This is still a 4 star review. The motel is for sale and nothing much had changed. This time I position myself in the bed in a way that when I opened the blinds the wonderful vintage neon sign cast a red glow over me and room. The sign does not blink off and on; however, it did give a nice film noir feel to the room. I hope whom every buys this great vintage motor court does not change the sign or the rooms If you plan to spend time in Ashland do book as far in advance as you can. I tried to book for weekdays in mid September three weeks in advance and wasn't able to get a room for 4 days in one motel. read more

This motel attempted to steal $800 in an Airbnb fraud scheme. They called me to cancel less than 24 hours before check in. They said that a long term tenant refused to leave their room and that Airbnb won't let them take down the listing. I told them that's now how Airbnb works, so please either cancel in the app or tell me where to pick up the key. I told them multiple times that they had neglected to cancel the booking on the Airbnb app. If I had initiated the cancelation I would have been charged $800. And now my trip is ruined because everywhere else is booked up for the holiday! read more

Can you make a silk purse out of a sow's ear? The Manor Motel was constructed in the 30's. I thought it would be fun to stay in a place as it was in the 30's. Well, it's actually a motel that is 80 years old and the inside of my room (#8) was retrofitted to emulate a Motel 6, only it was neither comfortable nor particularly clean. The "clean" part was not because of the cleaning service but because of the old bedding, old carpet, smell and dilapidated shower. It was remarkably clean considering what the staff has to work with. On the plus side, the bed was hard and lumpy. I think that's probably what they were like back in the 30's right? Sofie wasn't too happy about the bed, but she only complained once and then went to sleep. The manager Cheryl was very helpful. The location is favorable for walking to Lithia Park and "the square". The exterior is charming - as is the little area to sit at the tables on the grass. Good enough considering the price. It's in town, and a short hop back after a late curtain at the Shakespeare Festival. Don't expect bells and whistles, or big deep mattresses -- but clean and comfy. This is an old motor court that probably became a cheap weekly, and now with the popularity of the OSF, is back to being a motel-- tiny, cramped parking and all. read more

I just recently returned from spending 5 days in Ashland with some family, and we chose the Manor Motel to stay at due to it's proximity to town (a bit of a walk, but not horribly far from the center of town) and it's price ($99/night! Crazy good rate for Ashland!) We stayed in room 3, which has two rooms and a full-size kitchenette. The kitchenette was very clean and had working appliances which was nice. The oven took a bit of examining to work - it was pretty old, but we managed to figure it out. Overall - everything was clean and cozy, and between the three & a half of us (we had my little niece with us too), it was plenty of room. My sister and I really enjoyed the little garden area they have set up in the back, and spent a lot of time enjoying the weather (when it stopped raining!) and chatting =) The only major thing was the bathroom - oh my god, it was tiny. SO TINY!! Definitely not enough room to maneuver around in there. Let's just say doing your 'business' in there is pretty awkward since you only have about 20 inches to fit in. I managed okay, but yeah...it was still awkward. I don't know if the other rooms are the same, but if they are - start practicing your acrobatics! The shower was also kind of awkward, but once I figured it out, it was actually kind of nice. I thought there wasn't a showerhead at first, since it was so small, but I think it's just 'vintage', lol.... The beds are a bit hard, but I managed to sleep okay on them. I didn't really hear our neighbors at all, which was definitely nice (though they probably heard us with my rowdy niece!). There is a house next door to the motel, and I heard those guys a few times (and smelled their cigarettes/pot too, fun) but once I shut the windows, it was fine. The owners are very friendly and were very helpful and just very warm people in general. It might not be the Ritz Carlton, but it definitely felt like home for the few days we were there. I would most definitely stay again, because you can't beat the price and the homey atmosphere - though I think next time, I'll leave the family at home and go for the room with a tub!! read more

