Painted entire exterior of house including siding, eaves and stucco. This included patching some small cracks in the stucco and puttying some cracks in exposed rafters. All windows are aluminum framed and thus were not painted. An iron fence was also sanded and painted. They also removed wallpaper and painted the walls, ceilings and cabinets in (1) small bathroom also. James Lee was on site and provided a written estimate within hours on same day (a Saturday) as calling his answering service. I called him one more time before the job and one time during the job. These calls were returned extremely promptly also. I was very impressed with his responsiveness as you can tell. This means a lot to me. The foreman of the crew working on my home was Song. Song is a good communicator even though his English is not perfect. I never had any trouble understanding what he was talking about and neither did his workers. The whole crew was very punctual and very neat. I didn't find one drop of paint where it didn't belong. Window masking was well done. Every home owner appreciates this kind of attention to detail. They did some things I wasn't expecting such as some light pruning of certain plants close to the stucco and removal/reinstallation of about 15 large patio screens and 2 patio doors. They also moved patio furniture out of the way. Their patching of stucco and wood cracks was very well done also. James and Song both said upfront that puttying a wood surface was not guaranteed and this is understandable since wood expands and contracts a lot. Where some stucco had been previously damaged by sloppy window installers the scratch coat was visible, Song and the crew did a very nice job of patching these areas. We had let the house go too long before repainting so there was quite a bit of wood sanding and priming to do on the ends of the rafters and all of was done to my satisfaction. We were allowed to select our preferred brand of paint. James clearly states upfront that some brands do cost extra. In our case we selected Dunn Edwards which has worked well in both interior and exterior applications and was not considered an extra cost paint. Since we did not change any colors, one coat of paint was satisfactory on the siding and eaves but James did assure me that if a second coat was needed he would do it. Where there was sanding and priming, he used a prime coat and a finish coat. The stucco was primed and finish coated as it had not been painted before. All siding was semi-gloss originally and was repainted the same. The top coat on the stucco is flat. The crew left me almost a gallon of each color for any future touchups. With regards to the interior work, they were extremely fast, thorough and neat. One wall in the bathroom had been substantially patched after a repipe job many years ago. The wallpaper had covered many sins on this wall. James' crew (a different crew from the exterior workers) did a great job putting a new skim coat where necessary after removing the wallpaper. In short, we had a great experience with House Painting Inc and highly recommend them. read more

N Glendale AVE LOS ANGELES CA 90049 Plastering Siding Wallpaper Removal Pressure Washing Stucco Approximate Cost: $7,400.00 Home Build Year: 1956 Description Of Work: Our ranch style house was built in the early '50's and is 3,000 square feet. It is stucco with wood siding and brick in the front. The house was patched where needed, pressure washed and the exterior was painted. We also had 3 sets of French doors painted on the exterior. In the interior...the entry, living room and one of the bathrooms was painted. We had 2 sets of French doors painted as well. There are painters and there are craftsmen who paint. James Lee and his crew are the craftsmen who paint. My husband and I are thrilled with the results of our job. We have lived in our house for 24 years, had it painted several times since, and this is undoubtedly the best that it has ever looked. James told me that our house would be the best looking on the street and he was right. The care with which his painters treated our house, its surroundings and our belongings was exceptional. The exterior crew was very thorough...each plant surrounding the house was individually wrapped to for protection. The guys dug a small trench around the house to make sure that the paint went below the level of the dirt. Previous painters had just painted around the problem, but not James' crew. The old frame was removed from inside the wall, the large hole was patched and the stucco repaired so that now, you cannot tell that there was ever anything there. There were a couple of bricks near the driveway that had been knocked loose and when I came home one day they had been repaired. The attention to detail is very much appreciated...this company knows how to please their clients. When the exterior work was finished and it was time to switch to painting the interior, I was sorry to see the outside crew leave. The next workday, the interior crew arrived on time and immediately proceeded to take great care in moving our items, covering and masking everything. They were just as nice and professional as the exterior crew. Like the exterior crew, they took the time to unscrew and remove everything from the walls...(unlike most painters that we've experienced, who tend to paint around them). Late one afternoon after painting one wall in the living room, we realized that the color was wrong. The guys didn't think a thing of it, stopped painting the walls, finished up with some other work and came back the next day with the new paint selection. Everything was done cheerfully and exactly as we wanted. Our house looks great...inside and out!! James is a real professional and his estimate was reasonable. His crews were professional, polite and cleaned up after each workday. My husband and I are so happy that we've finally found a really excellent painting contractor. James definitely has another customer for life and we have already begun recommending him to our friends. I only have good things to say about our experience with House Painting Inc. read more

