We've been to Ashland 3-4 times before, our First Son attended the college, which became a university (when he graduated). And we've stayed in various places before, including one night with our son, as guests in his room. But, we're staying here, because he & his family, are staying here, for a meeting, so we decided as a family to gather together in Ashland for hubby's Diamond Year! We're staying for 3 nights, including breakfast. I should rate this hotel 3 stars, for the following reasons: 1. The minute we walked in, I noticed how small the room was! How small? You ask. When you bend down, to rinse your mouth, & spit on the sink, your butt hits the wall. 2. You hold the flusher for the toilet, about 15 seconds, for totally flush down. 3. Cleaning lady, opened our room, without knocking, after 8:00am. She probably thought we're downstairs having breakfast! She wasn't supposed to come clean or make up our bed, for the first 2 days. 4. Peep hole on the door, made for people 6'-7'. I'm 5'2" and it's past my head! 5. Headboard is noisy, when you move. 6. The desk chair creeks! The first time I was alone, and I sat on it, I thought, the room was haunted, or a squirrel was knocking on the roof. I'm not exaggerating! That's what the noise was, I didn't know it was from my chair, until hubby told me about it. 7. You give your breakfast ticket to the lady outside the door, and you take a plate & bowl back inside the room with food. The 2nd day, there was no protein, (bacon, no eggs, or sausage), the children had bread, potatoes, fruit. Hard boiled egg, they don't eat! 8. The juice glass or plastic, is about 3-4 sips, it's so small! If you want more, you have to bring your own container to get large serving, or frequently get up and refill your glass. 9. Breakfast, an additional $5, pay in the lobby. 10. Make up stain on the sheet. I'm giving this a 4 stars, for the following reasons: 1. The lobby, the garden, stained glass, wrought iron impressive! (Took lots of photos) 2. The stairs, & the elevator all conveniently located easy to find & access. Never crowded. 2. The tallest building in Ashland, you don't need a GPS, just look for the tallest building! 3. The 8th floor, (son's family room) they got the corner, is so much larger ours. My 2nd son and us, he's on the 8th floor, and us on the 4th floor, same street view. Our room is the smallest! :( 4. The chair by my bed, was comfortably soft. 5. Love all my pillows, covers, and towels. 6. Friendly staff. 7. Very very clean, including the rooms. 8. Convenient parking. 9. Views beautiful, mountains. 10. Room comfortable temperature. 11. Walking distance, up or down, and we're both old, (not used to walking but we did!) to many of the sights, restaurants, creeks, park, Japanese Garden, Lithium Park. 12. Additional Note from 2nd son #1: It was great that I could charge my car in their parking lot. That's very convenient! Extra Note from 2nd son: he could hear noise from the street, on the 8th floor. Stayed last weekend for what's become an annual (off-season) trip and after reading some of the more recent reviews, I'd prepared myself for a not-so-great experience, but I was pleasantly surprised. Although the staff seemed to struggle a little bit (maybe more training??) my room was clean, got checked in a little early, was given late checkout, and really there was no incident. Actually updated my review from last year from three stars to four stars. There were still a couple stains in the couch that shouldn't be there but other than that the room was clean and welcoming--they even removed that awful fake orchid! If you're looking for a hotel experience in Ashland, this is still a great option. They do need to update their website though--most of the details for the rooms (regular details, not part of a special, and not on the third-party booker) note that breakfast is complementary, and the cancellation/modification policy seems inconsistent. I did call the hotel about that before my stay and they added a voucher, and when I got to the hotel they said typically it's $5, which honestly isn't that bad for what you get. I could tell the breakfast experience varied widely if you were there when they were out of things, versus if they had just restocked. It really seemed like there was only one employee working on breakfast, but when it was there it was pretty good. Hopefully the new management company will work on training, cleaning up some of the loose ends, and it will be an even better stay next year. read more

We have visited this property twice a year for nearly fifteen years. It has always been a five star experience. The recent change in management is not meeting the prior level of excellence. Simple things like turning on the heat in the rooms late in November. "Sorry, can't call someone to fix it", the desk says. No offer of another room either. We have canceled our next reservation and moved to a different property. We won't be back. We are so sorry. Staying at this property has always been a highlight of our trips. read more

Was super excited to get to this hotel because of the amazing reviews and beautiful architecture. When we got up to our room we noticed half of the power outlets weren't working. I went downstairs and told the man working at the front desk and he gave me extension cords. After returning to our room, my friend tried to flush the toilet and it just started spinning and wouldn't go down. On top of that both the coffee tables have paper holding up some of the legs and they look like they've been there for months. We didn't have a toilet all night and when I told the new man this morning at the front desk he didn't seem phased at all by the constructive feedback. Dissapointed in this stay. read more

