I purchased a Landsea home in December 2019. During the build, I spent a significant amount of money on upgrade items, one of which, was vinyl flooring (planks). Fast forward to current times. The vinyl flooring in the bathroom has shifted and there is a large gap between the end of a plank and the tub/shower combo. The original caulking is still on the edge of the plank that has shifted. Common sense would lead one to believe the flooring was installed improperly (too short) during construction and over time, has shifted (despite the caulking) toward the wall where there is floor molding (to hide gaps) and away from the tub/shower combo. Reasonable - absolutely! I contacted Ron Johnson at customer service via email with this problem. I admitted I was aware the warranty may be expired, however, I explained this issue just presented itself, and since vinyl planks are durable and don't shrink, I firmly believe this is an obvious installation error. I asked Landsea homes to consider handling the repair. Unfortunately, that did not happen. Mr. Johnson replied the home was out of warranty. I replied to his initial email and requested a supervisor / manager review this issue and he responded quickly, "...the item is out of warranty." Sadly, on it's face value, this is a minor issue that probably shouldn't have happened, but I am left to handle something because of poor workmanship and an expired warranty of 6 months Landsea purports to take pride in their customer service, however, they have fallen short in my opinion (by 6 months) for such a minor issue. Our last two homes from a different builder were exceptional. Our recent home from LANDSEA does not even come close. First of all they lied to us about the fracking side right behindour yard. They said it was a capped pipeline. Two weeks after we moved in they put up the sign that they're going to start fracking. Our yard has never been graded. I already twisted my angle once because they are holes and dips everywhere. The bathroom door doesn't lock. Since then we've had the air conditioner guys work on our unit six times. It already had a leak. We found out, that they installed one of the discontinued units. Due to new government regulations from one year ago they don't build these units anymore. now we're stuck with this unit Not knowing if they always can get the parts like they promised. The subdivision was also supposed to have a opening this year. We found out it's not going to be finished until next year. So no, I cannot recommend LANDSEA! . read more

I rarely leave reviews, but I feel compelled to share my experience as a new homeowner in Florida. I worked directly with a Skylake's - Landsea real estate agent, and unfortunately, the experience fell short of expectations. When we were negotiating the home purchase, I asked to remove certain optional features like extra wiring and blinds installation--which were clearly marked as optional in the paperwork. Removing these would have reduced the price significantly, from around $445,000 to an estimated $405,000. However, I was told the price was "set," which was confusing and frustrating considering what was documented. Things didn't improve with the mortgage process through NFM Lending. I transferred the necessary funds and even double-checked whether any money was still owed--at the time, I was told no. We were scheduled to close in December 2024, but the date was pushed to January 2025 with little explanation. Then, on the actual day of closing, I was suddenly told we had to put down more for the down payment and closing costs--despite having asked ahead of time to avoid any surprises. It was a very upsetting moment, and although I tried to remain hopeful, things continued to unravel. Less than a month after closing, my loan was sold to Freedom Mortgage Corporation without any prior notice. A few months later, a new HOA management company took over. Since then, communication has been inconsistent, unprofessional, and rushed. It feels like everything is constantly changing without clear direction or accountability. If I could go back in time, I would strongly reconsider buying in this community. Buying a home should be exciting and joyful, but this experience has been more stressful than anything. I hope Skylakes and its partners take these issues seriously and work on improving transparency, communication, and customer service for future buyers. read more

I'm extremely disappointed with my experience as a homeowner with Landsea Homes. The level of customer service and quality of construction have both been far below expectations. First, the craftsmanship of the home is poor. One of the most basic appliances (like our oven) Despite multiple attempts to get help, Landsea was unresponsive and failed to send anyone out to fix it. To make matters worse, we were threatened with having our warranty voided if we tried to resolve the issue ourselves by pulling the oven out. That kind of tactic is not just unhelpful--it's unacceptable. Costumer care does not respond, and will push blame off to anyone they can (their vendors In addition, a shutter has already fallen off the exterior of the house, which points to shoddy construction and lack of attention to detail. We've also encountered concerning electrical issues, further making us question the safety and integrity of the build. Landsea Homes has not stood by their product or their customers. Between the lack of support, subpar workmanship, and threats over warranty coverage, I would strongly advise others to think twice before buying from this builder. read more

