For months, I've dealt with serious habitability issues in my rental, including: No heat for over a week during winter (October 26 - November 4, 2024), making the home unsafe to live in. Because of this, I couldn't even have my child stay with me during scheduled custody time, as I refused to expose them to temperatures in the low 50s inside the home. A fireplace that was disabled by maintenance and never repaired or turned back on. Repeated dishwasher malfunctions that left me without a working appliance for weeks--despite paying over $2,500/month for a home that was supposed to have fully functional amenities. A broken microwave reported back in August 2024 that has been ignored for over seven months. A refrigerator leak that caused damage to both wood floors and the basement--which has never been inspected, raising serious concerns about mold. I even had to bring in my own floor blowers because Samantha refused to address the issue properly. Despite reaching out multiple times and following up consistently, I've been met with either silence or endless delays. There has been no serious effort to resolve these issues or offer any compensation for the unlivable conditions I've endured. This isn't just poor management--this is outright neglect. I would strongly caution anyone considering renting from or working with Dakota Property Management to think twice. If you expect basic professionalism, timely communication, or even minimal property upkeep, this company will likely let you down.

I stayed in a hotel my first days of renting the home because I was too afraid to stay there. I had assumed a move-in clean would be performed before my first day in the home, and although they promised it had been, it most definitely had not. It has been one problem after another. Slow to non-existent response, very uncommunicative and made to feel like I was the problem and not them. It finally came down to me finding out about the Colorado Warranty of Habitability, and I suggest anyone who is living with management who does not fix or repair or clean a home seriously look into this protection for tenants. Thank God that in Colorado you don't have to live like this due to these slumlords! The owner of Dakota is a Air Force veteran which is even more horrid that he treats people this way. He is currently totally ignoring any and everything about the WoH, but I will let the courts handle this. All Dakota had to do is clean the home and repair what was required. The house was not registered as a rental in the city I lived in which was a requirement to rent that they didn't know about. They are now trying to charge me in addition to other fee's for house cleaning!!!!!! For new blinds that had been so old and crusty that they cracked when you touched them, and old broken closet doors that were on their last leg and would fall off the tracks if you looked at them crooked. The horrible thing is they KNOW all these things are wrong and they are still trying to charge for them. The WoH says you can get up to 3 times what they've taken from you, that will be $9k if all goes right. If you are low income you can get help with all of this. There are Colorado legal services that will help you. I cannot stress enough how you must follow the directions to a tee! Especially those involving dates. People like the owner Jason with Dakota Property Management and Agent Dan should be ashamed of themselves. I don't care what it looks like in pictures, if there is a property that Dakota manages, unless is it brand spanking new, don't walk, RUNNNNNNN as fast and as far away as you can!!!

You ask for help on an issue, it takes over a month of contacts, repeated requests begging for help. If they don't want to help or are overwhelmed, they try to blame you for something and lie. The lack of professionalism is astounding. Even if you send in pictures, and videos with audio, they just close tickets and ignore. They allow employees who have harassed and slandered homeowners, to continue doing so. This is an awful company with horrific customer "service". The company will plug their email after this comment asking for information. I've emailed them numerous times, they promise to help and investigate, and do not. I'm one of several people in my neighborhood that have put up with the behavior I listed above. Enough is enough. Warning to everyone out there: Keep any and all communications. Document EVERYTHING. Record your calls to them. You'll need it to protect yourself and for potential litigation.

The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.

As a millennial, I've done my fair share of cohousing situations and I think that the way that they navigate roommate changes and repairs has been as seamless as possible. There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.
