Mairena's Construction (Mairenas Painting) Contractor's License No. 1026678 was performing exterior painting on the house next door to me in Glendora. The son-in-law of my special lady contacted them to do both exterior and interior repair and painting in Walnut. I was impressed with the owner, Exequiel Mairena, and his attention to detail and quality work. I am a retired architect who has high standards and expects good, proper, and quality workmanship. I was in need of complete exterior painting of a one story 3,600 square foot residence. The gutters were old and needed to be removed for proper painting, adding the necessity to replace the gutters. Some of the original 2x12 redwood fascia was rotted and displayed potential termite activity. The fascia was abutted by the existing plaster soffits, which complicated the removal of sections of the existing fascia. Exequiel submitted a quote for the scope of repair and painting work, with what I consider a very reasonable cost for the work included. Exequiel and his team were able to start within a couple of days and showed up as promised. The damaged fascia sections were carefully removed displaying some active termite damage in a couple of locations. I quickly contacted a termite company and found that i was in need of tenting and fumigating the entire house. Exequiel met with me and the Termite Co. and understood the situation. Because the fumigation work could damage new paint and new gutters, we decided to stop Exequiel's work while the fumigation was performed over 4 days. Exequiel stopped his work for those 4 days without any question or complaint of additional costs. When the tarps were removed, Exequiel returned on schedule as promised. He located 2x12 redwood for the fascia repair, however, today's lumber is slightly thinner that the original from the 1950's. His crew filled, sanded and feathered the new material to visually blend with the existing. The fascia repair looks fantastic. He used elastomeric paint on the existing plaster areas to increase waterproofing at my request. He matched colors to the existing and did a great job prepping and painting the exterior. During the process, Exequiel pointed out two of the existing exterior doors were delaminating at the bottom. One was a 1-3/8" thick door with operable window and a dog door. The other was 1-3/4" thick. He quoted a very reasonable price for the replacement and painting of both doors, including obtaining and installing a new cat door.
In the end, all of the work was as promised and quoted! He sub-contracted the new gutter installation through his Contract. He kept the premises clean and picked up after their work. He provided plastic over the carpet of a bathroom we made available for his workers. Exequiel Mairena is an honest, qualified, and capable Contractor.
