Well the five star reviews were right on the money. Not only was Pete extremely knowledgeable, he put my mind at ease that everything was going to be okay. He should be called the "hillside therapist". He came up with an affordable solution and did not try to upsell me during the process. He methodically went through the whole process with me and boy did I have a ton of questions for him. He assured me he would rectify the situation. He fit me into his busy schedule and I got to know his crew very well. I would go down the canyon on a daily basis and his crew worked like clock work. Pete would instruct them on what to do but it was like they already knew exactly what they were doing. They worked to together so well and completed the job in about a week. I could not be happier with the work that Pete and his crew did at our residence. I am a retired 35 year Law enforcement officer who is usually very skeptical of contractors and their practices but Pete is the cream of the crop. He is a no BS type of guy who does what he says and backs up his work. I would highly recommend him and his fine company and crew.

This was the first time I ever dealt with him so he owed me nothing yet he treated me like we were the most important people. He did our repairs over a weekend to be ready for reinspection. His communication was on point and he could have really gouged me price wise but didn't. His number is now forever in my contacts, if you need stucco work at your home this is the guy to call!!

During the huge rains we had in Oceanside we developed a leak in our second floor bathroom in the area below a window. Various companies I called were not interested in trying to figure out the source of the problem and just blamed the windows. When I called Joseph however it was a different story. He is extremely detail oriented and took the time to investigate the potential causes. He determined it was from cracked stucco near the window, but not the window itself. Which made perfect sense with the location and behavior of the leak. He meticulously started opening up the stucco to see the extent of the damage. He found the paper under the stucco had deteriorated pretty severely on that wall due to the extreme sun exposure over the years. He continued to open it up until he was comfortable that he had exposed all the issues. After replacing all the damaged areas, stuccoing the entire wall and repainting, you couldn't even tell the whole side had been opened up. He even took the time to examine all the windows above the area of the leak for any damage, and thoroughly cleaned them and even resealed them. We also had Joseph remove a statue from an alcove and re stucco the area. And again, his work was impeccable. Paint matching was perfect. He took pictures of everything as he worked, he explained all of the things he was doing and why he was doing them. His pricing was very fair and communication was very good. On a personal note, he was a pleasure to work with. I appreciate his attention to detail, and his quality work. But he was also just a kind and friendly person to talk with. He would even offer to pick up food or supplies for us if we needed anything when he was on his way or getting supplies. I highly recommend Joseph in all regards.

After removing a 26-year-old two-story wood deck from our home that was riddled with dry rot, we were struggling to figure out a next step that fit into our budget. Replacing the deck was going to cost us upwards of $30k so we started looking into other options. Throughout our research process, TC was very helpful and readily available to answer all my questions about design ideas and building permits etc. When we decided to replace our upstairs door with a window instead of putting in a deck, TC was able to quickly come out to view our home in person and take measurements; he also sent an invoice shortly afterward. The entire process only took a few days once our new window was ordered. The main foreman Antonio was especially friendly and easy to work with. We were impressed at how closely the stucco repairs match our original stucco exterior and the interior areas look like they've always been there as they are so seamless. The crew even put in extra hours the first day of renovations to make sure everything was watertight before a big rainstorm hit. We're very pleased with our new window and exterior and will definitely be recommending Armor Tek to our friends and family.

Some things I wish I knew then that I know now might help others when planning their yards. Yes, Smart Landscape does a lovely job. Here's what would have made my upkeep a lot easier. 1. Extra protection ground cover to eliminate weeds. Some yards get no weeds because a super heavy cover has been used. I've spent countless hours pulling weeds since yards were done. 2. Go over what plants are going to be used. If I'd done that, I would've saved money and work to remove those that had needles that made it difficult/dangerous to remove. 3. If the designer had visited front yard, he would have seen the slight slope and the DG pathway would not have been a logical design choice. Rain washes it away and I'll have to eventually figure out a way to close up that space. 4. At that time, I didn't meet with the designer. I should have. Although it's a lovely design, I would have pointed out a change or two I'd have preferred. 5. Gray DG is not readily available and it has been difficult to keep the pathway refreshed. Someone said that he was going to provide it, but never did. Overall, I am glad I hired Smart Landscape. UPDATE: I needed to come back to add another star after carefully considering how wonderful Danny and his team are to work with. I had met with no fewer than nine landscape companies before Smart Landscape and they were nightmares for various reasons. Danny is wonderful to work with and makes sure the customer is happy.

