This is a great park, a great location and has managers that actually care about the facility. They live on site and are always doing things to better the resort. But they are only two people who are employees and can only do what they can. It has good sized spaces, some with immense shade. The park is safe for children and your belongings. We stayed here for a couple years and were very thankful for our stay. There's a pool and clubhouse and laundry on site. The people complaining sound like people who find a way to complain about anything. It's a great park that's safe and convenient, a good value and allows long term rentals. What more can you ask for in that area? It's ultimately convenient. Right off the 80 but not too close so you hear freeway traffic and close to any shopping amenities you would ever need. I don't normally write reviews, but Mike and Jasmine go above and beyond any other park we've been to. Sorry if they are busy and don't kiss your butt like you own the joint. That's what Embassy Suits is for. I wrote this review because it deserves an honest review from someone that was here long term. We even ran into the managers at the Loomis Post Office recently and they were gracious as always. Don't let the negative reviews scare you away. Take a drive through and see for yourself. Don't believe whatever the husband-and-wife manager says. They will tell you lies and wrong information. As soon as you confront them, they will say the signed document will supersede whatever they tell you. Sometimes you just need a quick answer, but please double and triple-check whatever info they tell you. Horrible experience. This was the worst management I have ever had to deal with. They are very inconsiderate and disrespectful. They are never in the office and explains that after 12 PM you need to make an appointment. They never answer the phone nor do they call you back after leaving any voicemails to make an appointment. They discriminate against tenants for their own gain. Do not recommend this place whatsoever. They have no idea how to manage or run an RV park accordingly. When they are proved wrong or they don't feel like taking accountability they will hang up in your face and no longer answer you. They are hateful and the husband has absolutely no idea what he is talking about half the time. So bad! I wish I had read the reviews first. We arrived for our reservation about 3pm...office closed. Hours say open until 5. Never opened the first day. We didnt know where anything was but ok whatever. We see a guy who raking and ask him he like oh OK you're here that's fine. Im all we dont have a picnic table so he gets one for us that's broken so we can't use it. Still whatever. We stay 3 days 2 nights never see the office open and no one returns my calls. We get ready to leave and I see the office is open so I walk over and tell the two people outside smoking who I am and that we never "checked in" and the guy is like "that's fine." Im all not really we never got a site map or anything. He interrupted me to tell me it was taped to the door. Nope. I didnt see it. My partner didn't see it and the maintenance (?) Guy with the picnic table didn't say anything about it when we specifically asked. We eventually found the restrooms/showers and it is evident why they dont want people to know where they are. In a word, disgusting. I wouldn't wash my dog in either. Ok. So I ask the guy, no name offered no name tag, why did you put us right next to the road? When I made my reservation 10 weeks in advance the only thing I requested was a quiet spot. The office couldn't take my reservation 10 weeks in advance so I had to use roverpass (not a fan) but I called when I made the reservation and 3 weeks before arrival to request a quite spot. The guy out front tells me we only have 4 spots that are not full time residents. WTF? Had i known that I would not have booked there. So anyway the people I spoke to this morning (guy and gal) talked over the top of me, interrupted, lied,and were generally assholes. They must be use to complaints. DO NOT STAY HERE! read more

I would give it 10 negative stars. this place isn't even worthy of negative star. this place is nothing like what you see on the website as you can see from the pictures below. We got here first week in April. The site managers in the office are rude especially the woman. she says she cleans the bathroom everyday @5:30 am. that's a lie. the showers are gross. 1 shower doesnt work. 1 shower has large cracks on the floor and dangerous to stand on. last shower. all the showers need a good scrubbing. I scrubbed down myself so I can use it. I even bought shower curtain liners for the 3 showers and was told I can't put them up because it's a liability issue. They said they would but it took them until last week to get them up in the two showers. The male manager said he has way too much stuff to do around here and didn't have time!!! They haven't done crap around this place. bugs all over the sink/counter. Stained. painted white in some areas. why not just clean them instead of painting over it! No paper towels. The hand blow dryer doesn't work. The AC that's in there is not plugged in to run when it's hot. The windows in the women's gave the west extremely hot. This place looks nothing like the pics on the web site. Many sites have people who "collect stuff" & make the park look even worse. Vacant lots are overgrown with weeds over 1 foot tall. The pool hours during the week close @ 5pm! some people work for a living and don't get home till after 5 and would like to take a dip in the pool but can't! But on Saturday and Sunday it stays open till 8 PM! better get your laundry done before 5 PM otherwise you have to go to a laundromat because they close @ 5pm EVERY DAY! The office hours are 9 to 5 closed 12 PM to 1 PM. They are out of the office more than they are in! read more