I stayed here July 20th and July 21 and was sad to leave this cute motel. Myself and a friend stayed in room 3 and were super happy with the room. I was so excited with the room when we arrived. "Old fashion" door keys, super clean and the two beds are in separate rooms so it was great for a little privacy compared to most hotels. The kitchen comes with full frig and oven/stove. (We got the kitchen in hopes to save money on food, but didn't really use it as much as we thought we would. There is also nothing to cook anything in the oven with. So unless you plan on cooking pizza, you're a bit out of luck with that. There was pots and pans for the stove though!) The microwave worked, but didn't show the time correctly. It kept the time you put in just fine, you just couldn't see how much time you had left. The toaster worked but seemed a bit old and heated up much more than needed. Just watch it and you'll be fine. The bathroom is super cute and we had no problems with it. It did take a bit of playing with the shower to figure out which side was warm and cold, but besides that it was your standard bathroom. We didn't hear our neighbors once. So either we had super quiet neighbors or the walls are not paper thin as in most chain hotels/motels. It would be a short walk into the main section of Ashland, so we drove. It takes about a minute in car, and then we just parked over by the park. (4 hour parking so you do have to go re-park. Annoying!) Overall I was super happy with our stay here. We had a few small problems, but I'd stay here again without hesitance. Super cute, clean and I loved the feel to it! Staff was all super friendly! (P.S. the sign to the motel is perfectly covered by a tree branch on the way down main street so make sure you look for it! Also brush up on your parallel parking! parallel parking is done by room, so make sure you can do the basics of it. Spots are pretty big, so no worries about having to cram into a tiny parking spot.) read more

Fun place to stay. You wonder about the people who stayed there since 1940. Good ghosts - they must have enjoyed their stay. Very clean and neat - big bright white duvet on bed. Big old cast iron bathtub with enough hot water to fill it. Your car is parked by your door so no worry about your stuff inside. Staff is very nice and helpful. And the price is right. If you are ever in Ashland, Oregon, Ashland, I suggest you avoid Manor Motel and Helman House. If there was a zero or negative rating, this place would get it. My father called them to reserve a room for our friend and her 16-month old child, who were in an emergency situation (they were literally freezing to death in the mountains), and before he could explain why he wanted to pay for the room, the a$$hole on the phone (female) hung up on him! When he called back and tried to at least understand why she would do that, she was completely rude (I could hear her across the room, never mind his "wait a minute...would you just wait a minute?") and when he asked if she could give recommendations for another place to stay, she gave him Super 8. Basically, if you're in an emergency of any kind, you deserve to stay in a shithole and screw you, you loser. Worse, our friend went there while we were scrambling for another place to stay, thinking she'd be welcome, and this a$$hole was horribly rude to her. As if she wasn't already in shock, dealing with her sick child and cold, this asshole demeaned her and kicked her out. Under exactly ZERO circumstances is it acceptable to treat people this way. Never mind if you rely on customers to earn business! Don't stay here. They don't deserve your business, nor do they have any business being in the hospitality business. read more

I knew all of this before I booked from Trip Advisor. 2nd night of stay I noticed a personal item missing from my room. Notified manager. No response back. We pulled in during the Shakespear fest, so as you can imagine ...every hotel was booked or 200 plus a night. MM was so charming....and we got the old managers unit. It's not perfect and glamorous...but you get basically an apartment for hotel prices. They really thought of everything too, and we'll def. be back. read more

First stayed at the Manor Motel in 1989 and have been back multiple times. The rooms were always an adventure due to the tight confines of an earlier era. The Motel is in progress with renovation and the transformation is amazing. Very nice new baths and kitchens. Please check it out - you won't be disappointed. Clean and quiet. read more

When I pulled up, I felt as if I was stepping back in time by a half century or watching a movie with Humphrey Bogart or Bette Davis. I remember road trips with my parents when I was a kid in the 1950s when we stayed in motor courts like this along Route 66. The owner has kept the property clean and modern inside. The only reason it does not get 5 stars is because we had to use a portable space heater in the dead of winter. read more

For my HS graduation present, my mother bought me a room here at the Manor Motel so that my friends and I could road-trip from CA to Ashland for the Shakespeare Festival. When I arrived at the motel, they were very kind to us and in our room, they had left me a balloon that said "Congrats Grad", a sweet card, and a giftcard to a local coffee shop. I was, and still am, very impressed and grateful for this sweet gesture, which has never happened to me at other places I've stayed at. The walk to downtown was not far at all which was great and the rooms had decently comfortable beds and nice air conditioning. This was my first time that I had ever stayed in a hotel without my parents and it was such a relief to have the staff be so welcoming and the atmosphere so enjoyable. The price of the room was also amazing. Definitely would stay again. read more

The outside was deceiving. At first, it looked like a sweet adorable cottage. The inside proved us wrong. For what they charge for the room, they would benefit from updating the rooms. Our room had an odd and unpleasant smell. And it felt dirty. The layout was odd and the bathroom was horrible and SUPER small. No hair dryer. Toilet loose from the floor. I will not return. The only benefit to is was that at short notice they had a room available and they would accept our dog. read more