I agree with most of the review that says buying a house from Lindsea is buying a house with little or no warranty. They use cheap service for the irrigation system, and you will end up getting stuck with huge water bill after a month or two from busted corrugated pipes of the sprinkler system which they insist is not under warranty. Even after paying and getting it fixed another area is busted again and the cycle continuous leaking gallons of water which needs you to pay again to get it fixed. Let me not talk about their planted and dead trees. Before moving in the tree is dead and they will insist that they will treat the soil and replant another tree. The builder will inform you that if the tree dies again, they will replace the front trees only. However, after a few months, the same area and the planted front tree dies again, and the warranty department will tell you it is not covered under warranty even though the builder had said otherwise. At the end of the day when you are buying a house from Landsea just know that landscaping and the irrigation system is your responsibility. Oak Hills Burleson TX - I've owned several new homes in my life, this one is by far the WORST construction and workmanship & warranty I've ever dealt with. Day 1 - strange musty odor in master bedroom. Warranty sent out AC people who tried to resolve it from that perspective. That didn't make sense to me because it was isolated in just that room. Resolution didn't work, no one knows what else to do- so "just wait, it'll probably go away." Ceiling fan in master makes an annoying noise when on low. Sent out installer to resolve- said it was a "normal" sound, but the other fan, same model, didn't make that noise. He said he'd order a replacement and would install it in a couple of weeks- that was 7 months ago, still no replacement. I noticed a couple of the baseboards in the kitchen and living room were dirty, so I used a wet paper towel to clean and the paint came off!!!! I sent a warranty request and it was DENIED - apparently crappy workmanship is not warrantable. 4 weeks ago I was in my backyard and notice the top part of a window was cracking. Had a window repair company come look at it. They showed me where the window was damaged when it was installed. Entered a warranty request and you guessed it - CRAPPY CARELESS WORKMANSHIP NOT COVERED. A few months ago I was working out of town. When I got home I noticed some dark grout spots between the floor tile at the bathroom wall between the shower and toilet. Contacted warranty, they sent plumbers who found that something wasn't properly "crimped." They fixed it and then fixed the wall where there was water damage. Now I'm terrified there are other leak issues I haven't seen yet. The workmanship is terrible and apparently there is NO construction foreman approving at any stages of work. Back to musky odor, out of sheer frustration I walked the exterior of that part of the house and found a HUGE opening in some brick under the window sill ledge. Not weep holes, actual brickwork that wasn't finished with mortar. Water was getting in that space, which was likely the cause of the smell. After I plugged the gaps - in a few days the smell stopped. Now I'm concerned about any other water damage. HORRIBLE EXPERIENCE- never again would consider this builder, nor would I recommend them. read more

