I wish I could give this property management company zero stars. They are unethical and very confrontational when trying to discuss anything regarding my parents rental here. My parents were tenants of 12 years, And were given and illegal eviction, Ignored letters and communication regarding the deposit and exit plan, and when I stepped in to advocate for them.Dawn Sadlowski was an absolute disaster with communication, yelling, shouting at the top of her lungs. The experience was counter productive and unfortunate. In short there was habitability issues, Bug infestation, leaks, mold, management neglect, and unfair treatment. We now have private attorneys handling the matter. They later on tried to give my parents their deposit, No Thanks! Let the lawyers do thier thing! I would encourage anyone to look other places, There is some reputable and good management companies out there, ready to help people with integrity.​ read more

In fact, instead of reversing the fee as promised, they just keep adding "interest" charges. On a more important point you should know that in the 6 months since this company took over management of this complex, exactly 20% of the tenants have moved out! That is a staggering percentage! Even more important is that those 20% were LONG TERM TENANTS that were here over 8 years! read more

The first time i paid rent, this company charged me $110 late fee because i paid at 5:13 pm on the day rent was due. Because after 5pm i was hit with a late fee!! They also are trying to charge the state of CA late fees for the tenancy relief Act-of rent being paid late, on my behalf. LMAO!! They also gave me an illegal eviction in July, and took it back in September. But have continued to harass me. They did not do any repairs or clean the property i was moving into, before i moved in. It was dirty & broken. But i needed someplace to live. When i started following up on the broken parts to be fixed (according to the walk through), they accused me of breaking things..!!! They also hired an UNLICENSED CONTRACTOR to repair the leak coming from the bathroom, upstairs. This leak has happened a few times. I am 51 years old. And i have never dealt with such unprofessionalism, pettiness & straight up disregard for the housing market and compassion toward human beings!! STAY AWAY FROM THIS PROPERTY MANAGEMENT!! They do not have the resident's or owners best interest at heart. As a matter of fact, the property owner fired this company and sold the house because of all the stress they have caused them! They are the WORST!! You will either regret doing business with them, take them to court or get EVICTED by them. Brittany seems to take pride in the amount of evictions this property management performs. Which , in her own words, they pursue several evictions per year. If i could give this joke of a management company ZERO STARS, i would!! I am working with the Stanislaus County Property management Division MANAGER, to rectify the Tenancy Relief Act late fees. Debra McCrory was amazing!!! As a first time home buyer I was anxious with the process but she made it smooth and easy. She was a major lifesaver in closing when most properties were getting many offers. She was calm, cool and humorous when needed. I was also relocating to the Central Valley from Northern California so my time was limited. She made sure all our appointments were set and made sure we used the time we had effectively. She is very professional but also personal. I don't think I would have ended up buying a home without her. read more

I'll keep this as brief as possible. This has been a year of headaches dealing w/ Manzanita Ventures and its staff. In January 2013, my boyfriend and I were searching for a new home to rent when I came across one of Manzanita's 'property managers'. We met w/ her and ended up liking a house in the Brookside Community in Stockton. The house was filthy yet we were assured that it would be cleaned before we signed the lease and moved in- this did not happen. We were told that she would have her 'girl' come in and clean after we were moved in- wth? A nice lady did come to the house but it was after we were already living there and the movers had delivered our stuff. I've rented for many years and have always moved into a clean place. When we moved in, it was noted that the house was filled w/ air fresheners as the owner has two dogs and we quickly discovered after the artificial scents had diminished that the smell of pet urine was the reason behind the numerous air fresheners. The carpets had not been cleaned before we moved in and the lady that was hired to clean was just there to do light cleaning- she did not clean the carpets The 'property manager' lacked professionalism and her communication skills were non existent from day one. If and when she would respond to voice mails and emails, the communication was via poorly written text messages/emails or not at all. We had a garage door that would go up and down w/o warning, leaking faucets, toilets, and sprinklers and other random things that went weeks, sometimes months before anything was done. Our furnace went out in December and she acted like it wasn't an urgent issue- so we sat w/o heat for several days. There was also a roof rat problem but I won't bore you w/ the details of that. This is just a few of the issues we experienced. She would pass blame onto the home owner saying that the owner was really busy and hadn't replied as to whether or not the owner would cover certain fixes- wth? She was just passing the buck- we aren't stupid and she didn't want to do her job. The 'property manager' made mention several times throughout the year about us being renters- does that warrant treating someone like shit? We did what we were supposed to do by reporting all concerns by filling out maintenance requests that were emailed to Manzanita's office admin who happened to be the only person who acted professional and sympathetic during our year of hell. Email communications and telephone conversations with the 'property manager's' boss were as difficult as dealing w/ the property manager herself. We have since moved on and are happy that we no longer have to deal with Manzanita. read more

This is a All money hungry company with very rude front office personnel. Dawn will tell you anything to get you into their property and then forget about you. We had been told by Dawn that she had a long term rental, but all along, it was just a one year fill in and we had to move again. We found this out from the owners gardener after one month there. We asked her what we heard and she said he didn't know what he was talking about but he was right. We cleaned the yard that was a jungle, into a beautiful yard and cleaned the carpets 4 times because of the pet smell and never was reimbursed for it like Dawn said. There's a lot of management companies out there that are way better than this one. Their 1 star says it all. Beware!!!!!!! read more