This is a mixed review. The hotel is lovely clean. We've stayed there 1 million times and always love it. Lark, fabulous, delicious and we always enjoy our meal, but this is odd. They used to have a free breakfast which had a lot of of selection and it was lovely, always good and It was just included. No charge. So I went down to literally get a cup of coffee and was greeted by an attendant standing outside the door asking for my voucher. We had been told the night before that the buffet was now five dollars but for some bizarre reason, the guy didn't charge us the five dollars or give the voucher which we weren't aware of. So I had forgotten that there was coffee on the mezzanine so I went back and got my coffee, but of course no cream. It was empty but deal with it and I wasn't going down to the front desk to get a voucher to come back up to get a coffee with cream. We got ready to go, then went down got our little vouchers and went back up to the breakfast room. Still a guard st the door for the five dollar voucher. And that got us a plate. The breakfast buffet has been paired down one little bowl of yogurt, which I got the last tablespoon, biscuits and gravy. The biscuits you could use his hockey pucks , I'm not kidding and the gravy was cold. The fruit green pineapple, a bad strawberry, not a fan. The eggs were fine with cheese, but that was all that was on them. They used to have a lovely selection of like pastries and bagels and things to toast, but I didn't see evidence of that. Someone had put a bowl of strawberry jam on ice, and the ice had melted in the ice flow was now on top of the strawberry jam. There were no fresh plates in the breakfast room so everyone was taking their dirty plate for refills, which of course is disgusting and against Health Dept rules. Please charge $25,00/$30.00 and Upgrade. We will pass on the $5.00 guarded buffet and go anywhere else for breakfast. The joke was they're paying a person to stand and guard the door for a five dollar buffet, really??? DINNER, the Lark. Always wonderful. read more

Gayle and I returned to Ashland earlier this month and snagged a 4 night stay in the Junior Suite. Beyond what I've written before, 2 other things: 1. Front desk staff were especially professional, insightful, and helpful. 2. The included continental breakfast has evolved into an expanded one that costs $18 each. After trying this option for 2 of the mornings, and dining out the other 2 (Bread Board and Morning Glory), we found the quality and selection of the Ashland Springs breakfast to be equivalent of something you'd find at Hampton Inn or similar Hilton, Marriott, IHG, or Hyatt properties. And at $18, the meal cost (with tax and tip) and the previously mentioned restaurants would be a better value at roughly an equivalent price. Gayle and I plan to return to Ashland for the 2026 season and stay here again, as the OSF- and Downtown-related convenience can't really be matched. And certainly, adjusting away from the Ashland Springs breakfast model (except for coffee) is a relatively minor annoyance. read more

After I left the hotel on 7/7/25, the hotel billed me $11.21 for a facilities fee. I talked to the manager Craig Stevens, and he said this was a new policy that was enacted in May 2025. I explained I made the reservation prior to May 2025 and I'm not responsible for $11.21. He said if I did not pay it I could never stay at the hotel again. I understand action springs hotel is under new management. But it is not an improved management. They charge for everything, including billing your credit card on file after you leave. Historical, beautiful old hotel, that's lovingly cared for. Ample private parking in the back with walk in capability to the third floor. Pet friendly and clean. Small but sufficient rooms with a mini fridge and renovated bathroom. We had a pretty street view, There's an excellent restaurant(Lark) attached, but it's closed on Mondays. Continental breakfast is served on the second floor. We had omelets, potatoes, oatmeal, cereals, yogurt, bread available and excellent coffee. Location, location, location! Ashland Springs Hotel is situated right in the heart of Ashland and within walking distance of dozens of restaurants, bars, Lithia Park, boutique shopping, and all things Shakespeare. If you plan to hop in the car and drive to one of the nearby wineries, the parking lot is easily accessible from the hotel or street and easy to navigate in and out of the secure lot with your room key. Ashland Springs Hotel has maintained the charm of the 1920's while providing modern day luxuries. I appreciated how easy it was for my to charge my phone! It happened to be smoky outside during my stay, but the air in my room stayed fresh with no hint of forest fire. The hallway smelled a little bit like smoke, but the filters on ventilation into the rooms was too notch. Not only was the air clean, but the rooms (and whole hotel) was spotless. I was impressed and somewhat shocked at the attentiveness from porter and maid service. The complimentary breakfast on the 2nd floor was actually pretty tasty and well rounded. Even though breakfast is served in a drab banquet room, there are plenty of bistro tables on the back garden area as well as in the balcony above the lobby (both areas are accessible from the 2nd floor). There is also a water bottle fill station on the second floor next to a cookie and tea station which is available most of the afternoon and evening. The water bottle fill station is a bit out of the way for me to consider it convenient, but I was still grateful to have the amenity. Even if you do not stay at Ashland Springs Hotel, stepping inside the lobby and admiring the building's architecture is worth a few minutes as it is right in the center of town and hold so much history for Ashland! But staying as a hotel guest would be my choice any day! read more

