Absolutely incredible experience. We reserved room no. 1 (I can't remember the name of the room), and it was absolutely delightful. There is no onsite staff, so you need to make sure you've received your welcome email which contains the door codes to enter. The room was elegant, with very high ceilings, completely decorated in the victorian style with lovely antique furniture, photos, and decor (old oil lamps etc.). The decoration was completely tasteful and not cluttered. Each morning, there is hot coffee prepared in the sitting room, which has a large table, lots of board games, and some comfy couches and chairs to sit in. My partner and I had an easy time doing a few hours of work each day in this room. The internet was fast and reliable. The hotel is very private, with no front desk staff and very few other guests, but there is someone on hand via phone or text, and they are able to get to the hotel within a few minutes to help with anything you need! They use a great platform for managing the reservation, where you can very easily purchase a 1pm late check out (for $25) - that came in very handy when we realized in the morning that we weren't going to be ready to leave at 11am! We have stayed several times at the Peerless and love it each time. The rooms are all different, well appointed and quiet. We had a small issue with a stuck armoire and the owners reacted quickly and were very helpful with this small issue. You share the old Victorian with other guests but it felt very safe at all times. The downstairs has some fun history of the building, the owners are lovely and the housekeeping staff did a great job with clean rooms before checkin. Note cleaning is not provided during the stay. Coffee and tea are out downstairs as well. It's a 10 minute walk in to town, which we enjoy, so there is no need to repark the car. read more

We booked the anniversary suite for our 10 year anniversary. We had trouble finding our check in instructions and it took staff almost 4 hours to respond via text; they would not answer the phone. We got this sorted ourselves as Expedia's email had gone to spam, but we just needed some help upon arrival. Then when we went to go to bed there were white fluid stains on the duvet cover. I don't need to say what that looks like, but please, CLEAN YOUR BEDDING BEFORE NEW GUESTS ARRIVE. So gross. I got ahold of someone around 9pm, she was kind and apologetic. She had me go get a new duvet cover out of their housekeeping closet,which was better than the other option at 9pm which was waiting 60 min for their house keeping to arrive from Medford. I hadn't asked for anything other than clean bedding, but I felt that the offer she gave us, after having what I assume was some other couple's bodily fluids on our bedding, was reasonable: a partial refund. I thought I recalled her saying she would refund half of our stay, but when we checked out she only processed a 10% refund. I let them know that I found this unacceptable after our earlier conversation and that I would take the appropriate reporting steps in regards to having someone else's bodily fluids (which can be infectious) on our bedding. Part of my assumption about the stain was that they also left a "10% off" coupon for the local "intimate" store on the bed. After check out, the owner, Kyle, called us and offered to give us a full refund, but not before saying they had recorded all of our conversations against our knowledge and that we are liars and would be blacklisted from their hotel because we didn't know how to "be good guests". That was the most insane, condescending, and insulting 17 min call I've ever had from a business. My wife and I were just totally blown away. We stayed in Room 7 of The Peerless Hotel last night (04/17) and we absolutely LOVED it! The keyless entry was quick and awesome, the Hotel is beautiful and historic, and our Room was amazing (clean, pretty, great furnishings, balcony, etc). We also truly appreciate the NONPET Policy. I have severe allergies and it was such a pleasure to not have to worry about breaking into hives and/or throat closing and having to use EpiPen and going to the Hospital (this has happened way more than it should due to severe allergic reaction to Pets). Many people forget that those with Asthma/Allergies are covered/protected under ADA and deserve a safe place to stay without worry of an allergic reaction, so a HUGE THANK YOU to The Peerless Hotel for providing us with a safe place to stay...we will absolutely be back next time we are in town!:-) read more

