The sign on the front lawn shows TAWA and the old San Gabriel Square sign at the Valley Blvd entrance has already been overshadowed. They just haven't torn it down yet. Every spot used to be occupied with a few restaurants worth waiting in line for. Too sad to see this go and be called something else. There are more businesses coming in.

This is one of the largest if not the largest shopping center in SGV unless I've missed an even much larger one. Tons of free parking. They have underground parking, too. There is a Tesla charging station area. Just be careful when entering on the side where the Tesla stations are located because it gets really crowded and tight over there. There are 4 floors of businesses. First and second floors are where you'll find most of the restaurants and food/drink shops. Fifth floor only has the Five Star restaurant. Non-food businesses are everywhere else. There are elevators to get to the 2nd floor and upward. Oddly enough, I really don't frequently visit this shopping center, but I have been here primarily for Wushiland Boba, sometimes for 99 Ranch, other times for Vege Valley in the past (they have moved to a new location), and a few times for Five Star restaurant. I was here last weekend for Wushiland of course. I saw a COMING SOON sign with the below biz(es). I may be coming here more often with all the new food/drink joints arriving soon LOL. Anyway, I love the multi-level story building with two levels of shops and restaurants at the bottom with rooms at the top level along with above ground + underground parking. Exterior walls are painted with a warm creamy egg color which gives it a soft, cheerful, and rustic vibe to the cool space. LOVE IT! Here are some of the current tenants at this plaza. There may be a few more biz that I didn't capture because their biz name is in Chinese characters. I see a few vacant spots as well waiting to be filled. The fact that there's so many businesses (nothing wrong with the businesses, they're great) and the fact that the parking pit in the basement is shared with the hotel, it's an absolute PvP zone. People are driving, backing up, parking randomly and doing things without looking and without regarding their surroundings. If you want a good jump scare this is the place to go. You enter from a busy street, and even when you're driving into the plaza, someone will just back up randomly. In the pit, it's not that much better too, with people driving well above a standard parking speed limit and fighting for spots. When you leave the pit, the cars on the upper layer have a stop sign, but it's of no use. People disregard it so they can turn out of the plaza ASAP so if you're coming out of the basement parking, be careful or else you're gonna get hit for sure. Of the entire time I was there, not a single car stopped for that stop sign. I just had to time myself getting out of there so I don't hit anyone and since it's going uphill, there's always a chance of your car sliding back and hitting someone behind you. Other than the parking horror, the plaza isn't bad. 3 floors of mixed businesses from shopping, medical services, and lots of food places (tsukemen, coffee, chicken sanwiches, a bakery, etc.).

Well, I've only shopped at Target and Dollar Tree from here, but it has so much more to offer. Here's to name a few... The Boiling Crab, TGI Fridays, IHOP, Habit Burger & Grill, California Fish Grill, Red Wing, Panda Express, Ross, Petsmart, UPS Store, Nothing Bundt Cakes, Crumbl, Gotcha Teahouse, Cold Stone Creamery, Jersey Mike's Subs, Dave's Hot Chicken, LA Fitness, Rolling Rice, Ono Hawaiian, Chipotle Mexican Grill, and many more. Free parking is available. It gets really packed on the weekends so come here during early hours of restaurant and/or store opening or late afternoon. I haven't entertained any eateries from here. I feel like I'm going to trigger a sleeper agent here, but if you remember Cue! and MVP shooters, then you have elite ball knowledge and know what this plaza was like in its prime. If you go here at an off time or mostly during the weekdays, parking is doable, but if you're here on a Friday night or weekend, good luck, it can become a PvP zone here and there are many many cars that aren't compact parking in the compact section. During a particularly busy night, I've even seen shattered glass from a car that was broken into despite there being so many cars and people around, so be careful! As for value, there's a good chunk of casual eats and treats here (currently) that aren't too pricy like the new Chinese snack shop, Matcha Maiko, Honu Hawaiian, and Boba Ave 8090, and some slightly nicer eats like Sushi Rev and Yumiyaki (soon another Chubby Cattle Empire restaurant is joining this plaza). There's Korean tofu soup, Thai food, ice cream, congee, skewers, lots of businesses open later at night, and a little bit of shopping. Lots of memories made here.