House Painting Inc. is an extremely professional painting company which provides an excellent level of service at a very reasonable price. James Lee (the owner) is very responsive to e-mails and phone calls and treats you as if you are his only customer at the time. We had a tight and short period of time after escrow closed to get repairs and renovations done in the condo before we could move in, and the crew was able to start within a day after we received an estimate and accepted it. (James actually gave us the estimate during his first visit to the condo - there was no delay. He came prepared with all his insurance and license information and even gave us copies of that information up front without us even having to ask. He also brought a large notebook full of written recommendations and letters from past customers - very impressive!). The crew arrived on time (even a little early). James had told us that they pay special attention to prep work and was able to show us where it had not been done correctly by the previous owner's painter. James and his crew chief Scott were both very helpful to us in choosing the paint colors. They brought several samples and painted spots on the walls to show us how the various colors would look. The crew worked extremely hard and finished the job in 3 days. The painting was precise, clean and absolutely beautiful. They left the premises absolutely spotless when they were finished. What a difference in the appearance of the condo and what a lift to our spirits! The crew even returned a week later at our request after we had had a new floor and carpet installed to finish painting the baseboards. When we asked how much that would cost, they told us no charge. We paid them an additional amount anyway because it was certainly not our intention that they would do that extra work for free. We now have our painters! We will definitely use them again for any painting or staining work we have in the future and recommend them to anyone who asks. They are awesome! read more

Due to the water damage, Mr Lee's crew completed drywall repair in a bedroom closet as well as the guest bathroom. In addition, I had wallpaper that had been in the entryway and living room for 20+ years that needed removal and subsequently painted. Lastly, the water damage left stains on the ceiling, which were subsequently painted as well. My town home had experienced water damage earlier in March of this year. I contacted Mr. Lee, in addition to 3 other vendors to provide a quote. Mr. Lee was prompt in returning my call and I was extremely impressed with his estimate. The initial quote provided to me by Mr. Lee was subsequently reduced by a couple of hundred dollars on the final bid. Wow! How often does that happen even in this economy! House Painting Inc. was the complete package. The crew of two headed by Nam commenced the work the following week. They were prompt, professional and diligent workers. The prep was thorough and detail given to ensure that all the furniture was covered and edges taped. The wallpaper removal took only 2 days after which the walls were primed and painted to perfection. My ceilings were sprayed and the the drywall repair completed. The team completely removed the remnants of any mess. I was expecting the job to take 7 days. Work began on Tuesday morning and was done Friday of the same week. There is a patch of ceiling between the living room and loft that was overlooked. I am having new flooring installed and when I called Mr. Lee he ensured me that any touch up work would be completed after the floors are done. I highly recommend House Painting Inc. for all the qualities listed in the categories of price, quality, responsiveness, punctuality and professionalism. Thank you Mr. Lee for giving my home the "facelift" it sorely needed. read more

