Building an ADU in our backyard has been one of the best decisions we've made for our family. As…read moreimmigrants, we have worked tirelessly to build a better life in the U.S., and as time goes on, our parents grow older and need more care. Many of us are only children and having our parents live alone in another country is simply not ideal. At the same time, living under the same roof can sometimes bring challenges due to different habits and lifestyles. This 750-square-foot ADU has given us the perfect balance--our parents now have their own independent space while still being close to us. They can help us around the house, take care of our pets, and tend to the garden while we are busy with work and school. When the kids are home on breaks, they have their grandparents nearby to prepare meals and offer care, especially when they are sick. If our parents ever need medical attention or assistance, we are just steps away to support them. Another unexpected benefit is how this arrangement has made daily life more efficient. We can share groceries, reducing waste from bulk purchases, and our parents have more time to help with organizing and maintaining the home. Most importantly, because we live in separate spaces, everyone maintains their own schedule without disrupting each other's rest and routines. We are incredibly grateful to Vitalizebuild construction for bringing this vision to life. Their professionalism, attention to detail, and commitment to quality made the entire process smooth and stress-free. They worked with us every step of the way to create a beautiful and functional home for our parents. If you are considering an ADU for your family, we highly recommend Viitalizebuild construction they truly understand the meaning of family living. One of the things we appreciated most about Viitalizebuild construction was their exceptional communication and project management. Unlike some contractors who rely on a single person to handle everything, this company operates as a well-structured team, with each member specializing in different aspects of the project. From the very beginning, their dedicated team members were clear and responsive in addressing our questions and concerns. They have a specialized marketing and customer relations team that ensures smooth communication with clients, which made it easy to discuss our ideas and expectations. Meanwhile, they also have separate teams for construction, finishing work, and project management, ensuring that every phase of the build was handled by experts. Throughout the project, we inevitably encountered some challenges--as with any construction process--but the team's efficiency in problem-solving was impressive. Even when one team member was unavailable, there was always someone else who could step in and assist us, preventing frustrating delays in communication. This is a huge advantage over working with a single contractor, where all decisions depend on just one person's availability. In terms of quality and progress, Viitalizebuild construction exceeded our expectations. The workflow was well-coordinated and tightly scheduled, ensuring steady progress without unnecessary delays. Their attention to detail and craftsmanship resulted in a high-quality build that we are truly happy with. Overall, we highly recommend Viitalizebuild construction to anyone considering a home addition or ADU project. Their professionalism, structured team approach, and commitment to customer satisfaction made the entire experience smooth and stress-free. If you want a team that listens, communicates, and delivers outstanding results, they are the ones to call!

Fast forward to three years later, the problems were so glaring that we had to get help: the tiles were cupping because of the underlying frame getting deformed with moisture, and we had ants crawling from all kinds of creaks that were supposed to be water tight, including behind the shower door rails and the faucet opening. We quoted a few firms for a proper do-over, and liked Prada Builders the most because I got to talk to the owner Eshed directly and felt that my particular needs were properly addressed: a full teardown of all existing drywalls over the industry standard of opening just enough for access. It's also a benefit when going with a smaller firm that you know the owner cares about the reputation and the long term benefits of quality work. The designer Allen recommended by Eshed was also top notch: he knew exactly what I needed from my description and the design process was smooth. The final renders were also gorgeous. We ended up with a curbless shower for the guest bath and a deep tub bath for the master bath. We did the master bath first, then the guest bath in sequence, so that we could have one bath to use the whole time. Eshed told me upfront that this is going to take longer because the inspections had to be done separately, and the cost is going to be more accordingly. I accepted this over renting a hotel room, but if you can time this with a family trip somewhere for a month, then you can have it faster and save on the cost. Demo started immediately after the design was finalized and was done within one day. The team uncovered some problems and flagged to me: a gas pipe that needs relocation, a stud that had termite damage, and an old water stain in the ceiling. Relocating the pipe was a few hundred dollars extra, so be prepared for that. Eshed gave me a courtesy quote on the roof repair and we decided to not go ahead on that for now, and he had no grudge whatsoever so that's really appreciated. The finished job was stunning. The tiles were nice and straight, the level 5 smooth surface on the dry wall was as advertised, the whole thing was a 1:1 recreation of the design. There were some small touchups that were needed, like missing or cracked caulking in a few spots. You are always going to get this with any constructors, and the benefits of going with a small company show here: I sent the pictures of the needed fix to Eshed and they were taken care of in one day. The total time it took was exactly as planned, in 2 months, and the team would work long days to make sure the delivery was on time, which is greatly appreciated. Overall I'm extremely satisfied with Prada Builders. If you are looking for workmanship, quality and the personal touch, I'd say go with them. They are not cheap but the quality and the result match the price tag.