My home was originally built by Antares Homes in the DFW area and they were bought out by Landsea during our warranty period. I would highly recommend potential buyers stay FAR AWAY from Landsea unless you want a poorly built home. This is our 3rd new construction home, and actually second with Antares, but this one is a nightmare. John Houston Homes or Bloomfield build better homes in the DFW area. First off, we had a roof leak for over 14 MONTHS!!! Nobody would take initiative to actually investigate the issue and kept trying to bandaid repairs that did not work. Finally, they called the metal roof contractor out to do a water test. After seeing where water was pouring into our house, he stated he had pictures that proved the builder did not install Z-Flashing under the brick before they had him install the metal roof!!! He said he told the builder of this and he was told to roof it anyways!!! This is completely unacceptable and means this builder cannot be trusted! The warranty director at the time tried to lie and say Z-flashing was not a code requirement when our house was built!! Yes it is, code requires a continuous moisture barrier all around the house!!! Here are pictures showing our brick having to be cut out to add this Z-flashing. After that was done, our house STILL had roof leaks, so they tear out brick for a second time on the left side of the house and see the Z-flashing was cut too short on that side! The next rain event, we see that the right side of the porch is leaking. Yet again, MORE BRICK HAD TO BE CUT OUT! THERE IS A CLEAR ARCHITECTURAL DESIGN FLAW IN THIS HOUSE and instead of fixing that, they extend this Z-Flashing THROUGH MY BRICK!!! This looks ridiculous and NO OTHER house has this. The builder has no explanation except saying "the roof isn't leaking now though." I was told they would get back to me on this months ago and THIS IS STILL UNRESOLVED!!! THEY REFUSE TO RESPOND WHEN I ASK FOR FOLLOW UP!!! While the brick was cut out the 3rd time, it was also noticed that there was a break in the moisture barrier behind the brick!!! I texted a pictures to my warranty manager IMMEDIATELY and she had no concerns. THIS IS A CLEAR COE VIOLATION AND MAJOR CONSTRUCTION DEFECT!!! There is framing exposed behind my brick!!! The I brought it up to the warranty department to follow back up, they said I should have told the contractor to stop work and contact Landsea Homes!!! What am I supposed to do, have them stop and leave a big whole in the side of my house?!?!?! I told the warranty department that they needed to inspect that the rest of my house was done properly and their response was "we are not in the business of inspecting to see if something was or was not done!" YOU HAVE PROOF IT WAS NOT DONE ON AT LEAST A PORTION OF THE HOUSE!!!!" THIS IS STILL UNRESOLVED!!! Now on to the other issues with this house. I had to have 10 windows completely replaced because they all had busted frames behind the drywall that were leaking. So now most of my windows are retrofit windows because they could not install new construction windows due to all my extra brick having to be used to fix all the flashing issues. My subfloor on the 1st floor is a wavy disaster. Whoever ran the float over the foundation is terrible. Our rooms that have carpet, people trip over the ridges in the concrete underneath. Our wood floor is wavy and the area where my refrigerator sits has to have a quarter inch piece of plywood under the back right corner to keep it level. I put in a warranty request because there are several areas that DO NOT meet their performance standards outlined in the warranty book yet the warranty department says "that is not something we typically deal with and inspect." When I pushed further, they said "well you did a great job leveling the refrigerator." Then said "what do you expect us to do, pull all your carpet to inspect the subfloor?" YES THAT IS WHAT I EXPECT!!! Our cabinets are not level either. The builder cheaps out and does not use quarter-round molding at the base of the cabinets so the do not shim the cabinets. Instead my countertop was shimmed and it left a half inch gap between the cabinet top and the counter top!!! all the builder did was have someone caulk the gap claiming even that was a "courtesy." My house was also bricked with 2 different types of brick. I have a warm spot under by bathroom tile that is STILL UNRESOLVED!!! They claim it can be normal. This builder also puts absolutely NO THOUGHT into where electrical plugs go. Our media room and bedroom have the TV coax plugs in the center of the room but the power plugs for the TVs are over 4 FEET AWAY!!!! And in our office, the phone plug for the modem is on one side and the power plug is 5 FEET AWAY!!! I noticed all these before closing at our final walk and told them to fix it and they REFUSED!!! They said "it meets code!" I have many other issues but not enough space here... read more

Landsea Homes are liars. They are like annoying car salesman. Landsea Homes lie and tell you anything to sell their very quickly, but poorly made houses. Landsea homes give you a year warranty but you have to jump through hoops, constantly call and email. Just for them to ignore you all year long and tell you "they wait for the end of the year to fix everything at once". Then once you get there, "oh, you are past your year marker its now on you to fix it on your own. Our cabinets were dinged up pretty good when installed by their careless installers. the cabinets never came in. They were never replaced. Then towel bar fell after the second day and took a week for someone to come out. Not to mention when it fell it cracked the tile. "That needs a new work order." "we don't cover accidental breaks once you move in". Just lie after lie. I wont even get into how horrible the AC unit was installed and basically ducked taped on the inside for a fix. Please find a better company to buy your house from. The value of this house is way to high for quality that this company claims. they sold us on the view. then a year later the cover the entire view with more of their horrible packed together houses. read more

Landsea purchased Antares, which was my original builder. My house was purchased in 2018 and there is already water damage due to poor construction of my roof. The contractor informed me that due to poor workmanship, water is being funneled from my roof into my study. This is absolutely ridiculous. As a first time homeowner, I feel taken advantage of as their response to my concern was that I should've gotten an inspection done 11 months into my house and I am out of warranty period. However, my contractor stated that the builder literally wedged a brick into the mortar of my roof and failed to build a cricket to prevent water from entering my house. I now have to spend quite a bit to hire someone to build the cricket and then to fix the inside of my study as well. This is disappointing work for such a big company. read more

