We had a pleasant, professional, and flawless experience from start to finish. The second-best part was that Ray's crew started on time and finished within the three-week schedule - amazing! This was a massive job - starting with knocking out walls to open up the kitchen and enlarge storage space, removing false fronts at the ceiling to allow ceiling height cabinets, and shifting appliances to provide a more natural workflow for cooking. Then sanding, priming, and painting the walls and trim and refinishing the hardwood floor. A total kitchen makeover. Ray worked with us patiently and provided objective guidance as we selected our cabinets, countertops, and all of the bright-work. He developed design plans where we could see different attributes of the cabinets and changes to the workflow - and made changes in real time. Ray was also quick to point out the advantages and disadvantages of different cabinet manufacturers and countertop components. From the outside, Floors & Kitchens looks small, but Ray has a wide variety of kitchen cabinets and flooring, and can get products from anywhere. I would not go anywhere else for ultra-high quality kitchen remodeling and re-design. I paid a very reasonable price for truly top-notch work - and that's a combination that is hard to find anywhere.

I ordered all my flooring a month in advance and was told no problem for my target installation dates. I stressed that timing was crucial since it was a full renovation and the floors would be the last piece before I moved in. I literally booked the movers based on our agreed upon timeframe. When I called to confirm that everything was on track, oh yeah one of the floors I selected was out of stock, come reselect. I was reassured that the time frame was no problem. I called again the week before to give hard dates, and now there are issues. When I reminded him this was not an option, we agreed to have two of the three levels installed, causal flooring in the basement, carpet on the third floor and stairs, with the hardwood on the main level being pushed a few days. The installation of engineered flooring in the basement is not great, the flooring is not tight, the carpet installation was fine. The main floor hardwood was a nightmare. They got to the end and found a problem that meant they needed to pull some of it up and "level" the subfloor. According to the owner it would be an extra $500 and they would level the subfloor with new plywood, etc. they were supposed to do this work the day before the movers, they no showed. Then they were supposed to do it the morning of the move, they showed up saw workers in the kitchen and left to comeback in the afternoon. That meant they had my floor open while the movers were trying to get furniture in. Their fix was cutting the plywood, literally hacking at the floor joists ( there were chunks of wood in my storeroom underneath) and putting back the old plywood. Of course there was not enough flooring to complete the job so it was almost another month before the job was finished. I also pointed out the excessive use of nails on the step edges, the owner told be they would fill them and I would not notice. He lied.

The first renovation was a guest bathroom that we hired Solomon and his team to renovate two years ago. They did a great job. This project was much larger and included gutting our original (1969) master bathroom, moving fixtures and walls, and creating a walk-in closet from the bedroom next to the bathroom. After receiving proposals from 4 different companies, we chose to go with Image. They were not the lowest nor highest price, but we were comfortable with them and knew that the work would be done right. It was. Solomon and the Project Manager, Mr. Fikri, were amazing. Every step of the way they made sure everything was going right, according to the plan. Any questions that came up and decisions that needed to be made they were thorough, fair, reasonable and always had great ideas. The communication was great. We knew exactly when Mr. Fikri and his team would arrive to work and they did. The master bathroom is now a beautiful focal point of our home with a state of the art glass enclosed shower, a water closet, heated floors in the bathroom, and a magazine quality walk in closet. Two months later my wife and I still feel like we live in a hotel. I liked that the owner was personally present much of the time. I talked to a few of his crew and it is obvious that they have a good bit of experience working with wood floors. We are very happy with the finished product. These next comments don't relate to Tony's Floors... but you might find them helpful. We were not prepared for the smell. In retrospect, I wish we had booked a hotel room for about four nights. The house was a mess with sawdust everywhere. Orlando did a good job of taping up plastic and wrapping chandeliers and lights, but over time, some of that tape gave away and opened up. Then the smell of the stain and polyurethane is overwhelming. We stayed in our room, put towels under the door and opened with windows... but not pleasant. Then be prepared, you cannot walk on floors for several days. We were able to build a bridge using a ladder and a 2 x 12 board, but we got lucky. So prepare ahead of time, take everything you will need and book a hotel room. Finally, be ready to clean even after Orlando and crew complete their clean. They did a good job, but no way to easily remove the dust in every area. It's the reality. At the end, our floors look great and it was worth it, but it's not a simple, easy project.

They are real flooring experts who are knowledgeable, professional and provide high quality service. You are not dealing with a company that hires mediocre subcontractors. They are the best of the best in Northern Virginia. I found Annandale Floors after I had a horrible experience with another company that had refinished my floors in April 2023. Vance explained to me what my options were and invited me to pick out stain colors I liked. I loved that he is Bona certified and had the expertise to use higher quality Bona products, not the cheaper Minwax brand the other company had used on my floors. He prepared 10 sample boards for me - allowing me to see what different stain colors looked like ahead of the project. The other company had asked me to pick stain colors off the website, put down 5 sample colors on the floor and gave me 24 hours to make a decision. FYI, picking a stain color is the hardest part of this process and Vance's patience with me was priceless. I texted him constantly with questions and he was very responsive. I used my sample boards to test out different colors in different parts of my home at different times of the day. Once I was ready to proceed, I was comfortable with the 6 sample colors I had already evaluated for over a month. Jose proceeded to tape up all my kitchen cabinets, window blinds and even light fixtures. They were careful to cover up surfaces prior to sanding. I immediately noticed how different it was from my prior experience when the other company had only put up plastic in half of the my kitchen and nothing on the windows and light fixtures. Plus the other company sanded with bedroom doors opened leaving me with weeks of deep cleaning and dusting all surfaces (i.e bedsheets, blankets, dressers, doors, blinds, photo frames, shelves, walls etc.) in the entire house. So frustrating. Not with Annandale Floors. They use a dustless system that leaves a lot less dust after the job. I was also impressed with how well Annandale Floors had sanded my home. The other company had left lots of gaps and red stain that still remained in the lines/grooves. I believe the equipment Vance used was far more superior. I had a dark reddish floor and I had wanted to move away from outdated colors - red, yellow, orange. The first company presented cheap Minwax options which left a deep yellow tint from the oil stain. Vance used the Bona Cocoa stain I chose that not only looked flawless but it was even and professionally applied with a beautiful finish. Plus Bona didn't leave that nasty smell of chemicals that we had to live with for 30 days. The entire job took 8 days and we moved back in with no issues. We could also move furniture back in within days instead of 6 weeks with the oil based Minwax. Take it from someone who paid twice to refinish 2,000 square feet of floors and stairs - it's worth every penny to do it right the first time.
