Our experience with Load Bearing Walls was not a positive one. While the crew and staff were consistently courteous and cleaned up after themselves - which is why the company is receiving two stars - LBW was going to complete work that was obviously unnecessary once our garage trim was removed. The customer should not need to pull the lead and press for answers about whether a 40 year old header needs to be replaced if trade can see that the header is fine. See photo. Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. At 65 years old, this is only the second review of a business I've ever written but I feel like I have been so taken advantage of or mislead that I had to write. This is a pretty long review so if you'd prefer to skip the details, here's my review in summary...it's like the old joke about the guy that's offered a great deal on a used car and when he goes to pick it up there are no tires on the car. When he questions the seller, the seller responds "Oh, I didn't know you wanted tires too". I asked for an estimate on removing the poles left from my tearing out the drywall on a couple of walls in our very small 1970's ranch-style home. After a Zoom consultation with Jason, I believe, he sent me a written estimate which I accepted and paid a 25% deposit. I'm not sure of his name because I never heard from or saw him again. Two weeks before the project's scheduled date someone else from LBW's came out to look over the project and told me that there was no way they could do the project for that price and so if I wanted them to do the "drywall patch" afterwards it would be another $3800. $3800. This was more than 50% of the total project. I asked what that entails and he explains that it was just covering the 2 beams at the ceiling line with drywall putty. The way it was explained to me it seemed like a very insignificant thing as well as seeming to be way overpriced for the amount of work he described it would involve; so I said "Well geez then I'll just have to do that myself or something." This had been scheduled for weeks and now at the 9th hour they're wanting another $4000 from me when the whole project was only $6500 to start with! I got my written estimate out to show him and the way the estimate reads there were 3 categories...the first category described part of the project and the extended amount was $0. The second category described a bigger part of the project and the extended amount was $6500. The third referred to "tape and bed" and the extended amount was $0. The bottom line or total was therefore $6500 which I assumed included everything in the estimate. This was the first I'd heard of anything costing "extra". He didn't comment or say anything else and just made a note on his paper. After he left I really felt like I had been part of a "bait & switch" deal or something. The same person came out again several days before the project was to start and we went over the same details. I asked again about the drywall and he again explained it to me like it was just covering "the slit in the ceiling we have to make in order to raise the beam into place." Again he made it seem like almost an afterthought or that I would just have to throw a little drywall putty up there along a slit line just to cover the edge of the new beam. There was no warning or concern I didn't understand the extent of what we were discussing or anything. I asked it he would be there just to make sure and he said he would. And just like I initially thought the estimate included everything necessary to do the job I now also thought I knew what to expect at the completion of the project. The day of the job about 8 men showed up but he wasn't one of them. Like the estimator I never saw the second guy again either. Only 1 of the 8 men spoke even the slightest English and I mean the type of non-speaking English person that responds to you basically with just a blank stare when asked something. At 5pm they were finished and the pictures show how my house looked at completion (except it DOESN"T show how there were also about 10 bundles of electricity/outlets/switches left hanging from the ceiling and laying on the floor where my two dogs were discovering something new for potential chewing...SO I asked a nice neighbor and he came over and tacked them up into the ceiling for safety until I could get someone out to fix them. Of course I'm not prepared and now have to find someone to do all this work and in the meantime live only in our bedroom as the temperature in the house is the same as it is outside. In late June in Texas. Our house is very small. I had started trying to update our 50 year old house myself a couple of years ago to save money however my husband then got very very ill and after being hospitalized for weeks and going through several life-threatening surguries he returned to work only to be let go. So we are now completing the project I started two years ago simply because we cannot afford our house anymore and in order to sell it must have the ceiling fixed. My husband is 70 and is in poor health. $6500 is ALOT of money for us right now and now I guess we have to come up with a lot more. I just feel extremely let down and stupid. I wish someone had explained the project to me more clearly or had given me an estimate that included not leaving our entire ceiling open. The crew did hard work: installed 2 headers and removed a portion of a wall and 2 outside pillars. However, they are butchers with the electrical system and with some of the tear out. The crew upstairs was mystified because an outlet didn't work (it did work before they arrived)...it was because their crew working downstairs had cut the electrical lines. Then after they left, another crew