Y'all are showing proof that CMA is really easily manipulated by dirty board members by saying "I have received the records I requested" Awful property managers! I was initially asked to pay $160 to release my HOA's financial records, when I asked to add the bank statements and check registers, the property manager Shelly Hughes told me it will be $430, which I fully paid via cashiers check. When I went to CMA's office to pick up the records, guess whats missing? the bank statements and check registers. I kept on emailing Shelly about the missing records a handful of times over 3 months, but was ignored every time. The worse part of this experience is, she has the audacity to charge my account an extra $122 for a request that is not fully fulfilled and was paid off. When I notified her that I will sue "my HOA" if they dont produce the records, she finally replied with "since you're threatening legal action, I will cease communication" like its my fault. Keep in mind, I was forced to seek legal action because I was ignored, and the threat of litigation is the only way for her to reply. Awful communication. To add to the unprofessionalism, She instructed everyone in the CMA office not to communicate with me. 1st off, I did not threatened CMA with a law suit, I threatened MY HOA. That said, since everyone from CMA dont want to talk to me, I can not inquire how I'm being charged that extra $122 for a request that was never fulfilled, and was fully paid off. All in all, I know my HOA has been violating Texas laws, and all CMA did is support the dirty HOA president. P.S. The reason I inquired about the financial records is because I noticed our HOA board is unhinged, not honoring our Governing documents. If they can violate Texas state laws and ignore our own rules, they can easily be stealing money. I'm uploading proof of the HOA ignoring our Governing documents, and CMA supporting the HOA board harassment by not approving my ACC request. Summary: If you want a property manager that is easily manipulated, and is willing to break Texas laws for the board, CMA is the way to go. If you want a property manager that cares for the homeowners, look somewhere else. Message to anyone above the property manager: Shelly Hughes also, supported our HOA president from breaking a lot of Texas state laws. If someone from higher up's wants to communicate with me, please do. This is so wrong.

What every management company forgets is who they work for. They are not some untouchable deity sitting in a high rise. They work for the HOA, and they can be replaced by the HOA. Management companies work under contract which is renewable every year. There is also a time frame within which the company must be notified that they are being fired, otherwise it will automatically renew. They are not going to tell you this. You have to read the contract. We fired two management companies when I was on the BOD. It's not a difficult process, you just have to read the contract, and shame on you if you don't. When you are paying a company thousands of $$$ for a service. you deserve to receive it. And don't be taken in by the "We're so sorry you had a bad experience". If they were really concerned you would not have had the bad experience to begin with. It's sad that people have to be forced to do their jobs, but this is the real world and it does happen. Rule #1... Use a local company. Trying to deal with people hundreds of miles away will be an exercise in futility.

Not only was the property not cleaned and ready for move-in like they said it was, they allowed power to be shut off without prepping the $3000 refrigerator. There was mildew coming from the seams and the refrigerator was ruined. If I were the property owner, I would have been pretty angry and fired them, but I doubt these guys ever told the property owner the truth.

    Updated Review (March 15, 2026 move-in) - Nearly Two Months of Major Habitability Issues with OnQ…read moreProperty Management in Frisco, TX OnQ Property Management is a very efficient system... for property owners who don't want to deal with tenants. We received keys and began reporting issues on March 15-17, 2026. The house was nowhere near move-in ready. For the first full month we had no shower in the master bathroom. For two weeks we had no kitchen sink. The master bathtub and the only other bathroom had no working shower or bathtub for extended periods. Several windows would not open, cabinet doors and shelves were missing (we still have a kitchen cabinet with no doors), and the stove vent hood had exposed wiring (this was finally completed just last week). The yard was in poor condition, and OnQ sent us an HOA fee invoice before providing the bylaws. When we read them, we realized the house was not compliant at move-in. We also had a rodent issue that required pest control to spend three full days sealing holes in the ceilings throughout the house. Nearly two months later, most major repairs have been completed, but several issues remain outstanding: the windows still have not been repaired, and we continue to deal with the missing kitchen cabinet doors. Communication has been consistently slow and impersonal -- mostly generic form emails -- with repairs routed through multiple layers of vendors and managers who rarely coordinate. Real progress only seemed to happen after calls escalated to higher levels (including out-of-state management in Arizona). We received a notice to vacate the day after paying rent on time through their portal (on a bank holiday). Recent example: the garage door spring broke on a Sunday, trapping my work car inside. It took two full business days to resolve because their process requires (1) a scheduled visit to submit a bid for owner approval, then (2) a separate visit for the actual repair. We received no notice of handoffs or approvals. Vendors and managers claimed they had contacted us when they had not -- I only learned someone was coming when I called Monday afternoon. OnQ has since reached out asking me to change this review. While some progress has occurred, the ongoing delays, poor coordination, and CYA behavior (everyone covering their own bases instead of just fixing things) continue to make this a frustrating experience. If you prefer a cold, bureaucratic machine that prioritizes process and owner insulation over responsive, livable housing, this is the company for you. I'll keep updating this review as things develop. Updated : May 13, 2026