What immediately stood out to us was that he had ideas and solutions to address our pain points and make enhancements, we wouldn't have ever considered, and didn't just wait for us to tell him how we wanted things. He created a vision for us in that first quote visit. The other contractor we spoke to didn't provide any ideas just asked us how we wanted it. It was a very easy decision to go with Alon and Lumina Builders. Our project was estimated to take 2-3 months and ultimately took two and a half months to complete. We designed a brand new kitchen, addressing all of our concerns and adding a few recommendations from Alon to streamline some areas. They ripped everything out aside from the flooring and walls. We got brand new custom cabinets, custom lighting, and new countertops. Our fridge was moved to a new, more accessible area. Our sink was shifted down to align with the stove for continuity sake (never realized how much I hated it being in a corner previously). We had a new little cabinet built in our little breakfast nook area and we had an appliance garage built to house everything that took up counter space. Everything is so much brighter and more open and, even though we know the demensions are roughly the same, it feels so much wider. We are ecstatic with how everything came out. Alon is a genius. He was responsive to us throughout the project, checking in weekly to see how things were going, giving us peace of mind throughout this process, as first time remodelers. We were indecisive about the primary cabinet color (I was very worried we'd be stuck with something we didn't really like) but he worked with the cabinet makes to give us several samples to choose from. He was very patient with us. We LOVE how everything turned out! We'll definitely be using Lumina Builders for all of our future projects.

He was the only one who detailed every item involved in the bid, including update of irrigation. I've had issues in the past with bids for other projects that I assumed included the little details but didn't and then I had to pay extra. Michael's bid included every detail in writing that you would assume would be a part of a new lawn job and it was very reasonable. He also showed up on time for the initial appointment! His crew was great! Their work was very detailed and clean. The job was done within three days and all of the work area, including the driveway, was cleaned up. They even noted my falling-apart fence gate so Michael gave me a very reasonable quote and they did a great job fixing it for me. There were a lot of details for after-care and I've texted Michael multiple times to confirm. He texts back quickly and I never get the impression he's annoyed (I've sent a lot of texts!). I almost wish I had more yard renovations so that I could hire him again! I did discuss a whole-yard mulch job and will absolutely hire Michael when I'm ready for that. What impressed me is that Dean and Robert took both and made them better, using their real knowledge of how concrete works. The control joints are placed right, they put in real drainage with actual drains and grading built throughout, and it looks clean and classy without being overdone. Flatwork around the entire house, driveway, front yard, backyard, both sides, fencing, gates. Did they get everything perfect on the first pass? Almost. What separates them is that when something was off, they owned it completely. No excuses, no pushback, just fixed. They paid attention to details that other contractors I quoted either missed entirely or only caught after I nudged them. Dean caught everything without me saying a word. Every day at the end of their shift they cleaned up and secured the site, even when it wasn't convenient. Robert ran a tight field operation and cared about every detail like his reputation depended on it. I have a young kid at home and that told me everything about who these guys are. I had my own engineer come out and review the work on-site. He looked around and said, unprompted, "You've got a great crew here." Engineers don't hand out compliments. That meant something. These guys come from commercial construction and brought that level of expertise to a residential job without going overkill. I actually spotted their truck at another client's property. Here's my honest take: if my mom needed this much work done and I couldn't be there to check in, I would still trust Dean to make sure she was taken care of. That's the highest thing I can say.