working in our house pointed out live electrical wires that Load Bearing Wall Pros had left completely uncapped. We have a young child. He could have been shocked. Super dangerous. We had to call an electrician and pay a lot of money to get things reconnected because one entire wall of our kitchen and other outlets were not working after Load Bearing did their work and cut a bunch of wiring with a power tool. We also found they did what looked like unnecessary tear out and exploration in our drywall. The people who arrived to do the work have no connection to the person who quotes the work. The crew supervisor seemed unclear about the work to be done and was asking us questions up front that were getting us confused. It's a violent process for a house and this crew is not careful. Don't know about their work ethic and quality but how they drive... wow. The gentleman driving the big diesel truck with license plate pdiesel. Hard acceleration leaving big clouds of soot every time he takes off. Riding on peoples rear bumper forcing them to move out of his way. Changing lanes quickly and without regards to safety, also without using a blinker to warn others of his intentions is not the kind of company / man I would want on a job site. I took detailed pictures of my home and sent them, but did not hear back for a week after contact of them and receiving my pictures. I scheduled an in-home visit to agree on the total estimate and it was rescheduled last minute after I had already taken the day off from work. I told Mr. Hulcy that was not very professional to cancel at the last minute and he got an attitude and decided to cancel my appointment and told me to find someone else to do the job, "Probably better if you find another company, good luck, Jason", that's is a generic reply to anybody that ask professionalism out of them like they can be bothered to do their business professionally. Jordan was super patient with us and scheduling, the staff were very knowledgeable, and we were shocked when this big job was completed before 5:00 pm. These guys came in and gave me great advice for my home remodel. They didn't try to sale me on there service. They told me i didn't need there service for my type of home remodel. It wasn't until i started a different phase when they would be needed. I called them and i was lucky they squeezed me in. $ was reasonable and they didn't overcharge for demo like 90% of contractors do! Demo is the easiest and messiest but it shouldn't cost too much money. Especially because most city's will haul off junk bags for free. Followed their fancy protocol and took detailed pics of the job along with explanations for each pic. Was commended by them on the details. Did not hear back for 5 days after initial contact of them receiving my pics. Probed for a response, received a very generic response from the owner of $5K/ wall without any responses to the 3 other questions. Did we mention they don't deal with anything but the beams; so the clean up work is on you (walls, floors, electrical etc..). When probing for answers we were told they would provide them after an onsite visit. Again awaited a response for when, finally received txt msgs from Jason advising of a time, agreed to the 2nd time slot, thanked them and reminded them to wear masks and shoe covers if you please. Here is his response verbatim " We are not really into shoe covers or masks, Probably better if you fin another company, good luck, Jason" , he followed it up with "You are the only person in 6 years of business that has ever made that request. You sort of naturally un-selected yourself. Godspeed" . So never mind that on even their google link it claims they wear masks, but this is the type of company you are dealing with, make your own judgement. But unless he has been living under a rock, may be Covid is not a concern for him or the family of several small children he would have serviced. We wanted to do a large renovation and spoke to a number of GCs (about 10 in total). After getting quotes ranging from $70K to $160K based on incredibly opaque price transparency, we ultimately decided to hire subcontractors separately (GCs make car salesmen look like amateurs). We have a 70's ranch style home that was in need of updating. That's putting it lightly. I heard an ad on 1310 the ticket radio and thought I'd give them a call. We have been wanting to open up the living area for a couple of years. Jason from Load Bearing Wall came out to evaluate what we could do about a load bearing beam that ran through our living room. We have 8' ceilings and this beam dropped down another foot. Jason took a look at it from below and in the attic and told us the good news. The beam was out and replaced with a much larger beam in the attic. The original beam was sagging about 1.5" in the middle. The room looks so much bigger. The ceiling is still 8' , but without the beam looks like 9'. The price was very reasonable and Jason, Jared and Hugo (and several other efficient workers) got the job done very quickly. Charged for additional work we did not authorize. We demo'd out one interior load bearing wall and prepared it for insertion of a beam. I sent Load Bearing Wall Pros (LBWP) multiple pictures of the exposed ceiling and side walls for an estimate. They responded via email with $4500-$5000. I then called and talked to owner Jason Hulcy about it and he said they could do it for $4500. I then had them out for an on site visit prior to project start. After inspecting and measuring Jason said he would do it for $4750 ($5000 minus a $250 discount because we had done all the demo). I agreed and gave them a deposit and scheduled the job. Upon crew arrival at 8:30 am, they informed us it all