I had a burst pipe in the baseboard heating system that created $150,000 worth of damage and lost property. After a Servpro demolition team throughout all the damaged furniture, carpets, wall boards and wall insulation and treated for mold, I started looking to hire a construction company to rebuild: insulation, wall boards, damaged sub flooring, plastering, painting, flooring, and the damaged baseboard heating. Using Yelp and Angie I requested a work proposal and cost estimate from 6 contractors, half of which never got back to me. LB Special Projects owner took time with me to explain the work to be done and answer all my questions. It was clear that he knew his business down to as much details as I wanted to know. His company went beyond the work I requested because they have a high standard of quality. They know you'll be living with the work they do. It's apparent from other reviews that this is a 5 star company. I would add that everyone that worked on restoring my house: carpenters, plumbers, electricians did their work to the same high standard, and were open and helpful to answering my questions I will continue to recommend this company and call upon them for any projects I want done in the future read more

LB Projects repaired & replaced two staircases for us. They did the work promptly & well & the staircases are beautiful. We'll hire them again. Thank you! read more

Lio did an amazing job and helped me with a weird problem I had that was too big of a job for a handyman and too small of a job for a general contractor. Specifically, he helped us run a pipe from a boiler room through the ceiling and through an outdoor porch, involving some complicated coordination and sealing. He was professional, friendly, on time, and overall just a great person to work with. I would recommend him to everyone and will definitely go back to him in the future. The whole process, which I had already spent a year trying to get done with other contractors and various services, was completed quickly and efficiently. Thanks! read more

Liomar and LB Special Projects did a fantastic job with our basement remodel. From pre-planning to the finish work, Lio was involved and supervising at every step, making sure the work met his high standards. He and Erica kept us informed when there were unexpected delays or changes in the plan or if questions came up. Great communicators, accessible, skilled and experienced. Thank you!!! read more

Fixed the exterior of our home which had some water damage. Great value for money, perfect communication, and awesome execution. I couldn't recommend them more. read more

I loved working with Lio and his team. Lio took the time to listen to my ideas for our project and communicated with me every step of the way. He would update me on how the project was coming along. Excellent communication is a rare quality to find when working with previous contractors. Our project included installing an egress window in our basement. I was hoping to avoid moving some well-established shrubs in my front yard. Lio and his team worked carefully to install a beautiful window in our basement, avoiding the process of moving the shrubs. I was amazed at their hard work and diligence. I will definitely be reaching out to them for our future projects! read more

Lio and his crew completed four different projects for us, involving patching, painting, brickwork, pouring concrete, tiling, and installing insulation, and all of the work was impeccable. Lio's estimate was thorough and reasonable, and communication was prompt and clear. He and his crew were meticulous, efficient, and easy to work with. Highly recommended. read more

I first contacted LB Special Projects for a replacement deck quote in 2018. In April, I contacted them to see if they could come out to refresh the quote and Lio responded promptly. Lio took special care to make sure he designed a deck plan that the city inspector would be happy with, while making sure it was what I wanted. Lio came out every day during the project and updated me regarding its progress and answered my questions. He was quick to respond to any questions or concerns and made sure to address them accordingly. Lio's employees are all very friendly and respectful. They went above and beyond to make sure the neighbors were not bothered with the noise. In fact, so many in the neighborhood watched their quality work and contacted them for a quote of their own. Lio treated them project as if it was his own - making sure that things were done correctly and every detail was addressed. I highly recommend LB Special Projects for replacement decking (quality I can attest to) or anything else considering their wide range of expertise and skill. read more

I've hired LB Special Projects for 3 separate projects now on my home - a front porch rebuilt, back door replacement, and most recently a hardwood floor installation and indoor stair rebuild. The most recent project, like all the projects, were professionally handled and completed on time and at a high quality level. Lio is always in touch, willing to come on site to review any part of the project, and his crew does great work. They were in my home for 3 weeks and took care to make sure that the home was protected from as much dust as possible and that they left the worksite as clean as possible when it was done. I am a very satisfied customer and will continue to use them for general contracting work on my home. I cannot recommend them enough. read more

LB Special Projects recently worked on my kitchen (drywall repair, window and door trim, and kitchen shelves) and exterior siding repair. From the start, LB was superbly communicative - giving me an appointment time for the estimate, providing a detailed estimate, and getting the project started and completed in a timely manner. The LB crew did an outstanding job - I love the end result. I look forward to hiring LB Special Projects again in the future. read more