We really liked the location. You are close to everything: shopping, restaurants, Thunder Valley Casino, etc. We picked this location for convenience to go see Kevin Hart at Thunder Valley Casino. The spaces are nice and easy to pull into and set up. We wish there was WiFi, but we had our own as back up, so we were fine. The bathroom isn't the best, but it's not like we are using it constantly since we're in our trailer. Could have done without the guy that lives there smoking 20 times a day (not cigarettes). read more

This park is a dump, a lot of long term people , gravel and grass parking spaces, no Wi Fi , it's in a great location, and with some major elbow grease, asphalt and Wi-Fi ( and cable that works) this could be a really nice RV Park, there are a lot of restaurants and shopping near by. I visited the property twice and based on the reviews expected less than what's there. They have a gravel surface throughout that is going to be resurfaced soon, they have a daily/weekly/6-month pricing schedule to keep their control of inappropriate behaviors, and the laundry though it needs updating is functional. Sites have a picnic table and some trees. Costco, Bass Pro, Walmart, Cracker Barrel, Habit Burger and other businesses are in a 5-15 minute walk distance. The manager is polite. I'm uncertain if we'll stay here but it's a basic park which is usually what we're looking for though we prefer hard surface sites. read more

We tried to book another stay at this rv park and were denied. The woman was extremely rude and literally hung up on me when I asked why. So I called back and a man answered the phone and explained that it's because we have an English Bulldog. I said that we stayed there before with our adult English Bulldog (which is no longer with us) and then he said it's a weight issue. Ok....well she's a puppy and is well under their "30 pound" weight restriction. Then he said they are changing their short term spots. Sounds like they will discriminate against you if you are wanting to stay long term. This is not a place we will ever stay at again....even without our puppy. read more

The Front Desk Lady is so Rude! Not helpful at all complains about all the guest and how over worked she is!! No internet!!

Manager on-site don't like kids she likes to change the rules or will make up rules . I get my children every other weekend so they weren't allowed at the park because were not in the lease or contract. For the month to month price $$$$ it's not worth it ! My wife and I stayed here for 5 days 2 years ago and had a great time. We had occasion to visit some family in Citrus Heights so we jumped at the chance to stay here again. We know that it's the kind of park that's a place to park your RV while you do something else. It's not a camping destination. What we did not know is that it has become a park for long term RVs. There appears to be only 1 row for short termers. While there are lots of trees around there are also lots of weeds. The gravel pads for the sites haven't been kept up and they're not very level. No cable TV and internet access unless you're long term. Fortunately there's 5G cell service that's moderately good so I could use a hot spot from my phone. Oh... I forgot to mention the best part... the TRAIN that runs right by the park sounding its horn... at 4:30 in the morning...and at 6:30.... and at 7:30! No joke. I'll find somewhere else next time! read more

My husband and I are both military and were looking for a place to live with our RVIA certified tiny home (RV). We reached out to the manager (Tami) and asst manager (Chris) two months in advance and were able to make arrangements for our move here from Georgia. They have been very friendly, and even during the necessary reduced hours due to Covid-19, they can still be reached if needed. The park's amenities include a pool, bathrooms/showers, shared library area, washer/dryers, and a park. The wifi is spotty unless you are in the office, but my husband and I were able to set up a monthly internet hooked up at our spot for $40 a month with unlimited 250 gbps personal wifi. If there was a zero-star rating, that is what I would give, as it doesn't even deserve a one-star rating! This park is a complete DUMP. We have stayed here numerous times over the years when we've had work done at our home and needed to get the dogs and us away for a night or two. Each time we stay, the rules seem to change and the place is more and more run down. One time we called to make a reservation, we were told that our RV was too old (at 12 years old) for their park. Knowing what a dump this place is, his comment made me laugh out loud. They also discriminate against certain dog breeds. The grounds are very neglected and unkept, and the staff is rude and doesn't really seem to give a crap about anything. They clearly don't value their customers. This place is terrible!!! Only needed a one night stay on the way home from a long RV trip. OMG The place cost $70 for a single night. We were told to park our rig in a spot that put our trailer door right next to a permanent resident's front door. There was trash and junk all over the place whole park. Obviously most people live here, but why? Luckily we are self contained because the bathroom was disgusting. I checked out the play area - what a joke. I would never let kids play on that equipment - Ick! The website shows nice grounds and says it's family and kid friendly. NOT! Really do not stay here!!! We had stayed at Loomis RV park 5 years ago and at that time it was mediocre but acceptable as it is the ONLY RV park in the northeast suburbs of the Sacramento area and close to family and friends. We book our stay this year and were dismayed to find the park has deteriorated since our last stay. As we were ready to pull in and get set up the attendant let us know that there was no cable or wifi available, but he had lots of DVDs we could borrow. Really? In 2022? At $65/night? The gravel in roads and sites had not been replenished, the tree at our site was covered in dead ivy. Since our last stay the park has basically turned to fulltimers. Stayed one night and were able to get a site at a lovely park in Auburn. The distance we had to drive was worth all the difference in the park atmospheres. read more