We could tell he was highly knowledgeable and much more intent on making us happy rather than upselling us on unnecessary products. When instillation day came our installers, Miguel and Israel, were also very professional and highly knowledgeable and skilled. Rarely have I seen harder workers than these two! I followed up and checked reviews. They're legit licensed, bonded and do good work. Fast forward to the first day Armando and Andres started the job. They consulted with me and confirmed the features of the dwelling and the specific colors set for them from Sherwin Williams pallet for this model. Shout out to the lone faux shutter feature in da back of da house. *rolling eyes*. These guys communicated clearly the job and the specifics to be done. They explained to me the way they will paint the eaves and gutters (a little different from the original paint patterns). I'm good with that. That actually matches what all the neighbors did with their new paint jobs. Armando and Andres got right to work starting with the power washing for day one. The humble abode might have sighed a great sigh of relief when they did this. Gone are the tree sap, chimney soot, dust and pollen stains. Next day, cover up and protect. Then next 2 days paint all large surface areas and most of the trim. Day 4 finish all trim and doors. Last day, touch ups. These guys work hard and thoroughly. We are so happy and relieved to have the house painted right with the correct premium paint - Sherwin Williams. Looking over the humble abode now... She looks polished and beautiful. Take that HOA! His communication was exceptional--clear, proactive, and consistent. He stayed directly involved throughout the job, which made a big difference in ensuring everything went smoothly. It's rare to see that level of hands-on management. They also handled the solar panel dismount and reinstall flawlessly, which is not a trivial task. Even though I'm now upgrading my system due to the NEM 3.0 transition, their work made that process seamless. Post-installation support has been just as impressive. They've continued to be responsive and helpful, especially coordinating around my new solar project--something many companies tend to disappear on after the job is done. Warning !! This review may be lengthly however I promise You it will be worth your time to read if…read moreyou are in need of roofing replacement! So I developed a roof leak at our home and the existing roof was at least 25 years old so it was now time for roof replacement! I did my research and contacted the owner Troy whom was very thorough and informative during our conversation and he answered all of my concerns. The next step was to have my roof inspected, address any concerns and formulate an estimated cost for recommended repair. The estimator Dylon spent nearly 45 minutes performing a complete and thorough inspection. I have solar panels and gas lines mounted on our roof which complicated the roof replacement process. Good news is San Diego County Roofing (SDCR) partners with a great solar company and therefore de-activating the solar system, solar panel(s) removal, replacement and re-activation of the solar system is all taken care of through SDCR. Also SDCR warranties all work provided by their partnering solar company. I chose SDCR to replace my roof and what a great decision it was. I was updated and kept informed through each and every step of of the roof replacement process. I had some wood issues (rotting, worn out etc...) and the cost for the wood replacement was very reasonable. Tarps were laid out to cover our pool and artificial turf and after each day the residence was thoroughly cleaned of debris. Edgar the supervisor was always available whenever I had any questions or concerns. Also Dylon was always "Keeping tabs" with the progress and kept me informed of any issues and offered options when applicable. I felt very comfortable knowing that Dylon was always "on top" of things! Upon completion of the job, Juan invited me to view the new roof replacement and informed me of all that had been done and answered all of my questions and concerns. He even explained that my flat roof section of the garage had 2 sheets of "roofing" (know as "torch down") installed as compared to 1 sheet of roofing which most roofing companies provide, something I wouldn't have known. Everything was great and I was extremely satisfied EXCEPT one big problem! Apparently during the process of replacing my roof, a section of my newly installed artificial turf in the front of my house became damaged. I contacted Troy to discuss this big concern not knowing what to expect. After our discussion he instructed me to have the turf replaced and that I would be reimbursed for any and all cost. I had the artificial turf replaced at a cost of $2,200 and true to his word troy had a company check in the amount of $2,200 sent to my house within (1) week. So rest assured SDCR will give you phenomenal service. The company is professional, honest and transparent every step of the way from start to completion. This company has proved should something go wrong, they will make it "right". I highly recommend SDCR and I'm so glad I made the right choice! You should make the right choice too!