My partner and I have stayed at the Peerless twice now, and we have decided this will be our go to hotel when we visit Ashland! Our visits were a couples years apart and so our during our most resent stay we were able to experience the gorgeous new renovations of hotel. We reserved our stay through a third party booking agency and received everything we needed to check in, this is a keyless, self check in type of place, which I do not mind at all. This was an easeful process for us, and we drive a distance so we prefer to settle in without interaction. That being said this property is Absolutely stunning, cozy and the attention to detail is par non. Since our last stay everything has been upgraded especially the common areas. The front entry has a warm and ambient fire place antique furniture and interesting artifacts and images from the past and their resident ghost! Our room, wowwww! we booked room 3, a large three room suite that was very romantic, again ambient lighting, flickering candle lights in several of the antique lamps, welcomed us along with champaign and chocolates on the bed. Details are very important to me, and this is one of the things I appreciated about our stay. Our room had two side by side clawfoot tubs in the spacious bathroom, a sitting room with a fireplace and several areas to sit and enjoy the space. The bed was so comfortable and we both enjoyed a restful three night stay. We also loved the main common area/ sitting room, where they have coffee, tea and water available 24/7, they have a great selection of games which we also enjoyed! There is three parking spots in the rear of the hotel for guest, but we have a large truck so we parked in the front on street parking, where there is plenty of parking for us. The location of the hotel is Ideal in a quiet neighborhood which is a welcome change from our city life! We did a lot of exploring in downtown and the neighborhood which are full of beautiful homes, local dear and squirrels! Lastly, it is worth mentioning the staircase to get to the upstairs rooms is small, but there is a straight away staircase on the right hand side of the building that takes you directly to the second floor and is much navigating with luggage. You will have to check in through the front or back door and then open it from the inside. read more

The Peerless is a fabulous place to stay if you want to be out of the downtown, but within easy walking distance of it for OSF shows and restaurants. We just finished 3 nights at the Peerless and enjoyed our old-timey-historic room, Jacuzzi for two and the shared coffee/sitting room. Our room was fun and comfortable. The hotel is about an 8 minute walk to OSF theaters through tree shaded neighborhood streets. The homes in the area are mainly older craftsman style, many with smart upgrades and landscaping. Four doors down from the hotel - and on the same side of the street - is a wonderful independent coffee shop. The Peerless Restaurant, a separate business, is right next store with a bar and more of a fine-dining menu. We ate there one night and really liked it. Note that the hotel is a self-check-in style inn, which means there is no on-site hotel staff. You get the numbers to unlock the front door and the door to your room the day of your arrival via email. The 4 numbers and locks are easy to use. The management group is easy to reach if there are questions. All but Room 1 are up a very narrow and steep stairway which was not a problem for us, but I wanted to mention it. And even though the bedroom floors are wood, we never heard others walking around. We would definitely stay here again. read more

The Peerless is beautifully restored, nicely furnished, and very well maintained. We loved our stay and will return, whether you will love it likely depends on your reaction to the unstaffed model. Entry is via keypad since there is no staff onsite, but email and local phone contacts are provided just in case. Our room #6 was small, with little counter space, so we spent most of our waking hours in the lovely rear parlor instead. The room had a small fridge but no TV or microwave; parlor had coffee machine, hot water, many books about Ashland and Oregon tourism, no microwave, no snack vending machine. No elevator, just a narrow twisty staircase to second floor, so you'll be carrying your own bags up to rooms 3-7. Few other customers during our 4 night late summer stay, hence very quiet. Street parking in front plus three guest parking spaces in back. Pleasant short walk to Main St. and OSF theaters. read more

Since I didn't ever hear back from the company to get my money back, I did dispute the charge with my bank. Today, several days later I got a response from someone. Just to clarify some points, BookStayHop did not ever apologize for failing to do their main job of managing my booking. The original total for my hotel booking was just shy of $600 and the house they stuck me in was $298, so it was not an obvious upgrade. And no one ever said anything about all the dead flies, cobwebs, dust, or animal feces around the house. I SURELY would never even attempt to use this company again even if they didn't tell me otherwise. read more

Friends who regularly come to Ashland,highly recommend Morning Glory as the place to have breakfast. In our 9 years coming to the Oregon Shakespeare Festival, we've never been, as our Peerless Experience includes their wonderful breakfast. Gayle and I have talked about skipping out on Michael and Sue for one morning, but we just can't do it. I guess we just need both the chicken and the egg. :) We were back in Room #2 this year and enjoyed our good night's rests, hanging out in the sitting area, and passing the morning coffee through the window to the Sun Room. We also spent a lot of time lounging outside between the Hotel and Restaurant among the new and improved landscaping. The small area in back of the Sun Room has also been upgraded into an attractive patio area. We've already made our 2015 reservations, which will make it a decade of enjoying our stay at the Peerless. We'll be in Room #5, which is where we were during our Plan B Honeymoon, thanks to Plan A being postponed by the Eyjafjallajökull volcano. As with Morning Glory for breakfast, there are certainly other nice places to stay in Ashland. But it's the Peerless that remains our "home away from home" while we're in town for the OSF. So right now, there's no reason to go anywhere else. read more

