I cannot express my frustration with Maddyn Homes strongly enough. We built a custom home with them in 2017-2018, and it was intensely painful. The plans they drew up were a mess. By way of example, the plans contained an impossibility in the home's entrance. The top of the window over the front door was over 11 feet high from the outside, but the window opened into an entryway with only 10 foot ceilings. This was one of many issues with the plans. Rather than fixing the plans, Kyle Enzler (the owner) would only agree to red-line the plans. Then when we commented that the red-lining wasn't specific, the foreman told us the red-lining was purposely vague so that the contractors would talk to him about each item and get it right. That is not what happened. Thing after thing was built incorrectly, and it was a full-time job babysitting the project. The foreman refused to fix some things even though we have evidence of clear communication promising it would be built differently. The home took twice as long to build as was contracted. We know that some delays are inevitable, but communication about the delays was seriously lacking and the house sat idle for weeks at a time. The interior designer working for Maddyn Homes when we began building quit shortly after we broke ground, and we were left floundering until we hired our own interior designer. Their designer told us that she quit because Kyle was horrible at communicating and impossible to work with.
One of our biggest frustrations with Maddyn Homes has been their poor communication. It usually takes a lot of effort to even get a response from Kyle, let alone get anything done. Even now, over a year after move-in, we are still experiencing issues. We have warranty items that we notified Maddyn Homes of several months ago, and that the foreman said he would take care of, but that we couldn't get scheduled no matter how many emails/texts we sent. Kyle's employees kept putting us off, and Kyle didn't respond at all. Finally last week after I posted a negative review on another website, Kyle emailed us to tell us that these items were non-warrantied. (And to criticize me for posting a review.)
By way of example, one of the items Kyle is refusing to fix is the faulty concrete on our entire driveway and front walkway. The concrete is splotchy and ugly as a result of their pouring it in freezing temperatures and not warming it sufficiently while it cured. When we did an 11-month inspection on our home to identify any problems we might not know about, a qualified, independent inspector from a reputable home inspection company stated in his report that not only is there visual discoloration in the concrete, but spalling concrete (concrete that has broken up, flaked, become pitted) is likely to follow under normal conditions. We forwarded Kyle a copy of the report, but he disregarded it. I should mention that when we decided to build with Maddyn homes, I could only find one review on the internet. The reviewer rated Maddyn Homes 1-star and complained that her driveway had "turned to sand," but that Maddyn Homes wouldn't fix it.
As a final note, it appears that Maddyn Homes hires sub-par contractors in some cases. We did like the trim, cabinet, and electricity/lighting contractors Kyle used, but many of the other contractors did sloppy or substandard work. We have had an inordinate number of issues with this home compared to other homes we've had built. We've had several visits from the HVAC people, and are still having HVAC issues. We've had the painters and plumbers here several times, and there are still messy paint jobs in a couple of the places where they've "fixed" things, and one minor plumbing issue. We have had two water leaks come through our ceiling, one a flood of water that poured into our living room. (The repairs for the more recent leak were completed finally after nearly three months of our pestering Maddyn Homes, but the paint job over the repair is still a mess.) In addition to the plumbing, paint, and HVAC issues, we had a bathroom fan painted shut, two heating registers manifestly not square with the wall, a section of our dining room ceiling missing insulation, paint spots on our hard flooring, a misplaced decorative window on the front of the home, a mini-lake in our back yard because of improper grading/drainage, misplaced hardware on our front door, rattling heating registers in our bonus room, and more. Most (not all) of these items were addressed, but usually only after multiple requests and long waits. If Maddyn Homes fixed their mistakes in any reasonable kind of timeframe, we might feel okay about all the issues we dealt with, but we have had to plead or pester in order to get many things fixed, and it now appears that Maddyn Homes is refusing to do the most costly repairs. Unfortunately, they don't seem to value quality or integrity. Building with Maddyn Homes is the worst experience we have had with any business ever. read more