The bed was comfortable and there was plenty of room to relax and work, if needed. The room had wonderful views and the temperature was easy to customise. My husband and I have visited this hotel for decades, about twice a year, and have always appreciated its historic charm and refined ambiance. We have referred many friends to this place. Sadly, our most recent visit left us sorely disappointed. New management took over in March and it feels as if priorities have changed. We appreciated the buffet breakfast where we could enjoy a light repast of coffee, oatmeal, and some pastries, etc., and it was always included.Now it is an additional 18$ per person. New management could have figured out another way to handle this- maybe increase room prices a bit- but this just felt insulting, especially when we were not expecting it. (No, we DID NOT receive any notification when this change was made. ) in addition, it just felt as if nobody cares about this lovely place anymore. Our tv did not work (yes, it was fixed the next morning); the handle to the hot water faucet was broken and we had to turn it on by gripping the long screw; there was dripped paint on the bathtub from a recent ceiling paint job, which could have easily been cleaned up; the bathroom window was an absolute mess due to a sloppy paint job, with lots of paint drips and smears all over the panes; and the soap dispensers in the shower did not work at all. On the plus side, the desk staff are wonderful (and apparently adept at handling what I understand to be many similar issues from clients), the room was quiet and offered nice views, and the hotel is conveniently located to OSF and downtown. I hope the new management company, COHO, takes these comments to heart. read more

The Ashland Springs Hotel is beautiful and historic and my wife and I would gladly stay here again. It's located right in the middle of downtown making it walkable to all sorts of shops and parks. There is ample parking reserved for the hotel around the back. The architecture and design of the building itself is really pleasing to the eye. The water pressure in the shower was stellar. We went during COVID and came in masked and followed all guidelines and social distancing but the staff member helping us was still a bit unfriendly to deal with. The breakfast in the morning wasn't bad but was limited to about what you'd expect for a free breakfast. Overall, we had a positive time and I'd stay here once more if we ever visit Ashland again. read more

The rooms are *extremely* small (I kept knocking into the door when turning around from the bed, and there's no room for a television in front of the bed so it's off to the side on a little dresser), the bathrooms are very, very old and tiny, and there were cobwebs on the ceiling of our room. It felt more like a quirky bed and breakfast you might come across in a beach town than a proper hotel. The cost was higher than other hotels in the area, which is a bit confusing, and the parking lot was entirely full so we just parked on the street. If you need a place to sleep for a night passing through Ashland, this is a fine choice, but keep expectations to a minimum and don't expect a true hotel setup. read more

I made a reservation on-line for two nights, paid for the reservation, and have a receipt that says breakfast included. When I checked into the hotel, I was told that even thought I had already paid, the hotel had changed their policy, and now breakfast was $18 per person. I complained to the desk staff, but was told there was absolutely nothing they could do. It was a decision made by the owner, and I was given an e-mail address. I contacted that person, and was told that even though I was staying two nights, they would only comp me one breakfast. I subsequently let him know that this was not appropriate, but he refused to respond. I had paid for a standard single room based on the picture that was shown. The room I was given, however, was postage stamp sized. I should have received some kind of credit for the fact that the room was not what was listed. I am willing to overlook the fact that the room was so incredibly small that I had to place the one provided chair into the closet and place one suitcase into the unusually tiny bathroom. I can also accept that because it is an old building I had to move a table and get down onto my hands and knees to find an electric outlet next to the floor to plug in my phone for charging. But I cannot accept the fact that once I had paid for something, they refused to provide it. I will absolutely never stay in this hotel again. read more

This is my kind of place! You can pretend you're in an old b&w movie from the 20s or 30s, visiting with a friend up on the mezzanine while watching people coming in to register. Some people complain that the rooms are small, but really that's because the beds are big (I doubt "King" was a thing when the hotel was built!), and they're made up with 100% cotton linens. We got a lovely night's sleep there under the high ceilings. The hotel was very quiet, even though it's right downtown, and we were thrilled to find, on arrival, that there's a set of EV chargers (Blinks) in the parking lot to the rear. This is a very good thing if you're heading south on I-5 in cold weather in an EV! The parking lot is uphill, and there's a pedestrian entrance ramp from it onto the third floor (with a key card), so it's easy to roll your luggage in. I wish there was a hotel like this in every city of any size; we'd stay at all of them! read more