Lady manager was nice at first then she became real rude didn't give us a heads up that we needed to go after we talked to her about long term she guaranteed us 3 months stay but after a month she said we couldn't stay. She acted rude when I told her I was excited that my 2 kids (1adult and 1 is 14) were coming for 3 days from Texas she said they could t stay because there was already to many kids out there running around. I told her how was that my problem and every park has an extra fee for visitors. Stayed here for a few nights. The camp hosts were great and obvious they are putting a lot of hard work and TLC into the place. With that said, there is tons of room for improvement. The park is mostly long term RV's who've been here to years! Several old RV's who've been stationary for a long time are scattered through out the entire park. Certain tenants spots almost looked like a junk yards. My biggest qualm with this place was the smell of sewage that wafted every now and then. We had to shut all of our windows / turn the AC on to make dinner. Very little space in between spots too. Pros would be the hosts who are trying hard to turn this place around. The pool was nice. It was a quiet campground. If you need a quickie stay, sure. Otherwise the smell alone would keep me from coming back. read more

We had a mechanical issue that required is to leave the park before we ever got set up. I stopped by the office and a great haired woman was very sympathetic to our issue. She said to call Rover Pass and cancel it they them. I sent an email immediately. No response for 3 days. I finally got a response saying we aren't entitle to any refund. This park is run down, managed by a woman who appeared to be influenced by drugs from her speech and demeanor. Her name was Tami. I will never use Rover Pass again. And I will tell anyone who will listen to avoid this park. Do not waste your money!! read more

this is one of the worst RV parks we have stopped at. We paid in advance showed up. We were put in a space that was right next to a noisy road. They were picky about what breed of dogs that come into the park. They should be more picky about what kind of people they accept into the park. Horribly over-priced, very poorly maintained with small, unlevel spaces. The video they advertise with must have been made at least 10 years ago. The weeds are taking over any grass there might have been. The dumpster is overflowing and the dog dropping trash can has overflowed and bags of poop almost as high as the trash can. Many full time units with rotted wood supports and leaky water connections. Swarms of insects in the weeds. WiFi only in the office. Save your money and stay a little further away if you can. read more

I do not recommend this park. The prices are outrageous they don't keep up the park and they are finding ways to get rid of people who have been here for years. We've been in this park for almost twenty years and now they are kicking us out because we have two cats that aren't inside cats. Our cats are not feral they are spade and neutered they are chipped and are vaccinated with documentation and yet they still insist we keep them inside for the first time in eighteen years. The laundry room closes at five because the managers are too lazy to walk back to the laundry room and close it after they close the office. Every other rv park I visited across the us the laundry rooms stayed open until 8 or 9 o'clock at nite so that people could their laundry when they got home from work. The swimming pool is the same as the laundry room. The office is closed on weekends as well. I have traveled all over this country and have not seen any other rv parks like this one. Star management is reason for unjust rules. They are an organization that forces people out of their homes in rv parks and mobile homes parks. They don't care who they put out on the street. They steal elderly people's homes by sanctioning unreal upgrades. The elderly people have abandon their homes and move out and upgrades aren't done to the homes and sold to unsuspecting new owners. Mike and Jasmin only do what their overlords tell them to do. I would not give this park a one but they don't have a zero rating here. Also the prices are so high that people can't afford the rent. I counted over 30 empty spaces when I left the park. Before star management took over the park was never empty every space was occupied. My hope was to live the rest of my life in this park. But unfortunately this won't happen. read more