We were very happy with the job LB SPecial Projects did rebuilding our deck, balcony, and 2 sets of steps. Initially, one of the main reasons we chose LB was communication. I never waited more than 24 hours for a response over email or text, and they had the quickest turn around for a bid (the bid was not the lowest, but in the ballpark of 2 others, and again, they were by far the best communicators). Lio and his crew were actually able to start a little before we were scheduled, which worked out great for us, and finished all the projects sooner than expected. We were also very happy with the end results ... they posted some pictures here: https://www.yelp.com/biz_photos/lb-special-projects-malden?select=KBQT2PpeuhBaD1TjwlMW6w https://www.yelp.com/biz_photos/lb-special-projects-malden?select=kdpHNUALuPsbNQKGoq1PDw https://www.yelp.com/biz_photos/lb-special-projects-malden?select=qUXNhjPosWGCf1nyRMLkHw And these pictures don't quite do the work justice, because they were able to perfectly match the paint to the trim of the house and made some modifications to the original structures that made them more convenient. We highly recommend Lio and his crew! read more

Awesome! They were super responsive through yelp, scheduled to come within a week and completed the job within the hour. I would definitely recommend them and use them again! read more

Lio and his team are top notch. Hired them for a complete second story deck demo and rebuild. They were friendly, reliable, and detail oriented from the start. Spent lots of time talking with Lio during the project, and he kept me updated every step of the way. While they were not the least expensive of the quotes that we received, their portfolio, professionalism, and friendliness is what drew me towards them, and they did not disappoint. Also, at one point they were laying asphalt under the new deck, and I showed Lio a little hole in my driveway that I needed repaired. He patched it up for no extra cost. Great guy and great company. Highly recommend! read more

Lio and his crew did an incredible job building a new retaining wall and stairway at my house. Not only did everything come out beautifully, but Lio always stayed in touch regarding updates on the project. His crew was amazing, they worked long hours to get the work done in a timely fashion. Highly recommended, thank you Lio! read more

He had the plumbers put in two new bath vanities. They did a great job in half a day.

Very responsive with good quality work. Took a couple if return visits to finish the work as the worker did not speak English but the owner did. read more

We hired LB Special Projects to do a couple of projects in our basement. They were timely with their response and Lio came out to provide us with an estimate. Once we agreed to move forward Lio came out with samples of materials for the project and they were great quality. The office was very communicative and we never had to follow-up, they always reached out first and kept us aware of the status. Once the work was scheduled Lio came out with his crew to oversee the beginning and go over everything with us. He had taken really good note of special instructions and ordered materials that perfectly fit our plans. His crew was great to work with as well. They were able to finish all the projects within two days. We really appreciated how easy Lio and his crew were to work with. There was one small snag during the process where something didn't match what we were expecting. However, we called Lio and it was fixed immediately and in a well-done manner! I can't recommend LB Special Projects enough, the whole company was great to work with and put us at ease the whole time. Hire them today! read more

We've worked with Lio and company for three projects now, including a pretty big project converting our attic into a pair of bedrooms. Lio's guys are experts - they kept finding mistakes from previous people we'd hired to do work. They also were really accommodating and resourceful when things went wrong. They even rescued one of my ferrets that had escaped from its cage when we weren't home! (actually the ferret escaped multiple times during construction and they were very nice about it). Will be working with LB for many years to come, I am sure. read more

I am giving them a Good rating because they responded in a timely manner, came out to see the roof and talk to me, decided to pass on the job, and referred me back to my original roofer. The original roofer refuses to fix the roof and we are in the process of suing them for not upholding the contracted guarantee. But I appreciate that they declined respectfully. So all good. read more

Lio and his team did an amazing job helping me with various projects to modernize the 1890 house that I purchased. It is not the easiest house to work on, given its eccentricities and things being very old, but Lio and team handled it amazingly. They did tiling, mounted a medicine cabinet and TV, constructed a wooden handrail for the stairs using a salvaged newell post that I provided to them, replacing the wrought iron handrail that was there. They also installed a wood door to my basement, rebuilt my screened-in porch, removing a piece of the foundation that was unnecessarily cutting into the porch area, and installed prefinished flooring. I really think there is hardly anything they can't do! Plus they do it all in a very courteous, timely, responsive and cost effective manner. I will definitely ask them back to do other projects on my house and will recommend them to others. I will post pictures later once I finish unpacking. read more

Wonderful customer service and high quality of work. I have already asked Lio to do another project at my house and have referred him to a friend. They are very reliable and do exactly what they say they will do. It was a pleasure to work with Lio and his crew. read more

This is my second time using Liomar and his crew. They are fantastic at what they do. This time around, I had a small project that had to be done and he was very accommodating and the finished work exceeded my expectations. Most contractors will not do small jobs, but Liomar came right out to quote it and did the job the following week. The crew was immaculate in their clean up as well. HIGHLY RECOMMEND, you will not be sorry. read more

