My loan officer was great. Everything else about my experience with Lennar was abysmal. They lied/withheld information until long after they had my earnest money. They waited until after I paid $600 for a third party inspection to say that on top of the down payment, they wanted 2 months worth of mortgage in my bank account, which somehow totaled $17,000 dollars?? The mortgage was going to be less than $2,000, so I have no idea where the $17,000 figure came from. I was told when I applied that all they would need is 30 days of paystubs from my new job after I moved. Then, after I sent weeks gathering all the random paperwork they wanted and stressing over that, less than two weeks from our closing date, they hit me with the "yeah, you need $17,000 in your account on top of the $10,000 you need for the down payment." I am not rich, my family is not rich. I have a good paying job, but it would take at least 4 months of paychecks to total $17,000 IF I didn't have bills like rent of my current residence, car payment, health insurance, etc. How was I supposed to come up with $17,000 in less than two weeks? Who can?? And this was the second home I was under contract with them for. They did paperwork and math incorrectly for the first, and recanted on the approval they had already given me. On top of that, the brand new home I was purchasing had five pages of things that failed the inspection and would have to be fixed prior to sale. So, not only was my experience with every aside from my loan officer abysmal, the house was not even going to be able to be approved for a loan as is. I have absolutely nothing good to say about Lennar. I would leave 0 stars if I could. The only positive I had was my loan officer, who is fighting the team to get my earnest money I paid them already back because they were purposefully misleading. Do not work with them. Do not trust them. They are incredibly misleading and provide all sorts of false information. They cannot be trusted. Do not allow them to run your credit or take your money. They are not worth the risk. If you have literally any other options than Lennar, take them instead. This company has been nothing but frustrating from the start, and their brand new homes aren't even sound. Save yourself the time, trouble, and frustration and find someone else. Their "good rates" and "bonuses" are not worth it, nor are they true. You are better off avoiding them entirely. read more

Not very pleased with this experience so far. I would recommend using someone other than lennar preferred lender. The communication is not acceptable and it has been a frustrating experience. I wish I had seen a review about how much higher their rates are in the end( near closing and hard to change lenders)incentives do not make up for it for how much higher the rate is. My husband and I worked with Nicholas Michael Donlon for our home purchase of a new Lennar build in May-June 2020. Nick was great while we were first going through the loan process. He was very attentive and provided all the information we requested while we were still deciding whether we wanted to use their company or take our business elsewhere. Once we decided to move forward with Eagle Mortgage, he was less attentive, but it wasn't a concern as the escrow process is typically long and involves lags in communication. During the escrow period, we advised Nick that we wouldn't be using the builder's preferred homeowners insurance company, and that we wanted to stay with our current AAA policy. We also received an email from the builder regarding their insurance carrier, and we responded there as well that we wouldn't be using their company, and they confirmed via email that they would cancel that policy so we could use our own. On Friday 6/12, a few days before our escrow was supposed to close, I contacted our homeowner's insurance agent with AAA to confirm that everything was in place for our new home. She had no idea what I was talking about, stating she had never heard from Nick. I immediately contacted Nick to find out what had happened, he advised there was a miscommunication somewhere along the line, but assured me that he would get everything corrected and that it would not impact our home closing. Five days later, on Wednesday 6/17 the date of our closing, Nick called me to advise that there had been another error and somehow the closing documents were never updated with the correct insurance information. Our options were to delay closing in order to get the documents corrected, or to close with the wrong insurance on time, and Nick indicated the insurance could be corrected the following day. As we already had work scheduled to begin the following day at the new home, delaying the close was not an option. I asked Nick how this had happened, and he alluded to it being someone else's fault, but when I asked him point blank who that was, he then said he would take responsibility. We closed on time with the wrong insurance and Nick advised he would working on getting the insurance corrected. On Thursday 6/18, I reached out to Nick mid-morning for an update, and he advised he was waiting to hear back from the insurance company. That evening I reached out again (notice that I am the one initiating all these contacts) and he at this point became rude and short with me, and once again stating there was no update. He also stated "as discussed it won't happen instantly", which is the opposite of what he had advised me the day before. The next day Friday 6/19, my husband called Nick midday to discuss the hold up (again, we had to reach out to him), and Nick advised that he hadn't been able to get a response from the insurance company and that he would continue to reach out. He advised my husband he would email us the contact information so we could follow up as well. On Tuesday 6/23, having had zero communication from Nick since 6/19, we attempted to reach out to the insurance company directly. Upon connecting with them, we come to find out that the policy they wrote had been cancelled on 6/9 - that's eight days prior to our escrow closing. Which makes sense as that's what we had requested. But Nick told us otherwise. So we apparently don't have ANY homeowners insurance. We again reached out to Nick upon finding this out, to find out where our insurance money from the escrow account had gone. Nick stated he would look into it and get back to us. No apology was offered. Wednesday 6/24 comes and goes with no communication. On Thursday 6/25, we again reach out to Nick requesting an update and states he is still waiting to hear back from the department that handles it. At this point, we came to the conclusion that Nick had no interest in helping us further, and we started communicating directly with the escrow agent at the title company and the builder's insurance company to try to get the matter resolved. It is now currently Tuesday 7/7 as I write this review, and we still have no resolution. I also want to reiterate that Nick has not reached out to us since the day of our closing, over 2 weeks ago. It seems that once Nick and Eagle Mortgage had us sign on the dotted line to close escrow, they stopped caring about us. I HIGHLY recommend looking elsewhere for your loan. See read more