This was absolutely the most unique hotel I have ever stayed in. Has a very old vibe to it, however very elegant. The classical music while soaking in the tub was very romantic and perfect to my taste. I honestly could see myself living here. The room we stayed in (room 2) was beautiful to say the least. It was also very clean. The bed was really comfy. Aside from all that, the gentlemen at the front desk was kind and lovely. Please read their updated description. Most of the reviews of this property are very old the place has changed. It's now self check-in, which means there is no one to greet you or offer any assistance. This is part of a growing trend with boutique hotels which I find very disturbing. A lot of the charm of these places was the personal service. Now that's gone so they can save a few bucks on staffing. We did encounter one housekeeping person who shows up occasionally, but when we got up the next morning, all that was offered was coffee that wasn't freshly made. Which type of place are you going to return to - the one where you were greeted and treated like you matter or the one where you were checked in with a code and you never interacted with another warm body? Its still a beautiful building with obvious history, but there are a lot of great bnbs in Ashland and I will support them from now on vs. this formerly charming place. read more

This is a great hotel for a once in a lifetime experience. We stayed in room #5 which is on the 2nd floor. No elevators here. Stairway is steep but we had no problems even after a few drinks at the restaurant next door. Kudos to the staff for leaving excellent relaxing music on for our arrival. We arrived after the front desk closed but had no issues getting checked in. This is an older building so you can hear noise through the walls but we didn't mind at all. Highly recommend for travelers wanting a unique experience or just bored of the typical hotel room experience. read more

I searched long and hard for a bed & breakfast for our weekend trip to Ashland, and finally decided upon the Peerless Hotel. And I am so glad I did. The historic hotel is located in the Old Railroad District in Ashland, which is only a few blocks north of the historic downtown, and six blocks from the theaters. The lobby has a lovely fireplace and displays of railroad memorabilia, and photos line the halls depicting historical photos of the hotel and the surrounding Railroad District. Our room was #1 on the main floor. When we entered there was a lovely handwritten quote from Robert Browning and gourmet chocolates. There is a double shower in the large bathroom that was amazing and the bathroom is stocked with Aveda products (love). The owners imported all the linens from Italy and they are divine, and the antique furniture in the suite was amazing. At the back of the hotel is a lovely sun-filled sitting room with comfortable couches. There is coffee served in the room from the coffee shop down the street, Noble Coffee Roasting, as well as tea and hot chocolate. It was a great place to read the paper or a book for a bit before breakfast was served. Ah, the breakfast. So good. There were amazing fresh baked muffins, the orange amaretto was my fave, and fresh fruit to start. One morning this was followed by lemon poppyseed waffles with house made marionberry syrup, another day we had mushroom, pepper bacon frittata. Yumm. I found everyone who worked at the hotel to be amazingly attentive and friendly and we will be back to try some other rooms, especially the one with the jacuzzi under a skylight upstairs. read more

I just spent a weekend in Ashland for the Oregon Shakespeare Festival, and I stayed at this awesome Bed and Breakfast. Ashland is one of those impossibly quaint towns and the Peerless B&B is the perfect quaint place to stay. It is located in a building that used to be an old railroad workers dormitory, but it got revamped some years ago and is now one of the best B&B's I have ever been to. The decor is perfect. It is really tacky but in that awesome B&B way that you would never want in your own home but for some reason really works in a place you are going to stay for a night. Plus, the room I stayed in had twin claw foot tubs! How freakin cool is that? The people who work there are lovely, and it is well situated near the downtown strip. And it is rumored to be haunted! We stayed in the room where the ghost is supposed to be the most active, but so far nothing. A little disappointed, but hey, ghosts aren't there for our amusement. I can only hope one will show up in the next hour I am here. The other great thing about this place is that in addition to trying to be eco-friendly in the same way all hotels do (asking you to reuse your towels and bedsheets and having low flow toilets etc.) they are powered by 100% wind power they buy from an Oregon based wind farm. If you make it to Ashland (and i definitely recommend that you do, this place rocks, as does the Shakespeare Festival) then i would recommend this B&B in a minute. read more