Without Tracey Maciel I would have never found the perfect dream home for my wife and little girls. My Wife and I were looking to buy a new house that would be the perfect house for our family. I did all my research on the top 15 builders, from Pulte, Lennar, DR. Horton, Meritage, Ashton Woods, David Weekly, Dream Finders, Park Square, Taylor Morrison, Toll Brothers, Ryan Homes, etc. We visited over 28 communities in total all over the areas of Clermont, Winter Garden, Minneola, and surrounding areas. After months of searching, we ended up going with Landsea Homes for two reasons. 1. We found the perfect dream floor plan in this new house - the Exbury Estate But most importantly 2. Landsea's Sales Advisor, Tracey Maciel. Without Tracey we would have kept looking at houses and went with another builder, but in the end, Tracey not only found us our new house, Tracey found us our Dream home. Looking for a new home is not easy. It takes months to find the right house. In the current market you have to rush to secure the right house. I did my research & made contacts at over 15 builders. They all were very helpful sure, but each one came off as just a car salesman. Trying to push me into a house that was not the right fit, telling us they have someone coming in later that day to secure that lot, bad mouthing the competition when I asked for comparisons on models. They did not have answers sometimes on which features were included & sometimes they lied & said certain features were included but when it came to deposit time, they would inform me that they just found out those features or upgrades are no longer included & we would have to pay for them. Each builder had some sales tactic on getting me to hate the competitors, prove their builder was the best & misleaded about lot sizes or standard features from granite countertops throughout the house, to three car garages availability and features, to crown molded Cabinets, to even the water heater. Some would say we include pavers on driveway. Then we would drive through communities & walk in quick move in homes & the standard features they said were included were not there not even pavers on driveway. They would say they will check with their manager. Every tactic every trick, every sales person line, "if you do not put a deposit the lot will be sold tomorrow." FYI those lots are still available. Then we met Tracey Maciel from Landsea Homes. Within the first 10 minutes I could see something different here. Not just the house which the Exbury Estate is amazing. But it was the sales person. Tracey never felt like a sales person at all. You could feel her passion, her compassion for us, her professionalism, her attention to detail, her amazing communication. She made us feel like we were family within minutes. No pressure, no games, nothing. Walk the home as you would come home from work each day, and just everything she said was something you would discuss to your family about. She took an invested interest in our home search. She never bad-mouthed other builders, she never pressured us about lots gone tomorrow. She did not say she thinks things were included; she had all the answers to all my questions. She did not have to call someone for answers, she answered all questions & concerns. I tend to have a lot of questions as this was very important to buy a new house now having little girls. She went through each detail, all the standard features, what Landsea does different, she even gave us her personal opinion on things even if it meant not getting a certain upgrade it was more important to her to tell us which were right and which were not worth it, which you do not usually get from sales people. It is usually all about all the upgrades that are not standard and get as many as you can, secure the highest price lot, it is usually all about the sale or the most upgrades, to Tracey it was always about the experience. Her personal touch is unmatched. I visited 3 different Landsea communities and no one they have is like her. I recommend if you are going to go with Landsea, ask for Tracey Maciel. I can say this if it was not for Tracey, we would have signed with one of two other builders that very same day we met Tracey. Within a week of meeting her, we signed our contract for new Exbury Estate in Ridgeview in Clermont. You can call or email anytime, she answers right away even on her days off. She always has the answer and she always steers you in the right direction. She wants the right the house so you can call it your home. She wants to make sure you are 100% happy as she treats you like family & she very compassionate. If she left to another builder, I know Landsea would be losing their best asset. It is not the lots or the floorplans, to us it was Tracey. Thank you Tracey for helping dreams come true in our new Estate home. read more

Keep in mind that buying a new house from Landsea you buy it in fact without any warranty. It's very sad considering that the quality of the house and finishes are pretty good. But attempt to resolve issues with warranty department was just effort draining experience and turn out to be impossible without going into arbitration. My husband and I came to see these neuhouse houses one day with our toddler son. we called prior to coming to be sure we could walk in and see them. We live almost 50 miles away. About 15 minutes after calling, we got there (since we were looking at other homes in the area) and we're told we can't see the homes because we have an agent and he wasn't there. I told them I called and was told we could, I specially mentioned that and was told well sometimes the person who answers the phone is wrong... I'm like, shouldn't you be training your people to have the correct information? My son was crying too and they were looking at him like he was some bad kid or something, like they have never seen a kid cry. He's 2 and had driven 50+ miles and was sick of being in the car.. No worries though, this area has all those wire poles and smells like cows... we ended up purchasing a home in Rancho which is a nicer area and has a yard and is on a cul de sac for around the same price. Landsea builders build inferior homes . We had entered into a contract with them for a new home Sorrento (Redtail Community). We did our walk thru and found so many problems (poor fit and finish, poor material quality, etc.). We immediately backed out or contract in time even though the builder tried to talk us into letting them fix the mistakes. It absolutely blew out minds as all the problems with this new house and how any builder could allow a prospective buyer to view the home in this condition. DONT buy from this builder . read more