looked good but they'd have to check the pier and beam foundation under the house for adequate support. If it didn't have that there could be additional charges. One of the crew and my husband went under the house and declared that the pier and beams looked good. We gave them my husband's contact info and left the house while they completed the work. The next day the office admin called for final payment. LBWP had added on an additional $500 for putting in extra support under the house. I told her we never approved that. She went to check with her boss and I called my husband since he was the main contact for the crew. My husband, who is a professional construction project manager, said he was called a little after 1pm and given a run down of the work and told they would be leaving soon. He then received a text about 2pm saying they were finished and on their way out of the house. LBWP owner Jared Hulcy called me and said his crew person called my husband and got approval for the additional charges. Again, my husband is a professional manager of construction and very familiar with contracts, crews, and changes in scope. He showed me his phone which showed the call coming from the crew a little after 1pm and the text message at 2pm. So the crew is claiming they got our approval for extra work and completed it in less than one hour. I was shocked that they were implying my husband is either a liar or incompetent. When my husband got home he went under the house to see what this $500 of extra work was and it was three 2x4s nailed on to existing beams. That's it. $500 for three sticks of wood. Compare that to the $250 credit we were given for a complete demo and job site preparation. We have lived through, managed and completed multiple old house remodels. We are not inexperienced in these matters. Nor are we dishonest and we always err on the side of paying more for quality work and ensuring our contractors have safe and hospitable environments in which to complete their work. I told Jared Hulcy we would pay the unapproved charges but because of this we could not consider them for future projects, could not provide positive reviews, and overall considered their management and communication with us to be disrespectful and subpar. My husband and I both spoke with him on the phone about this and he didn't care one bit. He just wanted the money. After I called his office admin to complete final payment he sent a text message to my husband saying we could pay whatever we felt was approriate for the additional work. I was referred by another contractor while cold calling for bids to Jared and Jason because all I wanted to do was knock down some walls and open up my floor plan. I didn't want to take out a second mortgage to "renovate" I just wanted to escape the maze that was my floor plan. I had called approximately 12 contractors I found before being referred, and Jason was the first person I spoke with who discussed the project and gave me a quote on the first call. The biggest hurdle I was facing in any of this was navigating it from Florida before I actually moved. I Fedexed my keys to Jason and he was able to measure and discuss with me by phone to get me scheduled before my move. I couldn't be more thrilled to know that I'm moving into an open floor plan. I opened 2 load bearing walls and one non-load bearing wall, 2 steel beams & 1 LVL. Pier & beam foundation? They'll reinforce anything necessary to keep make it work. Worried about dust and headache of demolition? Massive vacuums clean the air during the demolition, no one coughing, no dust in the air. I've never been around a happier group of guys at the end of a 15 hour day. This is an operation with surgical precision from start to finish. If you watch very closely, nothing they do is random or unintentional. It may look like that as things happen so fast, but everyone has a job, they know their job, and they do their job correctly. I sure have never knocked down multiple walls before, but they have, and they knew to recommend in advance an entire network of other specialists to help with things that pop up. Oh, that random pipe in the wall you weren't expecting because it is literally no where near anything with water? They've got a master plumber for that. Oh that barely legal ancient sub-panel needs to be relocated to the main panel so you can have a reasonable sight lines and not be terrified of a spontaneous fire? An electrician to preview the job the night before with enough notice so you can tear that sucker down without fret. Maybe you think of something the next day that you didn't know you'd want? Jared and Jason will help coordinate referrals for the entirety of the project. Don't get me wrong, they are only doing what they need to do to knock down the walls for you, but they are VERY aware that the project likely does not stop there and you will need other help. These folks have been an extension of the company that referred them, and while there are still a few projects to do, I have been very impressed by the responsiveness and professionalism they've displayed. You could have your neighbor's friend or handyman take a whack at this project if you'd like and maybe save some money. (My neighbor suggested it the day before my project was set to begin but I never seriously considered it). But how confident are you that people could be on your roof the next day without it collapsing? Nevermind making custom beams on site. I can't imagine a group of people measuring things more thoroughly and in so many ways. Cleanup was exceptionally thorough and the only way you'll notice they were there is that your walls are gone and your dream floor plan is complete. I can't recommend them highly enough.