My husband and I went on Yelp to find a reputable painter for our house and found Mr. James Lee House Painting. We want to share our experience with others who are also searching for good painters. We were impressed from the moment we met Mr. Lee and couldn't be happier with the outcome of our job. Thank you Mr. Lee! Here are some more details. The bid: Mr. Lee came to our house promptly and showed us photos of other jobs, both big and small. We could tell we can trust in the quality of the Mr. Lee's company from these examples and the glowing letters of reference. He also came prepared with copies of his liability insurance and proof of state license. We received our quote by email and were happy with the price, which was very competitive compared with other quotes. Communication: we asked Mr. Lee to put our job on hold while our roof was being replaced. Mr. Lee and House Painting kept in good communication with us as to the status of the roofing job so he could be ready to paint. The crew: Andrew was our foreman and he would inform us what he was doing at the beginning of each day as well as what he plans to do the next day when he was leaving. We admired his attention to detail and hard work ethic. His crew was also hard-working, courteous and friendly. They kept everything tidy while they were here and cleaned up after every work day. Summary: We could not have been happier with House Painting for their professionalism, diligence in getting the job done and the result. Our house looks brand new! We definitely would hire Mr. Lee and House Painting for any future jobs we have and recommend them to all of our friends. read more

5 Stars is not enough!! This company deserves 10 stars at least!! If you are in need of a house painter, LOOK NO FURTHER than House Painting Inc (House Painting by James Lee)! This company painted the entire exterior of my house 5 years ago, and I just recently contacted them for some additional outdoor painting on a different project. This company is so great that I felt compelled to write another review! James Lee is extremely KNOWLEDGEABLE, PROFESSIONAL, THOROUGH, REASONABLY PRICED, HONEST, FAIR, and above all, he TRULY CARES about your home and makes sure to attend to every detail of the job! When they painted my house, the care and attention to detail was such that it seemed as though they were painting their own house! The work was done FAST and they were extremely CAREFUL and NEAT! Not an unwanted or accidental splash of paint anywhere, they were careful of my plants, and were even extremely patient with me when I had difficulty selecting colors! Not to mention, the address numbers on my house were falling apart, and they bought and installed the new numbers, free of charge. Five years later and my house still looks like they painted it yesterday, which speaks to the QUALITY of their work! This company is second to none! Again, LOOK NO FURTHER!! You will not find a better company! read more

To begin, about ten years ago House Painting Inc. painted the outside wood trim and metal railing of our house, which was a fairly extensive task. We were quite impressed at that time with their preparation work as well as with the finished product. So recently when the time arrived to have the entire inside of the house painted, who did we call? House Painting Inc., of course! From the first call to arrange a meeting for the bid price we knew this company still kept to its own high standards for quality customer service. When the painters themselves arrived, we exchanged information on how the painting would progress for the next six days. This allowed us to continue living in the house and to answer any questions that might surface during their work. We are very pleased to tell you of our total satisfaction with this entire process. The painters respected our property by moving furniture carefully and covering all exposed items. They then set about deftly completing each room, painting with skill, dexterity, and attention to detail. We could not have asked for a better quality product than that which the painters from House Painting Inc., Yong and Sandy, provided. We highly recommend this company for your next painting need. While I don't use Handy for their cleaning services, I've booked their handyman service several times and I've been consistently impressed, especially with Carlos V. From the moment he arrived, Carlos was professional, courteous, and focused. He took the time to assess the tasks, asked the right questions, and made sure everything was done with care and precision. What really stood out to me was his attention to detail and his strong work ethic. He didn't rush through anything and even went out of his way to handle extra things that came up without hesitation. It's rare to find someone who is not only skilled but also respectful, reliable, and easy to work with. Carlos is truly a one-stop shop when it comes to handyman work. Whether it's painting, pfixing, assembling, or troubleshooting, he handled it all efficiently and with a great attitude. I felt confident having him in my home and was very pleased with the results. I highly recommend Carlos (310-945-7150) to anyone using Handy's or Angi's handyman service. I will absolutely be booking with him again! read more

Our house was built in 1924 it has all the original French windows and some French doors. The house has approximately 250 individual panes of glass. This is an incredible amount of prep. Which was done professionally, timely and cleanly. The stucco is a very heavy and has an unusual texture (it looks like marshmallow cream) Living in an old house requires a lot of maintenance and I don't always have the best experiences with contractors. With House Painting, I could not be happier. They were courteous and professional. The best part is they, did a fantastic job. They sealed, patched and repaired everything. I didn't have to watch over them like a hawk to make sure they were not skimping or cheating the process. I come from a family of painters so I know good prep and a good paint job when I see one. All the little extras they did for me were icing on the cake. They even put up flashing where my gutters were. (I had them taken down so I could paint) I will definitely use them again and I would recommend them to anyone. Thank you, James and Shin! read more

