The majority of team members have been with the building for years and from the front desk team (Freddie, Caroline, Elizabeth, Ruth) to the leasing office (Jessica, Davida, Johanna) to the maintenance duo (Nirso and Luis), you are in great hands. Any concerns/questions that may arise are addressed quickly and repairs are made quickly. The team really goes out of their way to make sure you are taken care of. The location can't be beat - right at the bottom of Meridian hill and a short walk to 14th&U. The building itself is beautiful and unlike most newer DC apartments, it is not cheaply constructed. Units are thoughtfully laid out and the walls are thick. I had no issues with sound from neighbors through walls, from the resident above me, or from 16th street. While it may not have as many amenities as other DC buildings, the gym is fantastic and the lack of a rooftop is made up for it with unbelievable management and a community atmosphere amongst many residents. It is a building where you will know some of your neighbors...especially if you have a dog! I could not recommend Camden Roosevelt more than I do!

    I could not be happier…read more My 1-bedroom is quite spacious with a good layout, several closets, and lots of counter space in the kitchen. I really don't hear road noise at all, and I barely ever hear my neighbors. The building is older, and laundry is shared, but the laundry room is very convenient and I've never had any trouble getting a machine. The machines will even text you when your laundry is done! The location can't be beat. You can walk to Dupont Metro in 6-7 minutes as well as many restaurants, bars, a Whole Foods, a Safeway, and a Trader Joes (The TJs is a bit farther, but the many bus options can get you there in a jiffy, if that's your preferred store.) The real highlight of this building are the amazing staff who work here. I've never lived somewhere where the staff are so helpful.

Within walking distance of nearly everything: lots of popular restaurants, many people's offices (including my own), hardware store, drug store, clothing stores, three grocery stores, etc. (Safeway and Whole Foods are both a 5-min walk away, Trader Joe's is a 15-min walk). The red line is very close (5 min walking) and the blue, orange, and silver lines are a 15-min walk, so you can easily take the Metro to Reagan Airport. - The management. Not only is Devin an excellent, understanding, and responsive manager, but every notice he posts in the elevators or mailroom is hilarious. He manages to make information about garbage disposals something people actually get a kick out of reading. Our friends who visit our apartment and see the notices think he's some kind of celebrity/comic genius. - The sound proofing. We can't hear anything from our neighbors. How is that possible?!? I thought noise complaints and hearing your neighbors play bad music at odd hours were inevitable annoyances of living in an apartment building, but Brunswick House has taught me otherwise. - The apartment itself. Plenty of space for a reasonable price (for the location). Dishwasher and disposal, good heating and AC, laundry in the basement. Very practical as long as you don't have kids and need a second bedroom. (I think the whole building is studios and one-bedroom units.) Don't get me wrong: it's not perfect. It's not glamorous like some of the newer buildings. And we've had a number of minor maintenance issues that have taken them a few tries to fix. But overall, we've very happy here.

I…read morewas on the board at my previous condo for 18 years, I have been on my current condo board for eight years, and Home Perfection Contracting is the best and most professional contractor I have ever worked with. They tore off our old exterior stairs structure and siding, waterproofed the entire wall, and installed new siding and a stairs structure that is far superior to the old one. Their integrity and work quality are off the charts. The owner, Ahmad Khreshi, did thorough research before starting our well-planned project. I was impressed by his knowledge of current construction techniques and dedication to doing the job right. There were several problems that required Ahmad to think outside of the box, one being how to install siding under our existing power lines conduit which was mounted to the exterior wall at six different points. Several times, Ahmad's crew discovered water damage due to poor work by our developer. Ahmad was extremely flexible in adding repair of that damage into his work plan on top of the bid-upon work. Ahmad was kind and fair, listened to our concerns, answered our questions, kept us in the loop, worked with us on timing, and gave us a couple breaks. His crew was extremely professional and respectful, taking off their shoes when they had to come through the building and isolating interior work areas with plastic sheet dividers. When our project was completed, Ahmad send us the following. I've never worked with a contractor who followed up with an offer of help like this: "Remember, you can always reach out with any technical building related questions, in any trades. I'm more than happy to give advice and guidance on code matters or general best practices, even if you are hiring other people."