This is a wonderful little motor inn and I would recommend it to anyone traveling through or staying in Ashland. Friendly, courteous manager. Clean....not crisply clean, but clean... Short walk to center of Ashland. Bed was good. Kitchen was good. Overall a great little Four Star experience. Mind you I would not give any place short of the Sofitel in Chicago Five Stars! But my experience at the Manor was more than worthy of a very solid Four! Folks should know that in room 3 the second bedroom is truly more of a passageway to both the kitchen and the bathroom from the bedroom. We rolled in late on Saturday and were met by the manager, securing the last room. I was totally taken aback how clean our rooms were, and how they retained a historical motel feeling (in a good way). The suite, as it turned out, included a small but complete kitchen, an extra bed, and a very congenial and social courtyard, not common these days. We not only plan to return on our next journey, but may take a special trip to just stay here a few days. read more

On first pass it looks like a dive. Don't let the vintage neon mislead you! This place has been completely renovated in Spanish Manor style and it's really cute. We rented a suite with a full kitchen, king sized bed, dining/living/office space and a private garden for under $100 a night off season. Full kitchen is furnished with a gas stove, pots and pans, silverware, plates, glasses and anything else you might need. It's more like an apartment than a motel room. The private garden opens through french doors and has a little wrought iron table where we ate breakfast. Plus it is a ten minute walk to downtown Ashland. Perfect location! All the bases were covered, it was warm, smelled good, and was very clean. One minus is the garden suite is a little loud being so close to the road, if you're bothered by traffic sounds you may want a room farther back in the park-like setting of the motel. We'll definitely be back! read more

We really enjoyed our stay at the Manor Motel in Ashland for the Shakespeare Festival. We had a two room suite with a kitchenette. Couldn't beat the price.. AND there really were no musty, old, or cigarette smells. Plenty of towels and a large bathroom with tub. An oldie but a goodie! The manager, Steve, was exceedingly accomodating and friendly. Cute and quirky. But do not stay here if you are carrying a few extra pounds on your body. The bathrooms are TIGHT. Stayed in room 3. I weigh 145 lbs and am 5'6". I could not sit on the toilet, cross my hands at the belly and extend my elbows without hitting the walls. The toilet is jammed in a tiny awkward space. The whole bathroom. (Corner sink, shower stall and toilet) measures at most 6x5. No electrical outlets in the bath and very few throughout the rooms (two bedrooms and a kitchenette). No ice machine on the property. That said, it is clean, convenient, reasonably priced and the staff is friendly and helpful. And wi fi is free! read more

Two Words: Bed bugs. We drove down from Portland for the weekend. The place was cute from the outside and the owner seemed scatterbrained but sweet. The inside wasn't much to write home about we didn't mind because the price was quite cheap. We spent Saturday night there and by the time we arrived back in Portland on Sunday, I had an arm covered in bites in the typical zigzag pattern. The bites blistered by Monday and were extremely itchy and uncomfortable. The friend who stayed with me also had bites all over her arms, hands, and neck. I hoped they were just mosquito bites and went on with my life....Fast forward a few days and the same types of blistered bites popped up on my arm and neck. I started spending the night at my boyfriend's house and never had any new bites. I figured I was going crazy, so I slept back at my apartment and had new bites on my hands in the mornings. I called my landlord and she brought pest control out to my apartment. They flipped up the box spring and they found (thankfully) only one bed bug. Apparently I had brought him back with me from this motel. I (stupidly) kept my duffel bag on the floor next to the bed and I'm guessing that's how he hitched a ride back with me. I have spent a ton of time, money, and energy washing every single article of clothing I own and making sure my room is bed-bug free. Keeping my fingers crossed that I don't have any other bites. I'm sure the owners are perfectly nice people, but it should be known that there were definitely bugs in our beds. Yes, the rooms here are cheap, but in the end I would have been much better off springing for a cleaner, more expensive hotel. read more

