    The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

Moisture readings and test cuts confirmed that insulation was wet around both primary drains and beneath one equipment curb. We considered installing another membrane over the existing roof. That option was removed from consideration once the extent of trapped moisture became clear. Tear-off exposed surface corrosion on the metal deck around an exhaust opening, so that section was replaced before the new insulation went down. The finished assembly included tapered polyiso, high-density cover board, new PVC membrane, welded flashing, and designated walk pads for equipment service. Material delivery was scheduled before production started, and the neighboring loading area remained accessible. Daily photos showed which roof sections had been opened, repaired, and closed. Communication was consistent except for one afternoon when I expected a progress update and did not receive it until the next morning. Nothing was wrong with the roof, but a quick message would have helped with planning. The project passed the final inspection, and the drains were tested in front of me. After eight months, the interior stains have not returned and our maintenance team has a clear roof plan instead of a collection of unidentified patches.