From start to finish Ahmad and his crew were fantastic. From the very beginning Ahmad provided the most thorough breakdown of what was to be expected, delivered and completed. There were never any surprises, he is one you can trust with your home and treats it as if it's his. He under promised and over delivered. Ahmad and his crew had a keen sense of attention to detail that made us very happy and left the neighbors extremely impressed. He was here everyday and was quick to respond if/when needed. Ahmad was extremely patient, knowledgeable and answered all of the many questions I had morning and night. The crew left the site clean and organized ready for the next day. They worked tirelessly morning and night and were extremely respectful and kind. He is honest and fair and produces fantastic work, something that is rare to come by these days. I will be using Ahmad for all our future Contracting needs! Thank you, Ahmad and crew!

    RENTER BEWARE We…read morelived in these apartments for two years (2021-2023) during which they repeatedly downgraded our amenities, increased our rent prices, and tried to hit us with exorbitant fees upon checkout. Further details follow. General state: The general state of the apartment was suboptimal. There were awkward and unusable areas, bugs were a constant issue (we were constantly seeing cockroaches and house centipedes), and most electrical outlets were unusable because either (1) they gave no power, or (2) most electric plugs wouldn't stay plugged in. The second bedroom was always incredibly hot because the air conditioning was weak in that room and the water heater was in that room. This was the state at the beginning of our stay, before management made all its downgrades. Downgrade of amenities: Every instance of routine maintenance made the apartment less livable. The first instance, they changed our shower head to decrease the water pressure we got when using it. The second, they worked on the electrical outlets, meaning that they somehow caused most of them to no longer give any power. We had to call the maintenance to fix the issue after the routine maintenance, but the issue of electric plugs not staying plugged in (as mentioned previously) remained. Finally, the worst downgrade was when they changed our air conditioning. Before the routine maintenance, it worked fine and was relatively quiet. After routine maintenance, it sounded like an industrial fan whenever it was active. It was so loud that it disrupted anything you were doing in the vicinity. And since the air conditioning was located in the living room, this was a constant issue. You could not continue watching TV, talking on the phone, or holding a conversation in the same room without adjusting the volume or yelling to be heard over the air conditioning. It was horrendous. Rent increases: Despite the above downgrades, they increased our rent significant amounts each year. Had we stayed an additional year, they would have increased our rent an additional $250 per month. Not only that, but when we moved out, I looked up the rent they were trying to charge for the apartment, and they had increased the rent price by an additional $150 or so (resulting in around a $400 increase to the next resident over what we were previously paying). So while they appeared to be cutting costs by downgrading our amenities, they were forcing us to pay more for a worse place to live. Exorbitant fees upon moveout: Prior to moving out, management sent us a notice to vacate, and we planned on vacating as notified. Based on our contract, a resident would have to pay a fee equal to a couple months rent if the resident moved out without receiving a notice to vacate or without providing notice of vacating. Since we had received a notice to vacate, under the contract, we would be able to terminate our contract on the given date without the above fees. After receiving the notice to vacate and before moving out, I talked to the office to make sure we were clear on all required procedures for moving out. The person at the office claimed that we would have to pay the additional fees despite us having received a notice to vacate. She even denied that they had sent a notice to vacate, even after I showed her the notice to vacate (which said "Notice to vacate" very clearly at the top). She then said that this happens "all the time", meaning that they are forcing people to pay an additional 2 months' rent when they move out all the time. She became incredibly rude, claiming that this was all a matter of us not reading the contract, despite the fact that we had indeed read the contract. I pulled out the contract and showed her exactly where it said that no fee was to be paid if we received a notice to vacate, and she simply denied it. I asked her where it said otherwise, and she circled a clause that was irrelevant to the moveout situation. When I pointed this out, she continued being very rude and condescending despite her insisting on things that were not in the contract. (This review was posted on Google over a year ago, and management responded with a disingenuous response, completely glossing over all the above criticisms.)