OVERVIEW We worked with Roberto of REF Builders and his team…read moreon a whole-house remodel from January 2024 through February 2025. Originally, the remodel was going to affect less than half of the house, but as the remodel progressed, we were very happy with the work and this encouraged us to expand the scope and budget of our remodel to include the entire house, and even the exterior. Roberto is friendly, honest, hardworking, diligent, and holds himself and his team to high-quality standards. We are proud to show our remodeled house to our friends. Everyone, including multiple friends who work in the construction and remodeling industry, remarks that the attention to detail by Roberto and his subcontractors is excellent. SCOPE This section of this review is to comment on the scope of work that REF Builders took on for our remodel. It was not a small job. REF Builders worked with our architect's design to relocate our kitchen to an entirely different space. This required moving electrical, plumbing, HVAC ducting, and gas lines. One previous double door in the new kitchen area was converted to a window, and another double door was filled in and the exterior wall re-stucco'd to match. Roberto's team installed highly-unique custom kitchen cabinets, all-new appliances, a new island, and countertops with precision. The remodel also included conversion of the former kitchen space into a new family room, and remodeling of 4 bathrooms, 4 bedrooms (out of 5), and conversion of a living room to an office space. His plumber installed a new tankless water heater with recirculation system. His electrician re-routed multiple electrical circuits to a Tesla PowerWall battery circuit-breaker. His team installed 14 doors with all-new door trim (including front and back doors), 2 sliding barn-doors, 2 windows, and cut new window screens for all windows. They also built a new staircase from the 1st to 2nd floor. REF Builders also installed new flooring throughout both floors of the house (including installation of new subflooring to fix termite-damaged wood and use of self-leveling concrete to flatten the floors to resolve uneven settling), new floor trim and crown moulding, new drywall throughout half of the house, painted the entire interior of the house (all rooms), and applied new stucco, painted the entire exterior, repaired face-up boards below the gutters, and installed new window trim on the entire exterior of the house and built a new concrete landing/stairs for the back door. They also installed all-new insulation throughout the walls and ceiling areas, and replaced the ceiling on the first floor and upstairs hallway and installed all-new recessed lighting, ceiling fan, and exhaust fans. They built an enclosed laundry which involved installation of new lighting, exhaust fan, and moving electrical. The toughest part of the project was resolution of major ceiling cracks due to settling of the house. Instead of just patching the cracks, a structural engineer was consulted and the sides of the house shored up to address the root-cause of the settling/cracking, then major structural work to reinforce the upper middle parts of the house, and finally the cosmetic patching by replacing the entire affected ceiling. Roberto handled all necessary permits, and inspections with the City. QUALITY OF WORK The quality of work was excellent throughout all of the diverse areas and disciplines of construction. Roberto personally inspected work as it progressed and in some cases, made his subcontractors "re-do" work that was not to his satisfaction. He would have them tear apart work that he considered inadequate and not only have them re-do the work, but in some cases he paid for the materials that were necessary to re-do the work (such as replacement tiles). When we presented him with a "punch list" after each phase of the remodel, he was very conscientious about taking care of each item to our satisfaction. His employees are hardworking, detail-oriented, and very meticulous about the quality of their work. They never rushed anything they did - it was evident that they had the discipline to always do their work correctly and precisely, rather than quickly but sloppy. They often stayed late, sometimes into the late hours of the evening. His subcontractors for electrical, plumbing, and especially painting delivered top-notch quality. We would often ask questions or for special modifications and they were always eager to accommodate our requests. PRICING AND BUSINESS PRACTICES Quotes (estimates) were always clear, and invoiced amounts always matched exactly. There were never any surprises. If we requested changes, Roberto would provide us with pricing for the "change order" and the eventual invoicing reflected that same amount. Roberto never exhibited a "nickel and dime" mentality. Sometimes the remodel pushed the boundaries of expected work/effort, but he never complained or tried to charge us extra. He likely built-in some

We remodelled everything - it very was close to a complete tear down. I would highly recommend REF based on our experience. Their quote came in reasonably priced. Roberto, his crew and sub-contractors were honest, transparent, flexible, hard working, and perfectionists. They went above and beyond to work around our need to accommodate our need to stay in the house, while delivering quality work on time. Roberto himself is a perfectionist, noticing imperfections we didn't even see, and fixing them himself. He treats his work as a craft and takes pride in it. His sub-contractors are the same, with his painter especially, as well as his electrical and plumbing guys all being exceptional. Frequently surfacing suggestions to improve upon original lighting and plumbing plans when they saw the architects plan wouldn't work as well. They really want to get it right for the customer. When unforseen work came up (e.g. moving the sewer line) he did his best to make sure he priced the additional work, accounting for our budget, frequently offering to cover labor if we wanted to cover material for small improvements he saw he could make. A great example: We weren't planning to replace existing siding and just have new siding match. However after demo, there was only a small section of old-siding left. He offered to replace that last chunk, without charging labor, if we covered the material, so we were set for the next many years. The best example of his customer-centric attitude: The architect we used messed up the positioning (off by many feet) of a 700lb 60ft vaulted ceiling beam in their plans. We noticed this after Roberto and his crew had already installed it, and started to build roofing on top of it. The architect suggested we would have to pay for their mistake to re-do the plan. Roberto stepped in feeling this wasn't fair to us, took on the cost of tearing it down again, and moving it to a new position to meet structural needs, while making it aesthetically pleasing (some of the photos here, are of that beam). This customer-focused attitude shows up in all aspects of the project. Roberto delivered the project on time, it looks fantastic, and he also helped us work around PG&E delays. I'd highly recommend considering Roberto and REF for your construction needs - whether complex or simple. They're customer-centric perfectionists.
