michael was quick to find a new tenant so that I wouldn't have to pay more in rent than necessary. He also worked with the new tenant to give me an additional week to return from out-of-state to pack my things. Keywords here: professional, courteous, and responsive. If/when I do return to the Boston area, I'll be reaching out to Michael first to see what Capitol Realty has available.

It took multiple asks before he fixed our mouse infestation. We warned him that our ceiling was collapsing but he didn't come to fix it until after it had fallen. I moved out over 2 months ago and Jeff is still withholding a month of rent (which I paid twice) and my security deposit from me.