So I looked at a rental property in the Del Webb on Monday 9/2/19. I turned in my rental application with cash for a credit check on Tuesday 9/3/19. I called Dawn the same day and she acknowledged she had my application with cash. I never received even an email receipt for it. and never heard from her again except to receive a denial letter for the rental today 9/13/19. maybe it was my lucky day not to have to deal with these greedy people who never return phone calls. I had stopped into the office on Tuesday 9/10/19 because Dawn had not returned my call of Monday 9/9/19 morning regarding the rental. Who ever the woman was in the office said Dawn was really busy as she just got 36 listings (??). I've never heard of an agent getting 36 listings all at once. Won't be recommending them to anyone ever read more

I wish that there was an option for minus ratings. I looked at one of MV's homes and made it clear to the property manager Dawn that I wanted to rent it. Had just moved to CA and was living in a hotel at the time. Asked the property manager to see if the landlord would allow me to move in 2 days early even if it meant paying a prorated amount for those days. In exchange for her getting the approval for that to happen I got the keys to a dirty house. Layers of dust and cobwebs on ceiling fans, air filter black with years of dust, mold in showers, drains clogged with handfuls of hair, garbage left over in the house and garbage cans out front loaded with trash, food in the fridge, stove top and oven black with grime, stained toilet seats...I had to have the place cleaned myself before I could sleep there. To top off this fantastic "welcome to California", the cleaning lady rips me off by overcharging me and refusing to give an accurate receipt. When I attempted to get the manager to acknowledge the poor judgment on her employee's part and take ownership of this, I received an email defending this behaviour, telling me that they were an ethical company, and essentially threatening to take action of I made my opinions known online. Please take note and avoid these guys. They have been getting poor reviews for years and nothing has changed. read more

I don't recommend using this company when looking for a rental. I have had a terrible experience and though I believe the owner has great experience and does well her employees are lacking in experience and ability. A property manager should be able to negotiate for both sides and follow though when commitments have been promised. I've heard "I don't know" and "I'll ask the owner" hundreds of times then the owner comes by and says .. nope never got a call .. or I was unaware. It's laughable. Additionally, make sure you have all the details before you sign a lease. I trusted my property manager entirely too much and as soon as I signed on the dotted line I was stuck. Stuck paying for utilities on an in law unit that someone else was living in .. for months until I got a lawyer. Then all of a sudden .. it was magically resolved. There are many more of the same types of issues. It's regrettable as they have potential. I however am looking forward to moving and being done with them! read more

I was in search for a painter for my baby's room because we wanted a mural on the walls. I contacted Manzanita to see if they could help me out. They directed me to someone who lives over an hour away, but willing to come to our area. I was so grateful to them because I had searched on my own for months, hoping to find someone, but had no luck. They were very kind and led me in the right direction even though, at the time, they did not have a contract with a mural painter. Used the services for this property management for few years and had bad experience with them. Until the time the tenants were residing everything was mechanical, they collected the rent, gave the check to landlord etc. But when the renters were leaving they had various miscommunication with the tenants. They even charged extra days of rent on their last month. The renter filed court case against them for which I had to intervene to settle the case wasting my time and money. Totally defeated the purpose of having property management for a property. read more

Manzanita Ventures is the best! All of the employees are wonderful and go way out of their way to treat clients well and with respect. The clients' concerns and wishes come first, and Manzanita really does listen and care! The property management is diligent about following owners' wishes and represent them as fairly as possible. Tenants that follow contracts will have no surprises. Tenants that treat a rental like it is HOME will have great results in the end! Manzanita managed a couple of my properties in Stockton and I was not happy with the service received when compared to the exorbitant fees they charged! The units stayed vacant for a loong time and I am sure it had something to do with the fact that they charge a vacancy fee and hence have very little motivation to find tenants. The staff at Manzanita has truly been amazing! My husband and I were looking for a rental property forever, and it was hopeless. A friend of mine had referred me to Manzanita, and I decided I would give them a call even though it was a lost cause. After a few appointments not only did the staff help us find a house, but they helped us realize that we were able to purchase instead of rent! In response to your comment, clearly my review is not that I am upset about not receiving my deposit back, I received my full deposit back as promised in my move out meeting via check and ordered by a judge to KEEP when you tried to get me to return it back to you. I'm upset how your company conducted themselves. Your employees were not honest, they were not ethical and they were a nightmare to deal with at the end of my lease. Even in your comment on my review, you continue to still blame everyone else other than take responsibility for bad management of a rental property. You did a disservice to your property owner and your renter. I have every right to Yelp about my experience and my experience is true. If you would like to continue to blame me, argue the validity of my review, continue to flag my review and not take responsibility, I'd be happy to post pictures of email communication, forged documents, the judgement for me/against you for others to see the validity of my Yelp review. Debra McCrory helped us look for a house to rent. From the get go she was up front and honest. She was very informative and if she didn't know the answer, she got an answer shortly after. However, she knew a lot about her properties and their owners, which was great. she found us a house in 1 day and though the property wasn't yet available to view, she insisted on having us look at it before signing the lease to make sure we were satisfied and it met our needs. Ms. McCrory was not only professional, but she was very caring as far as our needs. In other words, she wasn't out just to rent a house. She really wanted to get us what we needed. I felt confident that she would help us through the entire time of the lease with anything such as maintenance or anything to do with the house. Though Manzanita Ventures is a small, but quaint firm, they give you all the attention and customer service you need in order to make an informed decision.
