    We recently bought a property from this group! Ugh what a nightmare! No disclosures...wonder…read morewhy? They are trailer "flippers"..... wether they did the work inside themselves or not does not matter it's their name....they washed all of their remodeling scrap down the tubs, sinks etc...clogging up the main drain and leaving unusable . Less than a week of occupying We needed to have the plumbing cut out and replaced and empty out their junk! ( see pic) .... trailer hitches were to be cut and removed....they are cut but still here! Just buried! They fixed some of the sub floor but left other areas that needed to be addressed soft and un-repaired ! We were told roof was 3 years old..It was repaired and leaks terribly! The sink and shower drain were rerouted under the trailer without a vent... both gurgle when the other is in use ! The AC was installed a year ago without enough FREON, and the duct work under the trailer ripped and torn ... again resulting in costly repair . They refused to let the AC run fius to cool down.... now we know why! It never would've cooled down ! So remember: ASK Otero FOR DISCLOSURES or better advice look elsewhere !!

Only this; My…read morewife and I recently received a notice that Otero will be retaining our deposit, (of $1,100.00), as well as charging us $41.68 in damages.The Charges where as follows:$400 Yard clean up and maintenance. No maintenance on the yard was ever performed before we moved in (as a matter of fact, we tore down yards of overgrown savanna grass and trimmed overgrown trees and bushes). Repainting $350. We repainted 98% of the house due to dirt smears and lack luster painting to begin with. Even basic painting wasn't done before we moved in. Carpet cleaning $285, we cleaned the carpets before moving out and the carpet was Berber, not used since the early 90's. Rent ready cleaning (which we already did) $250. Install closet doors $75 (which where damaged and we replaced at a cost of over $150). Not to mention that there's a lack of attention to a renters need. We had a garbage disposal issue. I replaced and installed it myself. It took them over three months to reimburse us. I installed fans in every room as well as landscape lighting, a tile back splash over the kitchen sink, installed outdoor speakers, fully wired, on the patio, Upgraded the alarm system myself, and semi floored the attic over the garage. All these UPGRADES still cost us our deposit plus more. I should also mention that we were featured as "Ideal Renters" on the Otero website. Granted, we've been late on rent a few months over the course of years, but still loyal renters. Before we moved out, my wife and I lost her Mother and Father to cancer (within a span of 18 months).When that hardship was communicated, we got a generic reprieve. They could coldly care less. Don't trust this company. No matter how much you improve the property or be "Ideal Renters", they will just take your money and over charge you upon exit. In short: no customer care, no actual "property management", and no concern outside of the monthly check.

It can be frustrating and worrisome to be a property owner when you aren't anywhere nearby, but I had total trust in Brandon to take care of things. He led a few renovation projects for me and was always able to get good tenants in quickly. When it came time for me to sell the place recently, I turned to Brandon, who is also a real estate agent. He again managed some reno projects to freshen up the place for sale -- all without me having to come to AZ. The townhouse sold within a week of it going on the market at a very good price, better than I'd hoped. I had to pay a commission for Brandon's services as a real estate agent and an additional commission to Apartment Hunters, since he was working in that capacity. It was a little pricey but I felt it was well worth it for me to have peace of mind and not have to worry about doing any of the prep work myself. I'd recommend Brandon to anyone in the Phoenix/East Valley area needing property management services or real estate services.

    This company managed a rental house in North Phoenix in Middle Vista, the rental house has had…read morenumberous compliants, they refused to listen to HOA fines, and compliants. Never notified the owner, Tenants moved out and left a pile of trash that has been sitting in front of the house now since Thursday. It is leaking chemicals, spoiled food and now maggots. The house is totally destroyed by this tenant who the police has been called 8 times on for various violations. This home owner, sadly, is in for a serious shock at the amount of money it is going to cost to totally renovate this home that is less than 1 1/2 years old. Sadly, I feel they absolutely did not screen these past tenants who by all accounts it was a drug house. Neighbors have tried to contact this company and they won't even acknowledge our concerns.

    I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

    This company is an absolute money grab -- stay FAR away from Stratton…read more My husband and I have made multiple documented complaints about a severe scorpion problem in one of their rentals, yet nothing was addressed until we submitted our 54-day notice to vacate due to the home being uninhabitable and unsafe, as confirmed by our licensed pest control professional who identified an active infestation. Our property manager, Terri Young, has consistently been rude, dismissive, and unresponsive to our concerns. Despite notifying her several times, no proactive action was taken to protect our family. Instead, we were told we would owe a $900 lease-break fee PLUS two months' rent--an outrageous total of $8,000--just to leave a home that is a clear health and safety hazard. Tonight, I received a call from a man named Chris Goodman, who claimed to be under Damon Stratton. Shockingly, he stated that "inhabitable and safety concerns are Arizona tenant law, but not something that needs to be written into a Stratton contract because safety is your concern, not ours." To hear a company openly admit that tenant safety is not their concern is beyond disturbing. I am absolutely sickened that a business would operate this way or speak to a tenant in such an unethical and dismissive manner. I have young children and a small dog living in this home. If any of us suffer a medical emergency due to this scorpion infestation--after repeatedly notifying them and providing full documentation--I will not hesitate to take legal action. No family should be treated this way, and no company should prioritize profit over basic human safety. UPDATE: 12/12/25 in response to Chris G reply. Chris- Stratton only took action after we submitted written notice of our intent to vacate, despite the fact that we had made multiple prior communications requesting resolution of these issues, none of which received follow-up or corrective action. Does that sound like a PM that cares about their tenants well being and safety? As stated in my email to Terri this afternoon- "it is clear that routine maintenance and standard pest treatments are not resolving the issue. This was also noted by our Pest Control company, EcoGuard in the letter I forwarded to you this week. Given that scorpions pose a documented safety risk--particularly to children and pets--what is the proposed solution that does not place our family's health and safety at continued risk? We are asking for a realistic, effective resolution, not continued assurances that standard services are sufficient when evidence shows otherwise".