We have stayed here several times over the last few years. It is always very good. I expect we will be back again next year. Michael runs a good house. He is always friendly. The service cannot be better. A two course breakfast comes with and is always great; Michael is a great cook. The rooms vary in size and layout. We are in number 1 this trip. We will try to get I again next year. It is spacious and the shower works with Rebecca's arthritis. The bed is comfortable. We are within walking of downtown and the theaters. However, we are also far enough away to get away from the crowds. This is the railroad district and it has been coming back to life for a number of years. This is one of my all-time-favorite hotels. For someone raised in California, the prices seem moderate, and the value you get is well worth it. The beautifully appointed rooms each have their own special features. My favorite so far is room 5 - which as another reviewer pointed out, is a little noisy - but has a beautiful two person jacuzzi tub under a skylight. They provide Aveda products, surround sound music, the highest quality linens, etc. etc. No hotel spoils you like the Peerless. And the breakfasts! Michael has fixed us customized Vegan breakfasts each day, every one more delicious then the last. Go now. But just dont go when I want to go. :-) read more

My honey and I wanted a short, romantic getaway from our kid and so we booked room #5 (queen bed, with a skylight over a jacuzzi tub) at the Peerless in the off-season. The location of the hotel was great - right by a great little used bookstore, and close to Ashland's main drag - and it looked beautiful. Check-in went fine and the service was quite good. They didn't bat an eye at bringing up an ice-filled wine bucket with a towel for the very nice bottle of champagne we had brought for the occasion. The linens on the bed and for the bath were of a nice quality, although they only gave us one towel set for the two of us, which was a bit odd. We didn't feel like making a ruckus, as we were fine sharing a towel for one night. Now, I love historic inns and prefer to stay in them. I have no expectation that a historic hotel will be anything like new construction. I expect funky room configurations, squeaky floors, the possibility of shared baths, and other potentially interesting details that come with an historic property being put to a modern use. However, I did not expect that the bed in our room would be positioned in such a way so that the headboard was right by the door, which had a large gap at the bottom All evening, all night, and all morning, I felt like I was sleeping out in the hallway. I heard every single person coming up the steps and going to their room, as well as every muffled conversation. I tried turning the radio on, but it had to be quite loud in order to drown out the hallway activity and neither of us could sleep with the radio blaring. We are not particularly sensitive to noise (we lived for years in an old first floor apartment on Geary St. in the SF Tenderloin), but the noise here was so physically close to us that we just couldn't rest. This is a nice hotel, but we'll probably never stay again due to the noise. read more

From the minute I walked in the lobby I felt like I time traveled to an elegant time. I understand every room is uniquely decorated. I know my room with it's comfy bed and its gorgeous furnishings and fabrics is amazing. even a bit of whimsy in the water closet! Where else could you sit on the throne while You are looking a picture of Queen Elizabeth on hers? It's not without modern features like the fluffy robes and towels, a hidden fridge, a lighted make up mirror and big Jacuzzi tub. Quiet and cozy this time of year and can't wait to comeback in the summer and dine in the beautiful garden. read more

We had a fantastic stay at Peerless. When we checked in, Michael gave us a small tour of the place and took us to our room. The room was beautifully decorated in early 1900's style but there was a sound system that was a really nice addition. We had a huge two person jacuzzi tub which was positioned right under the skylight so, at night, it was a really cool bath under the stars. The sherry in the lobby for guests is a nice touch and was a welcomed night cap after our Shakespeare Festival (OSF) show. It's also great that this place is within walking distance to the downtown shops, OSF, and great restaurants. Michael recommended Noble coffee up the street and it was definitely one of the highlights of my morning-- a must-try in Ashland! Would love to go back. read more

I loved this place the moment we stepped through the door and my experience there measured up to that wonderful first impression. The owner has a vision and this place reflects her vision: from the decor, to the bedding, Aveda soaps and lotions, the double doors on the rooms to keep things nice and quiet, right on through the first class breakfast served in the restaurant. I felt attended to without being fussed over, this was finesse innkeeping: private but attentive... and bed linens to die for! And we loved the clawfoot tub! I can't wait to go back, and I can't imagine staying anywhere else in Ashland. And you are missing something wonderful if you don't eat in the restaurant for dinner! One tiny quibble - my bathroom lighting was charming but a little dim for 50 something me...putting on my makeup in there was a challenge! read more