Two of my clients each purchased homes in the Northern Farms community. From first showing to closing, we were well cared for. I have brought multiple clients to this community as well as Sunrise and North Copper Canyon in Surprise. At each community, the new home sales counselors were very knowledgeable and helpful without being pushy. They offered some great incentives for buyers to take advantage of. I have been paying a mortgage for 19 months still not able to move in. They are tearing all the tile (1400 sq ft) now. I am a Senior widow and cry everyday. Can't plan services for my husband and step son whose body was found a 8 months ago in a field in Oregon. This is a predatory company. itical: Professionalism Landsea homes and Landsea mortgage (NFM Lending) Buyers beware of using Landsea Homes preferred lender. They are not transparent in their loan estimates or disclosures. Through my loan process all 3 disclosures had major inaccuracies. The first has the preferred lender incentive at$20,000. After 6 weeks it was stated we don't qualify for that, but gave $10,000 plus appliances. The next disclosure had only half of my deposit amount. Which greatly effected the cash due at closing. The final disclosure had the numbers correct. Except this time the lender finally mentions the origination cost that's shown under seller paid actually is not and it will offset the incentive. The origination cost is never to not actually be paid by the seller. Not until 3 days prior to closing is it stated the cash to close will be $8700 more than expected. The lender assured us of a number then to more than double. The amount was never mentioned in conversation. Nor calculated in any disclosure until 3 days prior to closing. Of course the lender and the sales manager refused to honor the incentive or address the situation. We requested to meet at 50%, but it was not even considered. We had our own lender with a better interest rate and no origination points, but went with landsea/NFM for the incentive. That basically was washed out by hidden charges to us. These are shady and very leading business practices. They do not clearly or fully disclose anything to the borrower. Do yourself a favor if you plan on purchasing from Landsea Homes. Get your own lender. The time and aggravation just isn't worth it. At the end of the day the lender and builder are working together, but not considering the buyers at all. read more

Don't purchase a home with Land Sea. Buying a new home is supposed to be a fun experience. We recently bought a townhouse with Land Sea in Copperleaf. NIGHTMARE We still have broken & wrong color tiles in our master bath. These were actually upgraded tiles. All out cabinets have either dents & scratches along with areas with the wrong paint finish. Still waiting to be replaced. Our $3500 GE refrigerator is crooked & GE won't replace. Land Sea isn't getting back to us. One of the worst builders I came across, we have three new properties so far with Richmond and Meritage but trust me, they are not unprofessional but lack basic knowledge and the staff is racist, discriminatory. Their policy's lacks basic fairness. If you buys home with them first of all, the quality is super bad, you gonna see cracks in the garage which they won't repair. At the end of the day after burying the house they gonna put everything on HOA and get shelter as policy matter. Don't buy the house here. It's a crap. read more

Landsea Homes has the worst customer service department! They have lied to us, not followed through on warantee work, and just flat out tried to blame us for their failings. We have had nothing but problem after problem from the building process to current. They had,had a customer service representative in our community that everyone loved and who was getting the problems corrected, but they moved her to another community. I am a real estate agent representing a buyer in one of Landsea's communities in Buckeye, AZ. Landsea filled out their own contract wrong, within a month of closing, changed the closing date from mid July to late June, back and forth 3 times. Lost our lender's documentation and then tried to charge the buyer for not notifying of a lender change (when they found the documents they lost, they admitted to their mistake and did not charge the buyer). They then demanded that we order the appraisal on a rush to meet an escalated closing date and then did not have the property ready for the appraiser (missing gas meter, no driveway, property was not graded, holes in the wall, entire room not painted, no toilets in, no sinks in, etc). Buyer had to then pay for a re-appraisal. When the lender requested documents from Landsea a full week prior to the closing date for underwriting, Landsea did not provide the documentation until late afternoon the day before closing (after we chased them down with multiple phone calls and emails for the document). Now that we have jumped through every single hoop and it is closing day and we have to sign today but fund tomorrow as Landsea failed to perform so many times that our buyer didn't get a clear to close until after the wire cut off... now they are trying to charge the buyer $500 for closing a day late. This builder has lacked every amount of basic communication skills and has failed to perform on every single timeline they set for themselves while trying to charge the buyer extra money for their own failures. I built my house when it was Vintage Estate and in transition to Landsea. We have had a number of issues and most recently, our island countertop started to come apart from our cabinets. In 2023, I emailed the customer service for Landsea and emailed photos of our issues. I was told from our local Landsea office that Landsea would not be fixing our countertop issues because it was not within our 1 year workmanship warranty. I then emailed what I thought was corporate and got crickets. Absolutely nothing. I spoke with multiple sales office representatives who repeatedly told me to email, still with no reply. I have 2 small children, which was noted in both emails I sent, which use our island for breakfast in the morning. Landsea didn't care. They will when this 1,000lb countertop falls on one of my kids. Like anyone else, we also like to host events (birthday parties, etc.) and we have told our guests not to sit at the island bar to reduce the possibility of coming apart completely. Now, the island has separated on both sides of the cabinetry, leaving a small gap between our dishwasher and where the cabinet meet and also a gap on the opposite side where a drawer is. Not sure about you, but do you expect your countertop to lift from cabinetry within a year of a new build? I certainly don't. Speaks volumes about their "workmanship" warranty, because they use cheap contractors and don't want to have to fix their issues that happen after a year of people living in their homes. You want quality? Go elsewhere. You want great customer service? Go elsewhere. read more