Lio and his crew is very responsive, super on time, very reasonable priced. on the day he gave the quote, he was 15 min earlier and he waited for 15min in the gusty wind to make sure to meet on time. Throughout the work, his crew members are very hard working and pay attention to details. we are super satisfied with their job and will definitely recommend to friends and hire them for future work. read more

Great experience with LB Special Projects! I needed one piece of siding repaired on my house. They replied to my project inquiry immediately, quoted a fair price, and were punctual, respectful, and very competent & knowledgeable on the day of my appointment. LB Special projects did an amazing job closing up an external opening to our house - looks like it was never there and painting parts of the house. They were on-time, extremely courteous and did high quality work. Thanks again Liomar! read more

LB are fantastic. In addition to taking on our difficult, high altitude gutter replacement which required erecting scaffolding on a busy Malden sidewalk, LB were the first to come back with an actual written quote, and it was the most reasonable one. They even provided levels of quotes for additional optional work, as I requested. Erika and Lio respond quickly to calls and emails and make sure everything is handled correctly. Their insurance agent provided proof of General Liability and Workman's Compensation coverage. They value their customers and want the work. I respect them and hope they will be able to do more work on our building in the future. read more

Lio did an amazing job replacing our second floor deck and adding a set of stairs. It was rotting off of the house and had no direct access to our yard. Lio designed a new deck with stairs in a matter of a few days and handled all of the paperwork with the building department. While we were at it we also have Lio replace our front stairs to bring them to code and updated the design. His quote was very fairly priced. To be honest after seeing the final product; I think we got the best deal around. His work is impeccable! The crew always cleaned up after themselves, showed up on time and worked way more than 8 hour days to get the job done. We could not have asked for a better experience! Lio was always in touch with us, making sure we liked the progress and answering any questions we had. If you want a GC who does quality work on time and on budget look no further! read more

We had LB Special Projects do a deck/roof repair, install a screen door, and fix wood rot. They did an incredible job, completed the work in just a few days, promptly communicated with us, clearly answered our questions, were honest, and provided us with the best quote. We had 5 other quotes from other contractors, most of whom were saying we needed more work done than what was actually needed, and their quotes were up to 10 times higher. Lio clearly explained the source of the water rot and how he would do the repairs. We will definitely use LB Special Projects for our next project. read more

Liomar and Igmar, from LB Special Projects, saved us from a previous contractor that was a nightmare to work with. We reached out to them to help build our 2nd floor deck and they were responsive and came to the house the following day to give us a quote. The team was very professional and worked with us to secure the permit, gave us a reasonable price for the work (remove rotting deck; install new rubber roof and replace the gutter) and above all, always communicated with us the status of the project. We also added on a few additional requests as the project took place and they were always accommodating. You always hear horror stories about working with contractors (and trust me, we were a victim to another place) but LB Special Projects was a breath of fresh air. I'd definitely work with them again. read more

And I am that "friend" from the previous review. I am absolutely so impressed with the end result of my bathroom. Stunning work. I wish I could post pics on this website as the before and after. Lio has done renovations on my house in West Cambridge for several years. He just installed wood siding on an enclosed porch, a four-day job including a Saturday because of a snow day. I am an architect and so somewhat particular about the way things are done. The work he did was great, he asked the right questions before starting so it all went together very well. I had him work hourly, and the cost was right where I had estimated beforehand. He's reliable, patient, friendly and doesn't rush. It is a pleasure to work with Lio and his team. read more

My husband and I hired Lio to fix a window in our condo. We had a number of contractors out to look at the window and because we didn't know the brand, they were unsure they could fix it. A number of contractors also said our only option was to replace the window. Lio took the window out, found the problem, found the appropriate piece and had it all fixed within less than a week of us first calling him. He was easy to work with, dependable and made it work without us having to pay an arm and a leg for a new window. We will be hiring him for any future needs. read more

We hired Lio and his crew from LB Special Projects to rebuild a balcony deck at our residence after a bad experience from a previous contractor. LB Special Projects was professional from the start in securing the building permit, providing a detailed estimate for the work to be done, and completing the job by the agreed upon date. Lio was very communicative during the process and was always available to answer questions. We were extremely appreciative of their dedication to the project, and would recommend their services very highly. read more

lb special projects is by far the most professional, thorough and fairly-priced contractors i have ever dealt with. i am the trustee of my small condo association, and i noticed the work he and his crew did on a neighbor's house (carpentry and painting). my neighbor said he was very pleased with the work and the price, so i decided to hire lbsp to perform some exterior work on our three story building in south boston. they were on time. on budget and cleaned up after themselves. quality work. we will hire them again in the spring for additional exterior work and a full paint job. lio is a nice man, easy to talk with and he cares about pleasing his customer. refreshing in this age of slap dash contractors who never show up! cheers! read more