I just don't think you can do better in Ashland, we stayed in room 7 and the bed, linens, light, breeze, wood, charm, music all added up to a great experience. It was soooo cool and old but CLEAN! It was realllllly coool having digital music in the room, we left it on whatever station Michael chose when we first checked in and never changed it. And it's not a clock radio we are talking about, a REAL stereo with great rich sound but tucked away with unobtrusive ceiling speakers, it was like being in a movie :) - Breakfast's were fab as others have noted and they treated us like family from the start. Love the reading room too. Just a short walk to Chozu for spa treatments and sipping distance from Noble coffee. Just cannot say enough good things about how well this place is organized and presented. read more

Our home away from home when we come to Ashland. We have stayed here for about 10 years now. All the rooms are wonderful. Don't know that we have a favorite. The location is perfect. Within walking distance of everything and parking is never a problem. Spotlessly clean, perfectly charming and the big bonus is the delicious breakfasts prepared by Michael and served on the patio or in the restaurant next door depending on the weather. It is a very historic building and even comes with a friendly ghost who I have met once. The only reason not to stay here would be if you can't climb stairs. This is an awesome hotel run by awesome people. If you are going to stay in Ashland, stay here. I have been meaning to write a review for some time and am finally getting around to it. I proposed to my fiancee at the Peerless this past June in Suite # 7. I could not have been happier with the experience! Staff went out of their way to help me prepare for the evening (which involved some detailed planning!) and to make sure the evening was a success (she said yes!). I remain deeply appreciative. This extends to the restaurant staff who made a wonderful brunch and even assisted with some last minute details. Beyond the staff, the hotel is at once charming and quaint, beautiful and historic - much like Ashland itself. Do yourself a favor and stay here. Nicole and I will be back! I'm not sure I want to post a review for this place because it is small and I don't want it to get overrun as sometimes befalls places that get raves on Yelp. But we've been staying at the Peerless for a few years now and it just keeps getting better and better. The folks there remember us from year to year, the location is great, the rooms are comfortable, and the breakfast is ample and delicious. I think a story from our stay this time sums up the Peerless pretty well. There is a card they put out telling you that if you can't eat something they might put out for breakfast, let them know and they'll work around it. I got up early the first morning of our stay and walked over to the kitchen, where Michael was cooking, to let him know my partner wasn't able to have grapefruit due to a contraindication with a medication. Michael said, "no problem, I remember from last year and of course grapefruit won't be on the menu." I mean really, how much better can it get? read more

My initial impression when walking in the front door of The Peerless Hotel and Restaurant was that the food smelled amazing. Then I began to walk further into the restaurant area and found that the layout design and lighting was classy, romantic, and cool - like the kind of place you would run into Paul Newman if he were on a date with Joanne Woodward. The staff was above and beyond kind, helpful, positive, and professional to me every minute I was in their presence. They went out of their way to point me in the right direction while I was in Ashland for the different things that I wanted to do. Steve in particular was fantastic and treated me with nothing but respect. I would recommend The Peerless Hotel and Restaurant to my parents, sisters, brothers, nieces, nephews, and most certainly friends. We spent our honeymoon here ten years ago and just returned from a tenth anniversary return! The hotel was better than ever and we loved it the first time. There is such gracious attention to detail with an ease that is so welcoming. We had a very nice dinner at the Peerless Restaurant (although the restaurant host was surly and distracted) This hotel is worth the money and worth the wait. I noticed there were no current reviews on Yelp, so I decided to give an update. We saw this hotel the last time we were here, and decided to stay after a ticket agent for the Shakespeare festival recommended. The rooms were spacious, charmingly decorated, very spacious and each room had its own, old fashioned charm in this historic building. It's more of a B&B, with the two staff members (Michael and Sue), doing everything from checking you in to cooking and serving breakfast for you, then cleaning your room!! Both were amazingly gracious, friendly and very willing to get you whatever was needed. Breakfasts were fairly healthy and delicious. It is not good for anyone who can't manage lots of stairs, unless you get one of the 2 rooms downstairs. The mattresses are very hard in both the rooms we rented. It felt like they were from the era the room is styled after. Perhaps a foam topper or softer mattress would make all the difference! Also restaurant was excellent!! read more

My husband and I just spent a week there and loved every minute of it. Its location is sublime - just a few blocks away from the Shakespeare Festival in a beautiful part of town, the trendy railroad district. Our room was delightful, complete with wonderful linens and beautiful, unique appointments. The staff was the best part, though. They simply do everything right to make you feel special and cared for, unobtrusively and authentically. And ah, the luxury of being served a superb breakfast on white linen tablecloth by a service team that remembered our quirks and dietary preferences!