This is a classic old hotel in the heart of downtown Ashland. It is actually on the historic landmark list. I like staying at places like this because it has a lot of character. The front desk was extremely helpful and nice and recommended local restaurants to try when I was there. They also have a free continental breakfast in the morning. I reserved this hotel through Platinum AMX. We reserved a "Deluxe King with a City View." Usually Platinum AMX holders receive early check and a room upgrade if available. We got neither. We arrived at 3pm because it was 105 that day and we had been driving for 6 hours and wanted to shower and take a siesta. Our room wasn't ready yet and it was not ready until 4:15 although check in is at 4pm. There was nothing "deluxe" about our room. It was tiny. Seriously, it fit a king bed and a chair and a small dresser and there was not much room around the bed. The mattress was ok, the sheets were nicer quality. The carpet was lumpy. The bathroom was also tiny and the sink was weirdly installed at crotch level. I did appreciate a nice makeup mirror. Meh... This is a historic hotel and the lobby is pretty and I liked the natural collections and decor. The front desk staff were quite nice and apologetic that we had to wait. Breakfast is included but, consisted of a small piece of scrambled egg, an underripe banana and Yogurt with corn starch in it. (Oregon has a bounty of healthy foods so, I think better options would be nice.) I do understand during COVID things are not easy. The location is the best thing about this hotel, you can walk to many nice restaurants and shops. Quite a few were open with outside dining available. read more

A solid four stars! My experience had a few snags, but hopefully I can pass on some tips to make this super cute hotel a fun experience for you. 1. Checking in: Drive up to the front of the hotel and park in the loading zone. You'll be able to walk in and get your room cards and some kind of orientation on where your room will be. Then drive a few feet to the end of the block and take a right up to the parking lot behind. 2. Covid: Not everyone is wearing masks inside and often just hanging out in chairs at the front. It's surprising considering there is a huge sign of covid protocols there that start with masks being required. I don't care what businesses choose, but it's more helpful when signage is consistent with practice. If you're a person who can't get vaccinated yet or if this makes you nervous, fyi. 3. Accessibility: getting in to check in should be fine, but from the back parking lot, the ramp up to the door and down to the hallway are both very steep. I used a luggage trolley to take my suitcases back to my car and it was almost impossible to keep the trolley from rolling down the ramp while you opened the door. Then you had to be super careful going down the ramp and again near your car trying to unload. Key point: watch the grade. 4. I'm 5' 11' and everything was built very low in the restroom. It's an older hotel so I thought it was cute, but the top of the sink started below the bottom of my pants pocket. 5. Breakfast in covid-times has someone serving you rather than self serve. Awkward and kinda chintzy. I was underwhelmed by the options and service, and the negotiation to get a second 2"x2" quiche square. But what can you do. 6. It's a small town and everything closes down early. The restaurant downstairs closes at 8pm and there are few options available past that. Keep track of your time and you'll be fine. Otherwise, I loved my stay, the bed, and was able to work through the morning easily (even though my chair was rickety rattan). I will absolutely come back with all this in mind. read more

After barely making it out of the snowstorm attacking parts of Oregon, we were able to get on the 5 south and decided to stop in Ashland after being on the road for 10 hours! We had to cancel a reservation in Sacramento and I yelped hotels in this little city. The Ashland Springs Hotel looked amazing and perfect after our insane day. I called and was able to book a premium room for the night and it was only $127! A large king bed, corner room with a big tub! In California you don't often come across boutique and historical hotels that are this affordable! We arrived and checked in easily and found out that they serve a complimentary breakfast each morning (we were stoked), and also have daily tea on the 2nd floor! What an adorable place! They also have this rad, hip restaurant called Lark to the right of the lobby. We grabbed our things and quickly hurried to the room because we were beyond exhausted. The room blew me away at how charming it was. Immaculate and cozy and the bed! OMG. See photo! And the bathroom was adorable- love the shower/tub combo. And the tub was so nice and deep! Another awesome touch was the bath products from Gilchrist & Soames. Amazing smelling! And the robes!!! I wanted to take one home! :-) I immediately jumped in the shower because after 10 hours of sitting in a car, I had to feel clean again! Lol. So refreshing! And my husband kept commenting on the bed and how cloud like it was! Our nights sleep here was the most sleep we had gotten in over 36 hours. We went to dinner down the street and decided to end the evening (it was barely 7:30pm!) with a nightcap at Lark. He got an old fashioned and I ordered a hot toddy minus bourbon. It felt like old Hollywood glamour all over! We wished we had been able to have more time here because of the experience we had. Staff was welcoming and helpful, and breakfast was outstanding (hello eggs, fruit, yogurt, oatmeal, bread, potatoes, coffee or tea!) They were quick to answer the phone and help us book a room last minute, explained the different rooms we could go into and that they were dog-friendly. Booked over the phone, very seamless process. Upon arrival, they were quick with check in and explaining what was offered. Parking is in the back, a nice lot for cars. They also have breakfast included which is nice nothing special but will fill you up for whatever you're doing for the day. Located right in the middle of downtown Ashland I can imagine this place fills up for the Shakespeare festivals and anything else going on in this cute town.