Plenty of shade and residents are nice. Lots of working class people living here into a community. Worst park ever. Don't expect anyone to greet you on Sundays as they are closed and no one answers their phone. We found our reservation info on the ground, it was suppose to be taped to the window. The water pressure is near existence, the park is very unkept, no internet, their bathroom/showers are horrible and I even saw a roach while taking a shower and you get to pay the same price as other nicer parks with better amenities. Lived here for almost a year , the staff Tami was a decent women most days the man was clearly on the tail of her and just did whatever she's asked didn't really listen to you. Other than that I had many problems of crack heads and rude assholes all throughout the park. During the Mosquito fire in Foresthill, friends of ours were trying to find a place to stay with their trailer while evacuated. This RV park would not let them stay because their RV was 10 years old, even though they offered to send pictures so they knew it was in great shape. We are looking to rent a space monthly as my hubby is working in SAC, until we find a home. This is very convenient for us. Christine told me they do not accept an older trailer. Has to be 2000 or newer. I don't get this. Seems like most places are like this. It's not fair esp since ours has nothing wrong it for an '83. We take care of our stuff. I have come in here numerous times to fill my Coach with propane. Every single time the office is either closed (during business hours) or there is an issue with their card reader. Out of last five attempts to get propane, I have only been able to fill once. The staff are usually unfriendly or uninterested in customer service. It is a shame as with a little bit of effort it could be a nice place. I won't be going back. read more

First impressions! Pro: easy to find, neatly laid out, has shade, clean but stained showers, clean laundry room. Con: NOISY. Trains, something beeping frequently nearby, street sweepers, road traffic. 9 to 5 hours - seriously? In the hospitality business? After hours check in - dark, not overly welcoming; codes needed for showers not provided (there's a way you can do this so a paid guest doesn't have to beg for help), laundry closes at 8 p.m.. Here is an ugly detail lineup, despite it being after 8 when I arrived, I started laundry because we're in the middle of a big trek and don't want to hang around for banker's hours to start that chore. I planned to shower while the laundry ran, but was unable to because - no code. I won't rat out how I got it so I could remove a day's travel travails from my skin and hair. What I found odd is that the "emergency" number provided on a sign rang audibly in the office next to the laundry. I heard myself leaving a message asking for a call back with the shower code! That request received no response. I sat inside and outside the laundry room past the drop dead lock up time of 9 p.m., but then used my nefariously but lawfully entitled shower code with great relief for about 20 minutes. When I came back to claim my laundry, which would have been dry or two or three minutes out, management had managed to stir its butt to lock my laundry in! Perhaps I'm overly suspicious, but it felt like a purposefully snotty action. I'll update with a daylight view of the premises and surrounds in the morning. At this point, I doubt that I would ever set foot here again because of a general lack of hospitality. If these folks don't want pass-through trade (many of the occupants live here), they shouldn't hold themselves out as offering it. read more

We were in the area unexpectedly because while we were camping in the Sierras we heard about the death and subsequent memorial service for an old friend. It was the 4th of July holiday weekend so everyone was booked solid. Tami (I think the manager) actually contacted me after saying that they were sorry for being full, because she realized that someone had left early -- and that we'd be able to have a place to stay for the night. Whew! Because of the circumstances of the morning, we didn't arrive at the park until 1:30 in the afternoon -- and we had a 2 o'clock service. When the gentleman in charge for the weekend, Al, heard about this, he quickly showed me where our spot was and told me not to worry about all the formalities until we got back in the afternoon or the following morning, and we could settle up at that time. Because of his generous, trusting, and understanding attitude, we were able to unhitch, get the electric plugged in for the fridge, and then make it to the service with about 4 minutes to spare. I dare say that this type of service isn't that common anymore. As previously stated in another review, this isn't necessarily the type of place you'd call a destination resort. But if you aren't needing high class amenities -- and you want a "home base" relatively close to both the state capitol and the historic gold country, this may work for you. We never had any issues with the 50 amp service...and that weekend was blazing hot. Most of all, you can't beat the hospitality. read more

Loomis Rv Park is a hidden jewel, central location to surrounding attractions, lots of shade, and roomy spaces. Great place for a long or short stay with friendly staff and lots of amenities including a pool. Really great park would highly recommend a stay here. read more