I wish I would have read these reviews before agreeing to use Eagle Mortgage. If I could give them a zero I would. It is 4:30 CSt the day before my closing and they have yet to notify me if my loan is finally approved. They continue to place the blame back on me stating I didn't provide them the paperwork they need. I told them a month ago I couldn't provide them what they asked for but provided alternative documentation that more than clearly outlines the terms of my purchase agreement. The lack of responsiveness was unacceptable. I would NEVER recommend this mortgage company to anyone. read more

This was my first time buying a home. I had a few hurdles to jump through and a lot was on my side. In the end the crew at Eagle got it done. I had some issues a long the way however the communication was excellent and I don't have any complaints. We started the process back in September and closed in February 2020. This thing went so fast it was pretty seamless. I see all these reviews and I think a lot of people don't realize the importance of the exact thing they are requesting not a substitute or just as good piece of information. I got frustrated but in the end I realized how this process works and they even got me a better interest rate locked down than initially quoted. Incompetent is not a good enough word to describe this company... Please avoid them at all cost. If you are purchasing a new home and are getting incentives by working with Eagle, just pay the additional $xx,000. It might sound crazy, but you will be glad you did. I finally had to put in a formal complaint with Lennar because it got so bad. I really wish they would lose their contract with Lennar. I have been so impressed with the build process through Cal-Atlantic/Lennar, but a company like Eagle is going to tarnish their name. read more

One star is very generous! They do not respond to communications and then wait to the last minute to tell you ridiculous hoops you have jump through, but "if you do this, we can get you approved." This was after MONTHS of emailing and calling to try anything to get anyone to respond. Then after the time period listed in the contact to get your earnest money back is over, they tell you to try a few more insane things to do. Then if you try to find another lender they tell you it's too late and they will have the sale canceled, but we can give you back 1/7 of the earnest....then they will put the house on the market at several thousand more and do the same thing to another sucker. read more

To Whom it May Concern, SEE UPDATE, 1/29/18 To introduce myself, I am a real estate agent who represented a buyer so was involved in their transaction with UAMC or Eagle Home Mortgage (recent name change). Michael Barnhart was the Loan Officer and Matthew Primrose as manager, among many other characters who were involved. The buyer elected to use UAMC/Eagle Home Mortgage because a friend worked there and referred him. We started the process smooth as most do and it went south toward the end and not due to lack of supervision. I obtained updates that were all in line with timeline as we proceeded to closing. As we got down to the final days before closing there were several issues that arose, none of which could not of been handled better or in a more timely fashion. *My client, the buyer was always on top of their needs/requests.* To back up, the Buyer was offered the Home in 5 Program which is a down payment assistance program, in the end it did not make sense for him...We were in a multiple offer situation so we did not ask for seller paid closing cost assistance which is important to make more financial sense with this program for most..*ask your lender for more details. The long and short of this story is the buyer MISSED his closing date due to no loan docs. As a few more days went by with no clear end in sight and we could no longer trust what we were being told, it was ever changing, he made the decision to switch lenders..To save the home/contract. The new lender went over all his options (on a weekend) and the best one left him coming in with a downpayment, adding a borrower and lender assistance with closing costs. By needing to start over we needed an extension from the seller that came at the cost of his earnest money going "hard" so not refundable and that put us in a terrible position if anything else should go wrong. Upon switching the file out to a new lender, MULTIPLE requests had to be made to transfer parts of file from UAMC to NAF. I was also told they would cover appraisal cost for his/buyer trouble and after trying to get a paid invoice for about a week we gave up and the buyer just paid it so we could move on...he was given some excuse as to why it could not be covered..a week later. Overall the process was extremely frustrating for my client, myself and seller. Our complaints range from redundant requests for information, confusion due to so many different people working on the file, not sticking to their word, hard to reach, and overall bad communication! We are fortunate to of gotten to a lender who has made the experience 10 times better for my client and we will have a happy ending for him but we wanted to warn others who may be considering using this company to purchase a home. I must say Matthew seemed to be knowledgable but can't say much else for his service and this is not to say don't use anyone there. I am sure they get things done sometimes but it is a cautionary tale. As an experienced agent I can speak for most that we want to give each "new" referral source our clients present a chance but there is a reason your agent has some go to sources as several are no good and will make this process very difficult or impossible!!! I am so discussed by this lender. They gave us the run around, wanted things "verified" 4 to 5 different ways. Never locked in our rate - so it increased over .75% = $275-$300 a month -- multiply that by 30 years and you have $99,000 . If we didn't love the house and NOW needed a place to live less then 30 days out of close we would find a new house. if you are going with Lennar DO NOT GO WITH EAGLE!! Ask for their 2nd lender Perl. We sent them our info and in less then 7 days we were approved AND locked in- unfortunately it was at a much higher rate! Not Perl's fault !! EAGLE's - I'm sick to my stomach to think of how much money we have waisted ! Oh not to mention Lisa Garay - our 2nd go to person dropped the ball so badly we asked to work only with the main person- which did not happen !