I had selected this company after looking at Angie's List, Yelp and Google Reviews a year ago. When my mortgage refinance became final, I immediately contacted them to set up an exterior project. James came back and gave me a new quote, including the repair of some eave boards. We agreed on the price and the following week they showed up on Monday. Preparation includes sanding and repair of wood and plaster surfaces. Then, a primer over trouble areas and dark colors. By Wednesday, they were ready to get my color choices. My first choices were given at the end of the day. I went online and saw that they weren't exactly what I wanted, so I called their office and they adjusted the main color for me - no problem. When I saw the main color on the house, I realized I had to change the accent color. I called their office, no problem. They kept everything protected, were professional and highly efficient throughout. I would highly suggest this company for your exterior job. read more

Recently had the exterior of our house painted by James Lee House Painting and we were highly impressed. James himself showed up to do the estimate and brought a list a nearby homes he had painted as well as all of his insurance and licensing paperwork. All the workers were extremely professional and timely. At the end of every day the head worker lead me around the house to show their progress an let me know what would be happening the following day. There was quite a bit of stucco patching that was required and they took the time and did it all very thoroughly. They let us pick 3 different color samples and applied sample areas in a few different location on the house to really let us see what it was going to look like. Left everything very clean at the end of each day and left the house at the end cleaner than it was when they started. Can't say enough good things. We will be using James for all out painting needs. Very reasonably priced as well. read more

The entire exterior of house and garage were painted by Mr. Lee's employees. Mr. Lee came out the day that I called to give me an estimate and started work the next week RIGHT AFTER -- working around recent rain. His crew came and prepared the house and garage for 2 days, sanding and priming and came back after it rained to finish the job. It took longer than it would have earlier in the year because of the rain, but I can't imagine it going faster or more smoothly while being interrupted by rain. I am HAVING OTHER WORK DONE, replacing a leaky window, for example and adding security doors, so they will come back to do touch ups when all that is complete. Mr. Lee called to check on that work to schedule his workers as efficiently as possible. They even cleaned out the patio, saying that it would make their work look better when I thanked them for doing it. The house looks brand new. read more

This is the best experience I've had with any sort of contractor. James, the owner, responded quickly to my call and came the same day to give me an estimate. We had both exterior painting and interior painting done and are equally happy with both. The crew for the outside was punctual, friendly and did excellent work. They also cleaned up and didn't toss their mess into my flower beds which has happened with other contractors! The indoor crew was equally pleasant and professional. We had A LOT of trim and detail work done in our home and they were painstaking about covering things with plastic, putting paper down and, again, cleaning up after they had finished. The paint job itself looks fantastic and I would highly recommend them to anyone. I thought their price was extremely fair for the amount of work they did. -Leslie Romero Glendale read more

Several weeks ago I had the exterior of my house and garage (wood siding and stucco) painted by James Lee House painting. I gave the company 5 stars based upon the way the quote was written which detailed everything from preparing the house before starting the exterior work and the process required to get a first class paint job. Two painters showed up at the time stated and reviewed the colors we picked and offered suggestions for the paint trim color. After completion of the painting the painters suggested a walk-around and we noted places for touch-ups. After a second walk-around we both agreed the job was finished. The outside area was cleaned up as stated in the proposal. I highly recommend James Lee House Painting. The company provides high-quality service and customer satisfaction. read more

We are so very happy with Mr. Lee, Abraham and Vicente. What a great team! The exterior painting of our home is excellent. We will refer James Lee Housing Painting to all our family and friends. Price was very fair along with professional workmanship. Abraham assisted us with great color choices and he and Vicente work so very hard. The care taken with our property was amazing that you would have thought this to be their own home. The prep work of sanding, scrapping, patching, power washing, and then painting many coats along with many other special extras! Wow we cannot say enough about the great job done.Thank you so much James, Abraham and Vicente. Our home looks great and now is making our driveway look to need a face-lift.