They refer you to their website for everything and the site is missing the spec sheets, what features are upgrades, etc.. I really liked some of the models, but the code they gave didn't work on three of the twelve models. Has anyone purchased from them? Was it a positive or negative experience? read more

Poor service. Do not buy from this company they are bad business. They bought out VE Homes & then tried to charge us additional 80K for a house we already went through the process of meeting with architect, design center & everything. I couldn't agree with you guys more on how Landsea's poor construction quality and terrible customer services they provide to their customers. Yes, I believe they use inferior and/or cheap contractors to do their jobs. There is no QC, but they insist they do. I have put in about 20 work orders for the first 3 month move-in. The bathtub had no water coming out on the first day moved in, and yea, there is QC. May be their QC standards is on another planet. Just to list few more other problems such as: cracked drywalls, cracked bricks, broken/loose toilet seat, lose mirrors, falling down covers on the ceiling, etc....... too much to list. Having so many problems is not the worst headache, getting the problems fixed is a much bigger challenge. Everything needs to be fixed has to be in the morning, no one can come to fix the problem in the afternoon, either morning appoints or too bad, we won't fix your problem, take it or leave it kind of attitude. Oh, by the way, it's been almost have year, we still have a temporary garage door, no matter how much I have asked an update on the correct garage door, no one really cares to give me an answer. On top of all that, their escrow company gave me the wrong documents to sign, which delayed 5 days to close escrow, they charge me $500 per day, and sent me a threaten letter that if didn't close on that day, they will cancel my contract to buy the house........... This is the worst kind of experience can have from a builder. read more

Built a new home, but have had to take numerous days off to do repairs after first year, unacceptable.

I purchased a home in January 2022 with the closing supposed to be sometime in May 2022 - then pushed to June 2022 to July 2022 then to October 2022... maybe.... due to needed a switchgear. I understand the issues in the world with shortages, as I myself work in a manufacturing business, however, not to this extent. Other new homes that require the same switchgear, started building after the phase I purchased in, and have already closed escrow. The sales staff is nice and friendly with invitations to functions going on in the community etc. however they are very forthcoming with any information. Here we are in September, and they can't even give any information, other than "we anticipate October" how is that possible when they say in the next sentence that they have no information. These ongoing delays are not only extremely expensive to many unexpected costs, but also very stressful, and to add to it, the communication is completely lacking. I wish I had known and purchased from a different builder. The Landsea experience started out exciting, and has now become one of the worse experiences I am encountering with the purchase of a new home. read more

Start training your agents in how to communicate with people. They're the faces of your company. Terrible customer service at the Landsea homes in Milpitas, CA. I had been asking for months about their model home price but they told me it was not ready for release every time. Recently I emailed again to ask whether they had released a price and got an email back, saying the offers on the home were due in less than two days! When I complained that it was such short notice I got an email saying, "You don't need to send us an offer if you feel rush,  we don't want you to feel pressured to purchase this home." Of course, it's the Bay Area and they don't give two pennies about my offer! More than the terrible communication by their agent Catalina, I find it incredibly hard to believe that there is such a short notice period to put in an offer. I wouldn't trust them with my home. I believe all they really care about is taking their cut and walking away. read more