The picture of the moldy drain is a perfect depiction of the quality of the hotel and the attitude of the owner. Dark, dirty, and very unpleasant to be around. First of all you are paying for an overpriced room that hasn't been updated since the 80's. The duvet covers smelled and looked like they should have been set in a cheap motel you would bring a hooker too for an hourly price of $20. A mistake was accidentally made by an employee (who was the only decent human on staff that we encountered) and we were put in a room that wasn't service dog friendly. When the owner got back to the motel she called me into the main office to tell me that we had to change rooms. We were fine with the room change until she went right out the door and said loud so that I could hear that we should, "Fucking go somewhere else". She then proceeded to say to my face, "we don't serve YOUR kind". I am not sure what my kind is since I drive a newer car that I bought myself and have two college degrees. I have worked in hotels for years and would have never treated anyone as bad as she treated me. When I asked for my money back so that we could leave she said that we wouldn't get the money back for over a week and that she, "didn't have any petty cash around", then corrected herself saying that she, "didn't have any cash". When I threatened to call the cops she produced a large wad of hundred dollar bills and paid me back the money so we could leave. She then proceeded to try and get my credit card information. I paid on a square and she already had the money so I don't know why she needed my credit card information. She was a sketchy, evil lady and I feel bad that the nice woman had to work for such a disgusting human being. Stay away from this prejudice woman. I wouldn't even have given this establishment one star, but yelp forces you to at least put one. read more

This is a cute, old fashioned motor court, with a friendly proprietor and a good location near downtown. The wi-fi is terrible however and the walls are very thin. Ask for a room not directly adjacent to others if possible. read more

This place is ok. It had a cheap sort of charm. Room seemed clean enough, although my dogs did a lot of sniffing around the floor, which made me worried about what was going on with that and decide to keep my shoes on. Sheets were crisp and clean. Front desk person was very nice. Walked to center of town in about 15 min. Def not deluxe and not fancy. Slightly scary, but mostly ok. Affordable for Ashland. read more

On our recent road trip to Seattle, we were looking for an economical and clean motel to spend the night in the Southern Oregon area near Interstate 5. There didn't seem to be any that fit the bill in the Ashland area...until the Manor Motel popped up on Yelp, and seemed like it might be worth a quick phone call to check them out. My husband spoke with Steve, who is one of the on-site managers, and he liked what he heard in terms of the vintage style, location, upkeep, and general friendliness, and reasonable rates...so he made reservations for both the trip North and also the return trip that would take place one week later. When we checked in, we met co-manager Karen who is the other onsite team manager. Karen was just as nice, friendly and as helpful as Steve. Check-in was quick and efficient, and our room had been upgraded which was a very pleasant surprise. The Manor Motel is a mature facility, well-maintained and efforts have been made on an ongoing basis to both upgrade each room, yet preserve the appearance and charm of a vintage-period facility that is very indicative of the type of motel architecture and grounds one might find in the late 1940's (which is when the site was actually built). But architecture aside, this is one of the cleanest and coziest sites to be found in the Ashland / Oregon area! Our room on the Northbound portion of our trip had a fully-functional compact kitchenette; complete with stove, refrigerator, dishes, plates, silverware, pots and pans!! But since we had driven for 10 hours that day, we decided to have dinner in the close by downtown area at "The Black Sheep" an English Pub, which had been highly-recommended by Manager Karen. Back to our room...as said earlier, that night we had everything we needed, including: full-access cable TV and Wi-Fi. Although the Wi -Fi is included, it didn't seem to work consistently in our room, which was located furthest in the motel court from the office router, but worked fine if we moved the traveling laptop closer to the front door of our room. The only other thing we would like to see improved would be to have larger bath towels provided. One week later on our return South bound leg of our journey, our next room reservation at the same Manor Motel didn't include a kitchenette by our choice at check-in, but since we were eating in town once again at "The Black Sheep" pub, we only needed the included room refrigerator and microwave. We were all set to watch cable TV accompanied by popcorn and cold beverages! Actually caught the season opener of MAD MEN too. That said, we would definitely stay here again for upcoming trips...as well as recommend the Manor Motel to friends attending the Ashland area Shakespeare Festival events. Kudo's to new managers Karen and Steve who certainly know how to run a motel with genuine care, focus on customer service, and a professional attitude based upon quality. We hope to see them and re-visit this centrally-located motel accommodation on our next drive through Oregon; and in particular the Ashland area. 4.5 out of 5 Stars for value, cleanliness, and customer care!! read more

The Manor was the best "budget" motel of my two month trek across the west. It's set among the beautiful neighborhoods of Ashland, away from the highway where you can walk to downtown along Main Street. The staff were very friendly, personable and helpful. And the 1930s era buildings make it unique, give the place character, but they dont take away from the tidiness of this little gem. You won't find a better location at this price. read more