I have lived here for a little over a month now. When I moved in, I had to clean my own apartment since they did not clean between tenants, I currently have toilets that do not flush properly, a furnace that rattles likely because the blower needs to be serviced or their a loose panel, they initially tried to make me sign a fee replacement for ADA related items that was four times the normal price, and I've unfortunately realized at this point with a dishwasher/disposal system that doesn't work correctly, a stove that I have to Jimmy to turn off etc that the reason why the workforce and mpdu housing for this complex is always available is because they treat us like we don't matter since we don't pay as much in rent. They also advertised this as a two bedroom but there are no windows or other egress in the second bedroom and no heating elements in the bathroom. It's definitely not a good feeling to know they were willing to sacrifice safety for those of us working class folks. I moved here after leaving a rental that flooded. I should have done more research. Lesson learned, this year can't be over fast enough.

A great LEED Certified building with all concrete construction that is very solid, private and quiet. They recently redecorated the lobby and lounge with all new furniture and finishes. They just replaced all the treadmills, ellipticals, stair climbers with new state-of-the-art equipment in the two story high fitness center, and even added two Peloton bikes with free membership for residents. A huge rooftop terrace includes tons of seating options, three gas grills, a gas fireplace and a gas fire pit, and community herb gardens, all overlooking the incredible skyline of Bethesda. The Flats is in a perfect location in Bethesda Row, close to everything, with a WalkScore of nearly 100! We rarely drive our car, there are just so many great restaurants, cafes, shops and parks nearby. Bozzutto does a great job managing the building and scheduling special tenant events. The Flats is a very social building, and a great place to live. It's not cheap, but in my opinion, well worth it. Highly recommended!

The metro is just a stone's throw away, and there's staff at the front desk 24/7. I rented a studio, around 400 square feet, and although it's not big, it was cozy and fully renovated. Admittedly, it was very expensive, but the DC area is known for being pricey. I made good use of the gym and enjoyed the community room and rooftop, which are lovely spaces to hang out with friends. The staff in the building is fantastic - they're all very kind and helpful. Whether it's the maintenance staff or the front desk team, everyone is always friendly and polite. The current manager is particularly professional and helpful. I had a real issue with my mail in the first year, as the studio was new and wasn't registered with USPS and he fixed the issue promptly. The neighbors are also generally nice and polite, and I've always felt very safe. My only complaint isn't about Bristol House itself, but the building across the street on 20th St. That building is a real nuisance - it's extremely noisy at all times, with alarms going off, huge generators running all night, staff cleaning the entrance with pressurized water at night, and trucks beeping from 5 am onwards. If I were to advise others, I'd say try to avoid that side of the building. Other than that, Bristol House is a wonderful option for living in DC.

Everyone from the building management (Naomi and Cathy) to the maintenance staff (Jose and Berman) and concierge staff (Elgar and Ms. May) are exceptional. Not only do they do their jobs incredibly well; they also have an unparalleled ability to create an environment that makes everyone feel at home. It is a sincere kindness that makes one feel that this isn't just an apartment building, but a place worth calling home in a city that seldom provides this. I live in a beautifully renovated studio that I absolutely adore. The studio includes renovated appliances, granite countertops, beautiful dark wood cabinets, and even a wine holder. There is also plenty of storage space for someone who very much needs all the space she can get. While there is no in-unit laundry, there are plenty of new laundry machines in the basement. The building also has a small, but an excellent gym. All of the workout machines are new with built-in fans, which is a wonderful and rare amenity in D.C. Once you work out with machines that have built-in fans, you will never want to work out any other way. The building is also less than a five-minute walk from the metro, and less than a mile from multiple grocery stores, including Trader Joes and two Whole Foods. Dupont also provides numerous casual and higher-end restaurants, which makes life incredibly easy after a long day of work. The location cannot be better. Bristol House is a wonderful place to call home.