I had my car door damaged by one of the employees who was driving a company truck. I called the company they had the driver of the truck call me back. I was delayed in calling him back -left him a couple messages-never received a call back. I don't have time to chase somones employee so let it go. I happened to need work done by this company at one of my buildings so I scheduled work. Mentioned the issue I had with the car to the estimator. He suggessted I call the office. I did-Instead of somone in charge handling this problem-they again put it in the hands of the employee who was driving the truck. I left him another message. No response. I called and emailed the company AGAIN. They responded that he would call me. At this point I was fed up -emailed them that I already had the repair done and Chris-the employee never called and at this point really no need other than to tell me he was sending a check. The work they did seems fine so far(Has not rained to really test) and looks nice. Just not impressed with how this situation was handled. If one of my employees damaged something while representing my company I would sure make it a priority to take care of the issue myself and not hope the employee would take care of it. Even after I told them he had not responded all they did was tell me he would call back. No one bothered to take care if it at a higher level! Life Deck has continued their excellent and cost appropriate work resurfacing my pool deck and my driveway. I have used them a few times in the past and needed my pool deck resurfaced as part of my pool being redone. They had done the pool deck about 15 years ago and my driveway a few years ago. Unfortunately I hadn't followed their advice regarding periodic protective maintenance. I called Scott Tischler to come out because I appreciated his manner in previous dealings. He looked around and gave us options, not hard sell. ( One of the pool companies who had given us a bid had recommended removing the whole deck at a sky high cost. When we suggested just resurfacing their bid wasn't much lower.) Scott spent time with us and noted that things weren't as bad structurally as the other salesman had made out. He spent time with us working out colors. ( This all with masks on and social distancing.) The same was done with the driveway. Brad and Joe where the workman, or I should say artisans. Unbelievable. They were meticulous regarding every aspect of the process in making the pool deck look as if it had been totally replaced. My drivay as good. Professional, quality workmanship, price appropriate. After much research I appointed Life Deck to waterproof, re-flash and coat a number of decks and outside walkways to a house a just purchased. The work to be done was intricate and extensive. They weren't the lowest quote, but then I believe you get what you pay for and in the end Life Deck did deliver on their promises. Team Life Deck were professional, informative and communicative all the way through the process, and supplied without requesting all the necessary licences, guarantee terms and insurances. If I could, I would give this company 10 stars. They did an absolutely stunning job on my flooring in the lounge/game room area of my home. Due to a flood, I had to have my concrete stained epoxy flooring redone. Scott, Diego, and Adrien where a class act. I decided to change the coloring of the flooring from its original stain, and Scott took the time to create large samples of the colors I chose so that I was able to get a good feel of how the flooring would look in my home before I made my decision. He was in constant contact with me about when his team would be arriving to begin the demo. Diego and Adrien were there guys that did the construction....they walked me through every step of the process, asking for my input on the movement of the flooring so that they could put my vision to life. WOW! What fantastic work they do. I had a wrap around deck recoated over a horrible concrete deck. My sales rep walked me through many choices and made suggestions as I was making decisions. Chris and crew created a beautiful deck that looks like flagstone even though it is a cement surface. It looks incredible. As I have had the opportunity to enjoy is for a few weeks, it sweeps and washes beautifully, (And they performed the work on the hottest days of the summer - with never a complaint). Christ kept me informed every step of the way, even texting me photos so that I could see their project. They even provided me with directions for caring for the deck. We needed to renew our 30-year-old concrete pool decking, driveway and various walks around the house. The concrete was in relatively good shape, in terms of cracks and unevenness. We had them re-do the deck and stairs around our pool. When they were done I was extremely pleased with the deck part, as the repairs were very well done and "camouflaged," but the painting and staining of the stairs was not done to satisfaction. I called asking for the owner, fully expecting some type of explanation or justification, but instead he listened and told me that the solution was already in the works. They sent out another crew and it was done perfectly. There WAS some confusion as to paint colors (my fault), and I don't know anything about stain, but in the end the job was great and what more could you ask. Our 45 year-old concrete patio was cracked and looking unslightly and we looked at various possibilities including completely replacing it at considerable expense. At the recommendation of our landscaper we called Life Deck to come and take a look. Jeff spent considerable time with us to discuss the possibilities and show color samples. I 'am not going to bore you with all the details here. Life Deck is just another company that tells you something they are going to do but doesn't end up doing it. Their responds by Gary Lane is "I never said that". Even through the independent contractor (who hired Life Deck) and myself (Homeowner) agree on what was told to us by Gary. Now for the best part. Life Deck didn't even perform what was put in the written proposal. After informing them about it, Gary responds was "I know what it says". Everything went perfectly with our installation! Pablo and Lazaro were perfectionists and very careful with cleanup. They coated our two concrete patios and coated our deck too. BRR Contractors was the complete opposite, and they honestly renewed our faith in finishing this renovation at all. They completely redid our balcony: tore it down, found and replaced rotted wood, removed some railings and added glass, refurbished the old railings, rebuilt the stairs, and painted the whole thing. There was one change order for the rot, but Mike Spencer flagged that possibility upfront during the estimate, so it was expected -- no surprises, no games. Here's the contrast that matters. Our previous contractor would demo and vanish, sub out everything to crews doing C+ work at best, blow past finish dates by months, and leave horrendous messes with almost zero oversight. Worst of all, I was paying for project management but ended up doing all of it myself -- chasing subs, tracking schedules, riding herd on quality. With BRR, they handle ALL of it. You're reminded why you hired professionals in the first place: so you don't have to be the one running the job. And they have their OWN crew -- these guys are pros. Tyson and Jay handled demo and construction and showed up at 0730 every single day, on time, every time. Bill's paint work was excellent, and the glass and railing crew was just as solid. They cleaned up at the end of each day, and communication couldn't have been better from start to finish. The last few years were a hard lesson in what a contractor shouldn't be -- but it made us appreciate exactly what we have now. I'm genuinely glad we found BRR. The price was better than other quotes we recieved and there was no price creep other than new worked we added during the project.
