This is a refurbished resort that is trying to improve. The reason for a four star instead of five…read morestars is the room condition. We came in after the room had been cleaned and found the floors covered with humidity, the maid turned the ac off. I used a towel to wipe off the condensation, and it turned black, see photo. Dirty floors. Breakfast was included on our package. It was the same each day: -eggs -bacon -sausage -potatoes -pancakes Plus. The normal cereal, one type of bread, and one kind of so-so muffin. Nothing to write home about. But it was good, just not "resort" quality. We did see the restaurant manager checking on food, and greeting people. The coffee was good, with real half n half offered. In the evening there was a self serve s'mores table with chocolate, Graham crackers, and marshmallows. Simply take the goodies outside to one of the many fire pits. Nice. One evening there was line dancing lessons. The bar has live entertainment.

Landshark staffs are also rude and unprofessional. A male manager and a young female server were nasty. Check in was terrible. Wrong room was assigned to us. I complained about it and they eventually assigned us a correct room. However, the room has a musky smell and is very hot due to ac not working properly. Also, AC unit is extremely loud, keep all of us up at night. Loud construction next to our room at 7am, told front desk and manager and not even an apology. We booked 4 nights and I could not wait to check out.

We immediately asked for a refund immediately after we went to our room and was told no because we already entered the room. The worst part was the strong smell of mildew in the room and all the mold on the walls behind the beds. The dirty water left in the tub that wouldn't drain. The maintenance main worked on it for at least 30 minutes and could not fix it. I asked for a room so we could take showers and leave. They complied. I paid $525.32 after they gave me the resort fee of $60 plus tax back as a sorry the experience was so bad. Not even close to a good enough refund. The resort is so run down and their excuse is they know they need to renovate. Yeah and charge much less for this run down resort. The hot tub needs to be resurfaced. It is yellow and stained.

There are even toy Spaghetti dolls available for just $10, which is a bargain! We didn't venture down the boardwalk, since we have a stroller and didn't want to inconvenience people (although other people had strollers on the walkway) but from what we could see, the sight was unbelievable. Yes, the area with animals is smallish, but for a 17th century farm that runs on donations and volunteers, it's extremely tidy, incredibly well kept, and charming. While it's not a "petting zoo," where you can feed animals, I appreciate that the farm isn't exploiting their animals and allowing people to over feed them with pellets. In our opinion, the fact that the animals are respected and fed quality diets makes the experience richer, and teaches children and adults to appreciate the beauty of nature and animals for what they are. My husband wasn't keen on driving early on a Sunday morning, but he has not stopped gushing over how wonderful it was. We recommend visiting to see it for yourself! Also, there's TONS of parking.

I read a lot of reviews here. I booked this place. I wanted something right on the beach per my…read moredaughter's request. Peak summer booking that cost $500 a night for partial view of the beach. Beautiful place. Very well kept, lots of student workers. Very helpful staff. They charged my card twice for the same amount. But then were able to help there after. The place is beautiful and clean. Indoor, outdoor pool, outdoor bar is great. Only if I can stay there forever. The food from the restaurants were awesome too. Definitely will go. Back.

The location is beautiful, but unfortunately our experience with the resort itself was…read moredisappointing enough that we won't return. The biggest source of frustration was trying to get food. At check-in we were told both resorts had restaurants and beach bars, which made it sound like there would be plenty of options. In reality, it was difficult to know what would be open or serving food at any given time. We couldn't find consistent hours on the website or in our check-in materials, and even employees often seemed unsure. The Riviera café was essentially grab-and-go. We used it for breakfast, but typically only one or two menu items were actually available and they were premade and reheated. The coffee options were good, though. We tried going there for lunch after discovering Jonah's was closed and found premade salads and leftover breakfast sandwiches. The employees actually directed us to Jonah's and seemed surprised when we told them it was closed. The beach bar was the most consistent food option, but choices were limited and mostly fried/heavy. At Jonah's, we waited more than an hour for four salads one evening and about 45 minutes for two salads and a pizza another. Places were frequently out of menu items or ingredients, and the beach bar was even completely out of silverware at one point. Unfortunately, the property also felt very worn. Our bathtub was rusty and had peeling paint, the bathroom door barely closed, our TV had a black line running through the screen, and our balcony railing felt loose enough to make us uncomfortable. Carpeting throughout the property looked worn and dirty. An ice machine was broken for our entire stay, the beach foot sprayer was broken, and many interior doors were warped from humidity. The heated pools were still quite cold, while the hot tub was almost unbearably hot. Housekeeping was another issue. Our room wasn't serviced until day three, after I contacted the front desk and asked for service. When they agreed to provide full service, we left the room so they could work. When we returned, the beds had simply been made with the existing sheets rather than having the sheets changed. Staff presence was inconsistent as well. People generally weren't particularly friendly or welcoming and often seemed unaware of what was happening elsewhere at the resort. Beach attendant coverage was unpredictable enough that at one point I grabbed the sand drill myself and installed our umbrella. There were positives. Our room had lots of convenient places to charge devices, which was surprisingly nice. More importantly, the private beach is gorgeous. It's easily accessible and the ocean views are fantastic. We paid for an ocean-view room, and I'm very glad we did because sitting outside and enjoying that view genuinely made the stay better. The location gives this property tremendous potential. Unfortunately, the maintenance issues, inconsistent housekeeping, confusing food availability, and lack of attentive service made it feel like the resort simply isn't being operated at the level its location deserves.

Our kids loved the pools and activities - Indoor pool is a plus for bad weather - Our room was clean and updated -Music/ entertainment on some nights -You can use the sister resorts for activities as well Cons: - The onsite restaurant is terrible. We were hoping it would be better this year since they said they were revamping but the food wasn't good. Most people leave the resort for meals. You can also get poolside service but took over half an hour to get 2 drinks - Our room was next to a hallway and people were slamming the door coming in late at night which woke up my kids a couple times. Would be nice if they had soft close doors - upon arrival we didn't know our card had been locked due to suspicious activity and initially declined. Front desk employee seemed very annoyed. We simply used a different card and figured it out but were not greeted by friendly staff

It's now a cheap motel that costs much more than it's worth, but happens to have a nice beach. I went with them a few weeks ago and it was just so sad. Apparently there's new ownership and they don't care. This isn't the cape cod experience I remember. The only thing I loved was the Adirondack chairs facing the beach. The outdoor pool was dirty, a small space and too crowded, and the indoor pool used to be my favorite place. Now it's just walking into mold. Should you really breathe it in? They got rid of the hot tub because they never cleaned it. My parents enjoyed the beach but as a resort were disappointed in what this became. Honestly, I'm heartbroken. For this and more, we won't be back and that's saying something.
